CLUBHOUSE GUIDELINES:  Residents must obey security guard’s instructions. Any

resident or guest not following the designated rules will be asked to leave the facilities.  Maximum (4) guests per household. Residents must accompany guests at all times.  All residents MUST show a current Sunset Lakes ID for access. No exceptions.  Coolers will now be allowed in the pool area. ALL coolers WILL BE inspected upon entry by Security for glass and alcohol. No exceptions. If resident does not allow guard to inspect cooler, they will not be granted access to the Clubhouse with the cooler. As a reminder to residents and their guests, all Clubhouse rules must be followed. No exceptions! Those who fail to comply will be asked to leave. For a more harmonious community, residents are required to follow all posted rules and kindly comply with directions provided by Sunset Lakes Security. Budget Workshop took place on Tuesday, October 3rd at 6pm in the Clubhouse Ballroom. Budget meeting was held on October 17th at 6pm in the Clubhouse Ballroom. Throughout our community, the following items have been completed.

• 30 gate repairs were completed in the last six weeks. • New camera monitors installed in both guardhouses. • Reserve study and appraisal have been completed. • The Halloween Event on October 27th was a huge success with over 300 residents in attendance. • Termination notice was sent to lake vendor due to the ongoing issues with the condition of the lakes. • Eco Blue to begin on November 1st as the new Lake vendor. • Barcode migration from Dwelling Live to Lift Master has been completed at all entrances. • Grand Isles monument pressure washed and painted. • Grand Isles' guardhouse lamp replaced. • Grand Isles entrance and exit iron gates repainting project completed. • Grand Isles' entrance and exit balustrades and wall caps pressure washed. • New safety bollard erected near Grand Isles entrance gate. • Traffic delineators added to Grand Isles entrance. • Various maintenance projects completed at the Clubhouse. • Replacement batteries were ordered for the (3) AED machines located in the Clubhouse. In addition, bleeding control kits were ordered as well per the new Broward County code taking effect in 311 or 954-831-4000 October 2023. President’s Message President’s Message Your Board of Directors, along with the Castle Management Team, have accomplished a great deal in the past year. Please allow me the pleasure of highlighting some of the major achievements that have increased our home values and will continue to benefit the residents of Sunset Lakes.  Marlins Park and Dolphin Park playground equipment upgraded and parts replaced.  Clubhouse playground flooring replaced.  Initiated new Cable TV contract that added internet services to the bulk contract and provided 79% of residents who have Comcast internet services a substantial savings.  Replaced sidewalks and gutters scheduled for completion in 2023.  40th Street and tennis pavilion roof replacements to be completed this year.  Pressure cleaned the common areas and residential sidewalks.  Management researched all gate damages and billed repair costs when responsible parties were identified. With the momentum of these successes, we are looking forward to further improving our community in the upcoming year. Rest assured that the Board and Castle Management are always taking proactive steps to be fiscally responsible with a focus on resident safety, quality of life, and increasing home values. We encourage all homeowners to play an active role in the Association by offering any suggestions to the Management Team. Along with your input, we will continue to maintain and improve this beautiful community of ours. Looking forward to further improvements for our community in the upcoming 2024 year

Holiday Safety Tips * Do not carry a purse or wallet, if possible. * Always carry your Driver License or Identification Card along with necessary cash, checks and/or a credit card you expect to use. * Even though you are rushed and thinking about a thousand things, stay alert to your surroundings. * Avoid carrying large amounts of cash. * Pay for purchases with a check or credit card when possible. * Keep cash in your front pocket. * Notify the credit card issuer immediately if your credit card is lost, stolen or misused. * Keep a record of all of your credit card numbers in a safe place at home. * Be extra careful if you do carry a wallet or purse. They are the prime targets of criminals in crowded shopping areas, transportation terminals, bus stops, on buses and other rapid transit. * Avoid overloading yourself with packages. It is important to have clear visibility and freedom of motion to avoid mishaps. * Beware of strangers approaching you for any reason. At this time of year, "con-artists" may try various methods of distracting you with the intention of taking your money or belongings.

* Avoid driving alone or at night. * Keep all car doors locked and windows closed while in or out of your car. Set your alarm or use an anti-theft device. * If you must shop at night, park in a well-lighted area. * Avoid parking next to vans, trucks with camper shells, or cars with tinted windows. * Park as close as you can to your destination and take notice of where you parked. * Never leave your car unoccupied with the motor running or with children inside. * Do not leave packages or valuables on the seat of your car. This creates a temptation for thieves. If you must leave something in the car, lock it in the trunk or put it out of sight. * Be sure to locate your keys prior to going to your car. * Keep a secure hold on your purse, handbag and parcels. Do not put them down or on top of the car in order to open the door. * When approaching or leaving your vehicle, be aware of your surroundings. * Do not approach your car alone if there are suspicious people in the area. * Ask mall or store security for an escort before leaving your shopping location.

* If you must use an ATM, choose one that is located inside a police station, mall, or well-lighted location. Withdraw only the amount of cash you need. * Protect your PIN by shielding the ATM keypad from anyone who is standing near you. * Do not throw your ATM receipt away at the ATM location.

* If possible, leave small children at home with a trusted babysitter. * Teach your child to go to a store clerk and ask for help in case your child is separated from you. * Teach children to stay close to you at all times while shopping. * Never allow children to make unaccompanied trips to the restroom. * Children should never be allowed to go to the car alone and they should never be left alone in the car. * Teach children their full name, address and telephone number to give to police officers or mall security. * Teach children to immediately inform you if a stranger is bothering them.

Shopping * Shop during daylight hours whenever possible. If you must shop at night, go with a friend or family member. * Dress casually and comfortably. * Avoid wearing expensive jewelry.

Hosting a Party

* Be extra cautious about locking doors and windows when you leave the house, even for a few minutes. * When leaving home for an extended time, have a neighbor or family member watch your house and pick up your newspapers and mail. * Indoor and outdoor lights should be on an automatic timer. * Leave a radio or television on so the house looks and sounds occupied. * Large displays of holiday gifts should not be visible through the windows and doors of your home. * When setting up a Christmas tree or other holiday display, make sure doors and passageways are clear inside your home. * Be sure your Christmas tree is mounted on a sturdy base so children, elderly persons or family pets cannot pull it over on themselves. * If you use lights on your Christmas tree ensure the wiring is not damaged or frayed. Frayed or damaged wiring can cause a fire. * Place your Christmas tree in water or wet sand to keep it green.

* Have non-alcoholic beverages available for party guests. * Find alternative transportation for intoxicated guests. * Arrange for an official designated driver for your party who will not drink at all.

Attending a Party * Have something to eat before consuming alcoholic beverages. * Eat high protein foods that will stay in your stomach longer and slow the absorption of alcohol into your system. * Remember only time will eliminate the alcohol from your body. * Know your safe limit. * Never drink and drive

Strangers at Your Door * Be aware that criminals sometimes pose as couriers delivering gifts. * It is not uncommon for criminals to take advantage of the generosity of people during the holiday season by soliciting donations door-to-door for charitable causes although no charity is involved. * Ask for their identification, and find out how the donated funds will be used. If you are not satisfied, do not donate. * Donate to a recognized charitable organization.

MASTER DECLARATION In part states: 5.1 Architectural Control. The Master Association shall have the right to exercise architectural control over ALL Improvements, to assist in making the entire Subject Property a community of high standards and aesthetic beauty. Such architectural control may include all architectural aspects of any Improvement including, but not limited to size, height, site planning, set-back exterior design, materials, colors, open space, landscaping, waterscaping, and aesthetic criteria.

6.16 Landscaping. All homes shall be tastefully landscaped in accordance with any criteria established by the HOA, to

the waterline of any abutting lake and to the pavement edge of any abutting road. Lawns shall be primarily grass and shall not be paved or covered with grovel, artificial turf or other covering unless permitted by the HOA. All diseased or dead sod, plants, shrubs or flowers shall be promptly replaced and excessive weeds or unsightly growth shall be removed. All landscaping shall be regularly maintained in first-class condition and appearance, including mowing, trimming, fertilization, irrigation and weed, insect and disease control. Any underground sprinkler system which utilizes water supplied by a well, shall utilize a rust inhibitor system, so that rust deposits will not accumulate on any building, wall or paved area.

6.4 & Amendment 14 Beaches/Lake Banks. No owner shall create any beach or sandy area, or alter the design slope, contiguous to any lake or canal within the SUBJECT PROPERTY, nor shall any dock, deck, boat slip or other improvements which extends into any lake or canal or maintenance easement be permitted. All Lake banks shall be properly stabilized, maintained and sodded as designed and approved by the SBDD unless otherwise approved by the APPROVING PARTY and by the SBDD. The Residents of Grand Key would like to thank Mayor Messam, City Manager Roy Virgin and the team of City Officers who attended our Board Meeting November 13, 2023 to address two pressing issues the residents of Grand Key are experiencing. Thanks to Mayor Messam and his team, we will be able to access our homes in Grand Key during Sunset Lakes Elementary pick up and drop off hours.

COMMUNITY Reminders

 Sunset Lakes HOA does not contract, manage or pay Waste Pro, the garbage & recycling

company. Waste Pro is a contractor for the City of Miramar, paid for by your taxes. If you have any issues with their services, please call them directly at 954-967-4200.  Commercial Vehicles: Please be advised that ALL commercial vehicles must enter at 186 Ave. and Miramar Pkwy. These vehicles will not be allowed through the Isles entrance at 40th St.  Overnight parking is prohibited on any streets, lawns, or areas other than driveways and garages. All boats on trailers, commercial vehicles, and RV’s may not be parked outside of a home overnight. Boats are not permitted to be parked or stored on the shoreline overnight.  Tree Removal requires a permit from the City of Miramar. For more information, call the Community Development Department at 954-967-1679.  Automatic External Defibrillator's (AED's) are installed in the gym, pool deck and tennis courts. Please familiarize yourself with their exact locations.  Please be sure and pick up an Architectural Modification form from the HOA office at the clubhouse or on our website, for any exterior changes and/or additions you would like to make to your home. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remains in accordance with the entire community. This includes roofs, painting, landscaping, driveways, windows, gutters, fencing, pools, etc. No construction or landscaping crews are allowed on Sundays. Non-compliance of the Association’s deed restrictions may result in legal action and additional fees being added to your account.  Homeowner's who have their home for sale and would like to have an "Open House" are allowed one sign posted in their yard and need to contact the HOA office for further information.  Landscaping Notice: The maintenance of trees in the swales (area between street & sidewalk) is the responsibility of our homeowners. Please properly prune your trees to avoid receiving violation notices and or fines.
