Even before the pandemic, there were tax changes applied to the market five years ago. Prior to April 2017, buy-to-let landlords could claim tax relief from HMRC, by deducting all mortgage interest payments from their rental income. As most buy-to-let mortgages are interest-only, this used to mean a decent tax saving. However, since the 2017/18 tax year, the government has phased out the buy-to-let mortgage tax relief, eventually replacing it with a 20% tax credit in 2020.

Being a landlord has become increasingly more complicated and less profitable over the years, this has only led to less rental properties on the market.

In brief, there’s huge demand and not enough stock. A survey of private landlords across England and Wales from the National Residential Landlords Association found that 56% of landlords reported a rise in demand for privately rented homes in Q4 2021.

But what about the market today?

Controlled lighting is extremely important; you may need a system that has separate circuits for mood and general task lighting. This will create drama and atmosphere.

When choosing your home cinema’s style and function, think about how much you want to replicate a commercial cinema; one that includes all the high tech and acoustic requirements, good lighting and professional interior design assistance, rather than making do with just a screen in your lounge. Cinema rooms and gyms have been number one on our wish lists for a good few years, but the desire has been accelerated by the pandemic. For a while, no one could enjoy the pleasures they once knew, so they adapted or added space to do this in their own home. As for gyms, some of us took to participate in-home classes and placed Peleton strategically in the bay windows of our West London homes. Some of us stretched to the addition of the fully equipped home gym or extraordinary cinema room. I know which one I would choose ... Can anyone guess?

Decide what function of activity is taken within the gym. For example, will there be classes, running/treadmill, cycling or yoga, karate, boxing or stretching? Each will require its relevant equipment, space and mood.

Wellbeing. For example, yoga rooms need a balance of colours and earthy materials. Biophilia creates an atmosphere. Relaxing sounds with water, and soft lighting will relax and ground you.

In my experience, I would say that a gym is a less complex project than the design and build of a cinema room, but this depends on what you need from it. Certainly,

Know what you want. Understanding what you want in terms of a property will help you navigate the market. Start your search early so you know a deal when you see it, and you won’t be beaten to it by more savvy buyers putting offers in at the right level.

Learn to compromise. From that first shared house, to your first property and beyond, you’ll often have to compromise. But compromise is a sliding scale; be realistic and balance your aspirations with the realities of the market.

UK sellers fall far behind their US counterparts here. Have an agent give you advice on what they would do, don't take it personally. They can see what has become invisible to you and is an eyesore to potential buyers. Don't scrimp! See it as an investment which will yield a greater return and have faith in what your agent is telling you.

Discuss with your agent the price you should list your property for. Remember a list price isn't the value of your home, that is determined only by the highest bidder. You can list low to generate demand to drive the price, or high to try out the market. Beware of getting this part wrong.
