What services do we provide?

We provide a full management service. This includes managing bookings and booking websites, 24 hour emergency assistance for guests, property inspections, cleaning & maintenance.

Do you provide linen?

Yes, we provide commercial laundered linen and towels. Linen provided includes; sheets, pillowcases, bath towels, bath mat, hand towels, face washers and tea towels. This will be at a cost to the owner, per booking and deducted at end of month.

Do you provide amenities?

Yes, we provide hotel quality branded products for each guest booking. This includes a guest starter pack of; shampoo, conditioner, soaps, toilet paper, coffee, tea, hot chocolate, sugar, milk, dishwashing liquid/tablets, chux, scourers & washing powder. This will be at a cost to the owner, per booking and deducted at end of month

Who pays for the cleaning? Guests pay for the cleaning in addition to the accommodation.

What websites do you advertise with and what are the costs?

We advertise on multiple platforms including Accom Holidays, Stayz, VRBO, Airbnb, Booking.com and Riparide (if applicable).

All third party websites charge a service fee of 12-15% to owners, with the exception of Airbnb only being 4% (approx). We increase our tariffs across these platforms (not incl Airbnb) to cover the high fees.

Can I stay in my property?

Yes, we have no limit on when you can use your own property.

Do you pay my Council & Water Rates/Power/Land Tax?

We recommend that owners have Direct Debit set up for all their services.

What kind of insurance do I need for Holiday rentals? You will need landlords insurance and public liability insurance - we can make suggestions on insurance providers.

Setting rates for your property

As we have such a large portolio, we are often able to find a directly comparable property to yours, or make reasonable estimates of what the pricing for your property should be. Once we meet with you and see the property (either in person or via photos), we will give you our thoughts on nightly rates. We then mutually agree what the initial rates will be.

Key factors that determine the rates for a property include: Guest numbers; quality of the home in terms of décor, furnishings, artworks, appliances, crockery, cutlery, etc; the modernity of the home, or if an older style home, how much comfort, character or quirkiness it has; the existence of attributes that are sought after by guests, which will vary according to the location. Examples include proximity to a town or shops, easy access to town, views or a pool for example.

What happens if a guest breaks something?

We take a bond for all guests, the property is checked prior to arrival and after departure by cleaners, maintenance and office team.
