A LONG HISTORY

The Grade II listed property, dating to the 1700s, is placed in a conservation area, at the top of a gentle hill next to a church. Dates inscribed in plasterwork of 1724 and 1729 are on a front dormer window and an inside wall, whilst the cross-wing, the section with the gable end containing the living room, was added as a school room in the late 18th century when the house became a headmaster’s residence. Documents indicate that “a cottage (No 61) and outbuilding next to the church was given in 1766 by the Marquess of Exeter for the benefit of the trustees of the Garford School. The premises remained in school use until 1866 when the school in New Road was built.” The home has of course seen works since then, with a favourite amongst these being the conversion of one of the outbuildings into accommodation and the addition of the largely glazed, sunny garden room to connect the two buildings, forming a larger property.

TAKE A TOUR

Approaching 61 Church Street, one is presented with a stunning stone cottage under a Collyweston slate roof, with roses ready to greet you as they climb up the house. Stepping into the home, through the front door, one begins in the porch. This leads straight into the spacious dining hall, off to the right of which is a further reception room with a cosy fireplace. Both these dual aspect rooms are bigger than expected, almost twenty foot long, front to back, leaving plenty of room for hosting guests, and have “fabulous views of the garden.” Moreover, large, timberframed windows allow in a considerable amount of light. The landing is where you will begin, which provides a handy amount of storage and access to two double bedrooms. “From the master bedroom you can wake up and look down on the parterre directly below and the glebe field with sheep beyond the foot of the garden,” we are told.

A GLORIOUS GARDEN

Outside, to the rear of the home, whose thick walls keep the cottage warm in the winter and cool in the summer, the centrepiece of the property can be discovered; the immaculate, peaceful, and quiet garden, which the sellers note they will miss. Unusual and rare for a village location such as this, the privacy of the garden should be emphasised with it not overlooked by neighbours.

The mature garden is south and west facing, a true work of art with the marvellous parterre, or knot garden, immediately outside the house and the impressive topiary lining old flagstone paving that directs you to a stone outbuilding. In front of this outbuilding, the garden store, is a perfect spot for al fresco dining; a sheltered, paved area that captures the sun.The outbuilding is currently used for storage, fitted with rooflights and has a brick floor, and could - subject to planning - make an ideal home office. The sellers share that “the previous owner was a retired doctor who lived here for 21 years, loved gardening and added borders of shrubs and perennials to an already well established garden.” While there is formality to the creative garden, a good sized lawn continues on through to the far end of the fully enclosed, completely private retreat bordering the churchyard and surrounded by stone walls. For those with children, grandchildren, or pets, then, there remains space to run around.

A pedestrian door from the garden meanwhile leads into the garage that adjoins the home, with its up-and-over vehicle door opening onto the street with a remote control.

EASTON ON THE HILL

Surrounding the property, where BT offers broadband up to 73Mbps, Easton on the Hill is a vibrant, friendly village with lots of activities alongside amenities including a shop and post office, a village hall (presenting exercise classes, art and craft clubs, village society events, and much more), a nursery school, a cricket club, a church, and two pubs. The Blue Bell and gastropub The Exeter Arms both serve food with the latter rated top on Tripadvisor for restaurants in the Stamford area.

At the eastern tip of North Northamptonshire, there are a plethora of opportunities for calming walks, such as into the lovely market town of Stamford along a river and through meadows. Alternatively one can take a short drive to Stamford, in under 10 minutes, to take advantage of excellent schools, a train station, and shops, and enjoy its restaurants, Georgian architecture and more. Peterborough is around a 25 minute drive and has rapid trains to London in 50 minutes. Easton on the Hill, also on the A43 and close to the A1, is therefore great for commuters desiring village life while working in a modern city. Rutland Water is nearby for outdoor leisure pursuits, and the close-by Burghley House, its Gardens & Deer Park make for a wonderful day out.
