PLAN TO BUILD HOMES NEAR ANCIENT CHAPEL Developers vow to retain views of church and create a nature trail open to the public Report by Kenny Parker PLANS to build 14 houses in the Damfield Lane Conservation Area near to the ‘Ancient Chapel’ have been put to Sefton Council - with a pledge by the developers that views of the historic church will be retained. The developers have also promised to provide local scouts with the financial and professional support to replace a scout hut which is currently located at the site. The application also includes a pledge to make the land which is currently closed to the public, open to the community with access to a meadow, nature trail and pond. It will all be accessible to the local community, including St Andrews CofE Primary School and Damfield Gardens Care Home. The grade II listed St Andrews Church and 13th century Maghull Chapel commonly known as the ‘Ancient Chapel,’ are located to the north of the site with the Leeds and Liverpool canal to the south, Planning consultants Roman Summers Associates, which has made the application, say the layout of the four bed houses has been designed specifically to retain existing views of the church from the canal and Damfield Lane. The conservation area contains six grade II listed buildings which also include a sundial, the Harrison

Memorial, Chapel House Farm and a former outbuilding to the south of the farm. St Andrews Church, consecrated in 1880, was designed by James Francis Doyle, a prominent Liverpool architect who designed the city’s Royal Insurance Building. He also designed other churches along with industrial sites, such as Hartley ’s jam factory in Aintree. The planning application for the 14 houses states: “The design has developed from a philosophy of preserving the setting of the nearby listed structures and pays homage to the conservation area for which the site is located. “We aim to deliver a small and sustainable residential development that mirrors in terms of design, form and layout the local and historic pattern of settlement. “The residential element is modest in scale covering half of the 1.6 hectare site. “This will not be a gated community, but one where the public can pass through, enjoy the framed views of the church and engage with the landscaped area to the north. “This site is currently closed to the public and we intend to bring it back into use in a meaningful way.” A key conclusion in the Statement of Community Involvement is that the development will provide “opportunities for local scout groups to become involved in the management of the meadow, and a pledge from the developer and design team to provide financial and professional support for a replacement scout hut on land adjacent to the site.” The plans also state that the developer will encourage wildlife to make their home on the site with the provision of sparrow, bee and swift boxes, and measures to cater for bats and hedgehogs.
