PEDZ AND CORRINE PADDIDAR

JOY YURTS

Pedram (Pedz) Paddidar is the founder of JOY (Jersey Organic Yurts) - he learnt to build yurts in Spain out of pure necessity as he needed a structure to live in. He embarked on a yurt building course with Jack Everett and from there learnt to build these beautiful structures. Fast forward several years and he returned to Jersey and developed his business, building and renting yurts, which he now runs with his wife Corrine.

Can you walk us through the process of making one of your yurts? What materials do you use?

Before any physical work is carried out Pedz will sit and do the math depending on the size yurt he wants to build. He is always innovating, using different angles to create more of a curve in the roof or higher walls etc. This is where the seeds are sewn.

Then we have to go to France and choose the wood from a mill. Our yurts are “steam bent yurts” and are generally made from ash or oak as they are durable yet flexible timbers. The wood needs to be carefully selected to avoid too many knots which causes the poles to snap when under pressure or in the steam bending process. Not all yurts have steam bent poles, the Mongolian style for example have straight poles.

Once the wood has been bent (including the crown, the wall poles and the roof poles) they are then left to sit for a month or so. During this time Pedz will make the oak frame for the door and the door itself. Then everything gets sanded and oiled, the walls get tied together in a trellis formation, the crown has willow inserted in it to gives it a dome-like shape for water to run off the roof and holes burnt in it to insert the roof poles.

Once the structure has been made it is set up and then the sewing begins, this is where I come in with the much needed assistance of my aunt Jean. The band to hold the structure together is the first thing we measure and make, then the roof which is sewn in segments, measured twice and cut once!

Then the walls and finally the hat.

These are the basic components that we make - of course there are other elements such as the base, flooring, windows etc.

How does being based in Jersey influence your work and the materials you use?

We try to use providers from as close as possible, within reason, which is why we choose France for our timber and the UK for our canvas. We also make furniture from Jersey sourced timber and use local service providers for the smaller aspects of our trade such as accessories, other materials.

We would source our timber from Jersey if it was possible however it simply isn’t available.

What does being a member of Genuine Jersey mean to you, and how has it helped your business?

We are proud to be Genuine Jersey Members as our products are entirely Jersey made and we believe this gives us an edge over other similar businesses. Genuine Jersey has been helpful in sharing our work through “Meet the Maker” videos to free advertising and publicity over the years.

We have featured in most Jersey magazines at some point over the years and believe much of this is due to our membership with GJ.

What’s the most memorable feedback or story from a customer that has stuck with you?

We love getting customer reviews and only recently we had a beautiful one which basically said they felt comforted by our relaxed, down-to-earth approach to the whole process as weddings can be daunting events to plan. We try (as much as possible) to put our clients’ minds at ease when they come to us so that we can help them achieve the day they dreamed of and not force our ideas upon them instead letting them run wild with their ideas as it’s a rare occasion.

Do you have any exciting projects or plans for the future?

We have a whopper on the burner at the moment - we finally got approval for our eco-glampsite/retreat to go ahead in St Aubin and we are working on it as we speak. It is a beautiful site overlooking the bay and will feature seven sleep yurts, permaculture gardens and a yoga space for classes and retreats which can be rented by practitioners.

We hope to have the yoga space “The Shala” up and running this summer with the accommodation element slowly being installed throughout the season as a trial. with a formal launch in 2026! Watch this space and look out for JOY Retreat in the months to come.

Tell us about your career to date

After completing school, I moved between several Government Departments and spent over 12 years working at the Jersey Housing Department which I thoroughly enjoyed. However, it was within property that I discovered my true passion. Determined to advance my career, I made a strategic decision to transition to the private sector as a property manager while simultaneously undertaking a degree in Building Surveying. This combination allowed me to gain practical experience while building my academic foundation. Towards the end of my graduation, I worked as a Trainee Building Surveyor where I started to focus working towards my MRICS (Royal Institute of Chartered Surveyors) chartership. During this time, I gained my chartership with the Chartered Institute of Building as well and then went on to join the team at Wills Surveyors. It was at Wills Surveyors where I decided to include residential valuation into my RICS chartership as this is an area they specialise in and with the support of my experienced colleagues, I successfully obtained my RICS chartership in 2024.

What do you do day to day?

My day is filled with a diverse range of responsibilities, which keeps things interesting and dynamic. I handle property valuations, where I assess the market value of residential properties. I also conduct detailed condition surveys, identifying the current state of buildings and any necessary repairs. Diagnosing defects is another key part of my role, where I investigate and identify issues that may impact a property's integrity. Additionally, I carry out reinstatement cost valuations to determine the financial requirements for rebuilding a property if necessary. Finally, I manage projects from start to finish, overseeing their progress and ensuring they are completed on time and within budget.

What is the best bit of the job?

What I like about my role is the variety and challenge it offers. You get to apply a wide range of skills—whether it's problem-solving during defect diagnosis, the analytical aspect of property valuations, or the project management side of overseeing projects from start to finish. Each task requires a different approach, which likely keeps things fresh and engaging. Plus, helping clients make informed decisions and seeing a project through to completion can be incredibly rewarding.

You you have a career highlight?

One of my proudest achievements has been earning my Chartership on the first attempt and within the minimum time frame. This is a significant accomplishment, as it’s one of the most challenging qualifications to obtain in the field. The process required an immense amount of dedication, intense studying, and hard work. There were times when it felt over-

whelming, but the sense of fulfilment when I achieved my MRICS status made it all worth it. Knowing that I was able to meet such a high standard, and in such a competitive and demanding field, is something I truly take pride in.

What does the year ahead look like for you?

With signs of recovery in the property market, I'm focused on capitalising on the anticipated increase in activity. Having started undertaking valuations last year, a key goal for the upcoming year is to significantly expand my experience in this area, working across a wider range of residential properties. I'm actively seeking opportunities to refine my valuation skills and market knowledge. Additionally, drawing on my personal background, I have a particular interest in developing expertise in the valuation of rural properties, including land and agricultural buildings, and I hope to explore opportunities in that niche as well.

What do you get up to outside of work?

Outside of my professional life, I enjoy an active lifestyle living in Trinity with my fiancé. We have a Belgian Malinois dog, two horses and a pony, which demand considerable time and energy. Having dedicated much of my free time over the past six years to my studies, I'm now enjoying refocusing on my equestrian pursuits, particularly training and competing. One of my horses is a 2-year-old which I’m particularly excited about. This year, I’ll be starting his groundwork training, with plans to back him in a year’s time. It’s an exciting new chapter, and I’m looking forward to seeing how he progresses.

Island Life

The phrase “no expense spared” is thrown around with wild abandon in Estate Agent Land. In some cases, you’d be forgiven for looking through a property for sale on Places and wondering if the only real expenses were the silver light switches and a feature mirror.

MORTGAGE market update

Mixed messages from the other side of the Atlantic continue to confuse markets as the world witnesses the extraordinary ebb and flow of information from the White House.

The erratic decision making by Donald Trump has perplexed the world, and an increasing proportion of Americans are now turning against the President as the US economy plummets.

Europe and the UK are going to be hard hit by the situation, although the lesson to be learnt is that they should have stood on their own feet many years ago rather than relying upon the US to fight their battles for them.

Some clouds have a silver lining and in the case of UK mortgage rates, these must fall in order to fight forecast Cost of Living increases.

BANK OF ENGLAND BASE RATE

The Bank of England’s Monetary Policy Committee met on May 8 to consider Base Rate and decided to reduce this to 4.25%.

Further rate reductions to 3.75% by year end are forecast, although these are due in part to media conjecture and in part to professional comment from economists and other experts.

LOWER FIXED RATES IN THE UK

In the UK, best fixed rates are on offer for five years at 3.80%, possibly lower, but subject to announcements following the Base Rate reduction.

Sadly this trend has not been followed by Jersey mortgage providers who are obliged to add a Jersey premium to their fixed rates due to the additional cost of sourcing the funds that they then lend out, with the best fixed rate being offered at 4.64%

HOUSE PRICE INDEX – QUARTER 1

The latest House Price Index was released at the beginning of this month – this covers the first quarter of this year and doesn’t have any surprises. Average prices across the board are 1% lower when compared to the last quarter of 2024, and 14% lower than the peak in prices seen in quarter three in 2022.The exception was 4-bedroom houses which saw an increase in their mean price from the previous quarter, driven by a larger than usual number of sales of high value properties exceeding £3m – no doubt attributable to the increase in the HNW’s who are leaving the UK in their droves.

Turnover has increased, by 90% since the beginning of last year, and is 7% higher than the previous quarter. This is good news for the market, although there is still a long way to go before the level of activity seen from several years ago is resumed.

Asking prices must fall further to enable the market to start moving again as evidenced by the many houses and flats still not selling due to the reluctance of owners to reduce asking prices to a more realistic level.

THE HOUSING MARKET

Checking places.je this month, it is noticeable that the number of postings has increased to 1748 which is the highest for some months. There can be a number of reasons for this, although better weather in the Spring always encourages more people to think about moving house.
