INDEX
Note from the editor
T
here is every chance that summer’s close will turn a passive home hunter into a more serious beast. Less beach weather means more time for seeking that ideal buy. March also heralds the return of the football season, and is there a more Melbourne pastime than strolling through open for inspections before boarding the train to Jolimont and the MCG for the big game? A perfect Saturday, if you ask me. Inside this week’s edition, you’ll find homes with characters as richly varied as a Best Actress line-up for the Oscars; the clean lines and dazzling modernity of our cover property in Ivanhoe, a beautiful escape in Menzies Creek, a chic Beaumaris pad for the entry-level bayside buyer, and a stylish Fitzroy conversion. Every Melburnian knows there are two major games in town – property and the AFL. Add the listings in these pages to your inspection planner, time it perfectly before the first bounce, and make this year the one to fulfil your property goals.

It is a home of rare luxury in which the interiors
can hold a flame to such a world-famous address. Designed by Architecture Saville Isaacs – a studio with an office nearby at the water’s edge – this four-bedroom residence has been meticulously crafted to complement its remarkable harbour setting. After entering the lobby through a private gate, take the lift to the top floor or walk up a sculptural staircase dramatically lit by a cascading Buster and Punch chandelier. From the kitchen to the open-plan living space and balcony, you don’t miss a glimpse of the showstopping view. One level down, the master suite with full bathroom, balcony and dressing room is a study in understated elegance, courtesy of interiors by Linda Morrice. Continuing down, find more bedrooms and a garage with car turntable. “It’s got a really urbane feel about it, in terms of the sharpness of the lines, with a really strong luxury edge,” says agent Tim Foote, of Belle Property. ruby red brick Edwardian set amid lovely green grounds on a corner in East Malvern is a sublime thing. Add a fine contemporary extension and the result is a home for the ages. You’ll find all the trimmings here – gorgeous strapped ceilings, leadlighting and those divine side windows that speak to another decorative time. Above the broad foyer, an open stair rises up to create a most dramatic double height-entrance. To the left is the superb main bedroom; all elegant space and boasting a splendid bay window over the front garden. A massive walk-in wardrobe/dressing room is open to the bedroom and an en suite with the striking combination of earthy marble vanity and aged brass tapware is a crowning glory. A large living room with more garden views lies to the right and opens back onto the formal dining room with a nifty serving hatch into the kitchen behind.

Marshall White Back in the hall to the left there is a study/bedroom before a smooth central bathroom. What we really love about this place is that while its brimming with quality modern kit – European oak floors, that marvellous marble, the video intercom – there’s a timeless quality that comes from respecting the original footprint. While the impressive rear section is generous, it’s not the cavernous space of many open-plan areas.
The kitchen rolls down to a meals area with a window seat and lovely garden views. It’s separated by the hall and double glass doors from the large, north-facing family room so that the two spaces overlook each other but are distinct. Upstairs is the cleverly zoned kids’ space as well as two bedrooms, each with en suites. If you want to see how to stylishly marry the period to the progressive, pull the car over here.
A lovely family home with an eclectic European taste, set among English gardens.

elbourne’s histoire d’amour with French architecture harks back to the 19th century when the well-to-do impressed their neighbours with exquisite mansions. The colonial elite instructed local architects to create houses that made statements of prosperity and French grandeur. Decades later many of these mansions stand as tribute to Melbourne’s long-standing liaison with French architecture. The opulent Labassa mansion in Caulfield North is one example. Its ornate exterior with arcaded verandahs is matched by the lavish interior, which features a rare trompe l’oeil (translates to “deceive the eye”) ceiling. Less grand, yet still just as treasured, is the Ballam Park Homestead, a French-style country farmhouse in Frankston. Built in 1854, the sandstone house featured a dairy downstairs, a music room and three bedrooms upstairs. French architectural influences can also be found in Rippon Lea and Como House, which hosts the popular Paris to Provence: Festival Francais de Melbourne. Wind the clock forward and Melburnians’ love affair with French architecture still has not waned. French provincial-style homes are just as likely to be found on the streets of Toorak as they are in the new estates on the urban fringe.
The Riviera comes complete with glitzy hotel-style extras with a focus on outdoor living and entertaining.

Much like their early settler ancestors, the French style is favoured by today’s home buyers because it represents prestige. The formal, somewhat imposing facades are topped off by steep-hipped roofs and punctuated by tall second-storey windows. Often they will be complemented by circular driveways and finely manicured gardens. Today, the French influence has evolved and a new style has hit the market. In a refreshing departure from the stately provincial, houses inspired by the coastal properties of the Cote d’Azur are set to make their mark on Melbourne. It explains why Metricon has introduced a new design, the Riviera, to the market. “I think there’s been a shift from the classic styles and so we feel like we needed to make a real stance in a modern contemporary space,” says Ricky D’Alesio, Metricon’s senior design manager. “We wanted to design a modern resort, high-end home with the emphasis on creating a new benchmark for contemporary living because there are a lot of architectural ideas out there that ticks modern contemporary styles and we wanted to create our own spin on it.” Like the exclusive houses that grace the French Riviera, this design is perfect for waterside locations. The Riviera’s only display home is
“If you strip all the contemporary elements back, it still has a homely aspect.” currently in the canals of Sorrento, a Gold Coast suburb. However, the design also lends itself to any locale where a rear view can be afforded. The design focuses on entertainment, particularly at the back of the house where the outdoor room can be found. This room adjoins the living and dining rooms and can be accessed by bifold sliding doors. Central to both the indoor and al fresco spaces is the kitchen, which really takes hosting seriously. There’s a butler’s pantry and a wet bar away from the main kitchen zone so that when guests congregate they won’t do so behind the island bench where all the action happens. Metricon, like many of its competitors, has latched on to a growing consumer demand for
luxury. Its Signature range of doublestorey homes features huge openplan living areas and spacious al fresco zones with glitzy hotel-style extras including lobbies and porticos. But these are homes, not hotels. Designers must walk a fine line between dazzling and down to earth. The Riviera’s double-height void over the dining room – along with all five bedrooms having their own en suite and walk-in wardrobe – adds a hint of French fancy. “Although it’s modern, it’s a different style – it still captures the concept of warmth,” D’Alesio says. “If you strip all the contemporary elements back, it still has a homely aspect particularly with the tones that have been used to reflect the earthy colours of the Australian landscape.”
The facade of the Riviera is graced by geometric cubes – a hallmark of contemporary Australian design borrowed from the postmodern, angled architecture pioneered in the US. Stone-clad walls and pillars referenced the influence of nature in these early US homes, whereas Australia’s take on this design has been to use timber. Timber also lends a rich and warm tone to the facade, D’Alesio says. “The very important part of this facade is the interplay between the render, timber and tiles. If you were to simply just have geometric cubes, you’d lose it all, but I think tying it in with that Australiana tone, which continues through, I think it really sets that theme,” he says. Given its stunning street presence, this new spin on French style is sure to be a winner, says Damian Morabito, Metricon’s sales and brand manager for Signature homes. “The Riviera is quite aspirational, but it does deliver the modern, cleanlines look which is something that’s becoming more prominent in the marketplace,” he says. “So, this is really something where the design is born from that vision of having a beautiful, bold prominent design on the ground. Because it’s such a beautiful home with great street presence, there’s no doubt that it will be very successful here in Melbourne.”

Today’s architecture doubles down on the decorative element by incorporating a more practical vision. Alessandro Congedo, manager of Cafe Vic at the Arts Centre, is seeing a boost in customer numbers due to new apartment complexes near the arts precinct.
The nine penthouses are something to be admired. The double-height void over the living area lends a grand touch and the full-length glass facade captures two-storeys worth of sunlight. The curvilinear building has been inspired by traditional feng shui elements. Bowen and Queens is the latest in a growing list of apartment developments near the Arts Centre. This cultural hub and green beauty of the nearby Royal Botanic Gardens makes this area hot real estate. The
increasing population boosts numbers at popular pre-dinner shows at Arts Centre eatery Cafe Vic. “People come here for relaxing, to have a nice high-tea or to have a nice lunch or a pre-dinner show,” says cafe manager Alessandro Congedo. Arts patrons are so keen to get their cultural and foodie fix that some book a full year ahead.
ownsizing no longer means downgrading thanks to highend complexes like Village Luxe. Developers upped their game long ago, particularly in Melbourne’s blue ribbon suburbs, where downsizers are selling grand residences and want to keep their grand surroundings, albeit on a smaller scale. Take Village Luxe, where four three-bedroom apartments and one penthouse are on offer. Every apartment is more than 200 square metres and the penthouse more than 300 square metres. Interiors are fitted with quality materials including French oak, Arabescato marble and silver travertine. This is teamed with contemporary touches of bronze-finished window frames and parchment stone. The mosaic-tiled lobby has marble panels, a bronzed lift and oak joinery in the main door. Village Luxe is 400 metres to Toorak Village and an 800-metre walk to Hawksburn Village.

ripping up the tiles and plasterboard walls and ceilings installed during the pub’s previous incarnation as a drab office space. “We did all the demolition ourselves – we really wanted to know what we were dealing with,” Bracks says. “We really didn’t know what lay behind the plaster, and that was the most exciting part, because we stripped it off and there were these really beautiful brick walls and steel beams. “That really informed our design. The exposed beams, and a lot of the steel work that we uncovered, we decided to keep and make a feature of them, rather than covering everything up again. “It was about celebrating the fact that there are all these different layers to the space. There were all these nooks and pop-out spaces in the plan that challenged us to make use of them.”
The colour scheme in Hoa’s House by Ioa studio was inspired by the Australian landscape.
After stripping back up to four layers of ceiling throughout, Bracks and Ritzmann-Williams discovered that the stairwell was high enough to add a third level to the dwelling. The kitchen features a rolling bench that tucks into an original nook, as well as a hidden cellar that requires you to crawl to get access.
The client’s desire for a home that evoked the Australian bush informed the palette of the project, acombination of soft green, dusky pink and sky blue set against off-white walls, with seagrass-lined ceilings.
Soft curves, inspired by the archway connecting the pub to the adjacent boarding house, help to make the most of the dwelling’s small footprint. “We looked at a lot of Japanese homes, how they deal with small spaces, and micro living,” Bracks says.

he apartment of photographer Sean Fennessy and his wife, stylist and graphic designer Jess Lillico, is enviably sleek, while somehow remaining entirely down to earth and liveable. Between Lillico’s styling credentials and Fennessy’s exacting eye, this apartment is the ideal blend of design and comfort.
Over the past five years, the couple have transformed the “bad fauxTuscan ’90s” vibes they inherited when purchasing the home, through intensive renovation in the kitchen and bathroom, and repainting the space. While they “never planned to live in an apartment”, Fennessy explains that the late ’60s red-brick place suits their lifestyle: where there is no need mow the lawn, but ample opportunity to make the space feel like home. They removed walls and introduced new lighting to bring the apartment to life.
Fennessy says: “We both work in the interiors world, and have seen our fair share of beautiful homes.” While this was initially overwhelming, the couple have consolidated their extensive knowhow to reach a point that he describes as “finally living in a space that reflects us”. The apartment is filled with furniture and artwork inspired by shoots the creative couple have worked on, and friends they have worked with. Fennessy says:

risbane designer, artist and stylist Rachel Burke has a way of making the ordinary come to life. From bedazzling pantry items, to designing and making tinsel jackets worn by the likes of Kesha, Drew Barrymore, and Mindy Kaling, Burke has created an inspiring environment and adopted various techniques to keep her freelance career on track. “If you work for yourself, you have to treat yourself like a manager would and assess what you need to be the best employee for yourself,” she says. “If that is time off, give yourself time off ... you are not a robot.” Morning
When I first started freelancing I was taking advantage of being able to sleep in, but now I try to get up when my husband leaves for work because the late starts were getting me off on the wrong foot. I used to be a real breakfast-skipper but now that I’m pregnant I have to eat as soon as I wake up – I’ll usually have a Philly [cream] cheese bagel or toast. I also love to really savour my morning coffee – it’s a simple ritual that really sets me up for the day. After coffee it’s straight into the to-do list. I need to be in my studio to get things done – I find it hard to
work on the couch unless I am doing something really repetitive and simple. A big learning curve as a new freelancer was knowing where to begin – I often have multiple projects on the go, so I started to rank things in order of priority. Midday
When at home I usually make myself a BLT sandwich, a simple salad or have leftovers. I’ll usually eat at my desk because I want to keep getting on with whatever I’m working on. If my days are becoming repetitive or I’m spending all day sewing, I might take the opportunity to walk down to the local cafe for a break and some fresh air.

nlike suburbs such as Bayswater or Windsor, the Brighton in Melbourne and the Brighton in England that bequeathed it its name share a host of similarities. Both are on the beach and both attract a level of wealth and privilege. And both boast a roll call of A-to-Z celebrity names as residents. A pocket nestled between the foreshore and Nepean Highway, Melbourne’s Brighton marks its exclusivity through its geography. It hits the headlines only rarely – such as when Shane Warne has a fancy dress party or sea fleas snack on the legs of a teenage boy, sparking headlines like “Flesh eating bugs at Brighton beach: What really ate Sam and why”. (Don’t panic, sea fleas are a common all over Port Phillip Bay and oceans across the world. This young fellow was simply unlucky.)

Who’s afraid of sea fleas? Not the Brighton Icebergers, a hardy group of individuals who take to the water daily even in the depths of winter. Brighton’s Dendy Street Beach includes a line of 82 bathing boxes that date to the turn of the 20th century. Photographs juxtaposing these small, gaily coloured huts with the enormous mansions on the real estate golden mile above them give the distinct feeling of centuries colliding. While it certainly helps, you don’t have to love the beach to love Brighton. There are four train stations on the Sandringham line at your disposal, a tram line cutting through the eastern part of the suburb and various buses. Retail therapists are spoilt for choice with classic street shopping strips of Martin, Bay and Church streets satisfying most whims, while the Palace Cinemas operates two theatres.
