This project has been led by four of the newest and freshest team members at the company; they have done a great job compiling all and transmitting the team essence and culture that makes us proud and enjoy working together.
We are committed to disrupting and innovating the asset securitization industry, challenging its status quo, and democratizing it by providing access to solutions that, not until long ago, were done by a few for a few.
FlexFunds has become a tool to expand distribution and a reference in worldwide asset securitization. Our team is comprised of experts in financial services who possess significant international experience and are committed to providing high-quality, clientcentered services backed by internationally renowned institutions.
The following FlexHits represent some of the achievements that the team at FlexFunds has decided to highlight in 2022.
Marketing Team
The marketing team at FlexFunds focuses on feeding the top of the pipeline. Through activities such as lead research, digital marketing, email marketing, event management, content development, and roadshow management we seek to strengthen the credibility of our brand and transmitting our differentiating product benefits to the market.
Database growing and growing
In 2022, we increased our database by more than 3,600 prospects, of which 479 were converted into contacts, doubling the conversion rate compared to 2021.
Digital Marketing
Launched the Portuguese version of our website.
Optimized our website, managing to reduce the loading time by half
Generated around 50 content pieces, allowing us to land over 65 MQLs
Increased the average session duration of the visitor to our webpage by 160%.
Our LinkedIn page surpassed the 5,000 followers mark.
Marketing Campaigns
We implemented a mix of face-to-face and virtual strategies, managing to execute 45 roadshows, and direct marketing initiatives during 2022 that translated into more than 300 meetings: unique opportunities to transmit the benefits of our products to clients and prospects.
Business Services & IT
IT Management Improvements
Creatio is the system that supports the company’s operational management and product life cycle. During 2022, the system was strengthened by incorporating post-issuance management functionalities, which encompasses activities such as notifications to customers and service providers from the system related to funding, maturity date, and relevant changes to transactional milestones.
FlexTrader
The system was strengthened by enhancing some of its activities and continued developments seeking to increase the efficiency of the company’s processes.
Processes Improvements and Documentation
The Team continues supporting the gathering of documentation and improvement of Pre and PostIssuance processes, defining the activities and responsibilities each of the teams involved fulfills.
This has created a substantial database of updated knowledge, allowing the different teams to share the processes carried out by each functional area and facilitate the training and onboarding of any new resources.
Audit Kick-off implementation
In 2022 the first Audit Kick-Off was carried out, whose main objective is to make clients aware of the auditing process’s importance and who the regulatory entities are, thus working together to make the process much more efficient.
Socially Responsible Initiatives
“Hermanas de la Misericordia”
Located in the Vicarage of Nuestra Señora de la Paz in Lomas de Baruta, Caracas, Venezuela. Project started in 2017, supports 140 children a day.
Areas we focus on:
• Water Purification: supply of 9,000 liters of drinking water per day to cover the basic needs and selfsufficiency of the community.
• Nutrition: We provide about 1,000 meals a month
• Farming: 40 “polo” avocado trees are now being harvested and providing 50 avocados a day (at the height of the season). Additionally, the community is farming pumpkins, bananas, and mangos, bananas, and mangos.
• Bakery: bread is produced for the whole community weekly
• Education: improving preschool facilities, benefiting more than 100 children who will now enjoy a learning space in proper health conditions.
Compliance Team
Working together is always better: new service providers
Welcome to Romay, and GSC Advisory. Both will advise us on implementing best practices in Compliance and play a key role in the new Compliance Committee to enhance our Due Diligence, AML risk management, and overall regulatory compliance procedures. We plan to implement it fully operational by the first quarter of 2023.
We did it! In 2022, we added the Know Your Country platform, allowing us to perform more comprehensive AML assessments in different jurisdictions globally.
AML Training 2022
All staff members successfully completed the AML Training Program and have shown beyond understanding of key concepts. We are proud of our team!
AML Audit 2021
FlexFunds Ltd. has successfully passed the audit process for the year 2021 performed by GSC Advisory. For 2023, we will focus on strengthening our policies and procedures to continue offering our clients the best Asset Securitization Program.
Outsourcing agreements with issuers
Issuer vehicles that work with FlexFunds comply with The Central Bank of Ireland AML regulations in all matters relating to the issuance of loan-related series.
Accounting Team
Support was provided in negotiations with certain Service Providers to achieve the reduction of operating costs and expenses.
After thorough financial analysis, points of improvement in the price structure were detected and implemented.
Travel Expenses, Business Expenses and Remote Work policies were created, establishing clear guidelines to be followed in each of the fields of application.
After several conversations with the Acuity team, better flow of the financial information of the series was achieved, as part of the NAV calculation improvement process.

The one where they visited Dublin
During September, the team visited Dublin, Ireland, to meet with our key service providers. The team’s meeting with Neil Fleming of Verita Corporate Services, one of our corporate service providers for issuers, allowed for closer ties to optimize processes.
There was another notable event: esteemed team member Andrew Gill celebrated his birthday among his colleagues!
BNYM Settlement Agreement: Check!
Legal/Ops managed to carry out lengthy negotiations and successfully conclude and execute an agreement with BNYM for agent accounts. Agreements are now fully operational and have been proven as valuable incorporations.
Teaming up: new term sheet guidance
Legal/Ops lead a collaboration process with Product Ops to create and incorporate a term sheet guidance for fees and investment strategies.

Regional sales directors Rodrigo Tobo (Americas) and Pablo Gegalian (SOCO) attended the Insite Pershing event in June 2022, which took place in Dallas, Texas. Our team greeted attendees in our joint stand with long-time client Participant Capital.

With the incorporation of Sao Paulo-based Business Development Manager Aluisio Ladeira, the Firm has placed its bets on opening the Brazilian market for our products and services, both expecting to strengthen the relationship with esteemed existing clients, as well as to create opportunities for new business ties.
Two out of Cix (and hopefully many more)
This year, Brazilian client Cix Capital issued its second series with FlexFunds and, more importantly, its second series under their recently launched Private Programme. They have now securitized over USD 140 million in real estate asset. We expect many more future enterprises to come. Congrats, SOCO team!
