The few remaining 5-Year Water Calibrations for 2021 were completed, per South Florida Water Management District requirement. Sunset Lakes HOA has officially passed the annual fire inspection for 2021. Phase 4 of the residential sidewalk repairs, within the Isles, have been completed. Annual Meeting was scheduled for Monday, March 15th at 6:00PM via Zoom. 60-day notice was posted.

 Phase 5 of the Residential sidewalk repairs/replacement project is set to

begin soon. Management is currently awaiting confirmation from contractor for start date. Management is currently gathering documents to complete 2020 audit. Tennis hard-court resurfacing is scheduled for early March and the project is expected to be completed within 2 weeks. Residential sidewalk pressure cleaning project continues in the outer parcels. Crime & Safety The Sunset Lakes Community consists of 1865 homes including the Townhomes of Grand Key. The community also has seven gated entrances including two that are manned. At the last ZOOM Board of Directors meeting, our Community Police Officer, Cory Bogus, presented the final crime statistics within Sunset Lakes for all of 2020. There were ZERO home burglaries. Nine vehicles were broken into with eight of them being unlocked and four vehicles were stolen with two that were unlocked and recovered. The Association is always working diligently to ensure the safety and security of our community. There are precautions each resident can take. We are o¬ffering the following safety tips: help to keep kids safe:

• Please keep your house lights on at night for security reasons. • Keep garage doors closed, even if you are at home. • Always lock car doors (even in the garage). • Keep your doors locked. • Activate your alarm system when you leave home. • Do not leave valuables inside your car. • Never leave your car running unattended.

• If you have to park your car outside the garage; • • •

remove your garage door opener. *NEVER leave your keys inside the car. Follow all traffic and speed signs. If residents observe any vehicles speeding, take note of the vehicle tag and call (954) 602-2100. The more calls Miramar Police receive for speeding, the more we can make a difference. If you observe any suspicious activity, please call the Miramar Police Department immediately.

As a community, we need to get involved and say something when we see something’s wrong. The only way to accomplish this is by keeping informed. We thank our Sunset Lakes residents for their support in helping to make our community the best.

Many insurance companies offer discounts to homeowners who have monitored security systems installed. To get your Alarm Monitoring Certificate for your insurance company, log into MyADT.com and click on the Account Documents tab. Under Insurance Discount at right, select Alarm Monitoring Certificate. There are a host of things you can update through the My Account tab once you log into your MyADT account. You can ensure your billing information is current, add or change a credit card, set up EasyPay automatic payments, order new batteries for your devices and schedule service appointments. Start by logging in at MyADT.com. To ensure your system is sending signals to ADT, we recommend testing it every 30 days. It’s easy to test your system, simply log into MyADT.com, select the Alarm System tab, select System Test from the top, choose the duration, and then click the Start Test Mode button. You can also call the ADT Community Association Service Center at 800-878-7806 to put your system into Test Mode.

There are two ways to arm your system: 1. AWAY - When leaving your house, you should always arm your system for Away to activate the interior zones such as your motion detectors. 2. STAY - When you are at home, you should always arm your system for Stay so you can walk around your residence without the motion detector picking up your activity and causing a false alarm. When coming home, the first thing you should do is enter your 4 digit code to Disarm the system. Then make sure to arm the system again, but this time in Stay mode. This provides an added layer of protection for you and your family while you’re at home. Stay mode activates exterior doors while allowing you to move around the home freely without triggering the alarm. To avoid setting off your alarm accidentally, make sure everyone in your household knows how to use the security system.

A verbal security password is the “word” or code that you provide to ADT over the phone in order to identify yourself. They are also known as verbal passwords or PICs. All verbal security passwords must adhere to the following guidelines: must be a maximum of 10 characters in length, no spaces, alphanumeric characters only (no special characters allowed), no words that could cause confusion during an emergency situation, such as “help” or “fire,” and avoid using inappropriate or offensive words.

Many cities, Police Departments, Sheriff's Departments, and Fire Departments require alarm system users to obtain an alarm permit or register their system. Failure to do so may result in municipal fines or refusal by an emergency agency to respond to an alarm at your premises. To find out if a permit or registration is required, contact your local Police, Sheriff or Fire Department using their non-emergency telephone number, or look them up on the Internet. If a permit is required, you must provide ADT with your alarm permit/registration number. Please email this information to ADTjurisdictions@adt.com. Your permit may have an expiration date. MASTER DECLARATION

6.15 Lakes and Canals. No swimming or boating will be allowed in any lake or canal except for areas and boats, if any, designated for such use by the MASTER ASSOCIATION. DECLARANT and the MASTER ASSOCIATION shall not be obligated to provide supervisory personnel, including, but not limited to, lifeguards, for any recreational areas, lakes or other COMMON AREAS. Any individual using the recreational areas, the lakes or other COMMON AREAS shall do so at his own risk and neither DECLARANT, the MASTER ASSOCIATION nor any subsequent declarant shall be liabie for claim or loss arising from such use. Each OWNER, by the acceptance of title to a LOT, acknowledges that the lakes within the SUBJECT PROPERTY are deep and are dangerous. Neither DECLARANT, the MASTER ASSOCIATION nor any of their respective officers, directors, committee members, employees, management agents, contractors or subcontractors (collectively, the "Listed Parties") shall be liable or responsible for maintaining or assuring the safety, water quality or water level of/in any lake, pond, canal, creek, stream or other water body within the SUBJECT PROPERTY, except as such responsibility may be specifically imposed by, or contracted for, with an applicable governmental or quasigovernmental agency or authority. Further, none of the Listed Parties shall be liable for any property damage, personal injury or death occurring in, or otherwise related to, any water body, all persons using same doing so at their own risk. All OWNERS and users of any portion of the SUBJECT PROPERTY shall be deemed, by virtue of their acceptance of the deed to or use of, such property, to have agreed to release the Listed Parties from all claims for any and all property damage, personal injury or death occurring in, or otherwise related to, any water body and/or any and all changes in the quality and level of the water in such bodies. All persons are hereby notified that from time to time wildlife may habitate or enter into water bodies within or nearby the SUBJECT PROPERTY and may pose a threat to persons, pets and property, but that the Listed Parties are under no duty to protect against, and do not in any manner warrant or insure against, any death, injury or damage caused by such wildlife." 6.21 Outside Storage of Personal Property. The personal property of any resident of the SUBJECT PROPERTY shall be kept inside the resident’s UNIT or a fenced or a walled-in yard, except for tasteful patio furniture and accessories. Miramar Pkwy. Commercial vehicles will not be allowed through the Isles entrance at 40 St.

 ADT is the HOA’s alarm monitoring company. 800-878-7806 or to cancel an alarm 800-226-2351  Overnight parking is prohibited on any streets, lawns or areas other than driveways and garages. All boats on trailers, commercial

vehicles and RV’s may not be parked outside of a home overnight. Boats are not permitted to be parked or stored on the shoreline overnight. Failure to comply can result in towing and/or legal action.

 Tree removal requires a permit from the City of Miramar. This includes all trees on owner’s property, whether in the swale, front, back,

or sides of the home. Call the Community Development Department 954-967-1679. The City will levy fines for those without permits.

 Please be sure to pick up an Architectural Modification form from the HOA office or web site, for any exterior changes and/or additions

that you would like to make to your home. This includes painting, landscaping, shutters, gutters, fencing, pools, etc. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remain in accordance with the entire community. Non-compliance of the Association’s Deed Restrictions may result in legal action and additional fees added to your account.

 Landscaping notice: The maintenance of the trees in the swales of your property (area between street and sidewalk) is the

responsibility of the homeowner. Please properly prune your trees to avoid violations and/or fines. No landscaping trucks allowed on Sundays & Holidays.

 Homeowner’s who have their home for sale and would like an “Open House” are allowed one sign posted in their yard and need to

contact the HOA office for further information.

 Automatic External Defibrillator’s (AED’s) are located in the gym, pool deck and tennis courts. Please familiarize yourself with their

exact locations.
