OPENING JANUARY

And that, is where Coached comes in. Coached is our name because that’s our sole focus, to coach you into the best shape of your life for the rest of your life — not just for the annual holiday or your best mates wedding.

And when we talk about shape we’re not just talking body. We’re talking mindset, attitude and emotional fitness, too.
So if you’ve been wrestling with your weight, yo-yo-ing with your cardio, and struggling with your squats, do what the A-listers do, bring in the Coach.
You don’t have to be a Hollywood A-Lister to rock the red carpet and look good naked. But you DO have to have an A-list entourage to get you there, keep you there, and catch you when you fall.
Why should you rent your property out rather than sell it?

Because renting your property with us and our Rent Guarantee Scheme guarantees you income! Imagine owning a property that continues to pay you rent even when it is empty. Imagine enjoying a return on your investment without the run-around and rigmarole of the rental process. Imagine making money from your flat or home without the bother and interruptions of everyday maintenance. Imagine your investment working for you, without you having to work for it! If this sounds too good to be true, let us assure you that we can guarantee you rent every single month of the year - and what’s more, you’ll never have to find a tenant again during this time or worry about the day-to-day maintenance of your rental property. Rest assured, you can kick back and relax. We’ll take care of everything - and that’s guaranteed. Find out how you can make it real and make it yours today. Crosstown Award-winning Doughnuts

The humble doughnut has come a long way since I was a kid with sugary lips enjoying the oozy jam or custard filling while being told not to wipe my hands on the sofa. Simpsons’ fame ensured the sweet treat was on everyone’s lips and not just mine when main character Homer’s insatiable cravings were mentioned in every episode. This huge endorsement paved the way for corporate giants Krispy Kreme and Dunkin’ Doughnut from across the pond to firmly cement themselves onto our high streets and in my opinion the birth of the doughnut revolution truly began. To quote Homer, ‘Woo Hoo”. Needless to say, I have always enjoyed an occasional doughnut ever since childhood, so I was absolutely delighted to receive a box of six (!) from Crosstown who have recently opened a shop also serving coffee, ice cream and cookies in Brighton on Sydney Street. Handcrafted in London and delivered nationwide, the award-winning
creations have been endorsed by the likes of Nigella Lawson, and Vegans of London - so I knew I was in for a treat. The box contained, Vegan Peanut Butter, Vanilla Bean Glaze, Chocolate Truffle, Pumpkin Cake, Vegan Ginger and Pear and Black Forest Cake. The only way to truly test was to take a small bite out of each one in between slurps of tea to cleanse the palette (always classy). I am not vegan, but I enjoyed the vegan offerings equally as much, if not more in the case of the peanut butter and blackcurrant compote. Presentation was spot on, and the doughnuts were light and fluffy and scarily easy to eat and before I knew it my small bites had turned into much bigger ones. Speaking of vegan, this month four new flavours have been launched for Veganuary: Pistachio and Raspberry, Rhubarb and Jasmine, Blood Orange and Strawberry Cheesecake. What better way to enjoy a cruelty free treat with all the taste and texture of a non-vegan doughnut? I haven’t visited the shop yet but will definitely be down to try the new additions on my next day off.

Tørstigbar
Thirsty? If you’re embracing Dry January, then we have the perfect new hotspot for you to try: Torstigbar, a new low-alcohol (or zero alcohol!) bar that’s creating a bit of a buzz. ‘Torstig’ is the Danish word for thirsty, and Torstigbar is here to quench your low-alcoholic thirst. They offer a huge array of low-alcohol and zero alcohol drinks including spirits, cocktails, wines and beers on tap - including the only Guinness 0 draft machine in England! Run by husband and wife Luke and Emmi, Torstigbar is the result of years of research and design. The aim is to make low-alcohol drinks an exciting and valid alternative, not an afterthought. The team are committed to bringing the very best of low alcohol drinks from all over the world to our doorstep in Brighton. Discover happily went along to try just a few. Situated on George Street in Kemptown, Torstigbar is a sleek space with only the best bits of a bar atmosphere. We find Luke, happily tired after another busy day serving customers. He tells us: “We are utterly astounded by how fantastic the reception has been. We are so grateful to the warm welcome Brighton has given us and to our customers, who are incredibly supportive and have shown us the meaning of community.” We decided to start with a safe pair of hands: a pint of Only With Love Juicy AF, a 0.5% pale ale. We hadn’t seen this on tap before and it was great to have a pint of this served up in that satisfying pub style. The ale was slightly fruity, with that satisfying full-bodied character you want from a great ale. Next up, a cocktail please - the Lonstrup, a non-alcoholic take on a gin cocktail made possible by Ginish and other alcohol-free gin Pentire Seaward combined with tonic water, fresh raspberry and rosemary. This

was that deliciously bitter G&T taste, just as good as the the alcoholic version. The fresh rosemary was a beautiful touch. We decided to continue on the cocktail train and next try a Rom By, the Torstig take on a Mojito. This was a stunner of a drink: alcohol-free rum Marie Laveau, Agave Syrup, alcohol free ginger spirit Gimber (nice touch) plus soda, fresh lime and mint. The Rom By was that sunny Mojito taste sans the potential regret and headache. An absolute delight. Finally, a traditional(ish) nightcap was called for. We were lucky enough to sample some of the whiskey alternatives stocked by Torstigbar. Two by Dochus, Smokey Isle and Highland Bothy. These were better than the real thing - that definite whiskey flavour but without the alcoholic burn. Rich, deep but not harsh. We also tried Crossip’s Dandy Smoke alcohol free whiskey, which was warm, full and almost fruity. The perfect ending to our low alcohol odyssey. We say our goodbyes to Torstig and prepare to head back out into the city. Luke says that Brighton has given them a warm welcome: “I can’t imagine a better place in the world to start a business. I have received so much help, support and advice from the local community and it has been invaluable. The interconnectivity of the city is really incredible! It genuinely feels like people are rooting for you. Kemptown has been the most welcoming neighbourhood, we couldn’t have picked a better place to have opened. To everyone that has helped so far, thank you!” Torstigbar are open 5pm to 11pm from Wednesday to Friday, 12pm until 11pm on Saturdays and 12pm to 6pm on Sundays. They are offering a variety of masterclasses - check the website for details.

Reiki Sessions

Reiki is a Japanese technique that helps release tension, stress and promotes healing. It is a type of energy healing which targets the energy fields around the body. Reiki however, is more than this: it is a spiritual practice that helps towards personal fulfilment, whose principles and philosophy can explain and achieve better life-balance, self-development and transformation as well as being a beautiful healing and recovery treatment. Energy can stagnate in the body where there has been physical injury or possibly emotional pain or trauma. In time, these energy blocks can cause illness.
Reiki can be given as a ‘hands on’ treatment or at distance. Reiki treatment raises the vibrational frequency of the recipient and clears blockages that disrupt the energy flow, allowing healing to begin at a cellular level. When reiki is performed at the root chakra, it can help give the sense that we are grounded and supported. When reiki is performed and these blockages are lifted, it clears the way for us to take more targeted action in our lives. It helps us be more compassionate and open to accepting love from others. We become better able to express ourselves and give word to our dreams. Reiki is a beautiful way to remove stagnant and unhelpful energy blockages in our body so that we can reconnect with the source.
This new year I want to share more of the gift of reiki with the world, and so to honour this I’m offering 30% OFF DISCOUNT to kick off 2023. This offer is valid until the end of February so take advantage. If you’d like to know more or have any questions please feel free to get in touch. Excited to meet you all.
The Brighton Raw Juice Co

Juicing, I’m sure you’ve either juiced before, even brought a juicer and vowed to juice more often, or know someone who is into juicing. In the last decade, juicing has blown up, it’s a great way of getting vital nutrients without eating plates and plates of veg plus it gives your digestive system a well earned rest and floods your body with hydrating liquids and not dehydrating.
Juicing works best when we use exercise along side it, to help move the toxins through the route of elimination, especially the lymph and intestines. Because of the rest the digestive system and liver is getting, our energy levels rise, our metabolism starts to work at its optimum and therefore our weight shifts to where it needs to be.
At The Brighton Raw Juice Co, I offer 3,5 and 7 day juice cleanses. Through the winter months, I offer a warm soup in replace of the last juice of the day. The juice cleanses come with 5, 500ml juices a day. Thought the day, at set periods, 3 hours in-between to not overload the body.
Throughout January I’m offering 2 juices cleanses and get the third half price, Or, 15 winter warmer shots and get 5 free.
The winter warmers are shots of ginger, turmeric, orange juice and black pepper, you pop them in ice cube trays and get one out of the freezer every morning and add hot water to make it a long warming detoxifying and anti-inflammatory drink.

lust.co.uk
I’m under so much financial pressure that I don’t feel like being intimate with my partner. The stress is killing my sexual appetite. They are getting frustrated by this, what can I do to make things better between us?
If you believe that the financial stress you have found yourself in is having a negative impact on your sex life, the first thing we would advise here is that you talk to your partner about how this situation is impacting both of you. We always say regularly in our column that communication is key to a happy and successful relationship. It is also important to remember that fluctuations in the desire for sex are also natural, everyone loses their MOJO at some point, even when not stressed, but please talk to your partner as this could even end up strengthening your relationship and improving your overall health. Studies have shown that being stressed constantly produces cortisol, and the body consumes the body’s sex hormone reserves, effectively curbing the desire for sexual activity and having a direct impact on sex drive, so you are not alone in this situation. From worrying about money to
issues with your work, everyday stress can affect your sex drive. Low libido can even exacerbate stress by causing relationship issues or lowered self-confidence. Improving how you manage pressure is important, because it may improve your sex life as well. We could go into ways of managing stress, reducing the influence of stress on the body, but we’re going to focus on the relationship aspect here. Firstly pressure is never going to feel sexy, so it might help to remove sex from the table entirely and to concentrate on intimacy. Removing the pressure of sex often means that affection and intimacy increases, because there is no worry that affection will be misconstrued as desiring sex. Talk to your partner and together establish ways that you can be intimate which do not involve sex. It might be cuddling more, cuddling naked, it might be kissing or a good old fashion snog. Next is to explore with your partner what their needs are? They might be ok with a period of no sex if they are getting plenty of affection. Or you might be ok with participating in their masturbation, if not actually giving them a helping hand, by watching (IRL or via facetime) or kissing as they masturbate? Get creative together and you could turn a period of abstinence into a deepening experience for your relationship. Tim Richardson and Calandra Balfour own the adult shops Taboo and Lust! They are sex educators and emotional wellbeing therapists.

Make Mistakes This Year
I was ill over the New Year: some kind of stomach bug that before the Covids, no one would have thought anything about. Lots of liquids, lots of sleep and lots of lovely friends asking if they could get me anything. The thing about being ill is you have to stop. And then the thinking and the feeling starts. And frankly who needs all that administration? So there I was in enforced stillness and silence as the rest of the world prepared to usher in and celebrate a brand new year and a brand new start. Loudly and rushingly. The noise of Resolutions. Manifestations. Intentions. Givings up. Vegananurys. Dry January. Gentle jogs. Going to the gym. Gratitude lists. Promises. And the push to be better, to do better, to be perfect - it was a lot. Was I ready to smash 2023? I spent a long time in my enforced stillness and silence trying to work out what my resolutions should be this year. I didn’t have fomo about not going out, I had fomo about missing out on a chance to change everything about my life that I was dissatisfied with. I had fomo about missing out on a chance to manifest the perfect life. Then I started to think about the things people were making resolutions about: weight, appearance, homes, money, diet, relationships, jobs. Did I want to change those things? Sure, they could do with some tweaking. But would changing those outside things help? And that’s when it came to me. I was seeking change based on what I felt I should do to be
like others. In comparing myself to others I’d fallen short and now I should change. I was looking outside myself and looking at all the ways I didn’t measure up and thinking a gentle jog everyday for January might cure a deep down feeling in me that I wasn’t enough as I was. I wanted to be seen to be perfect, to have the perfect stuff, perfect body, perfect relationship, perfect life, be the perfect brand so that I fitted in. So in the enforced silence and stillness of being ill, I realised that the only New Years resolution I needed for 2023 was that it’s ok to make mistakes. That giving myself permission to make mistakes, to not have to have the perfect anything, might actually lead to me accepting myself as I am. Loving myself as I am and then changing bad habits wouldn’t have to be a punishment but a pleasure. So 2023 for me is the year of allowing myself to make mistakes, to remember that all mistakes teach me where to love myself in places I’ve never been loved before. I think there’s more warmth in that than telling myself I have to get up at 5am every morning and smash the granny out of my life to be successful. And I’m hoping it will help me to gently give myself a break if I need help with something I really can’t do or change. I have concluded that being ill isn’t so bad. Change takes time, love, warmth, gentleness and making lots of mistakes. Lots of liquids, a big nap and lovely friends also help.

At Khalil Properties, we have the experience and the expertise to help you get the most out of your property. One way that we can do this is by working with you on short-term lettings: renting out your property on a shortterm basis. Demands for hotel alternatives have increased in recent years and this is a prime market that we can help you explore. The benefits of short-term letting include: Flexible pricing: As the lets are agreed for a shorter period, you can adjust your prices more regularly to keep up with changing demand and competition. You’re not tied into a fixed price over a long period, as with a long-term let.

Higher income generation: As prices can be raised during peak times and adjusted to keep bookings flowing throughout the year, you’ll be able to maximise your potential income. You can strategize your bookings to get the maximum return on your investment. Flexibility with tenants: Obviously, hopefully all tenants are wonderful. But just in case they’re not, you’re not tied into a long-term contract. You can find better tenants quickly. Regular involvement with your property - The faster turnover of tenants means that you can access your property more regularly if you want to. It’s easy to have access for maintenance or to check the property.
If you’re interested in working with us to take advantage of the short-term lettings market, call Ahmed at Khalil Properties on 01273 573960 or visit khalilproperties.co.uk.

There is no question too big or too small!
