Estate General Manager From the desk of Brendan Olivier, our Estate General Manager December is a month filled with joy, love, happiness and pleasure. All this is based on a reward for a year of hard work, sacrifice, toil and trouble, or just simply that it is time for a break. Religion plays a very big role in the festive season and it should be kept in mind that none of the religions promote spendthrift, reckless and irresponsible behaviour. Herewith some general information: • The builder`s vacation starts on 15 December and will end on 9 January 2022. • Estate management will be working all days, except the public holidays. • Covid-19 regulations will be followed exactly as regulated by government. Wearing of masks and

sanitising will be paramount, with no alcohol allowed into the clubhouse area currently. • Waste collection will continue, with the exception of the public holidays. • Electricity will probably be very irregular. The current situation is shocking. If your freezer is full of food, consider making a donation to some charity or hospice before going on leave. • Water supply may be interrupted at some times, there are several water projects in process in Tshwane currently. For those of you travelling, herewith some thoughts to keep in mind: • Please take care of your pets. Make sure that a responsible person will look after them and that this

person will do so regularly. Every year we get people who go on holiday and their dogs are howling nonstop. That converts the neighbour`s holiday into a nightmare. • Please make sure that someone can be contacted should there be any problem at your house. If a geyser or waterpipe burst, it could become a very expensive holiday. • If someone is staying in your home or coming in to check regularly, please register that person as a resident in your house or regular visitor, to avoid security not allowing the person in, when they cannot get hold of you. • Please arrange that your garden is tended to while you are away. Already now, after the first good rains,


NEWS FRONT do we have a number of trees and shrubs hanging over the roads, obscuring vision. It is your responsibility to trim those. The Aesthetics Committee will refer offenders to the Rules & Fines Committee in cases where gardens are not tended to. • If your neighbours or friends are not going on holiday, please arrange with them to have a look at your property from time to time. Thunderstorms, hail and wind can wreak havoc. • If you have alarms in your house, please inform security who they must contact should the alarms go off.

Driving: • Avoid driving alone or at night. • Keep all car doors locked and windows closed while in or out of your car. Set your alarm or use an antitheft device. • If you must shop at night, park in a well-lighted area. • Avoid parking next to vans, trucks with camper shells, or cars with tinted windows. • Park as close as you can to your destination and take notice of where you parked.

• Never leave your car unoccupied with the motor running or with children or pets inside. • Do not leave packages or valuables on the seat of your car. This creates a temptation for thieves. If you must leave something in the car, lock it in the trunk or put it out of sight. • Be sure to locate your keys prior to going to your car. • Keep a secure hold on your purse, handbag and parcels. Do not put them down or on top of the car in order to open the door. • When approaching or leaving your vehicle, be aware of your surroundings. • Do not approach your car alone if there are suspicious people in the area. • Ask mall or store security for an escort before leaving your shopping location. Automated Teller Machine (ATM) • If you must use an ATM, choose one that is located inside a mall, or well-lighted location. Withdraw only the amount of cash you need. • Protect your PIN by shielding the ATM keypad from anyone who is standing near you.

• Do not throw your ATM receipt away at the ATM location. Shopping • Shop during daylight hours whenever possible. If you must shop at night, go with a friend or family member. • Dress casually and comfortably. • Avoid wearing expensive jewellery. • Do not carry a purse or wallet, if possible. • Always carry your Driver License or Identification Card along with necessary cash, checks and/or a credit card you expect to use. • Even though you are rushed and thinking about a thousand things, stay alert to your surroundings • Avoid carrying large amounts of cash. • Pay for purchases with a check or credit card when possible. • Keep cash in your front pocket. • Notify the credit card issuer immediately if your credit card is lost, stolen or misused. • Keep a record of all of your credit card numbers in a safe place at home.


NEWS FRONT • Be extra careful if you do carry a wallet or purse. They are the prime targets of criminals in crowded shopping areas, transportation terminals, bus stops, on buses and other rapid transit. • Avoid overloading yourself with packages. It is important to have clear visibility and freedom of motion to avoid mishaps. • Beware of strangers approaching you for any reason. At this time of year, “con-artists” may try various methods of distracting you with the intention of taking your money or belongings. Children • If possible, leave small children at home with a trusted babysitter. • Teach your child to go to a store clerk and ask for help in case your child is separated from you. • Teach children to stay close to you at all times while shopping. • Never allow children to make unaccompanied trips to the restroom. • Children should never be allowed to go to the car

alone and they should never be left alone in the car. • Teach children their full name, address and telephone number to give to police officers or mall security. Teach children to immediately inform you if a stranger is bothering them. At Home • Be extra cautious about locking doors and windows when you leave the house, even for a few minutes. • When leaving home for an extended time, have a neighbour or family member watch your house and pick up your newspapers and mail. • Indoor and outdoor lights should be on an automatic timer. • Leave a radio or television on so the house looks and sounds occupied, only when on a timer. • Large displays of holiday gifts should not be visible through the windows and doors of your home. • When setting up a Christmas tree or other holiday display, make sure doors and passageways are clear inside your home. • Be sure your Christmas tree is mounted on a sturdy

base so children, elderly persons or family pets cannot pull it over on themselves. If you use lights on your Christmas tree ensure the wiring is not damaged or frayed. Frayed or damaged wiring can cause a fire. Make sure that you have a fire-extinguisher on hand. Place your Christmas tree in water or wet sand to keep it green. Never place wrapping paper in your fireplace.

Strangers at Your Door • Be aware that criminals sometimes pose as couriers delivering gifts. • It is common for criminals to take advantage of the generosity of people during the holiday season by soliciting donations door-to-door for charitable causes although no charity is involved. • Ask for their identification, and find out how the donated funds will be used. If you are not satisfied, do not donate. • Donate to a recognized charitable organization or hospice.


NEWS FRONT Hosting a Party • Have non-alcoholic beverages available for party guests. • Find alternative transportation for intoxicated guests. • Arrange for an official designated driver for your party who will not drink at all. Attending a Party • Have something to eat before consuming alcoholic beverages. • Eat high protein foods that will stay in your stomach longer and slow the absorption of alcohol into your system. • Remember only time will eliminate the alcohol from your body. • Know your safe limit. • Never drink and drive. Zero tolerance is the only rule.

Message from the

Estate Manager From the desk of Ronel Mulvaney As we head towards the end of the year, we look back on all our accomplishments, difficulties, and the “to dos not yet completed”. This was a tough year when thinking of our loved ones who have departed, and the strength we had to draw from within ourselves to overcome the sadness of the loss. We are blessed and grateful for those who had the strength to pull through these tough times. We often overlook the small things in life, and what brings us joy. Thank those who care for you, and make them aware that they are appreciated. In my line of work, it is a pleasure to assist our residents, helping them in their time of need, guiding them in the right direction where necessary. The biggest reward is a smile or a short note to say, “thank you”. Whatever your day may bring, let good prevail, and on this note, if you go away on holiday or are just relaxing at home, make the best

of it and enjoy every moment. BACK TO BUSINESS: Aesthetics Plan Division linked with Estate Agents duties: The Aesthetics Committee Shutdown period will be from: 15 December 2021 – 07 January 2022 Did you know? After receiving your approved Tshwane building plans from the Council, you will note that the plan received a new plan number. The Council will also give you a document named: Notice of Approval of Building Plans. This document consists of four pages. Referring to point 1.7: “All the inspections for dwellings, except an inspection for the issuing of an Occupancy Certificate has to be arranged by fax, e-mail or in person between 08:00 – 14:30 at the relevant Building Plan Management Office at least three working days in advance of the day inspection is required”

All new, amended or as build plans will require a new Occupancy Certificate. Obtaining an Occupancy Certificate is the last step to complete this process. The HOA office requires a copy of the approved Tshwane Building Plans and a copy of the Occupancy Certificate. Keep in mind that the property must match the plans. Aesthetics – linked with Estate Agents duties: Note: all Estate Agents working in The Wilds Estate must be registered with the HOA. Thereby abiding by the rules and procedures applicable, and also have the responsibility that the owner provides them with approved Tshwane building plans and the relevant occupancy certificate before the property is marketed. It remains the owner’s responsibility to ensure that the property and approved Tshwane Plan match for a successful transfer.

security Security Chairman - Genl Ben Groenewald The almost standard increase in festive season “shopping spree” by the criminals has been curtailed to a large extent, but house break-ins and car theft are still very high. In the estate, the security officers received extra training and more technology was rolled out, including much improved cameras and monitoring of security events. The full might of our security, working with SAPS Garsfontein and SAPS Boschkop, is regularly deployed when awareness operations are done. This may very well have contributed to a decline in crime statistics. We’re currently at lockdown level 1.

NEWS FRONT (CONT from previous) This could change before the end of the year! Traffic and the related issues of speeding, driving recklessly and intentionally causing noise is once again a major concern. Several persons were caught skipping circles by shortcutting the route around the circle. All the national and provincial traffic rules are relevant and in force within the estate. As stated last month, a major concern specific to this is an attack on our infrastructure. That includes water, electricity, telecoms and then also the supply network around those. Every household should have at least 250 litres of water in the house. Put it in cans, which are frequently used and refilled, to keep the supply fresh. Similarly, it is vital to have lights when the power is out. Places such as Takealot sells a 3 light solar kit for less than R400. These lights will keep 3 rooms bright for many hours, using the supplied solar panel. With regards to the communications, it is good to have some data and airtime on your cellphone(s). If you have water, lights and communications under control, your household will function.

CLUBHOUSE Clubhouse committee (Chairman: Gilbert Muller) There are several very interesting initiatives which are currently being considered. If approved, the look and feel of the clubhouse may change dramatically in the new year. More of that in our next edition.

Patrols are being done very regularly in the area and will increase up to the end of December. It is heartening to receive confirmation from Garsfontein SAPS that the crime is, on a year-on-year basis, actually down. Please use the contact numbers on page 2, with SAPS also on 10111 as a vital number, whenever so required.

This committee has been very busy, with a meeting with the registered estate agents and the review of the flow-process highlights of the month. The gardens in the estate are an obvious aesthetic highlight, as long as they are kept in good condition. This is also an obligation of each and every owner. Please make sure that, if you are going on holiday, that your garden will be kept neat!

gardens Trimming the trees has been an outstanding task for a long while and it is with pleasure that the first trimmed trees were viewed. Starting from Gate 2, it is getting along towards Gate 1. Further important work is being done to get the irrigation systems fully working again and linked to that is the renewal of obsolete sprayers and equipment.

December is the most beautiful month in many respects, also because we have more time to spend in our gardens and parks. Enjoy it and start planning for winter, it will be here soon!

finance The last year has been very interesting from a financial perspective and the first raise in interest rates in a long time has happened. Oil prices are impacting negatively on fuel prices locally and that does have inflationary and social consequences. Be careful of overspending or creating debt over the festive season.

‘Gift Exchange Game 1. Each person brings a gift valued at a recommended amount or less. Seat everyone participating in the gift exchange game in a circle. 2. Each person should be holding their gift in their lap. 3. Instruct the participants that you are going to read a Christmas story and when you say the words “Left” or “Right” they should pass their gifts to the person on the left or right depending on the word you say. 4. Read the story below and the end each person keeps the gift they have received. 5. You may wish to extend the game by swopping gifts, with the oldest person starting. Each person then has one chance to swop a gift and no one may refuse to give up their gift. This creates much laughter.

RECIPE OF THE MONTH: WHAT YOU NEED:

METHOD:

FOR THE COOKIES: • 2/3 c. granulated sugar • 1/2 c. unsalted butter, softened • 2 tsp. vanilla extract • 3/4 tsp. almond extract • 3 large eggs • 2 1/2 c. all-purpose flour, plus more for dusting • 2 tsp. baking powder • 3/4 tsp. salt

1. For the cookies: Beat the sugar, butter, vanilla extract and almond extract until smooth and fluffy. Add the eggs and beat until combined. (The batter will look separated.) 2. Gradually add the flour, baking powder and salt. Beat until all of the dry ingredients are incorporated. Wrap the dough tightly in plastic wrap and chill for at least 1 hour or up to 4 hours. 3. Preheat the oven to 180°C. Shape the dough into about 36, 2,5 cm balls (lightly dusting hands with flour, as needed) and place on 2 parchment-lined baking sheets, spacing each at least 2,5 cm apart. 4. Bake the cookies until set and very lightly browned on the bottom, 10 to 12 minutes. Transfer the cookies to a wire rack to cool completely, about 30 minutes. 5. For the glaze: In a medium bowl, whisk together the powdered sugar, milk and vanilla extract. Dip the top of each cookie in the glaze, allowing the excess to drip off and then sprinkle with the sprinkles. Let the cookies stand until the glaze hardens, about 30 minutes.

FOR THE GLAZE: • 2 c. powdered sugar • 3 tbsp. milk • 1/2 tsp. vanilla extract • Red and green sprinkles, for decorating
