WHERE DID YOU GROW UP? AND HOW IS IT DIFFERENT FROM HERE?

I grew up in the Roaring Fork Valley, which is basically Glenwood Springs to Aspen. There are many ways Durango is different from the Roaring Fork Valley, and one of the differences is the proximity to I-70. You get more random people in Roaring Fork, because you can just hop off I-70, and visit the towns there. Durango is three and a half hours away from a major interstate or larger metro area. People typically have to be intentional about getting to Durango.

WHAT DO YOU LIKE MOST ABOUT LIVING IN THE FOUR CORNERS?

I came to Durango in 1999 to attend Fort Lewis College. After graduating in 2003, I was faced with the decision of, “what next?” I wanted to stay in Durango and experience life here without attending college, because to me, this was a special place to be. What I like most about living in the Four Corners would have to be the people. It’s the community that makes a place special, and I believe we have a balanced community, with people from many different walks of life who, regardless of ideology or belief system, truly care about the health of our community.

TELL ME ABOUT YOUR FAMILY.

My wife of 16 years and I have two boys, ages 9 and 11. We are a tight-knit family and spend most of our time off hanging out together. We also enjoy spending time with families who have kids of a similar age.

HOW MANY YEARS HAVE YOU WORKED IN THE INDUSTRY?

I have had my real estate license for 9 years.

WHAT EDUCATION OR SPECIAL CERTIFICATIONS DO YOU HAVE?

Realtors are required to complete 24 hours of continued education classes every licensing cycle to keep our licenses in good standing with state regulations. Realtors in our region have likely engaged in hundreds of training hours, spending thousands of dollars and traveling as many miles investing in themselves, beyond 24 hours required by the state. I’ve personally traveled to Denver, Austin and New Orleans in my career investing in real estate courses and training events; this is above and beyond the local courses that I attend. I do not believe people choose to work with me because I do or don’t have a certification acronym after my name. I believe people choose to work with me because when they sit and talk with me about real estate they see that I have command of my profession, coupled with a clear and accurate understanding of the marketplace. The issues and dynamics of the real estate industry will continue to evolve and I will continue to invest in myself through high level training and education events, so that I can be the best professional I can be.

WHAT IS YOUR DAY-TO-DAY LIKE?

My typical day starts with getting my boys ready for school and after I drop them off, I head to my office at Twin Buttes. When you distill down the realtor’s job, if you will, it’s really about building relationships. Nurturing your relationships in this business means lots of phone calls, emails, note cards and activities that show your clients you are engaged and invested in helping them achieve their goals.

WHAT DO YOU ENJOY MOST ABOUT YOUR CAREER?

First, every real estate transaction helps achieve some life goal for my clients, and I love that I get to help people achieve these goals. Second, I really enjoy writing and receiving offers, as this starts the process of negotiations that hopefully craft an agreement that both parties believe in and will remain committed to. I find these two aspects of this career very rewarding for me on both a personal and professional level.

WHAT IS YOUR APPROACH TO HELPING BOTH BUYERS AND SELLERS?

I represent both and enjoy working for both buyers and sellers. I find it really helpful to be in tune with both buyers and sellers, as it gives me a more complete sense of the market which I think brings value to my clients. My approach is pretty simple, and as the saying goes, “People don’t care what you know, until they know that you care.”

So first and foremost, I seek to understand what my clients wants and needs are, what is important to them, what life events are driving them into this process, what outcomes are satisfactory and what are not? What does success in this endeavor look like for them? If I can tune into these things then I will do my job for them at a very high level.

HOW CAN YOU HELP POTENTIAL BUYERS OR SELLERS COMPETE?

I think this starts with understanding expectations. Once I understand what is important to a prospective client, then we can have conversations that will help us build a strategy to best position them in the marketplace. Sometimes my opinion of the marketplace and what is achievable, is not in alignment with a prospective client and their expectations, and that is OK. Once we’ve established our working relationship, then we can dive into how we can leverage what we think we know about the marketplace, pricing, financing options, competition with other sellers or buyers, the provisions in the contract, and building a team around them (think lenders, inspectors, surveyors, etc.), to best position them for achieving their goals.

ANY ADVICE TO OFFER ALL NEW RESIDENTS TO THE AREA?

Explore places like Mesa Verde and Chaco Canyon. Skin your knees on the slick rock in the deserts, or swim in a freezing cold high mountain lake. Float the Animas River. Take a nap with all the windows and doors open during a monsoon rain. Fall off a mountain bike and get a goat head stuck in your hand. Then do it all again!

Down payment assistance

THE DOWN PAYMENT ON A HOME IS A MONUMENTAL STEP WHEN INVESTING IN THE FUTURE. People can arrive at this pivotal moment from different paths, but once they place a down payment on a property, homeownership becomes a tangible reality.

Since there are several ways to approach down payments, clearing the air around the process can provide first-time homebuyers with the confidence to move forward.

Many people mistakenly think they will need to save up a large percentage of their overall loan as the down payment; and the most commonly quoted figure is 20%. Although this can help homebuyers avoid private mortgage insurance and offer other benefits, it is not a mandatory figure.

Numerous types of loans and programs give borrowers options to pay less than the traditional 20% and can help with securing financing and reduce the cost even further.

Some loans, such as VA and USDA options, may require no down payment at all for eligible buyers. FHA loans may only require a down payment of 3.5% of a home’s purchase price. In addition to these loan choices, there are programs from the national level all the way down to

regional organizations that can provide financial assistance for the down payment itself.

HomesFund, a local 501c3 nonprofit, has supported prospective homebuyers in Southwest Colorado since 2008 via an accessible three-step process.

Beginning with a free class offered monthly, participants learn homeownership fundamentals from local professionals like realtors and home inspectors, who discuss everything from underwriting to escrow. Completing this class is a gateway to the HomesFund programs and some programs offered by CHFA, the Colorado Housing and Finance Authority.

Next, a deeper dive will be taken through personalized pre-purchase and homeownership counseling. Individuals who have completed the initial class will have individual counseling appointments that will amount to a loan prequalification process. Taxes, income, credit scores, budgets and other factors will be reviewed and discussed on a case-by-case basis, and hopeful homebuyers will know precisely where they stand and what they might need to do going forward.

With the previous two steps completed, applicants will move on to the payment assistance portion of the process.

“We have one of the most generous down payment assistance programs in the whole state of Colorado,” said HomesFund Deputy Director Pam Moore.

A unique approach HomesFund utilizes is its shared appreciation loans. For instance, if an individual seeking to buy a home can only get approved for a $300,000 loan through a traditional financial institution but needs $400,000, HomesFund can step in to fill that gap. These shared appreciation loans are a 30-year term and are due then or at the time of resale or home transfer, after a cash-out refinance, or when the house is no longer the borrower’s primary residence.

Whatever accrued appreciation there is on the percentage of the home’s value that a HomesFund loan initially covered will be part of repayment. For example, a $100,000 loan on a $400,000 home purchase that is later sold for $475,000 would equal a $118,750 repayment. In this way, the homebuyer has extra purchasing power with no additional monthly payment burden when they buy the home.

“It’s really incredible assistance,” Moore said. “The HomesFund has this really fabulous designation called a CDFI, which means a Community Development Finance Institution, and it actually gives us the chance to be a bank with more of a social mission. So we’re still following sound underwriting guidelines, but we’re filling gaps that banks just can’t fill.”

Habitat for Humanity has also had a significant impact here in La Plata County and has been in operation nationally since 1976. Now a global program, Habitat for Humanity provides homeownership pathways, including down payment assistance, zero-interest loans and home construction or renovation. This is in addition to many other programs, such as assisting older people in improving their existing residences so they may continue to reside in them and disaster response services, like providing shelter assistance. By assisting the working class with securing an affordable rental, First Southwest Bank helps new residents establish roots in the community, perhaps while they save to purchase a property in La Plata County.

There are numerous financing options for those who wish to make a living or buy a home in Southwest Colorado, and those hopeful of putting down roots in this slice of paradise shouldn’t feel discouraged by financial status. Don’t be shocked by home electric safety issues

ELECTRICITY HELPS RUN THE WORLD, including our homes and businesses. Without electricity, we’d have no access to lighting, our interior spaces may not be heated or cooled effectively, and the computers and other devices we rely on so heavily would not run. Even though electricity is designed to make people’s lives more convenient, it’s easy to take it for granted and become complacent about the safety needed to use it effectively. The Electrical Safety Foundation International says each year electrical malfunctions account for 35,000 home fires causing more than 1,130 injuries, 500 deaths and $1.4 billion in property damage. Since the average American home was built in 1977, many existing homes of this age and older simply cannot handle modern demand for electricity without modification.

The following are some warning signs that electrical issues could lead to bigger problems:

n Tripping of circuit breakers or blowing of fuses regularly

n Dimming of lights when other devices are in use

n Buzzing sounds from outlets or switches

n Discolored outlets

n Seemingly underpowered appliances

Additional warning signs can include a tingling feeling when an electrical appliance is touched, rubbery smells or an aroma of burning.

Individuals can take certain precautions to ensure electrical safety at home and at work. Here are nine guidelines to follow, courtesy of the National Fire Protect.

1. Have any home you are buying or renting inspected by a qualified private inspector in accordance with local requirements.

2. When electrical work is needed, hire a qualified, licensed electrician.

3. Use only one heat-producing appliance plugged into a receptacle outlet at a time.

4. Do not use extension cords for major appliances like ovens, washers, stoves or microwaves. They should be plugged directly into a wall receptacle outlet.

5. Ground-fault circuit interrupters (GFCIs) should be installed in kitchens, bathrooms, garages, and basements to shut off an electrical circuit when it becomes a shock hazard.

6. Extension cords should only be used temporarily. Have an electrician install more outlets if they are needed.

7. Keep the area around the electric meter clear.

8. Make sure outdoor lights and other fixtures are rated for outdoor use.

9. Label the circuit breakers to understand the different circuits in the home and know which to turn off when electrical work is being conducted.

It can become a summer dining area, a place to play and explore with the kids, or even the central place to linger with friends and family. But what makes a garden or green space inviting?

CONSIDER THE PURPOSE

Owner of Durango Nursery, Tom Bridge said, “It’s important to create spaces that fit your needs.” Before designing a space, consider its primary purpose. Is it intended for growing food, relaxing, playing or entertaining and hosting? Whether you want an ornamental garden, a rock garden or a food garden, “always create the space around your needs first,” Bridge said.

THINK BIG PICTURE

Next, consider the size and shape of your proposed garden plot. The space will help to dictate the design. For instance, my vegetable garden is built on a steep, south-facing slope. Rather than viewing the slope as a negative, we installed terraced beds that run horizontally. This design takes advantage of the slope to capture and retain rainwater while providing our plants maximum sun exposure. Consider all aspects, from size and shape to hours of sunlight.

A WELL-TRAVELED PATH

An inviting garden is all about providing space for people to spend time. Walkways are key. Clear paths encourage people to explore to see where they lead and what might be found along the way.

When designing inviting spaces, things in the landscape should be repeated with a standard interval, creating rhythm and balance. Even in an eclectic design, patterns and plants should repeat to create a sense of continuity that is inviting and visually pleasing.

SIT AND STAY A SPELL

From a picnic or dining table to a bench or lounge chair, seating space in the garden instantly makes people want to linger. It welcomes you in, inviting you to kick up your heels and admire the beauty of the space and the work that went into it.

LIGHT IT UP

Good lighting is the key to enjoying outdoor spaces into the evening hours. For my garden, we placed inexpensive ball-shaped solar lights along all of the pathways and string lights along the fence line. The gentle glow from those tiny points of light creates an almost magical feel that encourages both my family and our guest to linger long after dark.

ADD INTEREST WITH VERTICAL ELEMENTS

Whether you have a veggie garden, a flower garden or have opted for xeriscaping, adding height adds interest. Vertical elements welcome you in and encourage you to look around. If you have a large space building a pergola or arbor can create not only a shady space but a support for vining plants to grow up.

PICK A SINGLE FOCAL POINT

Every good landscape design needs a focal point. Above we discussed the need to add vertical elements for interest, but don’t get carried away. Pick a single place intended to catch the viewer’s eye, pique their interest and encourage them to explore the space. From fountains and bird baths to trellises and arbors, each space should include a central point that captures attention and the imagination.

THINK OUTSIDE THE PLANTER BOX

Even small areas can be tranformed into inviting spaces. Bridge said “rock and crevice gardens are gaining popularity.” These creative gardens can be tucked into the nooks and crannies of rock groupings, and even the narrowest of cracks can hold life when native plants are used. Bridge said “Consider species like apache bloom, mountain mahogany, blanket flower, and penstemon.”
