Our members spotlight for this edition shines on Kate Deveraux, Sales Manager, U K & Ireland at Delta Airlines Having recently achieved a well-earned promotion, on page 3 Kate tells us which of the member benefits she enjoys most and what impact being part of the gdb community has had on her business.

And this edition highlights the prestigious Gatwick Diamond Business Awards 2025 which took place in March at The Grand, Brighton with magician, Ben Hanlin as our celebrity host. You can see full details of this year’s winners on pages 5-7 Huge congratulations to them, and our sincere thanks once again to our 2025 Headline and Category Sponsors, whose support enables us to celebrate the good and the great from across our exciting and vibrant region Thanks also to the team at Cleankill Pest Control, who once again sponsored our GDBA predinner Drinks Reception

At the awards, we were pleased to be able to hold our GDBA Charity Draw again, raising £4,960 on the night (which was very kindly topped up to £5,000 by Anna & David at Menzies!) With prizes donated by Delta Airlines, Air Malta and the Grand, Brighton, our thanks go to them and to everyone who bought tickets, with special thanks to the RPD Foundation for managing the whole draw process on the night The funds raised have now been distributed to our eligible Charity

Members who do such valuable work for those in need across our region.

In our last edition I referenced the many changes we are seeing both on the World stage and closer to home, with the Governments plans for devolution, the creation of the Gatwick Region Airport Economic Zone (AEZ) and the Secretary of State for Transport’s anticipated approval of London Gatwick’s Northern Runway plans later this year, expected to provide many potential business opportunities. Back in March, on behalf of the gdb Board & Council, I was delighted to announce a Strategic Collaboration between Gatwick Diamond Business and The Gatwick Diamond Initiative, which we believe will put gdb and our members in the best possible position to take advantage of these opportunities It is also our ambition that this union will further strengthen our partner and stakeholder relationships and provide an even stronger voice for our members and the wider business community. You can see the press release on Page 8, with more information in the coming months Exciting times ahead!

My thanks as always, go to all of you who have contributed your news, inspiring stories, and valuable advice to this edition of Diamond, and thank you all for reading!

We are delighted to feature Cleankill Pest Control Technician Beth Pemberton-Hill on the front cover of this edition of the magazine. Pest control is an unusual choice for a woman, but Beth absolutely loves her job. How did she get into pest control? Well, while studying for a degree at Portsmouth University in Criminology and Forensic Studies Beth’s interest in insects was triggered after learning how different larvae and fly species on a corpse can help to determine how long someone has been dead Not everyone’s cup of tea, but it was the start of a passion for pests and her ambition to become a Field Biologist one day Beth left university with a first-class BSc degree

In the meantime, Beth is absolutely loving her job The front cover photo was taken at the National Trust’s Hinton Ampner which is one of many heritage sites Beth gets to regularly visit and keep pest free. Beth enjoys interacting with customers and says nothing really scares her in her job apart from spiders!

It has only been just over a year since Cripps and PDT united, but already it has opened fantastic opportunities At the time of the merger, it was all about building on the strengths and shared experience of the two firms This has happened seamlessly, and we are now using this to spread the Cripps experience further - not just geographically, but also in the new areas of expertise that the merger has brought We are calling it our West Side Story and you'll be hearing a lot more about it in the coming months

Cleankill signs up to Armed Forces Covenant

After discussions with ex-services employees, Cleankill Pest Control has signed up to the Armed Forces Covenant - a promise to support the Armed Forces community.

The key qualities that both services share are: punctuality; the trust of the public; excellent training; problem solving; taking instructions and care over appearance; organisation; teamwork and planning Someone who demonstrates all these qualities is Cleankill Service Team Leader Neil Parker Neil is a shining example of someone who is excelling in his new career and finding it extremely rewarding.

Neil served for 12 years in the Royal Artillery as an Air Defence Gunner, operating and then commanding the Rapier short-range Air Defence missile system He left with the rank of Bombardier - the equivalent of a Corporal Neil entered pest control by accident while working in the wine trade.

The agreement marks the first formal step towards forming a single organisation that would bring together the economic development and business membership functions of the two groups A joint working period will now begin, with the intention of confirming a full merger in 2026

Both organisations have stated their intention to begin a strategic collaboration throughout 2025. This phase will include consultations with members, stakeholders, and regional partners to assess how a unified body could serve the business community from South London to the South Coast more effectively

Brett North, Chairman of the Gatwick Diamond Initiative, said: “We’re laying the groundwork for something more joined-up – a way of working that makes life easier for businesses and brings more clarity and strength to the Gatwick Diamond’s voice It’s about building something that meets the challenges ahead ”

The Gatwick Diamond Initiative currently focuses on attracting investment and driving long-term growth through partnerships with local authorities, educational institutions, and government agencies Gatwick Diamond Business, meanwhile, has operated as a membership organisation for over 70 years, providing networking, support, and advocacy for businesses across the region

The Letter of Intent reflects both organisations’ response to the evolving economic landscape and the demand for more streamlined, representative support for the area’s 45,000 businesses, including over 500 international firms across sectors such as aerospace, life sciences, and professional services.

Sally Brown, General Manager and Director at Gatwick Diamond Business, said: “This gives us a real opportunity to build something broader and better connected – something that really reflects where our members are headed and what they need in a changing world ”

Further announcements about the timeline, governance, and stakeholder engagement process will be made later in 2025

Invest Crawley conference highlights the town’s evolution to becoming region’s key growth hotspot

With a strong focus on business expansion, innovation, and sustainable development, the Invest Crawley conference, held on Wednesday 19 March, successfully showcased Crawley’s immense potential as a prime destination for investment

TRADEMARK SCAM ALERT: BE AWARE!

I have recently received multiple reports of a new scam from cloned corporate identities of law firms Business owners across the UK are receiving letters and emails threatening the loss of their trademark from firms falsely claiming to be IP Attorneys

The letter advises the business owner may lose the rights to use their brand name if they fail to take immediate action The letter claims that another company is in the process of registering their trademark and threatens that failure to respond by registering their trademark within 48 hours may result in the loss of their brand rights and ownership to the third party

The SRA Solicitors Regulation Authority has alerted their members This is to widen this alert to more

SME owner managers who may otherwise be unduly stressed and pay unrecoverable costs to fraudsters.

Prior trademark registrations can be a risk to subsequent unregistered brand users However existing prior unregistered trademark users have rights of protection which cannot be over-ridden by trademarks registered later by third parties. If you receive this threatening letter or email please do not respond

As a certified IP advisor and past member of the Fraud Advisory Panel I would be happy to forward such letters anonymously on your behalf to the relevant authorities to take action to stamp out this scam

Unlocking the Value of Commercial Building Surveys and

Technical Due Diligence Reports

Purchasingacommercialpropertyis a significant financial commitment, making a thorough assessment essential before finalising a deal. A commercial building survey or technical due diligence report provides critical insights into a property’scondition, helpingowners, investors, and occupiers make informed decisions Following RICS guidance, these assessments ensure risks, liabilities, and potential maintenance costs are fully understood.

WhatIsaCommercialBuilding Survey?

A commercial building survey is a detailed inspection of a property’s structure, condition, andcompliance with regulations Conducted by qualified surveyors, it helps identify defects, necessary repairs, and potentialinvestmentrisks.

Thisenablesbuyersandinvestorsto planahead,negotiateeffectively,and avoidcostlysurprises

These surveys assess key aspects such as roofing, walls, flooring, structuralintegrity, buildingservices, fire safety, and environmental considerations Additionally, they helpdetermineifthepropertyisfit foritsintendedusewhilehighlighting futurecostsandlegalconcerns

WhyTechnicalDueDiligence Matters

IHT Changes for Business Owners

In many respects, the Spring Statement was relatively uneventful, and many business owners will be relieved that there were no significant new tax increases announced. It will however remain of widespread concern that the government does not seem to have listened to concerns raised by a number of parties about the potential consequences of the changes announced at the previous Budget, and gave no indication of moderating its approach.

One of the most significant announcements made in October 2024 was to introduce a restriction on the relief (business relief) that has historically allowed trading businesses to be passed on death without inheritance tax (IHT) From next year, business relief will be available in full in respect of up to £1m of value, but thereafter only 50%

Atechnicalduediligencereportgoes beyond a standard survey by providingacomprehensivereviewof aproperty’sphysicalcondition, legal status, and compliance risks This process helps uncover hidden defects, environmental hazards, and regulatory issues that could affect long-term financial and operational viability relief will be available This means that, in effect, an effective rate of inheritance tax of 20% will apply above that threshold

The impact of this will naturally vary from case to case, but in a number of cases, potentially significant IHT charges could arise on death For example, if a sole shareholder passes away after 6 April 2025

For institutional investors, property managers, andcorporatebuyers, technical due diligence ensures that all risks and liabilities are understood before committingtoanacquisition

A well-structured commercial building surveyandtechnicalduediligencereport provideclarity,reducerisks,andsupport soundinvestmentdecisions.

owning a business worth £5m, up to £800,000 of IHT could become due, which will need to be financed out of the estate This may leave owners (or their successors) forced to sell assets prematurely, with wider implications then for affected families, as well as for employees and other stakeholders who may be impacted by unexpected changes in ownership In worse cases, businesses may be forced to close altogether

We would strongly encourage business owners who are concerned about these impending changes to consider their succession plans well in advance of April 2026, when the changes come into effect Menzies have extensive experience advising business owners in respect of estate planning and succession planning, and have been advising a number of our clients in advance of the proposed changes coming into effect from next year Contact Peter Mills for advice on pmills@menzies co uk

First Impressions Count: The Power of the First 10 Seconds

"You never get a second chance to make a first impression."

In business, those first 10 seconds can determine whether a potential customer stays or walks away Studies show that people form opinions about a business almost instantly faster than checking phone notifications!

A great first impression makes customers feel valued and engaged, while a poor one can end the journey before it starts So, what are customers noticing in those crucial moments?

The Science Behind First Impressions Psychologists refer to this as "thinslicing" our brain’s ability to make quick judgments based on minimal information Customers do this the moment they step into a store, call an office, or visit a website. And once an impression is set, it’s tough to change

The First 10 Seconds Checklist

1 Greeting – Are customers welcomed with a warm, genuine hello, or is the greeting rushed or absent? A friendly reception sets the tone for a positive experience

2 Body Language & Eye Contact – Are team members making eye contact, smiling, and appearing engaged?

Small gestures build trust instantly

3 Environment & Atmosphere – Is your space clean, inviting, and wellorganized? A cluttered or unwelcoming environment can drive customers away

4 Tone of Voice & Energy – A disengaged or robotic tone can ruin an interaction. Customers respond to warmth and enthusiasm.

5 Speed of Response – Delays in acknowledgment or service can make customers feel undervalued A quick response fosters engagement Why It Matters

First impressions shape your brand’s reputation. A poor one reduces repeat business, while a great one builds loyalty Think about a time you experienced a world-class welcome how did it make you feel?

Improving First Impressions

Audit your business – Walk in as a customer. Does it feel welcoming?

Mystery shop your business –Honest feedback reveals hidden gaps

Train your team – Role-play scenarios to reinforce best practices.

The Legal Balance is Shifting: Why HR

Managers Must Be Ready for a New Era of Employee Rights

By 2026, UK employment law will look significantly different The government’s proposed reforms mark one of the most substantial tilts in the legal landscape for years; away from employer discretion and toward employee protection For HR professionals and business leaders, these changes require strategic planning, cultural alignment, and practical readiness At Starford People & Legal, we’re already supporting many clients in the Gatwick Diamond region through these transitions and helping them prepare for a future where the balance of legal power is changing

The End of ‘Fire and Rehire’ as We Know It

Dismissal and re-engagement practices, often used to force through contract changes, are set to become automatically unfair in all but the most extreme, demonstrable cases of financial hardship This represents a major departure from the status quo and will require businesses to approach contract changes collaboratively, rather than unilaterally We are advising Starford clients to review variation clauses in contracts now and to think long-term If seasonal demands or operational needs vary significantly, other contract types, such as fixed-term or part-time, may provide the necessary flexibility within the future legal framework

Zero-Hours Reform: The Right to Certainty

Our unique model pairs our People Consultants with an Employment Law Partner to ensure all strategic and operational advice is underpinned with first-class legal expertise, giving clients the confidence to navigate this evolving landscape while mitigating any risks

From ‘Two Years’ to ‘Day One’: Rethinking Dismissal Rights

Perhaps the most symbolic shift is the introduction of unfair dismissal as a day one right for employees While this will include a statutory probation period, also known as the Initial Period of Employment (IPE), employers will need to justify dismissals during this phase based on conduct or capability, rather than redundancy. Fair procedures, including the right to be accompanied or to appeal, may also become expected

HR managers must now place renewed emphasis on recruitment effectiveness, performance management, and early intervention. The “wait and see” approach to underperforming new hires will no longer be viable. Managers will need proper training to navigate performance issues confidently and lawfully from day one

The reforms will also significantly enhance protections for zero-hours and minimum-hours workers Employers will be required to offer guaranteed hours contracts after 12 weeks of regular work Workers will also gain new rights to reasonable notice of shifts, and of any shift cancellations, along with potential compensation for late changes.

HR managers must start auditing how flexible contracts are used Are zero-hours roles genuinely irregular, or are they disguising consistent working patterns? Businesses will also need to assess whether their workforce planning and budgeting can accommodate potential penalties for late cancellations

Expanding Access to Leave and Flexibility

From family-friendly policies to flexible working, employee rights are expanding. Paternity leave, unpaid parental leave, and statutory bereavement leave will become day one rights. Meanwhile, flexible working requests can no longer be refused with a simple statutory reason; the refusal must be reasonable and justified

These changes require cultural as well as procedural shifts. Employers will need to re-examine whether “no” has become a reflex response to flexible working requests We encourage HR leaders to challenge internal resistance and explore how flexibility can be aligned with business outcomes, not seen as a barrier to them.

The Cumulative Effect: A New Legal Landscape

While each proposal in isolation may seem manageable, together they represent a decisive rebalancing of employment law Time limits for tribunal claims will double from three to six months, new requirements will emerge for annual leave and sick pay, and employer liability for thirdparty harassment will return These changes indicate a more robust framework of worker protections and a higher standard of employer accountability.

Preparing for Tomorrow, Today

Although many of these reforms won’t take effect until 2026 or beyond, early preparation is key Waiting until legislation is enacted may leave employers scrambling to update contracts, policies, and manager training Starford recommends proactive audits, early stakeholder discussions, and investment in leadership training to manage these transitions smoothly.

We understand that change can be complex, but it doesn’t need to be disruptive We’re working closely with businesses across the region to provide clarity, reduce risk, and ensure compliance in a collaborative and commercially sensible way If you have any concerns about how these changes could impact your organisation, our Employment Law Partners and People Consultants are here to help.

Starford People & Legal offers support when you need it. Contact our team at hello@starfordlegalhr.com to receive a copy of Starford’s Guide to the Proposed Changes to Employment Law, or

What I’ve Learned from the Business Owners Who Never Switch Off

There’s a particular look I’ve come to recognise in many business owners. It’s not stress, exactly It’s a mix of intensity and quiet fatigue – like someone carrying the whole business in their head, all day, every day

After 20 years leading teams in corporate environments, I assumed moving into the world of SME coaching would be a shift in pace It wasn’t What I discovered instead was a different kind of pressure – often more personal, and more deeply felt These are people who’ve built something from nothing, who care deeply about their team and their clients, but who rarely give themselves the same level of attention or structure

What’s often missing isn’t knowledge – it’s space. Time to think clearly. Time to ask, “Is this still the business I set out to build?” One owner recently told me he hadn’t taken a proper holiday in five years Not because he couldn’t afford to, but because he didn’t know how the business would run without him

There’s no single fix But in my experience, the shift begins when owners start to ask better questions –not about what more they should do, but about what only they should do. That’s when clarity starts to return And with it, the business they actually wanted to build

Boost your business: unlocking growth through apprenticeships

Recruiting employees that are skilled and prepared to meet your business’ needs is no easy task. For employers itcanbedifficulttofindjusttheright fit and moulding someone to fit the needs on the job can be challenging. For small employers, this process often requires extensive one-to-one training and development which can strainalreadylimitedresources

3 crucial ways a financial planner could support your small business

Dealing with small business finances can be tough, especially when you have a long list of other responsibilities. Here are three key ways an adviser can help

1 Protecting against the unexpected Unforeseen events can disrupt your business Standard insurance might cover physical damage, but what if a key employee becomes ill or a shareholder suddenly passes away? An adviser can help you set up protections such as:

Key Person Cover: A lump sum payment if a key individual dies, allowing you to cover loss of earnings or hiring a replacement without financial strain.

Shareholder Protection: Funds to buy out the shares of a deceased shareholder, ensuring business continuity.

Relevant life cover: These policies are paid for through the company, and can cover all staff, including you.

2 Finding tax-efficient ways to take moneyfromyourbusiness

When your business is profitable, strategic withdrawals are essential. With careful planning, your pension, salary and use of dividends can all be optimised to ensure they are as tax efficient as possible An adviser will help find the most tax-efficient way topayyourself

3 Buying your business premises throughapension

Purchasing property through a pensioncanreducetaxburdens Rent payments become allowable expenses, and Capital Gains Tax is avoided on profits when selling All growth within the pension is tax-free, enhancing your retirement savings. It can be complicated, but worth considering – that’s where your advisercanhelp

Healthcare and tech enter the world of business networking

Networking events are increasingly being seen as an ideal way to reach busy people who may not make the time for important healthcare checks

That’s why you will see providers offering everything from blood pressure to pulse checks at major events in Sussex.

Among those reaching out to event organisers are My HQ They will be providing free heart health tests at Brighton and Hove Business Show in June. So, attending an event may not just introduce a business owner to potential new clients - it could save their life

As well as helping attendees avoid queues, they can be used to create a digital record of the day

This quick and easy option lets people scan passes every time they meet a new contact.

The merging of tech with events isn’t new, but it is an emerging trend when it comes to business networking

All passes, including those issued to exhibitors, will have a QR code at Brighton and Hove Business Show on June 5 This event is being staged at the Amex Stadium, from 10am to 4pm

Also edging its way into business networking is tech Smart entry passes for big local events now come with multiple benefits.

How? These passes each contain a unique QR code that can be scanned by mobile phones Think of them as digital business cards. Not everyone wants to collect the traditional alternative

Mind the Gap: Beware the ‘Should’

Do you ever find yourself thinking or saying that other people “should” know something or be doing something? If so, you may have identified a gap between what you expect and what is actually happening.

If this rings true within your company, then there may be a practical gap that needs filling (because something is not getting done)

Equally important is that you are sitting in an expectations gap or a ‘fantasyreality gap’ You are making an assumption that certain people know or are doing something when clearly, they are not

“Should” is often used to point the finger of blame i e it is someone else’s fault because they should have done it However, if you are using the word “should” about others, then you are not living in reality! Imagine that you think one of your team should have included specific data in their presentation, but the reality is they didn’t Perhaps they were not clear that you expected them to include the data or perhaps they didn’t know they were meant to be covering it In other situations, a person may not know how to do something… or they don’t see the point (i.e. they don’t get the ‘why’) And remember, when we

The introduction of both tech and healthcare at events shows how different sectors are working together - to both enhance an experience and to encourage people to look after themselves while they are looking after their business

brightonandhovebusinessshow.uk

gain knowledge, we often assume it is common knowledge and that others already know it (or should know it) And don’t rely on common sense either!

If you are a leader and you think someone “should” be doing something, then you need to close the gap either by bringing that person up to your expectation (via clear explanation, training etc) or by bringing your expectation to the level of current reality. If a client is not doing something they should… don’t blame them educate them and/or form a more solid contract!

As Fresh Display celebrate 20 years, Steve Powell, Managing Director, explains how to get more value and less stress from your exhibition stand.

If you’re planning on attending an exhibition this year, you’ve probably got an idea about what you want to achieve with your stand Fresh Display can help ensure that idea becomes an eye-catching, hassle-free, money saving reality Here’s how:

1.Contact us as early as possibly, ideally at least 6 months in advance Let us know if you have more than one event planned There can be cost savings to be had by booking early, whether that’s by designing a reusable stand or saving with early booking fees

2.Thinking beyond the vision. You may want to encourage people to your stand to have conversations, or for demonstrations and product giveaways, but to make your stand work, we focus on the detail Do you need storage space and if so, what size? Have you thought about backlit walls or screens? What sort of furniture and flooring would help create the right impression?

3.Think about the future Is this a one-off event or will you be attending other exhibitions in the future? Do you want to be able to re-use your stand and if so, have you got your own storage space or would you like us to look after it for you?

4.The size and configuration of your stand. The earlier you can let us have the overall floor plan of the venue and your stand number, as well as the exact size and configuration of your stand space, the better You may have booked a shell scheme or space only, which will inform other decisions such as whether you want a modular stand or something bespoke.

5.Don’t be shy about sharing your budget Budget obviously affects design, materials and what we can do but we will also be looking at ways to save you money if the budget is tight For example, perhaps you’d prefer to hire rather than buy a modular stand, or for custom builds, we have standard size walls in stock which might save on extra costs.

6 CAD drawings and colour renders This is the fun part of the process, where your vision and ideas start to come alive Our aim is to capture your vision whilst also making your stand a practicable and workable space

7.Trust the project manager. Exhibition stand building is about much more than designing and building the stand Rules can vary from venue to venue and from year to year, and missing deadlines can be costly Our years of experience in the industry ensure you’re always compliant.

The success of your stand is in the detail. Our end-to-end service is detail focused and takes care of everything for you From helping you choose the right design, to submitting stand drawings and risk assessment, we’ll create a stunning, cost-effective stand to bring your brand to life!

Celebrating 10 years!

This year, Horsham and Crawley Counselling Group (‘HCCG’) celebrated its Tenth Anniversary, as a not for profit Community Interest Company with a Big Birthday Tea Party in Horsham

HCCG delivers low cost counselling support to adults, children and young people in Horsham, Crawley & the surrounding villages, as well as supporting the mental health of local employees The team has grown from 7 in that time to 37, thanks to the dedication of our counsellors and admin staff

An amazing part of our story is how, thanks to an incredible philanthropic gesture by someone who believed we could make a CIC work and purchased the building, were able to secure a long lease on our much loved building, an old Railway Mission Chapel in Oakhill Rd, in Horsham By saving the service, we also honoured

a covenant on the building that it continued to be used to support the localcommunities.

Development Exit Finance Gains Momentum in the South East

As a specialist in property finance operating across the South East, I've seen a sharp uptick in demand for development exit finance – a trend that's fundamentally reshaping the way developers approach the postconstructionphase

With increasingly conservative lending policies from traditional banks, many developers are finding themselves at a crossroads once a project reaches completion Developmentexitfinanceisproviding

a crucial bridge – helping to repay initial development loans while granting developers the breathing room they need to secure optimal sales values, or move onto their next project more quickly.

At Lime, enquiries for development exit loans have surged by over 30% compared to the previous year. This reflects not only the broader economic pressures but also a shift in developer mindset More than ever, developers in the South East are prioritising financial flexibility to weather the extended sales periods we're currently seeing across the market.

We're advising clients to see exit finance not just as a lifeline, but as a strategic tool. By securing short-term funding after construction,

developers can avoid the pressure of rushed sales, allowing them to maximise returns without compromising on timing, pricing or quality. From a lender's perspective, exit finance presents a relatively lower risk opportunity. Projects are complete or near complete, assets are marketable, and the path to repayment is far clearer than in earlystage development lending

Looking ahead into 2025, I expect this financing method to become more mainstream. With more lenders recognising its value and developers increasingly adopting a strategic outlook, development exit finance is set to play a vital role for developers. In short, it gives the developer options and that has to be a good thing

The Renters’ Rights Bill: A Wake-Up Call for Unprepared Landlords

The Renters’ Rights Bill is set to transform the UK’s private rental sector, and landlords who fail to prepare risk financial loss, legal trouble, and unnecessary stress While some may hope for delays or dismiss the changes as minor, the reality is clear: complacency is no longeranoption

Abolition of Section 21 – ‘No-Fault’ Evictions

One of the biggest shifts is the scrapping of Section 21, which currently allows landlords to regain possession of their property without providing a reason. Without this, landlords must rely on one of the groundsunderSection8,whichmust be linked to a specific event or requires proof of a breach of contract, such as rent arrears or antisocial behaviour. Without the appropriateguidancelandlordswill

Stronger Tenant Rights – Higher Standards

The Bill introduces a Decent Homes Standard for the private rental sector, similar to social housing requirements Landlords who have neglected maintenance or failed to meet compliance standards could face penalties Now is the time to ensurepropertiesmeetrequirements beforeenforcementtightens

Periodic Tenancies – A New Landscape

Fixed-term contracts will be replaced by rolling tenancies, giving tenants the flexibility to leave with two months’ notice. Landlords who rely on fixed-term agreements for security must rethink their approach to managing void periods and rental income stability.

HowtoStayAhead

Landlords should review their tenancy agreements, ensure all compliance measures are met, and keep meticulous records Engaging a professional, qualified, and experienced letting agent like Knights can help navigate these changes efficiently and effectively

Ignoring the Renters’ Rights Bill could likely prove a costly mistake Act now to protect your investments and stay compliant in a fast-changing market.

A Summer in Sussex Well Spent

I spend much of my time exploring Sussex, trying out new experiences, and checking out things to do If you are thinking of spending your summer here in Sussex, here are my Sussex Exclusive top recommendations:

1 With over 133 vineyards and a Sussex PDO, vineyard experiences are definitely the trend this summer You can enjoy everything from vineyard and winery tours, to grape picking, wine tasting and eating in

amongst the vines There are official vineyard tours that will take you to a number of different vineyards over the course of the day Alternatively, the other trend of the season is nature safaris, so why not spend a morning out in the wild spotting the wildlife and the afternoon in a vineyard? Great places to do this are at Petworth Park, Pulborough Brooks or the Ashdown Forest and all of these have a number of vineyards nearby.

which can only make things easier and more productive for businesses

Newman might have started with print, but these days, they’re all about connection – in every sense of the word

2 I am a big believer that you don’t have to travel to find adventure If you live in West Sussex, why not head over to East Sussex and walk the 1066 Country Walk (from Pevensey to Rye) or explore the historic towns of Rye, Battle and Hastings Old Town If you live in East Sussex, come westand walk the Midhurst Way from Haslemere to Arundel or explore the many coastal paths and inlets of Chichester Harbour. For the ultimate adventure, walk the South Downs Way this summer Allow eight days to do it at leisure and treat yourself to a couple of nights at some of the luxury hotels that are close to the route

A summer spent in Sussex is a summer spent supporting local, and that, in my book, is a summer well spent

The most common questions about business sales

How much is my business worth?

In value terms a business is a model that generates cash flow Its worth is the current value of that future cash flow. This needs to take into account the potential to grow, increasing cash flow, and any risks to the stability and longevity of the cash flow Other factors such as assets and intellectual

property also need to be considered There is also the rate of return that the investor wishes to achieve Consequently, valuation is a complex area and Transworld can advise on the value you would be likely to achieve for your business

What is the most critical thing I can do to improve the value of my business?

Removing yourself from the management of the business. If the business can operate without its owner, transition into new ownership is simpler, which reduces risk If the owner is performing a critical role a replacement needs to be found, which increases risk and future running costs, both of which reduce value and increase complexity

How long will it take to sell?

There are a multitude of variables and consequently there isn’t a definitive answer to this question For exit planning purposes it would be prudent to allow up to 12 months.

When will I leave the business?

This very much depends on the circumstances, the seller’s aspirations and the buyer’s resources and experience In most situations the owner is expected to stay for a period to support the transition.

What should I do if I want to sell my business?
