Dear Members Welcome to our first publication of the quarterly HOA Newsletter. We trust you will enjoy the content and find the information interesting and useful. The beginning of 2019 started with much haste, as we now reach the end of the first quarter of the year. To recap on some of the highlights since January: the year started off with the formation of a Collaborative Strategic Group comprising of the HOA, Golf Club and the three business entities (De Zalze Lodges, Winelands Golf Lodges and Keine Zalze). This is an exciting first for the Estate and we believe much good will emanate from this group. The HOA Members also received more detailed feedback about the Collaborative Group from Kathy Harris (HOA Chairman) during the information evening held recently.

The De Zalze Golf Club hosted a business breakfast in February, with panel discussions to unpack the 2019 Financial Budget, as most private sectors and government have now entered the new financial year and the event was well-attended. De Zalze also hosted the Junior World Amateur Golf Tournament during the last week of February which was a great success. The course was in pristine condition thanks to the hard work and long hours invested by Alfie and his team. Well done guys, on a very professionallyhosted tournament.

The field of 153 players was filled with young stars and top-ranked international players from Ireland, Scotland, Germany and the UK. The quality of golf was evident as the course record of 65 (set by Anton Haig in 2006), was broken four times during the tournament with a 63 (and new course record) set by De Zalze’s local star, Garrick Higgo; and later equalized by Jayden Schaper. The 17-year old Schaper from Ebotse GC, showed great determination until the last putt to clinch victory and be crowned the 2019 SA Stroke Play Champion by one stroke, on a score of 19 under par, over former countryman Deon Germishuys from Strand Golf Club.

The chasing pack included two former SA number 1’s, and the reigning Australian Amateur Champion. We believe a tournament of this stature will give us great exposure in the local and international market. Thank you to all De Zalze members, homeowners and stakeholders for their support during this event.

As we move towards the second quarter of the year, much awaits us in the upcoming months with new projects taking off in and around the Estate. Briefly, these are the road upgrade to Techno Park and the R44 currently being constructed; the Jamestown Sewer Project; the implementation of the remedial work to Dam A; and the implementation of the new BioWave Access Control System.

Estate magazines have always been the basis of our business, which in print media is focused in KZN. BUILDING CONTROL

Welcome to the team!

The HOA is pleased to welcome Clint van Wyngaardt to the HOA team as the new and permanently appointed Building Control Compliance Officer.

Clint has twenty-four years of Building and Town Planning experience. Clint was acting Senior Professional Officer – Compliance, at the City of Cape Town before he left the employment of the City to pursue other interests. During his years with the City, Clint was extensively involved with Technical Building matters, Property Valuations, Town Planning, Property Inspections and Building Compliance Enforcement. Clint is also a registered and Qualified Peace Officer (Law Enforcement Officer).

He also worked at Directorate Level doing auditing of Inspectorate work with regards to work flows, checking dockets for completeness, follow ups on Building Inspections, planning contraventions and checking of charge sheets. Clint brings a vast amount of compliance, investigations and administrative experience and expertise to De Zalze. We wish him all of the best in his new position as Building Control Compliance Officer.

We would also like to thank Gregory Carolissen (Part Time Contractual Building Control Officer employed by Dennis Moss Partnership) for his service to De Zalze over the past 3 years. We all wish him well with his many plans for his semi-retirement.

SECURITY

Thorburn have introduced their new uniform – designed to create a professional image and provide the officers with a sense of pride.

Atang has been awarded the Officer of the Month award for February. He is always friendly and helpful and takes pride in his job. Recently, there was someone who wanted to tailgate at the main gate, but thanks to Atang’s keen observation skills, he took immediate action to prevent this.

Atang is a valuable member of our security team and we would like to thank him for his dedication and hard work throughout the year.

Snakes, whether we love them or hate them, form part of the natural wildlife assets on our Estate.

We request that our residents do not approach nor kill any snakes spotted on De Zalze.

Should you require assistance with a snake, please call the following trained people who will remove the snake safely: Our senior Security Officers at 0714431779, or Emile Rossouw (one of our members) 082Â 629 1423, who has extensive experience and knowledge on snakes, working for Nature Conservation and the Fire Department.

In 2012 the De Zalze HOA established a Financial and Risk Advisory Group (FRAG). FRAG consists of four independent members elected by the HOA Board. All members have suitable financial expertise, skills and experience. FRAG’s duties include (but are not limited to) overseeing and making recommendations to the Board on the following: financial and sustainability reporting; internal financial controls; compliance; external audit processes; corporate law; risk management; information technology governance and governance processes within the HOA. SMA Trust financials also now form part of FRAG’s mandate.

The current members are Louw van der Merwe (Chairman), Leon Crouse, Hein Doman and Sias de Kock.

Water consumption I The Stellenbosch Municipality reduced the water restrictions from level 6 to level 2, effective 1 December 2018. Level 2 water restrictions call for water consumption of 150 liters per person per day. Since December 2018, the water consumption on the estate has increased by 50% in comparison to the same time last year. We encourage all residents to continue to use water in line with level 2 requirements.

NATURE

We are most fortunate to have a variety of wildlife on De Zalze! An extensive and diverse range of birds have made De Zalze their home, including South Africa’s national bird, the Blue Crane, which has returned here after an absence of a few years. Yellow Billed Duck can be found on all of our dams and the beautiful African Black Duck enjoys the tranquility of the Blaauwklippen River.

We also have diverse animal species such as porcupine, Cape Grysbok, Ibex (Steenbok), Cape Clawless Otter and the seldom seen Caracal. Further ensuring our ecosystem diversity and stability are some snake species, which do a good job of keeping the mice and rat population in check. They are ably assisted by the Barn and Spotted Eagle Owl. 15

Unfortunately though, we have also had to witness wildlife being run over, or chased by dogs not on leash. This has been noted at the two seeps (wetlands) found on Erf 4 as well as in the river, where birds are harassed by dogs and injured, especially during mating season. Plovers also become victims to unleashed and uncontrolled dogs. We appeal again to all our members to observe the rules in this regard.

To highlight this wonderful variety of wildlife and to guide and inform residents and visitors to the Estate, wildlife signs will be installed at various points on the Estate within the next week. In addition as part of the process of implementing the Ecological Management Plan, you will also see notice boards stating: “Wild and scenic area in conversion� where areas are being rehabilitated in line with environmental legislation and best practice.

WARNING! A DEVASTATING THREAT TO TREES: THE SHOT-HOLE BORER The polyphagous shot-hole borer (PSHB) beetle is a pest native to South East Asia, which was detected on London Plane Trees in the KZN National Botanical Gardens in 2017. It has also been detected in Durban, Hartswater, Bloemfontein, George, Knysna & Johannesburg. It has had a devastating effect on Johannesburg with its dense urban forest.

The PSHB is a tiny invasive black beetle and is smaller than a sesame seed (2mm). This beetle makes tunnels in the trunks and branches of trees and lay eggs. It has a symbiotic relationship with the fungus Fusarium euwallaceae.

This fungus in turn disrupts the flow of water and nutrients to the tree causing the death of the tree. The beetle attacks a wide range of both indigenous & exotic trees, including fruit trees. This includes species of oaks, maples, willows and coral trees. Old and drought stressed trees are particularly at risk.

According to Entomologist Wilhelm de Beer from the University of Pretoria, there is no way to eradicate this beetle, but its impact can be reduced with proactive management. There is currently no treatment for trees that have been attacked.

According to the advice received from our local botanist Dr. Charlie Boucher, and in order to protect the trees here at De Zalze, homeowners are requested to refrain from bringing any plant material not sourced locally onto the Estate.

The 2019 harvest is almost behind us and we can begin to reflect on the season we have had so far. As we all know the dry conditions were somewhat alleviated by the slightly better rainfall we had over winter. That said the temperatures over winter were rather moderate and this did pose some challenges from a viticultural point of view as it resulted in rather uneven bud-break in the spring.

The growing season by in large was good and was interspersed with a number of small rainfall events. This had far more positive impact than negative, but did mean the vineyard team was more busy than usual keeping the grapes healthy so that they could reach optimum ripeness levels to make our balanced and elegant wines.

The latter half of the growing season has been very favourable and the moderate summer weather (i.e. not too hot!) has allowed the grapes to ripen slowly, and thus we have had very good flavour development while maintaining good natural acidity in the grapes. All in all, the 2019 wines that we have in the cellar so far look very promising and we are hopeful that it will be another great vintage for us!

Following the two devastating fires Kleine Zalze Wines experienced in October 2018 at our facility in Blackheath and Stellenbosch Vineyards, Kleine Zalze managed to procure a production facility in Stellenbosch. The facility will mainly be used for labelling and warehousing of our wines. With the wonderful support from the wine industry and suppliers, systems and measures were put in place quickly enough to avoid any serious out of stock situations. So, the good news is that all wines are in stock for all to enjoy!

Kleine Zalze Wines is very proud to announce that we have established the Kleine Zalze Training Foundation in collaboration with our Swedish Importer, Winemarket. The main objective of the training foundation is to support sustainability of our business by giving previously disadvantaged Kleine Zalze employees the opportunity to obtain a tertiary qualification. Four students have started this year and their studies will cover disciplines such as human resources, finance, supply chain management, etc. This initiative has been very well received by our employees and we are excited to see the results in the years to come.

To ensure Kleine Zalze continues to produce world class quality wine, an extensive replanting program was introduced in 2016. A total of 34 hectares consisting mainly of Cabernet Sauvignon, Shiraz and Petit Verdot was replanted in the last 3 years. A further 9.5 hectares of vineyards will be replanted in 2019.

The Stellenbosch Wine Festival will be hosted at the beautiful V & A Waterfront in Cape Town on the 6th and 7th of April this year, and Kleine Zalze will once again participate in this exciting event. Tickets for the event are R180 which includes entry to the Pick n Pay Tasting Room Experience.

Kleine Zalze Wines will again be the main sponsor for the De Zalze Winelands Classic Golf Day which will be held on the 13th of April 2019. Why not dust off the golf clubs and join us for an incredible experience and delicious food and wines!

Gordon Ramsay’s Sticky Ribs I Tried and tested I (Serves 3-4)

Sticky, chewy, sweet and sour, these ribs are impossible to resist! It ticks all the boxes for any animalistic tendencies you fancy exercising, with a little bit of added finesse when it comes to flavour.

The glaze is full of vibrant citrusy notes, and the sweetness from the honey complements the spices very well. The secret is to get the ribs really well-caramelised before adding any of the other ingredients. As they braise in the oven, all that colour turns into the most amazing flavour with a hint of the Orient.

you will need • • • • • • • •

1 kg pork ribs, separated Olive oil Sea salt and black pepper 3-4 fat garlic cloves, peeled and sliced 5 cm piece of fresh ginger, peeled and sliced 1-2 tsp dried chilli flakes (to taste) 1 tsp Sichuan peppercorns 2 whole star anise

4 tbsp runny honey 150ml soy sauce 2-3 tbsp rice vinegar 300ml Shaoxing rice wine or medium dry sherry 5 spring onions, sliced 400ml chicken stock

METHOD

• Preheat the oven to 180C. • Season the ribs with salt and pepper, pushing the seasoning into the meat. Heat a roasting tray on the hob with a little olive oil and brown the ribs for 5-10 minutes until they are browned on all sides.

Tip: If you don’t have a roasting tray that can be used on a hob, you can brown the ribs in a large frying pan instead.

• Add the garlic, ginger, chilli flakes, Sichuan peppercorns, star anise and honey and continue to cook over the heat for 2 minutes until the honey begins to caramelise. Add the soy sauce, rice vinegar and Shaoxing wine and bring to the boil, simmering for 1 minute. Taste and adjust the flavours, adding more vinegar if necessary. Add the spring onions and stock and bring to the boil.

• Place the roasting dish back in the hot oven and cook for 1 hour until tender, turning the ribs halfway through the cooking time.

• Remove the pan from the oven and place back on the hob (or tip the contents back into the large frying pan). Heat the marinade and reduce for 8-10 minutes until the sauce is thick and syrupy.

Turn the ribs in the sauce to ensure they’re fully coated. Serve – with napkins!

• If you can’t quite manage that amount of protein in one hit, leave any remaining ribs sitting in their sticky marinade for a day or two which will help develop their flavour. When you come to finish them off, give them about 20 minutes in a hot oven to ensure they’re well-heated through.

Tip: If the above was done in a frying pan, now transfer all of the contents into a roasting dish that’s been heated up in theoven.
