This year house Property news prices to rise Investors to put modestly £1bn into private rented sector Institutional investors are set to plough around £1 billion into the private rented sector this year, according to the Homes and Communities Agency. The HCA has announced it is in ‘active discussion’ with four consortia, which it expects to result in ‘significant fundraising activity’ in the first quarter of 2010. The interest comes as a result of the HCA’s Private Rental Sector Initiative, which has sought to persuade pension funds and other institutional investors to put their money into the development of housing for private rent. Sir Bob Kerslake, chief executive of the HCA, said: ‘I am pleased that the chancellor acknowledged the level of interest in our initiative, which adds to the good progress we are making. ‘Over half of the bids we received under round two of our Kickstart programme expressed an interest in hearing from prospective private rental funds and in addition we hope to see the front-running consortia cross the line sometime in the early part of this year. The Royal Institution of Chartered Surveyors recently released its forecast for 2010, which predicts a rise in the number of sales from between 55,000 and 60,000 a month to 70,000. However, the number of properties on surveyors’ books is reaching historical low points. RICS predict this will rise in the early part of this year, but demand will still outstrip supply.

House price rises will be held in check by a flat labour market, the ongoing caution of lenders and an uncertain economic climate, the forecast said. Simon Rubinsohn, RICS chief economist, said: ‘The imbalance between supply and demand will continue into 2010 resulting in some further house price gains. However, the combination of more available property and the beginning of the exit strategy from the big stimulus programmes that have helped support the economy will gradually exert a greater influence.’

Tesco Close To Entering Mortgages Market. Tesco is widely tipped to be entering into the mortgage market this year. The aim is for the finance division of the supermarket to become a retail bank that can compete with high street rivals. Tesco Bank chief executive, Benny Higgins, who joined the company in 2008, is hoping to capitalise upon the supermarket’s reputation of serving 15 million UK homes. Speaking at a supermarket in Edinburgh recently, Mr Higgins said Tesco could be much more profitable by just selling an expanded product range to its existing customer base. He said: “The strategy is to focus on loyal Tesco customers – serve them well with simple, straightforward, transparent products,” according to The Scotsman. He went on to add that Tesco Bank already has in excess of six million customers, and holds around 8 per cent of the credit card market in the UK.

He reiterated his desire to introduce more products, and announced that by the end of 2010, he would be introducing mortgages, and current accounts would be introduced into the portfolio the following year. Tesco ended its joint venture with the Royal Bank of Scotland in 2008, when Higgins was drafted in to expand the banking side of the supermarket giant. In a recent report, chief executive Terry Leahy said: “We are seeing improving customer confidence and encouraging trends in both the UK and our international businesses, although recessionary conditions still exist in a number of markets.” Tesco Bank has seen a rise in customer accounts, and astabilisation in the rise of bad debts which the bank had experienced over the past years.

Landlords could secure a real bargain this year Mortgage lending to rise in 2010 Katie Tucker, technical manager at mortgageforce, says that mortgage providers have high targets for lending in the coming year, so an increase in the number of available mortgage products is expected. She goes on to add that new figures from the British Bankers’ Association (BBA) are “encouraging”, after it was revealed that the month of November 2009 saw a two-year high in mortgage lending. The data showed that lending for homebuyers rose by 152.3 per cent, compared to the same month in 2008. Furthermore, this figure was up by 0.4 per cent contrasted with November 2007. “The fact that we are so close to 2007’s figures is very encouraging,” comments Ms Tucker. According to figures from the BBA, house purchase loans in November accounted for a total value of £6.6 billion, which equates to a year-on-year increase of 208.7 per cent.

Landlords could find this year to be a positive year in terms of the housing market, one property expert believes. Chris Horne, editor at Property Hawk, states that next year will see a wealth of opportunity for professional landlords who are hoping to increase their property portfolio. “House prices are unlikely to rise in the short-term and therefore landlords can find a real bargain,” he adds. Mr Horne believes that opportunities to secure reasonably-priced property will arise both at auction
