Level Apartments at Village Gardens is a dynamic mixed-use development offering a premier living experience with onsite innovative business opportunities. Located within the popular Village Gardens neighborhood in Lincoln, this community offers 164 thoughtfully designed residential units and 2,500-square-feet of vibrant commercial space.
The development features four levels of spacious apartments built atop a convenient parking garage podium. The building is intentionally situated around the perimeter of the compact and uniquely shaped site allowing views to be maximized through the expansive windows and pedestrian and vehicular circulation of the residents to be streamlined.
Through an abundance of creative apartment unit plans available and emphasis on the walk out options, Level naturally feeds into the thoughtful walkability concept of Village Gardens. Even at five stories tall, Level ties into the surrounding neighborhood scale by using a shallower top roof line, burying the garage into the slope and utilizing a complementary exterior material palette.
Residents can utilize a fitness center, unwind by the refreshing pool, and gather with friends and neighbors in the inviting lounge or party room with a rooftop deck. Level not only creates more opportunity for quality living space with stress free amenities, but it also injects liveliness into an already thriving district.

Davis Design has had the privilege of partnering with Cozad Community Health Systems on several projects since 2015. Beginning with an in-place remodel of their emergency department, we planned and sequenced updates to ensure continuous care, followed by a comprehensive overhaul of the hospital’s surgical center, encompassing the main operating room and outpatient procedure areas.
Our latest work includes the design of a new 9,087-square-foot patient room addition and a 2,000-square-foot pharmacy remodel. The patient addition features fourteen modern private rooms equipped with overhead lifts, spacious roll-in showers, and the ability to implement negative pressure airflow, ensuring readiness for a future pandemic. This new space also includes a centralized nurses’ station, nursery, and support facilities. The pharmacy remodel expanded its total area and updated the compounding facilities to meet USP 800 and 797 standards, enhancing both functionality and safety.
Our current project focuses on the hospital’s main lobby, incorporating a new entry vestibule, an upgraded drive-thru canopy, and a refreshed exterior facade on the building’s southwest side—bringing a contemporary look to the original 1950s architecture. These upgrades exhibit Davis Design’s commitment to creating spaces that enhance both patient care and operational efficiency for healthcare providers.

Davis Design recently partnered with the Nebraska Department of Transportation (NDOT) on a new facility in Columbus that supports joint services for District 3 and the Nebraska State Patrol. With NDOT equipment increasing in size and number since the 1950s when their original building was constructed, the new facility will fully house the larger vehicles and allow for housing within the structure. The building supports the NDOT with an updated structure and appropriate space for the various operations it accommodates.
Bec ause of the building’s location across from the Van Berg Golf Course, and Pawnee Park, the design team was asked to provide a structure and landscape features that would contextually support its presence near the park. The 23,000-square-foot facility is a pre-engineered metal building.
To support vehicle maintenance needs the space features 8 drive-thru equipment bays, a mechanics’ bay, a drive-thru wash bay, storage bays, and a storage mezzanine.
The N DOT office facilities, with ample daylighting, support a superintendent, an 8-person maintenance crew, and 10 construction tech personnel. As well as a supporting materials testing lab and breakroom.
Of th e overall total, a 2,400-square-foot wing is dedicated to State Patrol district operations. The area has a separate, controlled entrance and incorporates space for 2 sergeants, 2 investigators, a roll-out common room for 6 troopers, carrier enforcement, and a K-9 team. It also includes an interview room and secured evidence-holding space.
Othe r on-site facilities include two new fabric-covered salt storage structures and a cold storage building. The site design included retention cells to control and manage storm runoff. The project was completed in August 2024.
LSI and Davis Design are working together on a new office headquarters and warehouse set to open in 2026. The 9,300-square-foot, two-story office is designed with a modern flair and plenty of natural light. The office consists of a grand lobby/atrium complete with a monumental staircase, as well as a multi-purpose training room and break area that can be opened into one large gathering space with access to a private outdoor patio. The open office plan houses 5 different departments within the company and is equipped with zoom rooms and sizable conference spaces.
The 78,500-square-foot p recast warehouse consists of 10 forklift service bays to allow maintenance of up to 20 forklifts at a time, a parts storage area, wash bay, paint booths, and open inventory space. The design was made with flexibility in mind so that the space can transform with the company over time. The design team is very excited to watch this amazing project come to life.
The 30th & Mason project is a contemporary apartment complex consisting of two buildings housing 188 units, offering a variety of studio, 1-bedroom, and 2-bedroom spaces. Its location near the metro streetcar/ORBT route along Dodge Street grants easy access to downtown and other key areas within six blocks, and the design focuses on integrating seamlessly into the neighborhood. Residents will benefit from features such as storm shelters, 110 enclosed parking garage stalls, smart apartment technologies, and community spaces including a clubhouse, gym, outdoor swimming pool and enclosed bike storage.
After continuously serving the judicial needs of Hall County since it was built in 1904, the growing need for judicial space has led Hall County to explore options for expanding its courthouse. In addition to the historic district courtroom that will remain, there will be 2 new district courtrooms, 4 new county courtrooms, and a new juvenile hearing room. Priorities for the County were addressing the county’s growing space needs and incorporating modern security improvements. Other improvements include accessibility upgrades, expanded court clerk offices, updated restrooms, and additional parking.

This fall, Davis Design joined the Lincoln Corporate Games for the third year in a row, bringing energy and teamwork to 14 different events. Alongside our athletic competitions, we proudly earned a Silver Medal in the Canned Food Drive, supporting local families in need.
