One of the most common questions we’re asked is, “How’s the market?” It’s a great question— especially these days, as headlines from metro areas across the U.S. dominate the news. But as has been true for over 50 years, the La Plata County real estate market doesn’t always follow national trends as closely as you might expect. For example, year-to-date through May, residential sales are up 6.5% compared to 2024, and total dollar volume has increased by 16.5%. At The Wells Group, our own sales are up 18%, with a 22.6% increase in dollar volume. County-wide
residential inventory has grown to 420 homes—a 20% increase—while our own listings have grown to 100. That means buyers have more options today than they did a year ago.
Demand remains steady, driven by both primary homebuyers and those looking for second or vacation homes. As always, change is a constant in real estate. One ongoing challenge is the rising cost of property insurance, which continues to climb and is unlikely to decrease. When paired with increased property values, this results in higher overall ownership costs. However, it’s worth noting that La Plata County—alongside Dolores, Montezuma, and Archuleta Counties—maintains one of the lowest property tax rates in the state.
