Judging the competition

A panel of industry experts has put the homes featured in this magazine through a rigorous points-based judging process. The highest-scoring projects are awarded Gold and the best become Category winners . The three Category winners with the highest points and that meet the points threshold are named Regional Supreme House of the Year under $1 million , Regional Supreme House of the Year over $1 million and Regional Supreme Renovation of the Year. Each year a maximum of 100 entries from the regional competitions receive Top 100 status and, out of those, we find the National Category winners. Lifestyle, Craftsmanship and Special Award winners are also named at the national level. The three best houses (a new build under $1 million, a new build over $1 million and a renovation) become the National Supreme winners, to be announced at a special awards gala on 22 November 2025.

With all the right steps in place, turning your residential dream into reality presents an exciting prospect and many rich rewards.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns.

Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Jenny Holmes shares her award-winning approach to kitchen design.

From the rolling landscapes of the Waikato region, Jenny Holmes of Design Marked, is quietly redefining what it means to design a kitchen. Her spaces are less about fleeting trends and more about creating something that feels deeply lived-in, welcoming and uniquely tailored to each family. With a career rooted in hands-on experience and a philosophy shaped by both practicality and poetry, Jenny’s work feels like the design equivalent of a warm embrace.

Jenny started her career at a joinery company where she immersed herself in the nuts and bolts of how kitchens come together — learning the craft from the inside out. This early foundation became her superpower. “Function comes first, always,” she says. “The kitchen is a working space before it’s anything else.”

Her next steps, forming a business partnership and eventually launching her own practice, allowed her to hone a design voice that balances beauty with utility. Today, that voice has won her national recognition and awards, including a standout Gold Kitchen Design Award for a Tairua project at the 2024 NKBA Excellence in Design Awards.

Materials, for Jenny, are storytellers. She gravitates toward natural stone with bold veining, solid-plate stainless steel for its understated industrial honesty and timber veneers that bring a sense of soul to a space. Textured tiles and narrow reeded glass often appear in her work — not as decorative afterthoughts, but as tools for creating layers of tactility and mood.

In the Waikato, where light can shift dramatically between seasons, Jenny designs with an eye to how sunlight moves through a space. Capturing morning light and creating warmth on cold winter afternoons are constant considerations. “The lifestyle here is relaxed and genuine,” she says. “Kitchens need to feel the same way — approachable, functional but beautiful.”

Jenny’s own life — full of cooking, entertaining and informal family gatherings — directly informs her approach. Her kitchens are spaces designed for connection, storytelling and the often messy, wonderful business of everyday life. Whether it’s a morning coffee rush, after-school homework sessions or a Friday night shared with friends, her designs accommodate the full spectrum of living.

Her aesthetic influences reflect this duality between simplicity and warmth. She references Belgian designer Vincent Van Duysen for his mastery of minimalism without sterility, and looks to Australian studio Arent & Pyke for their fearless

Her clients today, she notes, are more informed than ever and want kitchens that serve multiple roles. The kitchen is no longer just a place to cook. It’s where life happens — from children spreading out school projects on the island bench, to friends gathering with wine while dinner’s on the go.

When asked about the latest trends, Jenny’s advice is clear and grounded. Choose timeless textures over bold colours. Let function lead. And, above all, design a space that feels authentically yours. “The best kitchens aren’t just beautiful — they’re deeply personal,” she says.

What was once outdated is now outstanding after a remarkable renovation. This Waikato home is striking, character-filled and showcases cherished pieces of the owner’s history. Details in the rejigged layout tell part of the family story — reclaimed bricks and tongue-andgroove flooring from the client’s late father’s estate ground the open-plan kitchen, dining and living space in nostalgia. Tucked at the end of a quiet cul-de-sac and wrapped in native bush, this 1980s residence has been transformed into a light-filled, future-ready family home. Through her online platform, Derived from Nature, the edible garden designer and educator inspires people all over the globe to use natural and sustainable methods — no matter their space or experience. Here she shares her top tips for planning and planting a thriving vegetable garden.

Plan in Layers

Think of your garden like a mini ecosystem. Instead of planting in flat rows, use height and layers — tall plants such as tomatoes or corn at the back, mid-sized crops in the middle, and low-growing herbs and greens at the front. This creates natural shade, reduces water evaporation and mimics how plants grow in the wild.

Embrace Dense Planting

Forget the wide spacing instructions on seed packets. Nature doesn’t leave bare soil — and neither should you. Plant closely to suppress weeds, retain moisture and maximise harvests.

With the right companion plants, you’ll reduce competition and increase productivity.

Focus on Companion Planting

Certain plants grow better together. For example, basil helps tomatoes thrive, and marigolds deter soil pests. The Derived from Nature method includes dozens of companion pairings that naturally boost growth, flavour and resilience.
