REVISED PLANS PUT FORWARD FOR HOUSING DEVELOPMENTS Joint applications are put to council to build 1,696 homes on huge site to east of town Report by Kenny Parker REVISED planning applications for a development of 1,696 houses on land east of Maghull have been submitted to Sefton Council. The local authority has received two applications for the land, the first a joint application by Countryside Properties and Persimmon Homes and the second from East Maghull Consortium. They are revisions of plans submitted in 2017. The joint application, relating to the area north of Poverty Lane and south of Whinny Brook, is for permission to demolish existing buildings and erect 841 residential dwellings, create public open space and ancillary infrastructure. The second application, relating to land north of Whinny Brook and south of School Lane, is for the demolition of existing buildings and the erection of up to 855 residential dwellings, a mixed-use local centre together with associated public open space, and landscaping. Both plans propose an older persons’ housing scheme (for those aged over 55) and also the provision of affordable housing. Among the features proposed in the planning applications will be a new roundabout on Poverty Lane serving as an “attractive access” to the southern development. facilities. The plans state that the majority of surface rainwater will be channeled into the Whinny Brook but to reduce flood risk the developers propose to “reprofile” the Whinny Brook corridor with ‘earth bunds’ (retaining walls)to the north and south. Also a new ‘flow control chamber’ will be constructed 10m upstream of two existing culverts that run underneath the railway line next to the sites. Countryside Properties and Persimmon Homes wrote in their planning documents: “The development at land north of Poverty Lane will provide an attractive, high quality designed area to live.
“The scale and character of the proposals will ensure that the scheme will contribute to meeting Sefton’s housing needs, while enhancing the immediate and surrounding area. “The careful consideration of the structure, massing streetscape, landscaping and materials ensures that the development is in context with the nearby areas of Maghull creating an attractive, distinctive and aspirational scheme. “By providing new public open space, footpaths/cycleways and private gardens, the proposals will encourage an active lifestyle and a place for new and existing residents to both live

and enjoy.” The East Maghull Consortium wrote in their planning documents: “The vision for the site is to provide a sustainable development that respects the site’s existing features, retaining and enhancing them where possible, resulting in an inclusive and integrated residential led scheme for the land east of Maghull.” The applications can be viewed on the website www.sefton.gov.uk by searching for planning applications using reference numbers DC/2017/01532 and DC/2017/01528. The consultation ends on Saturday, August 17.
