Our housekeepers don’t just clean. They’re our eyes and ears: reporting issues, completing checklists and restocking essentials. Our online cleaning portal allows real time reporting to our booking team the status of your property to allow early check-ins. Our properties feature professionally laundered linen and bed making service.
Plumbers, handymen, locksmiths and more. Our dedicated maintenance team can take care of any issues quickly. Accom conducts an annual property compliance inspection of each of our properties. This ensures premium standards are maintained. We arrange five compliance and STRA registrations annually.
Accom Holidays have a Dedicated Property Services team who are available at anytime to act on any property or guest issues. We are there – So you don’t need to be.

What services do we provide?
We provide a full management service. This includes managing bookings and booking websites, 24 hour emergency assistance for guests, property inspections, cleaning & maintenance.
Do you provide linen?
Yes, we provide commercial laundered linen and towels. Linen provided includes; sheets, pillowcases, bath towels, bath mat, hand towels, face washers and tea towels. This will be at a cost to the owner, per booking and deducted at end of month.
Do you provide amenities?
Yes, we provide hotel quality branded products for each guest booking. This includes a guest starter pack of; shampoo, conditioner, soaps, toilet paper, coffee, tea, hot chocolate, sugar, milk, dishwashing liquid/tablets, chux, scourers & washing powder. This will be at a cost to the owner, per booking and deducted at end of month
Who pays for the cleaning? Guests pay for the cleaning in addition to the accommodation.
What websites do you advertise with and what are the costs?
We advertise on multiple platforms including Accom Holidays, Stayz, VRBO, Airbnb, Booking.com and Riparide (if applicable).
All third party websites charge a service fee of 12-15% to owners, with the exception of Airbnb only being 4% (approx). We increase our tariffs across these platforms (not incl Airbnb) to cover the high fees.
Can I stay in my property?
Yes, we have no limit on when you can use your own property.
Do you pay my Council & Water Rates/Power/Land Tax?
We recommend that owners have Direct Debit set up for all their services.
What kind of insurance do I need for Holiday rentals? You will need landlords insurance and public liability insurance - we can make suggestions on insurance providers.
Setting rates for your property
As we have such a large portolio, we are often able to find a directly comparable property to yours, or make reasonable estimates of what the pricing for your property should be. Once we meet with you and see the property (either in person or via photos), we will give you our thoughts on nightly rates. We then mutually agree what the initial rates will be.
Key factors that determine the rates for a property include: Guest numbers; quality of the home in terms of décor, furnishings, artworks, appliances, crockery, cutlery, etc; the modernity of the home, or if an older style home, how much comfort, character or quirkiness it has; the existence of attributes that are sought after by guests, which will vary according to the location. Examples include proximity to a town or shops, easy access to town, views or a pool for example.
What happens if a guest breaks something?
We take a bond for all guests, the property is checked prior to arrival and after departure by cleaners, maintenance and office team.
What kind of Guest identity verification do you seek?
Our comprehensive verification system checks details such as name, address, government ID and more to confirm the identity of guests who book with Accom.
Is my place right for holiday letting?
Accom guests are interested in all kinds of places. We have listings for tiny homes, cabins, beachfronts and more.
Who maintains the pool/spa at my property?
We require that pools or spas be serviced either by the owner, or by a professional pool /spa contractor. The Holidays Collection does not have in house expertise to look after pools and spas.
During our pre-check of a property before guests arrive, we will however check the cleanliness of a pool or spa and do what we can to present it well to incoming guests e.g. scooping leaves out of a pool.
What happens when guests cancel or change a booking? Life is uncertain, and guests sometimes have to cancel or change their reservations. You may still receive payment in a case by case scenario.
Do I need a Short Term Rental Association (STRA) number? Yes. It is a requirement under NSW law to register and obtain an STRA number.
How do I register my property on the STRA register? We can register the property on your behalf at cost. The current cost is $65 and the annual renewal cost thereafter is also currently $65.
The property already has an STRA number – can this be used? Yes, however the number will need to be transferred to Accom Holidays. We will assist you in this process.
Why is smoke alarm compliance important? Legislation requires smoke alarms to be interconnected and installed in certain locations throughout the house. Interconnection can either be via wireless technology, or hard wiring (cabling) in the ceiling.
During the stay, what happens if there is an emergency at the property or the guest needs assistance?
In their pre-arrival email, guests are provided with an after hours contact number.
The Property Manager will be able to answer the guest’s query over the phone, or if needed, attend the property if the problem can’t be solved over the phone.
Our maintenance team have their vehicle fitted out accordingly to make this process seamless.
As needed, the issue is escalated to our General Manager or Managing Director, who are both on stand by to receive calls if there is a major emergency or other serious issue.
We at Accom understand that hospitality is a 7 days per week / 365 day per year industry, and is staffed accordingly.
