Windows are timber-framed with unobtrusive secondary glazing on the inside. “The walls are so thick that the cottage is warm in winter and cool in summer,” says the owner who has loved living here. The interior is decorated in pale hues with painted white overhead beams in the sitting room which reflect light and enhance the feeling of space, with the kitchen at the back, a deceptively large, sunny room.

The dining room is linked with the kitchen, its internal window into the sitting room an indication of where the original cottage ended. It has made an excellent office area for the owner. The rear bedroom could take a standard double bed or, indeed, twin beds but perhaps only suited to this arrangement as a guest bedroom or a holiday let.

Outside, the low maintenance, rear garden is fully enclosed and private, enjoying sun all day long. Colourful mature shrubs and climbers envelop the space, and a little apple tree provides both spring blossom and autumn fruit. At the end, stands the garage approached through a wicket gate under an arch. “The garage has been ideal for extra storage,” enthuses the owner. “It is unusual for cottages like these to have a garage so I am very lucky. There is a shared drive from one end and each cottage has an allocated parking place, but in reality there is always room for more.”

There is also a village hall, and on the outskirts, the multi-award winning Hambleton Bakery selling mouthwatering wares. The Exton Park Estate is a haven for walkers with a myriad of footpaths and bridleways enabling people to walk from Exton to Greetham and Empingham using the Viking Way and other paths.

The beautiful Conservation Village of Exton is composed of pretty stone cottages, many thatched, the others with Collyweston slate roofs, surrounding a traditional picture book village green with a very attractive, 18th century, gastro pub, The Fox and Hounds, which serves excellent food. Exton has its own very good primary school, as does nearby Cottesmore, and for secondary education Exton is not far from much sought after state and private schools.

“It’s been a wonderful place to live; it’s a very friendly village, so quiet, and there are beautiful walks from the door. In 2 minutes you are on the Exton Estate; you can walk to Hambleton Bakery with its amazing new café in 10 minutes. We have a superb pub and restaurant in the village and there’s a Co-op in Burley if you are in need of essentials, otherwise Oakham has everything you need including a big Tesco and a station with trains taking about an hour to central London. It is fantastic for reaching gorgeous Stamford and of course Rutland Water is only a mile away for all sorts of outdoor pursuits. I am going to really miss living here!”
