Welcome to our family beach house.

We hope that you enjoy your stay at Killcare and that you avail yourself of the beach, the waterways and many of the lovely coastal walks that are so close to the house.

You will find some fabulous restaurants and cafes in the area. Take the short walk to the Surf Club for great casual and less casual eating.

It would be appreciated if you would leave a note when you leave, letting the Agent know about any cleaning or maintenance issues or breakages so that the house is made complete for the next guests.

Should the Internet not operate, the NBN/Telstra modem should be restarted. Locate the circuit breaker in the closet next to the back door, C/B no1 (labelled Vergola/Modem) & trip it off for 5 seconds. NBN may take several minutes to synchronise. You can use your mobile to check the NBN & Telstra websites for reported outages in the area.

AIR CONDITIONING

Before switching on the air conditioning, select the “mode”.

COOL (the symbol in the display - looking a bit like a snowflake)

HEAT (the symbol in the display looking like a sun)

The air conditioning is turned on with the on/off button and the up/down arrows are used to set the temperature

Whenever you leave the house, please turn the Air Conditioning off. Occasionally, such as following a power failure or power surge, the Air Conditioner may cease to function. Try resetting it by turning OFF the large contactor switch on the wall behind the A/C system, located in the bin room.

BBQ

For your safety, always turn the gas on and OFF directly at the gas bottle. A Weber Q Operator Manual is in the Kitchen Drawer Please Read it

A spare gas bottle is kept in the garage should you run out of gas.

Please place the empty bottle in the garage to allow it to be refilled.

Please clean the BBQ after use.

DECORUM

Please respect our neighbours and community by always behaving in a proper manner Rowdy and noisy behaviour is not allowed, and loud music should not be played after 11pm.

The Spa should not be used after 11pm.

FIREPLACE

During colder months, firewood is stored in the garage. Never leave the fire unattended without securely replacing the fire screen. To fit the fire screen put the right-hand side into position first then the lefthand side. Centre the screen and check that it is secure.

FRIDGES & WASHING MACHINES

The fridge and the washing machine in the garage are for PRIVATE use.

GARBAGE (MOST IMPORTANT)

There are wheelie bins underneath the rear deck for General Garbage (Red Lid) and Recyclables (Yellow Lid).

Recyclables may be collected on alternate weeks.

PLEASE PLACE BOTH BINS ON THE ROAD WHEN YOU CHECK OUT AND ON SUNDAY NIGHT IF YOU ARE IN RESIDENCE.

If a special “tip run” is needed to empty bins because they are not put out, a fee of $120 will be deducted from the rental bond.

HOT PLATE & OVEN

The two switches on the splash-back must be ON.

To turn on the stove top first press the “I” button twice within two seconds then, after a beep, press again until the red indicator glows.

Tap the icon for the hob that you want ON. A number “0” will show.

Press + or – to adjust the temperature Turn the hob off by tapping the icon. An “H” will flash until the hob cools.

Operating manuals are in the kitchen drawer.

INSINKERATOR

Only use for soft food. No metal, plastic, bones, or shells. If the unit does not start, locate and press the reset button underneath the motor. Also check that the remote plastic hose from the start button is still properly connected. If the unit appears clogged, then load it with ice blocks and run it.

KEYS & ENTRY

There is a key for the house and the garage and a separate key for the studio above the garage. The keys include a garage door remote. Please ensure that all sand is washed from feet and shoes before entering the house A tap and outdoor shower are available along the driveway at the front of the house for this purpose. Please leave your shoes at the door.

GARAGE DOOR

Cars should be parked in the garage to make turning easier. Cars may also be parked on the nature strip in front of the house, or on the road.

The garage door is operated by the remote control on the guest’s keys, or the remote-control button attached to wall, just left inside the garage side door. Should batteries fail, use the button on the rear of the door opener mechanism, on the garage ceiling. In event of power failure, pull down the cord on the chain drive to disengage the mechanism and lift the door manually It reengages automatically when the mechanism is operated after power is restored

LAUNDRY

A guide to using the washing machine is on the adjacent cabinet door.

LINEN AND TOWELS

Clean linen and towels are provided.

Do not take bathroom towels to the beach.

OUTDOOR FURNITURE

Please bring in cushions if there is a chance of inclement weather. Always string the restraining straps through the loops on the cushions. Balcony furniture is tied down to prevent young children from climbing over balcony rails and from furniture moving in strong wind. DO NOT RELEASE THE FURNITURE TIES.

POWER FAILURES

In the event of loss of power to the area (which occasionally happens) emergency battery LED lights can be found in the kitchen. Please check that the circuit breakers in the electrical box inside the closet next to the back door are all ON, particularly if other houses appear to have lights The mains meter box is located on the outside of the bunk room wall. There is also a subsidiary circuit breaker behind the studio door.

SPA

Wash and shower all sand off feet and body before you or children use the spa. For safety reasons and to prevent ingress of spiders and insects, the cover should be left securely on whenever the spa is not in use. Small children must not be left unattended Glass is not allowed in the Spa area and plastic drinkware is available in the kitchen. Should spa water become cloudy refer to spa operating instructions in this binder.

TELEPHONE SERVICE

The house telephone, 02 4360 1502, can be used to make calls to Mobile and national numbers. Calls to international numbers are not allowed. Mobile reception at Killcare is generally poor. It is recommended that your mobile phone be set to “call over Wi-Fi”, if your provider supports it.

TELEVISION, FOXTEL & HOME THEATRE SYSTEM

LIVING AREA

Operating instructions are inside the equipment cabinet and at this back of this binder. Foxtel has all channels including Free TV and Streaming Apps, including Netflix. Select Foxtel HOME. Scroll right to show Foxtel programs or scroll left and select Apps then select Netflix, ABC iView, SBS on Demand. You must use your own Netflix account. Please sign out when departing premises In Netflix program select Left Hand panel then scroll down to select “get help”, then select “sign out”

Most problems with the Internet and the Entertainment system can be fixed by restarting the system. Locate the circuit breaker box in the closet adjacent to the house back door. Trip the circuit breaker labelled Modem/Vergola OFF and ON after 5 seconds.

If the TV Remote does not work change the batteries The DVD Remote also has TV power and volume controls You can manually control the TV by pressing the button directly behind the red power indicator.

The manual TV Controller is on the back of the TV in the bottom right corner as you're looking at the TV. The control stick toggles up and down as well as side to side - the menu options will appear on the TV screen when you press the control stick. Long press the control stick to turn the TV on or off. Toggle left, right, up or down to select an option.

BEDROOM TELEVISIONS

Smart Televisions are connected to the TV antenna and to the internet, which enables television streaming Subscription services require that you log on using your own ID Please ensure that you sign out of any subscription service that you use. With Netflix, select left hand panel then select “get help”, then select “sign out”.

INSTRUCTIONS FOR HOME THEATRE SYSTEM

TV HOME THEATRE SYSTEM

Turn the TV power ON with the “TV Power” switch in the kitchen pantry. Turn Equipment Cabinet ON using the Power Switch on the right-hand wall behind the ONKYO AV Receiver. The power outlets at the back of the cabinet should now be ON with indicators lit There are THREE remote controllers. Point the TV controller to the TV and FOXTEL and ONKYO controllers to the equipment cabinet.

FOXTEL WITH SURROUND SOUND

Point the Samsung TV Remote at the TV and press Power

The Red Standby indicator on the TV will go off and the TV will turn ON. Use source button and select -HDMI 2 AV Receiver.

IN THE EQUIPTMENT CABINET

Press FOXTEL IQ4 Power Button. The Red Stand-By power Indicator will turn Blue

Press the ON/Standby Button on the ONKYO Receiver front panel. The standby Indicator will go off and the display will light up.

Press CBL/SAT button on ONKYO front panel. The panel will display “CBL/SAT” and Volume Level. Use the volume control on the ONKYO front panel to set volume to about 40 Then use the FOXTEL remote to control channels and volume To access Foxtel Channels including Free to Air select HOME then Guide. To access Foxtel Movies, select HOME then MOVIES. To select Netflix etc., Select HOME then APPS. (Netflix needs your own subscription)

Adjust sound to your preference by repeatedly pressing ‘Listening Mode - Movie/TV’ If any echo comes from the TV speakers use the Samsung TV Remote to turn TV sound totally down

FOXTEL WITH SURROUND SOUND

Plug your Smart Phone USB cable to ONKYO front panel USB socket and select USB OR connect to H163 Bluetooth and select GAME on the ONKYO front panel Set the ONKYO Volume to 50

Press “Listening Mode–Music” to select All Channel Stereo. Use your Smart Phone to control Play and Volume.

Spare Remote batteries are in the kitchen drawer.

Refer to House Information Binder in Kitchen for more help with the Entertainment System.

VERGOLA – MOTORISED OVERHEAD SHUTTERS

The Pergola over the rear deck can be opened and closed by the control panel just inside the sliding door It should be left with “automatic” selected so that it closes automatically when it rains.

Should it fail to operate try to reset it. This can be done at the circuit breaker box inside the closet next to the back door of the house. Switch C/B Power No. 1 off (labelled Vergola/Modem) for a few seconds and then turn it back on (Internet may be unavailable for several minutes)

WINDOW BLINDS

Blinds must not be left down over open doors as wind can damage them

WINDOW LOCKS

There are keys hanging next to the sliding windows. Windows may need to be “jiggled” up and down to allow the lock to pop out

Please do not move keys to other rooms as they will not fit.

CHECKOUT CHECKLIST

Belongings: Ensure you have all your personal items before leaving.

Trash: Dispose of any trash in designated bins

Kitchen: Wash and put away dishes. Turn off the stove and oven. Lights and Appliances: Switch off lights, fans, electronic devices, and turn off heating or air conditioning

Put bins out onto street.

Doors and Keys: Close and lock all windows and doors Return keys or access cards as instructed

USING THE SPA

USE AT OWN RISK

YOUNG CHILDREN MUST NOT BE LEFT UNATTENDED. GLASS IS NOT TO BE USED IN THE SPA AREA

BODY OILS, SUNSCREEN, SOAP, COSMETICS AND FOREIGN LIQUIDS CAN CONTAMINATE WATER

PLEASE SHOWER THOROUGHLY AND WASH ALL SAND OFF FEET AND LEGS BEFORE ENTERING THE SPA.

THERE IS AN OUTDOOR SHOWER AND HOSE AT THE SPA GATE.

REPLACE SPA COVER WHEN THE SPA IS NOT IN USE. CLIP THE COVER ON SECURELY TO COMPLY WITH THE LAW. IT ALSO KEEPS OUT INSECTS AND SPIDERS

TO CHANGE TEMPERATURE SETTING. (IT WILL TAKE SEVERAL HOURS TO HEAT FROM A COLD START)

PRESS ↑ TO DISPLAY “STMP”

THE “SET” TEMPERATURE, °C WILL DISPLAY PRESS “OK” AND DISPLAY WILL FLASH USE ↑ AND ↓ TO SET TEMPERATURE PRESS “OK”

ADD 2 TEASPOONS OF SPA SANITISER TO THE WATER EACH DAY AFTER USING THE SPA. CHLORINE SANITISER IS STORED ON THE WALL CABINET IN THE BIN ROOM

USE THE GARDEN HOSE TO TOP UP THE WATER TO 2CM BELOW THE LEVEL OF THE WATER RETURN OUTLET

NEVER TURN SPA OFF AT THE MAIN SWITCH AS FILTERING AND UV SANITISING WILL BE INTERRUPTED. PLEASE KEEP SPA AREA TIDY AND THE GATES CLOSED

CARING FOR THE SPA

The spa has been cleaned before your arrival. Water can become contaminated and cloudy due to spilled drinks, soap, cosmetics, body oil, bubble bath or other foreign liquids, all of which must be avoided. Contaminated water can only be fixed by changing the water

CHANGING THE WATER

(IF WATER BECOMES CONTAMINATED OR CLOUDY)

Switch the spa filtering system OFF at the spa power point. Open the drain hose on the ocean side of the spa and allow the water to empty onto the grass

1. When flow stops, refill the spa using the garden hose/s. Allow fifteen minutes for any remaining old water to be flushed, and then close the drain hose. Fill water to 2 cm below the dark grey water return outlet.

2. Switch the spa filter system back ON and add two teaspoons of sanitiser. The spa may take 24 hours to reach maximum temperature.

REMOVING SAND

Remove sand using the manual vacuum stored in the bin room.

Place a thumb over the air hole in the end of the handle and push the body into the water and onto any sand. Remove your thumb and water will rush into the body with the sand. Place your thumb over the hole again and lift the body outside of the spa

Remove your thumb to let the water with the sand run onto the ground. Repeat as necessary. Use the garden hose to top up the water to 2cm below the grey return outlet.

ADDITIONAL CLEANING FEE

An additional cleaning fee of $50 may be charged should the water be left fouled due to contaminants, spilled drinks, foreign liquids, or excessive sand.
