In Memoriam… Ron Stephens
Over the Christmas holiday, CCMC and Viridian lost our Executive Director Ron Stephens. Ron served on the CAI board and worked in Association Management for over 34 years. We know that Ron had many contacts in the industry, and was at one time an intricate part of CAI and its education. Ron worked in Texas and Florida both. Below is the announcement that we sent out to our CCMC family.
With deep sadness and heavy hearts, we inform you of the passing of one of our CCMC team members Ron Stephens. Ron passed away on December 23, 2022, unexpectedly and peacefully in his sleep. Ron has been with CCMC for 34 years and has served as a colleague, mentor, and friend. Ron has served in many roles at CCMC over his tenure, beginning in maintenance and growing to vice president. He retired in 2017 and, in 2018, decided to return to community management, where he could continue to impact our teams and build community; Ron currently serves as Executive Director at Viridian.
Ron never met a stranger he couldn’t talk to and a community he didn’t love. Please keep Ron and his family in your hearts during this holiday season.

Have you ever wondered how trees endure the freezing temperatures of a cold winter?
Since they can’t hibernate or migrate to warmer climates, trees have developed several ways to tolerate the cold and survive to warmer spring days.
They have bark
Bark provides insulation and protection against freezing and cracking during the winter. Tree bark comes in different textures, densities, and colors - variations that can help a tree tolerate cold temperatures by reflecting light and dispersing heat.
They drop their leaves or have needle leaves
Broadleaf, deciduous trees lose their leaves in the winter to reduce water loss. Most needle-leaved trees, known as conifers, retain needles year round - with exceptions such as larch and bald cypress trees – only losing older, damaged needles. Needles are better at retaining water than broadleaves thanks to their small surface area and waxy outer coating that limits water loss to transpiration, the evaporation of water from leaves.
They slowly increase their cold tolerance at the cellular level
Trees begin to prepare for an oncoming winter in late summer as daylight hours decline, entering a dormant state and reaching their adapted tolerance by mid-winter. Through a combination of cellular changes that involve shrinkage, dehydration, and sugar concentration, the cells harden and become glasslike. This helps prevent freezing and damage to living cells.
What happens when they just can’t take it?
While trees have evolved amazing strategies for withstanding the winter cold, sometimes it gets so cold that trees can explode. Yes, you read that right. During spells of extreme cold or when trees haven’t had time to acclimate, the life-sustaining sap inside a tree can begin to freeze. Sap contains water so it expands when frozen, putting pressure on the bark, which can break and create an explosion. There are numerous historic and current observations of trees exploding due to extreme cold.
On your next visit to a National Forest this winter, take a fresh look at the trees surrounding you and impress your friends with your knowledge of tree adaptations to cold temperatures.

Frozen Pipes
Learn how to prevent water pipes from freezing, and how to thaw them if they do freeze.

How to Prevent Frozen Pipes
• Keep garage doors closed if there are water supply lines in the garage.
• Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.
• When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.
• Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.
• If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.
How to Protect Pipes From Freezing
Before the onset of cold weather, protect your pipes from freezing by following these recommendations:
• Drain water from swimming pool and water sprinkler supply lines following manufacturer’s or installer’s directions. Do not put antifreeze in these lines unless directed. Antifreeze is environmentally harmful, and is dangerous to humans, pets, wildlife, and landscaping.
• Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.
• Add insulation to attics, basements and crawl spaces. Insulation will maintain higher temperatures in these areas.
• Check around the home for other areas where water supply lines are located in unheated areas. Look in the garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated.
• Consider installing specific products made to insulate water pipes like a “pipe sleeve” or installing UL-listed “heat tape,” “heat cable,” or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼” of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.
• Consider relocating exposed pipes to provide increased protection from freezing.
How to Thaw Frozen Pipes
• If you turn on a faucet and only a trickle comes out, suspect a frozen pipe. Likely places for frozen pipes include against exterior walls or where your water service enters your home through the foundation.
• Keep the faucet open. As you treat the frozen pipe and the frozen area begins to melt, water will begin to flow through the frozen area. Running water through the pipe will help melt ice in the pipe.
• Apply heat to the section of pipe using an electric heating pad wrapped around the pipe, an electric hair dryer, a portable space heater (kept away from flammable materials), or by wrapping pipes with towels soaked in hot water. Do not use a blowtorch, kerosene or propane heater, charcoal stove, or other open flame device.
• Apply heat until full water pressure is restored. If you are unable to locate the frozen area, if the frozen area is not accessible, or if you can not thaw the pipe, call a licensed plumber.
• Check all other faucets in your home to find out if you have additional frozen pipes. If one pipe freezes, others may freeze, too.

Incandescent vs. LED
These days, it’s hard to remember a time before LED light bulbs. Remember those incandescent light bulbs? The ones you were afraid to touch because they got so hot? Those were invented in 1879 — over 140 years ago! Before LEDs, incandescents were our only option, and only 5% of the total energy they consumed was shown in the form of light. What about the other 95%? That all went to the heat being emitted from those bulbs.
The invention of LEDs has utterly transformed the energy landscape — on average, they use at least 75% less energy than incandescents and last around 25 times longer.1 And believe it or not, the size of most LED lights are the size of a grain of cracked pepper.
In this article, we’ll give you a quick overview of LED lighting, how they work and how much you could save if you made the switch to LEDs from incandescents. It’s surprising just how much money you can save by simply switching out the light bulbs.
It’s truly a set-it-and-forget-it money-saving strategy.
What is an LED & Why are They Better?
An LED stands for light-emitting diode — which in basic terms means a semiconductor that produces light when an electric current passes through it. LEDs can come in a variety of colors, but for white-light LEDs, a combination of red, blue and green light is used.
LEDs are much more energy-efficient than incandescent lighting or compact fluorescent (CFL) bulbs — the predecessor of LEDs. LED lights produce little heat, and unlike CFLs, do not contain mercury.

They last much longer too — thousands of hours longer. The particular number varies by company and light bulb, but LEDs on average can last 50,000 hours. That’s 50 times longer than incandescents and 8 to 10 times longer than CFLs.2
How Much Do LEDs Cost?
Not as much as you’d think. LEDs are similar to solar panels — when a new technology becomes available on the market, they typically run at a higher cost. Nowadays, you can get an 8-pack of LED lights for around $10. That’s a little over $1 per bulb, which is around the same price as an incandescent.
Do LED Lights Save Energy?
Absolutely. By replacing just 5 — yes, only 5 — of your most-used light fixtures in your home with ENERGY STAR-approved LED light bulbs, you could save $75 every year.3
Now, imagine if you replaced every lighting source in your house with LED bulbs. Yes, it will be a hefty upfront cost to replace every bulb in your house, but the bulbs last for years and years, depending on how often you use them.
That could equal hundreds of dollars in savings on your electricity bill — by doing nothing other than changing out a few bulbs in your home. How easy is that?

This year’s tournament was rained out in October, but fortunately we were able to reschedule the event for Monday, December 5, and still enjoy some time on the links!

There is a new advocacy committee in town and WE WANT YOU ON OUR TEAM! The mission of the Texas Legislative Action Committee (TLAC) is simple – to advance, defend, protect, and strengthen public policy for the community association-housing model.
In order to be successful, we need to hear from Community Board Members, Community Managers, and those who are directly affected by HOA and condominium association policy reform. We want to know what issues matter to you, what are changes you would like to see during the next legislative session, and how can TLAC help your association operate more effectively.
TLAC is CAI’s brand new advocacy organization and is the only group in Texas supported and endorsed by both CAI National and all CAI Chapters in Texas.
TLAC is a separate organization from the Texas Community Association Advocates (TCAA).
TLAC represents over 20,000 community associations and 5.6 million homeowners in Texas.
TLAC is governed by a broad group of delegates from all over Texas with varying levels of experience and expertise.
