Families reassessing their priorities made moves to leave cities for rural and coastal towns in search of more space, which, in tangent with the stamp duty holiday lead to (that word again) unprecedented increases in purchases as buyers on the market far outstripped available stock. Lightning-fast sales and even the return of gazumping meant house buyers in 2020 and 2021 need to have nerves of steel and hold their course for as long as their budgets allowed. But as the pandemic shifts into what is, truly, hopefully, the end game,

According to a survey from Zoopla at the end of 2021, around 22% of people currently want to move in the UK, which is significantly higher than the usual 5% in a normal market. And it’s not just Londoners seeking more space either. There are moves between cities, urban to rural, and, yes, movement from the country to the cities. As Zoopla states in its report from the tail end of last year: ‘housing remains affordable in many markets and competition amongst lenders will remain intense, even if

mortgage rates increase. Continued scarcity of homes for sale will remain well into 2022 in our view, supporting headline price inflation. In addition, our analysis shows that the impact of the pandemic on home-buying decisions has further to run. This will be supported by the scale of the financial gains homeowners have seen in the value of their homes since 2020 which will bring sellers into the market.’ It’s that last sentence that piqued our interest. Since the pandemic sent the property world into flux, it’s been the buyers with the best financial clout and ability to move quickly that have largely won out. But behind the scenes, other property owners with less of a burning desire to move have been quietly seeing the price of the properties increase. These upwards ticks were fast in 2020 and 2021, but are now beginning to slow down.

The upward momentum in prices over 2020 and 2021 has been created by the initial impact of the pandemic and artificial stamp duty holiday deadlines over 2021 - factors that will not repeat themselves in 2022.’

The pandemic has accelerated the closing of the house price gap between London and the rest of the country. Even so, we still expect London to underperform the rest of the country until 2024, when the cycle is likely to end.

Looking specifically at London, some agencies believe prime central and prime outer London (including Fulham and Parsons Green) may see renewed interest and growth as buyers with larger budgets look to pick up a bargain. Other areas of London may experience a more modest increase of just 2% next year, and only 5.6% over the next five years, according to the Evening Standard. “The pandemic has accelerated the closing of the house price gap between London and the rest of the country. Even so, we still expect London to underperform the rest of the country until 2024, when the cycle is likely to end,” Aneisha Beveridge, head of research at Hamptons told City A.M. While we will see a degree of leveling up over the next few years, the gap between house prices in the capital

and the other regions is likely to be wider than that seen at the end of the previous cycle in 2007.” One thing we can be certain of in the future is that those with the budgets to seek more space both inside and outside will be willing to pay a premium for it. Even if the finer details of those prices are still a little up in the air. And for better or worse, the genie is out of the bottle when it comes to working from home, with many ditching the office for good, alongside another large group who’ll have the option of flexible working. So the demand for airy, family homes with long gardens and access to great schools and green spaces, like many of the homes you find in South West London, will remain. But the bargaining chips may just change hands between buyers and sellers a few more times yet.

If these predictions play out, it could mean that as price increases slow down, homeowners may decide to sell up to capitalise while the going’s good. This would mean an

increase in housing stock entering the market, which may, in turn, help buyers unlock a bit more flexibility as sellers find themselves with a bit more bargaining power.

Stamp Duty If you’re looking to get into the landlord game, just like with a residential property you’ll be required to pay Stamp Duty on your purchase. Now the Stamp Duty holiday is over, Buy to Let properties are back to the tiered structure, with a percentage payable between 0% and 15% depending on the price of the property. Heads up: you must send an SDLT (Stamp Duty Land Tax) return to HMRC and pay your

SDLT within 14 days of completing the purchase. Your solicitor, agent or conveyancer can do this on your behalf, or you can file a return and pay the tax yourself. Income Tax The good news: in the 2021 Budget, Chancellor Rishi Sunak announced a small rise in April 2021, after which income tax thresholds are frozen until 2026. The less good news is that you still have to pay it! Landlords are entitled to a £1000 tax free allowance. So if you make less than £1k a year, you don’t have to pay HMRC. If you make between £2,500 and £9,999 after expenses, or over £10,000 before allowable expenses, you’ll need to complete a self-assessment tax return and may have to pay income tax. You also might need to pay Class 2 National Insurance if you reach a certain threshold, being a landlord is your primary job, or you rent more than one property. Capital Gains Tax If you’re thinking of selling up and getting out of the game, you may be liable to pay Capital Gains Tax if

your rental property has gone up in value. H

orizontal, vertical or diagonal lines are most commonly used in construction and interior design. Interestingly, by default, we tend to gravitate towards straight lines and shy away from more curvy elements. The reason for this is because of a few factors:

History of line Throughout history, the basic vocabulary for architecture and interiors has always been square or rectangular, apart from the imaginative one-off skyscrapers in London or the Far East. So we could ask, why not more curves? The reason - most of all is the cost, in any aspect of production and of planning. Curves do not conform to a grid so they take up more space. We need lines to define an area, to give height, width, depth, and

a visual ending. Straight lines and angles delineate, expand and state boundaries; they tell us that this is the default expectation. Horizontal lines evoke stability, grounding and direction. Vertical lines are associated with strength, balance and elevation. Curves more interestingly are humanising, organic, playful, suggest movement, are easy on the eyes, thought-provoking and soothing. When a space feels heavy, curved lines can soften.

A room isn't a room unless it's square or rectangular. It's a misconception to think that all rooms should have straight edges, angles and strongly defined within a grid, and it's wrong to believe that round or curved rooms and their expected furnishings should be awkward to furnish. Decoratively, curves and lines make perfect partners. Let's be clear that there are no rules that you have to team lines with lines and curves with curves. When confronting interior design

dilemmas, it is most likely that the structural canvas of a room will be linear, so by introducing curvacious elements in furniture or accessories we are suggesting interest and movement. Here's how to apply it. The starting point for inspiration would begin with architecture and our surroundings. An arched window or waved wall, an undulating landscape outside. Interiorly, it's more difficult to introduce some curves, if not already present, for example, introducing some roundness found in furniture or accessories is the way to go. A turned leg, vase, scrolled lamp, patterned fabrics and mixed with elements of the room structure are the perfect way to combine. The trick is to

bounce the curves back and forth to achieve good proportion and space. In dining rooms: oval tables are great 'balancers' for a room when space is premium and look far more interesting. Plants and other natural materials are excellent starting points of inspiration and any evidence of curve – use it!

Imagine a room that contains more roundness than line, and its presence takes on a different demeanour. The introduction of the odd curve expands thought, instils adventure, brings about movement, balance and calm.

Are we heading for a curve design trend in 2022? Curves have been very present throughout the last few years, but for me curves are always safely packed in my interior designer's toolbox. Trends will come and go. There is a revival in kitchens with round islands and fluted countertops, which is lovely to see and a lot more evidence of c and kidney shaped sofas with that curvy appeal. The downside - when the trend has to end and the desire to de-curve becomes apparent, we may tire and need to default to the linear state once more. Does that mean dominant line element then wins? hen the lockdown started to ease, there’s a good chance that if it wasn’t you rushing to pick up your perfect home with increased acreage inside and outside, and a healthy saving on stamp duty, then you knew someone who was. But as the white-hot heat of the post-lockdown property rush begins to cool, it’s still a very, very active market in London, with demand continuing to outstrip supply. And this is a good thing! In this article, we’re all about the tortoises, not the hares.

Some wise words from Ross Counsell of Goodmove from last year... “as I have re-iterated throughout the Stamp Duty Holiday, I would most definitely suggest buyers avoid making any hasty decisions. Property purchase is a massive deal, especially in today’s economic climate so it is insanely important that buyers manage to tick off all their requirements for their dream property. Wrong decisions only cause expensive mistakes down the line, and nobody wants the stress of another house purchase in such a short period of time.”

Nobody could argue how resilient the Property Market has remained

despite challenges it has faced over the period of the Global Pandemic. What reasons to we have to be cheerful as we move into 2022? Whilst it is true that some of the outrageously cheap five year fixed-rate products at lower LTV’s have been removed from the marketplace in recent weeks, it is still possible to secure finance at incredibly low %’s – it is also important to note that rates of interest at the higher LTV’s (75% +) have barely moved at all – despite what you might read in the newspapers! Moreover, I would expect property prices in bigger cities like London to hold-up well as the Country continues to reopen off the back of a hugely successful vaccine rollout – walking around the West End earlier this week it definitely feels like the buzz has returned to the capital! But depending on your plan this can be positive or negative. The easing of restrictions combined with the Government’s stamp duty led to a stampede of sales as space-starved families looked for larger homes with more outside space, and first-time buyers sort to capitalise on the potential savings (£15000 on the first £500k) and get a foot firmly on the ladder.

But as the world slowly began to settle, the property market also calmed down slightly. Now the stamp duty holiday has ended, what does the landscape look like for those who are looking to sell both primary or secondary properties in London. Some of the numbers when looked at from above are staggering, and one thing is clear, prices have increased and they look like they will continue to do so, albeit at a

slower pace. Property portal Zoopla reported recently that the total value of British homes has soared by 20% in the past five years. This means that almost 12 million homes have jumped in value by the national average of £49,000 or more since 2016, according to our latest research.

The impact of the pandemic on the housing market has further to run but at a less frenetic pace. We expect the momentum in the market to outweigh some emerging headwinds from higher living costs and the risk of higher mortgage rates. London is (unsurprisingly) the most valuable region, with homes in the city collectively worth £2.4tn. So although the capital accounts for just 13% of British properties, it is home to a quarter of Britain’s housing wealth.

An estimated 1.5 million homes are expected to change hands by the end of 2021, according to Zoopla, making it the busiest year for the housing market since 2007. And it doesn’t look like this will change much in 2022 with 22% of people currently wanting to move, significantly higher than the usual 5% in a normal market. And despite the much-discussed urban exodus, the capital’s property market is alive and well. The average cost of a home in London has risen by nearly £20,000 during the pandemic and now stands at £514,907, reports the Evening Standard. Guy Gittins, chief executive of Chestertons told the newspaper in “Our buyer levels are up 60 percent at the moment and we are seeing a record level of transactions. This is the bellweather for an active market. There is just more churn in London at the moment as lots of different people on different rungs of the ladder are moving about and freeing up stock.” And prices look set to continue to increase for the foreseeable, with London prices predicted to rise by a further one percent in 2022 then 1.5 percent 2023, before


accelerating to three percent in 2024. That said, demand may slow as we further return to a state more akin to life before Covid. Richard Donnell, of Zoopla, said in a recent report: ‘The impact of the pandemic on the housing market has further to run but at a less frenetic pace. We expect the momentum in the market to outweigh some emerging headwinds from higher living costs and the risk of higher mortgage rates.’
