Bradford Park Flats.

The refurbishment of 47 flats across three blocks, including over-cladding the existing buildings with a new external wall insulation system and other associated external works.

The plans were developed in partnership with residents and are based on residents’ priorities and Curo’s SHAW (Safe, Healthy, Affordable and Warm) standards. As well as contributing to Curo’s plans, Foxhill residents were involved in the contractor selection process.

Each of the three blocks at Bradford Park will get a new roof, new windows to improve natural lighting, new ventilation and insulated exterior walls to improve the energy efficiency of the blocks and reduce energy costs for residents. New kitchens, bathrooms and gas boilers will be installed, and all three blocks will benefit from a full electrical re-wire, fire safety improvement works and new plasterwork, joinery, decorations, and flooring.

The old front and rear entrances to the three blocks were demolished during pre-construction works in the autumn. To improve accessibility for residents, communal areas inside the blocks will be reconfigured.

Curo and Mi-space are also making improvements to the hard and soft landscaped areas around the blocks, remodelling bin stores and installing new intercom systems.

Fulkers was appointed at stage 0 to help the Client define the brief and provide cost advice throughout including preparing feasibility studies for a number of different options and regularly producing cost estimates reporting on total project costs.

More recently, we oversaw the single-stage tender process through the client’s preferred framework, including preparing tender documents, analysing tenders returned, attending contractor interviews and producing tender reports.

CURO
Location: Bath

Selworthy and Dunster House.

The refurbishment project is in the ward of Combe Down some 2km south of Bath City Centre. Selworthy House flats are part of the Foxhill Estate which is situated within the Bath World Heritage designation.

The Foxhill Estate (c21 hectares) is an historic stock transfer estate comprising c900 properties. Selworthy House was built in the 1960s and is a three-storey building containing 88 flats.

Fulkers Bailey Russell have been appointed to provide Quantity Surveying and Employers Agent services on several phases of work on the building. The project was split into packages of work in order to allow the residents to remain for the duration of the project with minimal disruption. The final phase of work to the building is due to completed in 2022.

CURO Location: Bath

Tintagel Close.

Location: Bath

The £15m works include upgrades to the inside of each flat, the communal areas, external improvements to the building and work to the external environment. Work also includes the remodelling of internal layouts to the flats and the communal areas and component replacement. The project currently consists of 44 flats in 4 blocks with communal internal and external areas. Within the centre of the block is a communal courtyard.

The project also includes for the development of 60nr 3 bedroom properties within the existing green space adjacent to the existing Tintagel building.

Fulkers Bailey Russell have been appointed to provide quantity surveying services including pre contract cost planning and cost options, varying from full refurbishment to demolishing the existing flats and rebuilding.

CURO

The Old Brewery.

The proposed scheme includes 94 distinctive new homes and 2,000ft2 of co-working and commercial space. Located on the 0.5ha brownfield site of the old Thomas Baynton/Ashton Gate Brewery, the plot is currently used for warehousing and workshop space.

The development will deliver an exemplary scheme which complements the character of North Street. Given the site’s location, the development will use the opportunity to create a new ‘gateway’ into North Street from Ashton Road and will act as a catalyst for the redevelopment of adjacent sites.

The scheme’s design will draw on the local context and surrounding character areas while echoing the site’s industrial heritage. Existing and locally important heritage asset buildings with a sense of character will be retained, including the Byzantine Weighbridge House, Gatehouse and its stone piers. The new buildings look to complement the heritage and design of the existing architecture on the site and within the local context.

The Fulkers Bailey Russell team are carrying out several post-contract duties.

Malmains Drive.

AEQUUS DEVELOPMENTS

Location: Bristol

The development, which has already begun on site, will include 11 affordable homes. Eight of these will be for social rent with three available for shared ownership. The remaining 19 properties will be market sale homes. The homes will include solar panels, air source heat pumps, upgraded insulation, mechanical ventilation and recovery systems and a dedicated electric vehicle charging point. These measures will reduce CO2 emissions and cut energy bills by an estimated 70% in comparison to similar average properties. The development will also benefit from a central public open space, biodiverse and resilient planting and sustainable urban drainage.

30 energy efficient family homes will be built at Malmains Drive, ranging from one to four bedroom properties. Eleven of the homes will be affordable, of which eight will be designated for social rent and three for shared ownership. The development also consists a mixture of houses and apartments.

Earlington.

HEETON HOLDINGS LTD

Hornsey Town Hall Redevelopment.

HARINGEY COUNCIL & FAR EAST CONSORTIUM

Location: London N8

The Town Hall is a Grade II* listed historic building, which was designed by Reginal Uren in 1935, but closed to the public in 1966. Hornsey Town Hall has been vacant since it closed and is currently listed on Historic England’s Heritage at Risk Register.

The Town Hall comprises of three storeys, plus a bell tower. As part of the refurbishment all the non-original structures will be stripped to shell and core, retaining key façades and the listed features will be refurbished following an asbestos strip out programme.

The majority of the existing structure will be retained; however, new community spaces and vertical access systems will be installed to the Town Hall, in order to improve the functionality of the space.

The existing roofs and façades will be cleaned, repaired, and re-pointed in order to extend their life span, as well as reviving the architectural detailing that still decorates the elevations.

Fulkers Bailey Russell were appointed to deliver the redevelopment of the Hornsey Town Hall, in London. The scheme proposed by Haringey Council and Far East Consortium aims to refurbish the Town Hall and bring it ‘back to life’ as a property of significant interest. The Town Hall will become a centre for arts and enterprise activities for the benefit of the community.

The scheme is aiming to achieve BREEAM ‘Very Good’ and is being delivered using BIM Level 2.

The works included:

- The sensitive restoration of the ‘modernistic’ interior features, such as the council chamber, clerks office and assembly hall

- Complex structural alterations, listed feature restoration and asbestos removal

- The refurbishment of the Broadway Annex to create residential and retail spaces

- Provision of a new arts centre with flexible community and events space

- Public realm improvements to the Town Hall square and green

- A 67-bed hotel set within the Town Hall

- Public cafés and restaurants

- Approximately 130 new apartments to the rear of the Town Hall and a new mews development to the north.

Chelsea Creek.

Location: London SW6

Chelsea Creek is London’s newest and most prestigious dockside mix use development. A stunning location offering a peaceful environment within the vibrancy of London and featuring a stunning collection of studio, one, two and three bedroom apartments and penthouses.

Fulkers is currently providing services on two phases of this prestigious development near the Chelsea Football Club in Fulham and the stylish King’s Road. Both phases consist of up to approximately 200 private residential units situated

around a landscaped podium overlooking the river along with a host of private facilities including a cinema and screening room, spa, gymnasium and swimming pool. The 24-storey Tower is a building of unmistaken prestige and unparalleled distinction and boasts excellent views along the Thames.

The works have been procured on a design and build basis for the shell and core, with the fit-out delivered on a construction management basis via several separate packages.

ST GEORGE CENTRAL LONDON LTD

Leeds Bridge Street.

Leeds Bridge Street is a hotel and residential development project in an emerging development area of Mabgate, in close proximity to Leeds City Centre. The derelict site is to be converted from the abandoned gas works office buildings into a hotel and residential towers complete with public green spaces and café.

The 12-storey, three star hotel is designed to occupy the existing office podium and tower on the corner of Bridge Street and New York Road. The hotel consists of 182 rooms, with various hotel facilities including a café/dining area, car park and gym.

The multi-purpose site will also include five residential towers of up to 38-stories in height, totalling to over 800 separate apartments across the development. There is a multi-storey underground car park, and an extensive landscaping scheme accompanying the development to allow for private areas and public access through the site.

Fulkers has been appointed to manage the delivery of this project over the two phases, the refurbishment of the hotel and then new build of the residential towers.

HEETON HOLDINGS LTD Location: Leeds

Fulham Reach.

The award winning development Fulham Reach is located on one of the most dramatic stretches of the River Thames and set in beautifully landscaped gardens next to a sweeping riverside promenade and capitalises on the excellent riverside location overlooking the famous Harrods Furniture Depository with views that stretch across to Hammersmith Bridge and beyond.

Under previous employment, our staff provided services on the previous two phases consisting of approximately 200 private residential units.

The development includes an elegant boulevard linking the river with the adjacent park and offers restaurants, coffee shops and hotel style facilities including gymnasium, treatment rooms, wine cellar, virtual golf and snooker room.

The works have been delivered via a mixture of procurement routes. Traditional Design and build was used for the early phase with full fit out. In the later phases basis the shell and core was delivered design and build with the fit out delivered on a construction management basis via several separate packages.

Imperial Wharf.

Imperial Wharf is located in one of the most sought after locations on the north bank of the River Thames, adjacent to Chelsea Harbour.

Imperial Wharf brings back into use 32 acres of derelict land which was a former British Gas Works. The master plan was delivered by St George with a consortium of Registered Social Landlords, including A2 Dominion and was implemented across several phases. Under previous employment our staff provided services for six phases of the development which included:

- 1,665 residential units, of which over 45% are affordable

- 10 acre riverside public park

- A 175-bed hotel

- 157-bed student accommodation

- Retail space

The development has a striking design with towers, glass frontages, balconies and terraces providing panoramic views. The mixture of private and affordable tenures has created a diverse mix of occupants and a vibrant community, attracting visitors and commercial operators.

Imperial Wharf was a housing demonstration project which is now part of the constructing excellence initiative and this entailed the monitoring of project KPI’s which our staff participated in. The performance of our staff and the project team was reviewed and this resulted in an improved service level.

The scheme features affordable homes available through shared ownership (part-buy, part-rent), affordable rent and private sale.

Beaufort Park.

Beaufort Park is rapidly becoming recognised as one of North West London’s most exciting destinations, a new community designed for those who expect more from life. Reclaiming over 25 acres of the historically important but long neglected RAF Hendon Aerodrome site, Beaufort Park is a groundbreaking new mixed use development designed with imagination and style.

Under previous employment, our staff provided services for nine phases of the development.

Fulkers is currently providing services on three phases of this prestigious development. Our staff have delivered:

- Over 1,500 residential units comprising both private and residential social landlord units

- Parkland areas

- Retail and commercial units

- Health club

- Nursery

- The development has colourful render and clad façades with balconies and courtyards, plus private landscaped parklands

- Involved from inception to completion for the early phases of the overall development.

- Improved cash flows through our detailed analysis of the development programme. This includes ‘golden brick’ and other milestone payments to release funding from Registered Social Landlords. We also establish dates for sectional completion handovers for the private flats in order that the Client can serve occupation on the prospective purchaser, this in turn allows cash collection by the developer.

- Re programming of work packages to ensure the development is delivered on time. If delays should occur in the construction phase a detailed ‘target programme’ with the contractor is always produced and works are re programmed and then closely monitored thus enabling completion on time.

The works have been delivered via a mixture of procurement routes. Traditional design and build was used for the early phases with full fit out. In the later phases the shell and core was delivered design and build with the fit out delivered on a construction management basis via several separate packages.

Margarine Works.

MONTREAUX DEVELOPMENTS

Location: London UB2

Fulkers has been working alongside Montreaux Developments to provide support for a new development in West London. The proposal includes building 2,000 new homes and leisure facilities, as well as retail and commercial space. Fulkers worked alongside Montreaux and the design team, initially developing costs and verifying the viability of the scheme.

Cost limits were established and cost checks carried out to maintain the project with the outline budgets. A value engineering exercise was also required, prior to the project being submitted for planning.

St James.

Location: London UB1

St James are developing the former Southall Gas Works site in Ealing which will create 3,750 new homes for Londoners. The development, known as Southall Waterside or The Green Quarter is one of the capital’s biggest regeneration projects.

The development will be delivered over nine phases over the next twenty five years.

The 85 acre brownfield site will provide a mix of housing and facilities for people of all ages, including low cost and family homes alongside a school and shops creating 1,000 permanent jobs.

Ashton Gate Sporting Quarter.

Location: Bristol

BRISTOL SPORT

The Sports & Convention Centre (the central focus of the scheme) is intended to serve as the Bristol Flyers Basketball Team’s new home and the premier events venue in the South West, building on the commercial success of the Ashton Gate Redevelopment.

The 4,000-capacity venue is anticipated to become a ‘Sporting Quarter’ as well as a place for entertainment and conferences. It will stand adjacent to Ashton Gate and is hoped to host worldclass exhibitions, conferences, and live events apart from sports events.

The proposed Ashton Gate expansion will also include the development of a hotel, office spaces, additional housing, and a multi-storey car park. The scheme also includes the delivery of hundreds of new homes on nearby land adjacent the newly opened Metrobus M2 route near Ashton Gate Stadium.

London Dock.

Situated just moments from Tower Bridge, the Tower of London, St Katharine Docks and the City, this exciting new destination offers a stunning range of one, two and three bedroom apartments.

London Dock is rich in maritime history, once forming part of the thriving docks, this area was the commercial hub of London, importing a wealth of products and luxury goods from around the world. The development includes stunning apartments and penthouses, beautifully landscaped open spaces, water gardens, central squares and promenades lined with shops, bars and restaurants at the heart of this vibrant new destination.

The development consists of approximately 1,800 homes in the London Dock area. Proposals for the 15 acre site include affordable homes as well as a site for a new sixth form entry secondary school, commercial space and pedestrian routes.

Fulkers is currently providing a range of planning and feasibility services on the scheme, two-stage tendering and procurement and post contract services for phase one to date.

ST GEORGE CITY LTD

St William.

Location: London E14

St William Homes is a 50/50 joint-venture between power network operator National Grid and housing developer Berkeley Homes.

St William intends to build a residential-led scheme with up to 1,900 homes and up to 160,000ft2 of employment and retail space. Most of the homes are intended to be apartments, with contemporary buildings up to 30 storeys in height proposed for the eastern part of the site. Buildings on the western part of the site would be more traditional in design and smaller in scale, the report said.

A “vibrant mixed use area” would be provided in the southern area of the site, with shops, businesses and a new public square.

The indicative plans also include open spaces for residents and the public, with a new central park proposed for the northern area.

Leven Road Gasworks is part of Hammersmith and Fulham’s planning framework for the South Fulham Riverside Regeneration Area and the scheme will be a key element to the redevelopment of the area.

Winstanley and York Road Regeneration.

Fulkers has been providing services for Taylor Wimpey on a range of projects. This includes masterplanning advice for the Winstanley York Road regeneration projects which comprises approximately 2,200 mixed tenure apartments, leisure facilities, commercial space and extensive landscaping.

The scheme is a joint venture development between Taylor Wimpey and Wandsworth Borough Council.

Following our successful advice, Fulkers has been successful in being appointed to the framework to provide further services for the individual blocks.

Fulkers has also provided procurement advice to the JV team reviewing the implications of Design and Build and Construction Management procurements routes and various mixtures of both.

The development includes:

- Up to 2,550 new homes, 35% of which are to be affordable

- A mix of tenures including social rent, shared ownership, shared equity, affordable rent, private rent and open market sale

- The re-provision of all council rent and resident leaseholder homes. The new council homes will be built to match the housing needs of the existing residents eliminating over-crowding and ensuring homes are fully adapted to residents’ physical mobility needs

- Major new community infrastructure, including a state-of-the-art leisure and community centre, a library, a children’s centre and nursery

- The creation of a new public park is at the heart of the development. Totalling 2.49ha, this new open space will offer a greater range of amenity and increased accessibility, enabling many more homes to benefit from its use

- Significant economic benefits, including in excess of 388 net additional permanent jobs and gross value added (GVA) to the local economy of approximately £208m.

TAYLOR WIMPEY PLC

Goldsworth Road.

Situated in Woking Town Centre, the Goldsworth Road development is a residential led, mixed-use masterplan.

The £210m scheme, encompassing buildings ranging in height from 19 to 38-storeys, will provide 965 homes alongside approximately 17,750ft² of retail and commercial space, as well as a new purpose-built homeless shelter for the York Road Project.

The proposals include extensive high-quality improvements to the public realm. Goldsworth Road will be pedestrianised to provide a new area of public space linking Woking Station and the heart of the town centre with the western end. Approximately 475,000ft2 of public spaces will be created, including green walls and new street trees along the pedestrianised road, delivering 916% increase in biodiversity, improved air quality and urban cooling across the site.
