Indeed, the process is actually getting longer. Initially the deadline for Brexit was March 29. That date was then changed to April 12, then to October 31. If Britain fails to agree a Brexit deal by October 31, then ‘no-deal’ is the default option. Britain will automatically leave on that date unless the government changes the date again, subject to consent from EU leaders, or revokes the Article 50 process. There are plenty of ifs and buts as the October 31 deadline approaches, but nothing spooks the

t has now been more than three years since the UK voted to leave the EU, and Brexit continues to dominate the headlines.

The looming deadline has hit consumer confidence, delaying decisions and impacting on housing transactions as buyers and sellers adopt a ‘wait and see’ approach.

The UK residential property transaction count for May was 89,810, down 11.3% year-on-year, the latest data from HMRC shows, and with no current end in sight to the Brexit debacle, the property market, particularly in London, remains stuck in the doldrums.


WHICH WAY IS UP? Like an invisible other-worldly force, Brexit continues to dominate the market sentiment, scrambling any form of predictability. With no bearing from which to reference, many pundits are wondering which way is up... or if up isn't down... or down up. It's anyone's guess? The result is a stagnation in turnover, replaced instead by a strange sense of both foreboding and optimism reflected across national sentiment.

ARRCC was given the brief to create a sanctuary for slickers and to create a space that captures ‘urban chic,’ combining contemporary living with high design. The design of the apartment expresses quite a distinct African aesthetic that's current with South Africa's demands of fast-paced city living. It's a space of calm and serenity, set floating above the city streets of its location.

The interior is a stylized and dynamic clutter-free space that is a forward-thinking, contemporary luxury urban space that maximizes spatial use, cutting edge design and technology. To define the bare spaces they conceptualized a black and white colour pallet as the base fabrics for the walls, floors, and ceilings. The concept creates a light living space with a dark bedroom cubicle cantilevered overhead. This theme of day and night reflect the way in which the apartment functions differently at various times of the day.

But while the possibility of another Olympic Games in the capital may seem far away, there are still plenty of opportunities for you to make some extra money from your property. There are many reasons you may be interested in short term letting - homeowners in Wimbledon do it every year for the tournament, for example - and there are many options available on the market. Here’s a simple guide to letting your property on a short term basis. WHAT DOES ‘SHORTTERM’ MEAN? It’s a residential tenancy of fewer than six months where utilities, television and internet are included

in the rent. Short-term properties should be fully furnished unless agreed otherwise. But the advent of Airbnb means the timescale for a short term let can now be counted in days, rather than weeks or months. For landlords seeking a guaranteed income, the longer, six-month contracts may still be the most appealing, but if you travel a lot, for example, and want to make use of your property, Airbnb and the like might be a good solution.

Before you rent your property, you need to know if you can rent your property. If you have leasehold, for example, you will need to contact the freeholder as some may restrict short lettings. London particularly has strict rules on short-lets. Until recently, for example, people were largely banned from letting out their property for less than three

months without specific permission. However, the Deregulation Act, which became law in March 2015, changed the rules so people can let their properties for 90 days or less. But local councils still exert plenty of control, so it’s important to do your research.

A separate UK government study from 2010 found that less than 10% of private landlords rented a property full time, with 92% classing themselves as part-time landlords. These part-time landlords surveyed for the study earned around 25% of their income from rent, in comparison to full-time landlords who earned 50% or more from renting out their properties.

very, very brief history of ironmongery. We can thank the Ancient Egyptians for the invention of the basic door lock, a pin tumbler, a form of which is still in use today, entirely made out of wood. Archaeologist have found door hinges and handles similar to those in use today in early Greek and Roman sites made from bronze. They substituted iron or bronze for wood, developing projections that

required a corresponding ‘key’ to open the ward lock. Prior to metal, door handles and latches were made in wood, only large houses, castles, churches and important civic buildings would use fancy decorative wrought iron, brass or silver fittings. Warded locks remained the usual for around 2500 years, becoming increasingly complicated to try and stymie the lock picker! In 1778 Robert Barron patented the double-acting tumbler lock developed further in 1818 by Jeremiah Chubb , who incorporated a spring into the mechanism. Joeseph Bramahs safety lock was patented in 1784, he offered a reward for anyone who could pick the lock – no one did for 50

years. The first recorded patent for a metal door knob and lock was 1878, when the US Patent office received a submission by African American inventor, Osbourn Dorsey. Prior to this doors were just locked and the key used to pull the door open or people used a drop latch. The Industrial Revolution (from 1760ish) led to a huge rise to the mass production of cast iron good, hinges, latches, handles and knobs and with this rise in production and use came the idea of style and finish. designed to mirror the opulent lifestyle the king had created for himself saw a change in the design of door fittings, no longer just practical but ornate and decorative as well. During the reigns of Queen Anne (1702 1714) and King Georges, saw a rise in detailed designs and finishes for all ironmongery from locks, window handles, door knobs, cabinet locks and handles etc. The prosperous Victorian era saw the increased use of mortice locks and

latches, where they used China or Porcelain knobs and fittings. Under the Arts and Craft revival movement at the turn of the 20th century there was a rediscovery of simple wooden door knobs and fitting and by the mid 20th century the use of early plastics such as Bakelite and the use of chrome were picked up by the architects and designers of the Art Deco style. There are a huge number of ordinary fixtures and fittings that one can purchase

for the home of today, you can find fittings from any era or use some of the wonderful designs from new and innovative designers such as Ged Kennett, Xavier Lebee, Pushka, Haut DĂŠcor and Silver Kite all have distinctive and interesting ranges of door handles and cabinet knobs with a huge range of textures finishes, colours and designs often allowing for bespoke designs or finishes. WHAT'S THE REAL PRICE, NO REALLY? What are the additional costs of buying a home

t doesn’t matter if you’re a first-time buyer or a seasoned purchasing professional, there’s no getting around it; buying a property is expensive. And if and when you do find a property you like, it’s important to remember the number at the bottom of the listing should be treated as a starting point.

It’s a guide to help you decide if you should click ‘arrange a viewing’ or check your filters and run another search. The real cost of your house will be higher. Much higher, depending on the type of property. But, that said, excluding any failures in your survey or other nasty postpurchase surprises, you can get a pretty good idea of what the ancillary costs of purchasing your property will be. STAMP DUTY Excluding the house itself, this is the big one. Stamp Duty Land Tax (SDLT) is a tax on properties bought

in England and Northern Ireland. And you’ll need to pay it when you buy a residential property that costs more than £125,000, which is going to happen if you want more than a parking space in London. The reforms to Stamp Duty Land Tax (SDLT) introduced in 2014, mean the majority of buyers will pay less tax, but if you’re looking for properties above £900,000, you can expect to pay a higher level. Stamp Duty rates only apply to the portion of the property price in each tax band and not the full purchase amount as it did prior to 4 December 2014. This means a 3-bed Victorian maisonette in Fulham, listed for £995,000, will require £43,250 in stamp duty, around £4000 more than before the reform. And if the property you purchase is a second home, you’ll incur a further 3% cost on the whole price. SOLICITORS A lucky few may be qualified to handle their own affairs, but for the rest of us will need to engage a solicitor to assist with the legal aspect of buying a house. As with stamp duty, the price depends on the size of the property. For the above example of a 3-bed Victorian

maisonette, priced at just under a million, you can expect solicitors fees to be in the region of £2400, though this does include the monies for conveyancing searches, including local and Land Registry. SURVEYS Separate to the searches mentioned above, surveys are broadly optional, but the results can help with negotiations on prices. You should always engage a qualified surveyor, they should be members of the Royal Institute of Chartered Surveyors (RICS). The surveys themselves range from a Condition Report (£300 or more) up to a full Home Condition survey, which reaches £900 depending on the size of the house.

With the Top 5 lenders accounting for £160bn of lending and 6th (HSBC) to 75th (Tipton & Coseley) lending £103bn combined, the big banks do have tight grip of the mortgage market. The increase competition in rate setting has already seen Tesco Bank pull out of the market and the competition needs to be looking at both policy and rate to entice new customers. Of the two examples above, Sainsburys looked at rate and have been one of the more competitive lenders in 2019. They improved service with timescales to mortgage offer massively improved compared to 2018 and an improvement in some policy areas, which also helped service. It is noticeable when a lender looks at all three areas, the overall proposition improves, and clients/brokers have more confidence in them.

Metro have also improved and as a lender that can look at some specialist areas, they have used this to “stand out from the crowd” and helped client on application that most other lenders would have said no. Added to this, they have always had competitive rate setting, so the client is not penalised for the specialised policy. With the improvements in technology helping to streamline processes for the lenders, there is an increasing need for a USP to encourage clients to apply with them. With rate margins at almost base levels, there is not much room left for reductions, so new policy ideas are needed. Each client need is unique, be it self-employed, contractors, older or retired clients, “Bank of Mum & Dad”. For the challengers to compete with the Big Banks, they will need to target these markets, where the top 5 do not need to as have enough business coming in. With 2019 coming into the Autumn and the UK with a new Prime Minister and Brexit deadline looming, the needs of the client will always change as we move into 2020.

NEGOTIATION IS A GIVEN It's hardwired into the process and you should take full advantage of it. Price your property between 5 to 10 per cent above what you want. If you know you have a property, in a sought after area, you may even get this increased asking price. Some sellers price their properties below what they want in order to create a

bidding war. That’s fine, remember, you don’t have to say yes to anyone! DECIDE ON A TIMELINE Different sellers have different needs. Some people are looking for a quick sale, others have the luxury of waiting. Both require different techniques. If you’re looking for a faster sale, you need to be more realistic and price your property competitively. This doesn’t mean you’re going to make a loss, but you will need to market your house at the lower end of the price range. The Homeowners Association also suggests sealed bids, ‘particularly if there is a lot of interest in your house, and the market is hot, you can ask for “best and final offers” by
