A

The property market in the year 2021 has been… surprising. But as we enter what is hopefully the beginning of the end of the pandemic, we’re going to take a look at what’s happened over the last year, what’s happening right now and what we can feasibly predict might happen over the coming months and into the beginning of 2022. Here goes. Rewinding all the way back to March 2020, and the beginning of lockdown, the market came to an obvious and abrupt halt as viewings stopped, buyers and sellers sheltered at home and

As the year progressed, restrictions were eased, Chancellor Rishi Sunak’s stamp duty holiday was implemented, and the changing desires of buyers and sellers were reflected in the market. Both transactions and price growth rose considerably in the latter half

of 2020, likely reflecting pent-up demand and a response to the temporary property transaction tax holiday introduced in July 2020. One thing that quickly became clear was that people’s plans and preferences were changing. Average prices increased more in rural areas than elsewhere from March 2020 and houses had higher price growth than flats as many people continued to work from home. The desire for more space and being closer to the coast or countryside likely drove this change in behaviour. These upward trends continued dramatically in the first half of 2021. Prices rose and demand skyrocketed, with the ONS reporting, ‘UK house prices increased by 8.9% in the year to April 2021, down from 9.9% in March 2021. On a non-seasonally adjusted basis, average house prices in the UK decreased by 1.9% between March and April 2021, compared with a decrease

Those initial headlines went something like this according to the Office of National Statistics (ONS): Transactions of residential properties fell in April 2020 following the introduction of restrictions to curb the spread of the coronavirus; House price growth also fell in April 2020, driven by both reduced demand and a higher proportion of completed transactions at the lower end of the price scale.

The biggest increases in house prices were seen outside of the capital, and more specifically in the North East of England, where prices increased by 16.9% in the year to April 2021. The lowest annual growth was in London, where prices increased by 3.3% in the year to April 2021.

By June, the UK property market was getting seriously busy. The combination of ultra-low interest rates, extensions to the stamp duty holiday, households with increased savings due to lockdown, and a strong desire to stretch their legs in a larger property sent the market into overdrive. In June, the Bank of England’s Chief Economist, Andy Haldane, told a virtual conference, “as things stand, the housing market in the UK is on fire. There’s a significant imbalance between

The shortage of supply means that the value of property in the Fulham area has remained fairly even. In the year to May, 63 sales were recorded in the SW6 postcode area at an average price of £1,064,773, with the toppriced sale so far in 2021 being a double fronted terraced house in Swift Street which changed hands for £3,500,000, having previously been sold for £3,200,000 in 2013. But the market across the country is already showing signs of slightly slowing down, probably driven by the end of the stamp duty holiday and a return to the office for some. Rightmove’s Tim Bannister told the Evening Standard, “buyer demand remains very strong, with an alltime low in the number of properties available for sale on estate agents’ books and new stock at higher than ever average prices, there are early signs of a slowing in the frenetic pace. Higher prices combined with a lack of fresh choice coming to market are reducing some buyers’

ability or desire to move, and while we expect the market to remain robust, there are early signs of a slackening in the incredible pace of activity that we’ve seen over the last year. This super-charged activity cannot go on forever, but we expect the market to remain vigorous for at least the remainder of the year.”

Buyer demand remains very strong, with an all-time low in the number of properties available for sale on estate agents. Then, of course, there’s the small matter of the pandemic which is still very much a factor. The possibility of the return of restrictions (or not) will affect the property market, it’s just difficult to say exactly how. But with London’s house prices remaining comparatively flat (compared to other parts of the country), if you’re considering buying or selling, Fulham has lost none of its appeal as a spacious, green and friendly place to call home.

But the UK Property Transactions Statistics showed that in April 2021, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £400,000 or greater was 117,860, 79.6% higher than a year ago.

MVRDV has revealed the design of "De Oosterlingen", a series of seven sustainable residential buildings on Amsterdam’s Oostenburg Island. The buildings are distributed in a 'barcode' composition, forming an apparent unified design but with an animated skyline and unique characteristics such as varying roof shapes and façades of wood, glass, recycled brick, and bio-based composite. As a reminiscence to the area’s industrial history, a number of façades were designed to open up as folding shutters and canopies, creating a dynamic array of facades that are different from one another, yet still visually harmonious.

While many of us know air pollution harms our health, we may have overlooked what’s happening inside our homes. It turns out that cooking and cleaning are filling our homes with pollutants at higher concentrations than those outside. Even our furniture is off-gassing formaldehyde – a chemical used in its production. So what can you do? Well, you could just reject society and retreat to the woods (we’ve considered it a few times this year), but if that’s not an option, you may want to consider an air purifier. The latest version of Dyson’s Purifier Hot+Cool is kitted out with filters to tackle the particles invading our home’s air, including formaldehyde. It also has loads of sensors to provide insight into what’s generating the most pollution (cooking, in our case, made the air quality ‘severe’), and it doubles as an effective fan or heater.

ritish design duo Child Studio has transformed a disused London post office into a contemporary Japanese restaurant. Located in Saint John’s Wood district near the famed Abbey Road crossing, the late modernist building provided a rich source of inspiration for the designers. The interiors present a subtle blend of European and Japanese design influences. Their aim was to rediscover and celebrate the unique history

of this building and the neighbourhood. The post office was built in the 1960's and the design pays tribute to London's modernist heritage of that era. Engaged with the local history and woven in the fabric of the neighbourhood, this restaurant demonstrates how a carefully researched and wellconsidered design can balance the contemporary sensibility with a touch of nostalgia.

hen it became clear that Covid-19 (and the subsequent restrictions) was here to stay for the foreseeable future, like many people, a lot of renters began to reassess their options. Faced with the prospect of further lockdowns in smaller properties, potentially with no outdoor space, many people made the decision to leave London and return to childhood homes to regroup, or move into new rental properties in towns and cities further afield whilst home working.

So a combination of a desire for more space for their money, and the continued mandate to work from home negating the need to be near the office, has changed the rental market dramatically over the last 18 months. But there are signs that it’s stabilising with rents increasing for the first time for over a year during

Q1 2021 — albeit with a modest £8 or 0.61 on average. Matt Trevett, managing director at The Deposit Protection Service, says, “the stabilisation of rents in London suggests that the tenants who have decided to leave the city during the pandemic for work or space reasons have already done so, perhaps to live in cheaper areas or to move nearer to, or back in with, family.”

Rents across the UK have increased, with the largest being in the traditionally cheaper North East of England (£37 or 7.12 per cent in Q1). The further easing of restrictions including the end of the work from home instructions have fed into the market and led to an increase in demand from renters in the face of limited supply. According to property investor, London Central Portfolio's data, which covers Q2

2021, the number of properties available to rent dipped over the previous 12-months, with 34% fewer prime London rentals available than in June 2020, along with double the number of online enquiries compared to the same time last year. And when properties do become available, they don’t last for long. Propertyreporter.co.uk said in a recent article, ‘increased demand has meant properties for rent have remained on the market for a shorter time. At 50.4 days, the time taken to let a vacant property in Q2 2021 was 20.8% faster than in Q1 2021 and 31.9% quicker than the peak of 74.0 days in Q4 2020. The levels remain above the prepandemic historical average of 27.3 days but are forecast to continue decreasing.’ So what does this mean for existing and potential landlords. The good news is that London has not become the desolate wasteland some predicted last year. On the contrary, while some have a left, many more are lined up and ready


to capitalise on the comparatively low-rents in the capital at the moment. London, of course, marches to a slightly different rhythm to the rest of the country. And this is starkly clear when you compare average rental yields. The capital, as a whole, has an average rental yield of only 2.83% according to data from Seven Capital, compared to 4.54% in Scotland and 3.8% in the mid-table

East of England. But while these numbers look stark, it’s difficult to compare the markets with such different audiences and demands. A report from property tech firm, Home Made, shows that locations in the East of London have some of the highest yields in the capital at the moment, with Barking leading the pack at 5.13%, followed by Dagenham at 4.97%. Home Made speculate that this could be driven by the increase in infrastructure

from projects like the Queen Elizabeth line and Crossrail that will connect these areas to Central London. In leafy Fulham, at around 3-4% yields are not as high as those in East London, but they’re higher than many in the surrounding areas. Combine this with the popularity of Fulham and it’s still a desirable investment for landlords, especially as many renters are looking for longer-term contracts often linked to work.

A GREENER LIFE The rise in homeworking since the outbreak of the virus has led to increasing numbers of renters moving out of big cities to suburbs, smaller towns and more rural areas in search of bigger homes, cost savings and green space.

For me, it's too late in the year to share some summer interior inspiration and too early to prepare for some Autumn cosiness, so I'm back here to discuss

important issues about sustainability within interior design and how we can practise this. WHAT IS SUSTAINABLE INTERIOR DESIGN? We all understand that sustainability is a state within the environment we need to maintain, allowing us to live how we are accustomed to now and for the future. Sustainability in our interiors involves us as consumers and homeowners making better choices in materials and products.

WHAT CAN WE DO? Keep informed, insist on natural and recyclable materials. Be mindful of the process and journey of products, how they are packaged and transported, buy green, buy local, and buy British where possible to help that carbon boot print! A FEW QUICK FACTS Climate change, global warming and sustainability are vast and intertwined subjects. We don't have to look too far into our news feeds


to understand what is happening around the world - the challenges that we face. Already, we have witnessed flooding in central Europe, Nigeria and Uganda, and fires in Turkey, Greece and even Scotland. They are all causing devastation, starvation, apocalyptic scenes, the worst seen on record. These displays of severe weather patterns are warnings from mother nature to put our 'global house' in order. HOW DO WE APPROACH SUSTAINABLE INTERIOR DESIGN? With property owners across the UK spending £39 billion on home improvements in the last 12 months, there stands a window of opportunity for interior designers and discerning homeowners to adapt.

ECO BY DESIGN. ECO BY NATURE There is a whole army of innovational companies striking out to be more sustainable not only in their supply but the journey of the product and how its packaged. Let's take a look. FABRIC Kirby By Design has launched their 'Sustainable Collection', an exciting collection of fabrics made out of waste plastic bottles, recycled wool, acrylic and Tencel lyocell. Each fabric, 'circular' in nature, meaning its recyclable, bio-based and biodegradable. The collections 'Wave' and 'Flo' are all made from plastic bottles and have partnered with www.mcsuk.org and Fleck Eco and Life 11 collections with www. tressforkife.org.uk These are great charitable organisations that are

worth checking out. For luxury and beautiful one-off sustainable fabricated cushions choose Therese Tshiama of London for that individualistic style. PAINT & WALLPAPER I have to praise Farrow & Ball for their forever green policies since the company began in 1946. Their wallpapers are handcrafted and sourced from sustainable forests, making them 100% recyclable. Their paints are water-based and mixed with natural pigment, in turn, produce lower odours and VOC's. Farrow & Ball products are eco-friendly from start to finish and always have been. CARPETS When choosing sustainable floor coverings, two of my favourite companies are Sandringham Carpets Ltd and Jacaranda. 'Maribella' and 'Oceania' from Sandringham, a premium range cleverly constructed from old fishing

Making conscious decisions to help our environment isn't easy. We usually turn our attention to the outside of our properties; adding solar panels, reducing or recycling water, saving electricity, reclaimed

materials and so forth. These are all positive actions, but we need to be thinking inside of our homes too.

For mainstream furniture, visit places like West Elm, in Tottenham court road and Barker & Stonehouse, Battersea for companies who adhere to using FSC certified and recycled materials. ACCESSORIES Nikuku, located in Devon is another supporter hailing to the protection of our environment. They work with natural and recycled materials with a focus on sustainable methods of production, and you ‘Oceania’ by Sandringham Carpets, London

Beautiful materials from golden hemp and jute to sustainable mango wood, making use of the waste leftover from other industries, including cotton from discarded t-shirts, recycled glass, metals, and textiles. CAN WE DO IT? It's not so much of can we, but must, I would say that it shouldn't be too hard for all of us, after the difficulties, we have experienced over the past 18 months, so come on let's be a little more conscious with our purchases, and in doing so tipping the balance in the right direction to combat global warming. Wise words indeed, and it’s an attitude you may need to adopt if you’re in the market for a new home in this extremely active market. Things may have calmed down a bit since the white-hot heat of the rush to complete before the stamp duty exemption ended, but the market is still very busy with limited supply and big demand. In the second quarter of 2021, London prices rose at an annual

rate of 7.3 per cent, up from 4.8 per cent in the first quarter. The average value rose £27,359 over the three month period from £482,576 to £509,935.

Consumer confidence has rebounded while borrowing costs remain low. This, combined with a lack of supply on the market, suggests further upward pressure on prices. Nationwide’s chief economist Robert Gardner told the Evening Standard, “underlying demand is likely to remain solid in the near term as the economy unlocks. Activity will almost inevitably soften for a period after the stamp duty holiday expires at the end of September, given the strong incentive for people to bring forward their purchases to avoid the additional tax.” But ‘soft’ is open to interpretation. The more specific you are in the property you want, the more competitive you might find the landscape, and fair Fulham is a good example. It has some of the most sought after property not just in London, but the whole of the UK, along with green spaces, proximity to the city and great schools. But you probably know all this. So how do you buy one? Well, as with most things, it’s all in the prep. But here are some good habits to adopt that will hopefully make the process a bit easier.


Blow-by-blow Get the right people in your corner Having a solicitor primed and ready to go once a vendor has accepted your offer will make sure the process begins in a timely fashion. And the right solicitor or conveyancer can make this process a dream or a nightmare. If you already have one you trust, great. If you’re in the market for a solicitor and don’t know where to start, go to friends and family first, as there’s no better recommendation than someone who’s had a successful transaction. If not, organisations like the Homeowners Alliance can recommend conveyancers or solicitors.

Check your purse It might sound facetious, but knowing exactly how much money you have to spend on your new home is surprisingly easy to overlook. You shouldn’t really make an offer until you have a mortgage in principle at least. But you should also have a frank look at your finances, this will help you if or when you find yourself in an offer/counter-offer situation. Do you have a savings account, shares, an ISA? Knowing where all your money is, and how much you have, before you start the process can give you a real edge over your fellow buyers. It’s surprising how unprepared some buyers are for the twists and turns of the process.

Roll with the punches You know where you want to live, you know what sort of property you want, now you have to master the art of patience. Of course, there are times when moving falls under serious time constraints, but if that’s not you, great. The vendor of your dream home might not have found their next spot, so if you can assure them they have the time to manage their own onwards buying process, it should theoretically put you in good stead after you;ve made an offer.

Fortunately, we’ve also seen a greater willingness from lenders/ providers to accept a higher proportion of ‘non-guaranteed’ income into consideration for affordability purposes i.e. annual bonus income, commission etc. Providing borrowers can evidence ‘non-guaranteed’ income on recent payslips & P60’s –payslips or P60’s received during the COVID period – there are a number of providers that are happy to provide finance/ borrowing against this income. The ‘trifactor’ of more options/ products at higher LTV’s, lower interest rates & improved lending/ underwriting criteria will be music to the ears for anyone looking to secure mortgage borrowing in the foreseeable future.

n recent weeks & months, borrowers looking to secure finance at higher LTV’s have benefited from forces beyond gravity as Banks & Building Societies have looked to ‘sharpen the pencils’. The ‘Mortgage Guarantee Scheme’ introduced via UK Government from April 2021 has buoyed the marketplace with a raft of lenders falling over themselves to participate: Barclays, HSBC, NatWest, Virgin Money, Halifax etc. Perhaps an unintended consequence of ‘Mortgage Guarantee Scheme’ is the downwards pressure this initiative has placed on rates/products at 85% LTV & 90% LTV. As it stands, it is possible to secure two year fixedrates at 2.29% (90% LTV) - approx. 1% lower than rates seen during the height of the Global Pandemic!

caveat is the requirement to opt for a longer-term fixed-rate product/ structure. Nationwide BS are one of the latest lenders to join the ranks of providers willing to offer ‘5.5x income multiples’ to borrowers: Metro Bank, CYBG, Barclays, Santander, Newcastle BS, Platform Intermediaries - certain providers only look to offer enhanced income multiples to borrowers classified as ‘Professionals’ i.e. Doctors, Lawyers, Accountants etc.

JOSH WOODFIN Property Journalist eading up to Summer and beyond, the UK property market was described as being ‘on fire’ with The Guardian reporting that ‘the monthly snapshot of the property market from Halifax showed a 1.3% jump in the cost of a home in May, taking the average UK selling price to a record £261,743 as homebuyers raced to complete purchases before the stamp duty holiday begins to run down at the end of this month.’

In London, average prices were at £491,687 in April 2021, a fall of £10,072 compared to March’s £501,759 average, according to the Office for National Statistics (ONS). However, despite the widely reported (and at times exaggerated) mass exodus of families leaving London in favour of larger rural and suburban properties, premium properties in London continue to be highly sort-after, especially in the leafier areas including Fulham. But if you’re lucky enough to own a well finished, premium property

on a desirable street, you might be tempted to price accordingly. But depending on your situation, and how quickly you need to sell, this may not be the best strategy. Of course, you want to get the best return on your property, and like so many things, it’s about equipping yourself with the right to do that… Become a market expert To sell your home, you need to know what it’s worth. Yes, you should get a range of valuations from agents (at least three) and you should also browse online portals including Zoopla and Rightmove. But you also need to do your own leg work. Think back to when you bought your property - you did a lot of research, right? Same stands for selling. Look at the sales history of similar properties on your street or in the surrounding area. Competition determines value, and always remember your property is only worth what buyers are willing to pay. Price vs interest The reality is not all agents are created equal, and some will tell you exactly what you want to hear in order to secure your business.

So shop around, find the agents with the local knowledge and the history of securing similar properties to yours for a price you’d be comfortable with. And instead of asking them what’s the best price they can get for your house, ask them what price will generate the most interest. Selling’s a numbers game and you need to get as many people as possible through the door in a short amount of time. Set the scene It’s worth reminding yourself that although it might not feel like it at times during the selling process, you’re in control. You decide who sells your home, and you decide how much it sells for. And the other thing you’re in control of is also one of the simplest: setting the scene. But forget the fresh coffee and baking bread. Just clearing clutter, finishing any DIY projects, clearly defining the role of each room, touching up the front garden and door, are all simple things that can help you get the right price for your property.


Sell Like a Pro Know Your Market Use comparative market analysis to determine a reasonable price. Have the property valued by multiple agents to get a more accurate price. Choosing a time to sell that suits you, not the current market. Demanding a price that you want, rather than what the market dictates.
