No two homes are identical, which is why choosing a sales price or offer price for a home can be challenging. That's where the comparative market analysis, or CMA, is most useful.
What is a CMA?
The CMA is a side-by-side comparison of homes for sale and homes that have recently sold in the same neighborhood and price range. This information is further sorted by data such as type of home, number of bedrooms, number of baths, lot size, neighborhood, property condition and features, and many other factors. The purpose is to show estimated market value, based on what other buyers and sellers have determined through past sales, pending sales and homes recently put on the market.
How is the CMA created?
How accurate are CMAs?
CMAs are generated by using property information from your real estate agent's multiple listing service (MLS). The MLS is available to licensed members only, including brokers, salespeople, and appraisers, who pay dues to gain access to the service's public and proprietary data, including tax roll information, sold transactions, and listings input by all cooperating MLS members. Listing agents generate CMAs for their sellers, and buyer's agents create them for their buyers so both sides know what current market conditions are for the homes they're interested in comparing.
The CMA is a here-and-now snapshot of the market, based on the most recent data available, but it can instantly be rendered obsolete by a new listing, or a change of status in a home with the same criteria. Why? The market is constantly changing - new listings, pending sales, closed sales, price reductions, and expired listings.
CMAs can vary widely, depending on the knowledge and skill of the person creating the CMA as well as the number and type of data fields that are chosen. That means some features may not be included.
As informative as the CMA is, it should only be used as a tool and should not substitute for your real estate professional's knowledge and advice.

I had to sell a family home in LA, 400 miles away from my Bay Area residence. Interviewed several agents and found Monique and Joe who happened to be selling the home next door for a record price. Our home needed major upgrades after years of neglect, a daunting task for an owner that did not live in the area. Monique and Joe not only understood what was required to make the house sell quickly but essentially became part of our family team over the next 10 months from remodel to listing. They not only offered excellent advice on upgrades that would make a difference to prospective buyers but went out of their way to help purchase material, interview and oversee a dozen different contractors, store materials in their own home that was too valuable to leave in an unoccupied home. The list goes on and on quite frankly. Throughout this 10 month process my family regularly said "we cannot believe how much help Monique and Joe are providing" and noted we would be lost trying to prepare the house for sell without their amazing dedication to helping their clients. From helping find great and economical contractors, suggesting design ideas appropriate for the market and area, guidance on the daunting permitting process and searching for hard to find materials to go with our 1910 home, there was a helping hand every step of the way. Monique and Joe are an amazing team with expert knowledge, service and attention second to none. On top of that we also miss working with two such warm hearted people.
I cannot say enough good things about Monique and Joe. We are first-time homebuyers, which is intimidating to say the least in the LA real estate market, not to mention we were looking at a major fixer upper. Monique and Joe did some serious hand-holding, and helped us through every step of the process, from finding a lender to helping work out the right mortgage to getting our offer approved to meeting us at the property for endless inspections/contractor bids to negotiating a very sizable repair credit with the sellers. They were available at all times of day and late-late night, and addressed my various anxieties and concerns with real solutions and great advice. They are both so extremely knowledgeable and savvy, there were at least a dozen times we faced seemingly insurmountable obstacles and they found solutions to each and every one. I truly believe there is NO WAY we would have closed on our house if it weren't for them. Monique has continued to help me even after the closing with advice on contractors and renovations. I'm so happy we went through the process with them and I highly recommend them to anyone in the market.
