The sidewalk replacement project was completed in Regal Cove, Majestic Falls and Majestic Point. The Halloween Drive-Thru event was held on Friday, October 29th from 7:00PM - 9:00PM and became a major success. On behalf of the Board of Directors and Management of Sunset Lakes, we want to thank the residents for attending this amazing event. We also want to thank the staff members and volunteers for all their hard work with preparing and assisting with the event. Budget Meeting was conducted on Tuesday, October 18th via Zoom. The Board of Directors approved the 2022 budget. ($226 for single family homes and $188 for the Grand Key town homes) The camera installation project for all outer parcels, Main Gate and 40th Street is complete. A new AC unit was successfully installed for the Clubhouse restrooms. The annual pressure cleaning project of the common areas is completed. New tennis awnings were installed at Court #2. Previously, a Waste Pro garbage truck crashed the 40th Street guardhouse exit arch. A certified Engineer was onsite to survey the damages. An estimate was billed to Waste Pro, whom absorbed the cost. Repairs are completed. New Sunset Lakes Monument sign on Miramar Parkway and 184th Avenue median was installed.

Holiday Safety Tips * Do not carry a purse or wallet, if possible. * Always carry your Driver License or Identification Card along with necessary cash, checks and/or a credit card you expect to use. * Even though you are rushed and thinking about a thousand things, stay alert to your surroundings. * Avoid carrying large amounts of cash. * Pay for purchases with a check or credit card when possible. * Keep cash in your front pocket. * Notify the credit card issuer immediately if your credit card is lost, stolen or misused. * Keep a record of all of your credit card numbers in a safe place at home. * Be extra careful if you do carry a wallet or purse. They are the prime targets of criminals in crowded shopping areas, transportation terminals, bus stops, on buses and other rapid transit. * Avoid overloading yourself with packages. It is important to have clear visibility and freedom of motion to avoid mishaps. * Beware of strangers approaching you for any reason. At this time of year, "con-artists" may try various methods of distracting you with the intention of taking your money or belongings.

* Avoid driving alone or at night. * Keep all car doors locked and windows closed while in or out of your car. President’s Message President’s Message Your Board of Directors, along with the Castle Management Team, have accomplished a great deal in the past year. Please allow us the pleasure to highlight some of the major achievements that have increased our home values and will continue to benefit the residents of Sunset Lakes.  Completed the tennis hard-court resurfacing and tennis clay courts line replacements.  Performed sidewalk repairs and replacements in common areas and residential areas.  Pressure cleaned the common areas and residential sidewalks.  Renovated the Kids Room kitchen and restroom.  Installation of a new camera system at all outer parcel entrances, 40th Street guardhouse, Main guardhouse and Clubhouse facilities.  Management tackled collections head on during this difficult COVID pandemic and decreased delinquency significantly.  Management researched all gate damages with new camera system and billed repair costs when responsible parties were identified. With the momentum of these successes, we are looking forward to further improving our community in the upcoming year. Rest assured that the Board and Castle Management are always taking proactive steps to be fiscally responsible with a focus on resident safety, quality of life, and increasing home values. The approved monthly maintenance fee for 2022 is $226.00 for the Single-Family Homes and $188.00 for the Townhomes of Grand Key. The key changes contributing to the increase in the monthly maintenance fees are listed below.  Significant increase in insurance premiums due to COVID-19 and insurance claims  Cable TV annual contractual 3% increase, installation of WIFI in Kids Room located in the Clubhouse, increase in internet speeds for the new camera system.  Pool monthly services increase due to chlorine, labor and material surge.  DynaServ contract is expiring in March 2022. o Cost increases due to labor rates, material, insurance and equipment. o Adding two full mulch installations, instead of one mulch and touch up included in the current contract. o Hardwood tree trimming, previously done every other year, but will now need to be done yearly due to the size of the trees. o Annual flowers previously included at no cost to the Association, will now be added to the landscaping contract.  Electricity increases due to FPL’s new annual 4% increase until 2025.  Holiday Lighting & Decorations increase due to new additions in work scope.  Janitorial and Maintenance staff labor cost increases due to staffing impediments as a result of lower pay rates.  Security contract increases due to labor rate surges and insurance costs. We are looking forward to further improving our community in the upcoming 2022 year.

The City will levy fines for those without permits.  Please be sure to pick up an Architectural Modification form from the HOA office or web site, for any exterior changes and/or additions that you would like to make to your home. This includes painting, landscaping, shutters, gutters, fencing, pools, etc. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remain in accordance with the entire community. Non-compliance of the Association’s Deed Restrictions may result in legal action and additional fees added to your account.  Landscaping notice: The maintenance of the trees in the swales of your property (area between street and sidewalk) is the responsibility of the homeowner. Please properly prune your trees to avoid violations and/or fines. No landscaping trucks allowed on Sundays & Holidays.  Homeowner’s who have their home for sale and would like an “Open House” are allowed one sign posted in their yard and need to contact the HOA office for further information.  Automatic External Defibrillator’s (AED’s) are located in the gym, pool deck and tennis courts. MASTER DECLARATION In part states: 5.1 Architectural Control. The Master Association shall have the right to exercise architectural control over ALL Improvements, to assist in making the entire Subject Property a community of high standards and aesthetic beauty. Such architectural control may include all architectural aspects of any Improvement including, but not limited to size, height, site planning, set-back exterior design, materials, colors, open space, landscaping, waterscaping, and aesthetic criteria.

6.16 Landscaping. All homes shall be tastefully landscaped in accordance with any criteria established by the HOA, to

the waterline of any abutting lake and to the pavement edge of any abutting road. Lawns shall be primarily grass and shall not be paved or covered with grovel, artificial turf or other covering unless permitted by the HOA. All diseased or dead sod, plants, shrubs or flowers shall be promptly replaced and excessive weeds or unsightly growth shall be removed. All landscaping shall be regularly maintained in first-class condition and appearance, including mowing, trimming, fertilization, irrigation and weed, insect and disease control. Any underground sprinkler system which utilizes water supplied by a well, shall utilize a rust inhibitor system, so that rust deposits will not accumulate on any building, wall or paved area.

6.4 & Amendment 14 Beaches/Lake Banks. No owner shall create any beach or sandy area, or alter the design slope, contiguous to any lake or canal within the SUBJECT PROPERTY, nor shall any dock, deck, boat slip or other improvements which extends into any lake or canal or maintenance easement be permitted. All Lake banks shall be properly stabilized, maintained and sodded as designed and approved by the SBDD unless otherwise approved by the APPROVING PARTY and by the SBDD. Blasting Many residents in the area have been feeling small tremors during weekdays and have been asking what are they. The construction industry uses blasting of Crushed limestone which is an essential ingredient in concrete, asphalt and cement. The blasting is being done in Dade County just south of the Dade/Broward County line. In fact the Sunset Lakes community had major blasting done in the mid 90’s to create our numerous lakes and to fill in the soft ground for the construction of homes. Garbage pick-up is managed by: WASTE PRO – 954-967-4200. Residents responsibilities: ** Store bins in an area where they are substantially concealed from view of the streets and neighboring homes.
