PLAN FOR SUCCESS

It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Strategic thinking and using colour cleverly are part of interior designer Kate Alexander’s bag of tricks.

Designing a home is a bit like packing a suitcase, says interior designer Kate Alexander. The Devonport-based creative has seen many people approach furnishing a home a bit like they are throwing clothes into a bag before a long-haul flight. The end result, she says, is the interior design equivalent of too many fancy cocktail dresses and not enough underwear and socks.

“I approach interior design the same way I like to pack a suitcase, by gathering my thoughts and curating my ideas. When I pack in a hurry, I find I always forget something, so I prefer to start packing a week before I travel and review what I’ve packed. Often on reflection I’ll think, ‘Actually I really do need to bring a warm coat,’ or, ‘I need a top that goes with these trousers.’ All my ideas won’t fit in the suitcase, so I need to think about the practicalities. The same rule applies with interior design.

“You also need to keep some flexibility in your plans and reserve some energy for the end of the project. Just like you also need to keep some room in your suitcase in case you find a great pair of shoes you want to buy while you’re travelling.”

Kate’s pragmatic and strategic approach to design has been wowing clients of her business, Places & Graces, for the past five years. Before stepping into interior design, she worked as a creative director at a brand strategy firm and she had also been a stylist for Resene. But it was real estate property staging, a role she took on for many years, which got Kate fully immersed in interior design.

“Often when my property styling clients saw the home they were trying to sell after it had been staged, they wanted my help to unlock the potential of their new forever homes,” says Kate.

A lot of interior design work in the Auckland area involves renovated heritage homes. A constant challenge on these projects is making the new parts of the home feel connected with the original construction. One of the techniques Kate uses to create cohesion is painting ceilings in a feature colour to mask changes in ceiling

height and to carry through touches of heritage details into the modern parts of the home.

“Modern construction often has clean minimal lines, whereas villas or bungalows have trims that are more ornate. To connect the two styles, try adding modern lighting into the older parts of the home. Or if the heritage rooms have a tongue-and-groove ceiling, try carrying the tongue-and-groove into the extension.”

In fact, heritage details and wall texture such as tongue-and-groove, wainscoting and panelling is one of the big interior trends Kate is seeing at the moment.

“Texture is a nice trend we’re seeing right now and there’s a movement away from flat, minimal white rooms, and towards panelling and earthen plaster finishes.

Interior designer Kate Alexander is known for her clever use of colour. Although all three of the homes pictured feature blue and white colour palettes at the request of the homeowners, the wall textures, joinery and the nuances of the different paint colours create distinctive-looking spaces. Details such as surfboards, ceramic pigs and artificial bananas add quirky touches.

There’s also a shift towards bolder colours and softer edges with curved architecture and furniture.”

Decision fatigue on interior details is particularly common for homeowners working with new builds, says Kate, who has rescued many who have run out of steam at the end of a project. One way to avoid feeling overwhelmed, she says, is to select one must-have design feature and build your ideas up from there.

“Whether it’s that you’ve always wanted a concrete floor or that you’re really keen on black tapware, find that one thing that’s non-negotiable for you and work from there. And remember — there’s not room in the suitcase for everything.”

There have been many studies over the years about the mood-enhancing benefits of being in nature. Psychologist Erich Fromm coined the term ‘biophilic response’ back in the 1970s to explain the idea that humans need to feel connected to nature in order to feel a sense of contentment, and it’s a principle that has influenced the design world ever since. With growing awareness of mental health and wellness since the pandemic, it’s not surprising that nature-inspired biophilic design is making a strong return in interior design and architecture. Natural materials such as wood, stone, clay and wool are being used to create calming spaces. On a colour level, warm whites and sandy beiges, close to those found in nature, are replacing cool-toned artificial whites that featured in architecture from the early 2000s. Team these new neutrals with feature walls, furnishings and accent linen in earth-toned rusts, walnut browns, ochres, deep ocean blues and canopy greens to create soothing colour palettes. Add further texture with house plants, furniture and decor that celebrate the beautiful imperfections of nature, such as the coarse texture of rock, the knots and wood grain of timber and the rough fibre of wool.

What is the trend with neutral colours, and what feeling does this create?

Neutrals are calming and like a blank canvas for your home. They are a safe option with both new builds and older homes as they feel modern and clean. The trend for neutrals is leaning towards warmer whites and cream, and away from cool-toned whites and greys, as people try to make their home cosy and comfortable. Try varying the strengths of the same neutral throughout your home, for example Resene Double Thorndon Cream in the lounge, Resene Thorndon Cream in bedrooms and Resene Eighth Thorndon Cream on ceilings and trims. You could even try Resene Triple Thorndon Cream on the exterior.

Which factors should be considered when choosing paint colours for house exteriors?

The cladding material will determine the depth of colour suitable. If you’re thinking of using a dark hue, some cladding types aren’t ideal painted in colours with a low LRV (light reflective value), and some councils also have colour restrictions. It’s best to speak to your builder and cladding distributor, as they can provide guidelines on how dark you can go. With dark colours, always opt for a Resene CoolColour formula, which uses special heat-reflective technology to make the surface cool, even when exposed to light. How can wood stains work with the architecture?

Resene Woodsman wood stains are such beautiful products to use; they connect with the outdoors, enhance the natural grain of timber, and add texture. Lately, I’m liking Resene Top Notch, a deep moody green that adds a beautiful tone to any space. I love to match it with bright oranges such as Resene Grenadier to get a real pop of colour.

How does a guarantee work?

A Master Build Guarantee is a warranty product and includes insolvency protection. It is not an insurance policy.

With an insurance product, the relationship is traditionally between the consumer and the insurer. With a 10-Year Master Build Guarantee there are three parties involved –the consumer, their builder, and Master Build Services. In general, a guarantee or warranty provides assurance that something will be fixed if it goes wrong, whereas insurance provides an offer of compensation for loss. The vast majority of claims under the Guarantee are settled with the builder returning to site to address the issues. This is always our first course of action.

A high-performance home with a lower budget? It’s almost unheard of, but this home north of Auckland manages to hit both briefs. The skinny on Scandi style

It might be tiny, but this striking example of Scandinavian design in suburban Auckland packs a powerful punch. It’s all the more impressive when you consider the sliver of land it was built on consists of two old driveways with a total area of 294sqm and a width of less than six metres. This two-bedroom 79sqm house is proof that bijoux

can be brilliant and that skinny — the house is less than four metres wide — can be sensational.

The challenges were many, but the designer, owner and Mod Builders were up to them. The result is a carefully crafted home that wouldn’t look out of place in the likes of Sweden, Norway or Denmark.

The split-level house with a pitched roof is clad in redwood shiplap timber and has a corrugated steel roof and aluminium joinery with double glazing.

A little bit of magic

This home is an example of when good craftsmanship and perseverance produce something special. There were a number of building constraints within this ambitious housing development, but the builders rose to the occasion to execute the terrace-housing project in style. Simple pleasures

Why build new when the bones are this good? This renovation has artfully maintained the character and lion’s share of the original footprint of the three-bedroom bungalow, while upgrading it for more space, flow and to fill the rooms with state-of-the-art amenities.

Heritage homes often have poky kitchens, laundries and bathrooms compared to their modern counterparts

so upgrades to these areas were top of the list.

The new bathroom is quite the scene stealer with a small vertical feature tile on one wall, and large, square, grey stone-look tiles on the floor and remaining walls. The separate toilet has been integrated into the bathroom, while a freestanding bath and basin add a sense of luxury.

The kitchen was relocated to make better use of space, with a breakfast bar, new storage and built-in shelving making the area much more functional.

A small extension on the side of the house allowed the addition of a separate powder room and provides the perfect nook for the dining table. Where one small door once led outside from this spot, double doors now open onto a new side deck, built around an existing nīkau.

Chip off the old block

The challenge to adding a 47sqm extension to this city-fringe weatherboard bungalow lay in creating a modern, light-filled area while retaining the home’s existing character.

Now that the back of the house has been transformed, the family can enjoy much better indoor/outdoor flow, a

new kitchen, laundry and bathroom, and a living space that has plenty of room.

Super remodel

This charming renovation is quite the head turner. While the owners wanted to keep some original elements of their four-bedroom home, they also wanted to create a new living, dining, working and entertaining pavilion that would key into their lifestyle. The result is a stylish new space that incorporates the timber characteristics of the house in an open space with seamless indoor-outdoor flow. The extension utilises the middle of the long section to create an outdoor barbecue area and uses external timber joinery and weatherboards.

What a difference 35sqm can make. In this central-city house it makes a new living-dining extension that eases onto decking in the lush, private back garden. There’s no shortage of natural light here. Sliders, clerestory windows and a skylight usher in rays that highlight the parquet floor, the pitched ceiling and walls crafted in plywood.

The extension, clad in Abodo timber, isn’t the only component of this impressive project. It also involved reconfiguring and renovating the existing house. A prime example: the kitchen that steps down to the new communal space. It has more timber as well as muted green tiles and cabinetry, both of which tie the area for prepping food to the zone for sitting down and enjoying it.

The work also included converting the former lounge into a main bedroom, creating a new laundry and producing two new bathrooms, both tiled delights. The main bathroom, with standalone bath, has a feature wall with striking golden tiles while the ensuite returns to the theme of timber, with the addition of rippled khaki tiles.

Life’s a beach

From a modest two-storey 1980s bach to a modern 197sqm home — this house has undergone quite the transformation. While it would have been easier to start over, the new owners wanted to retain the spirit of the original dwelling.

With a tight floorplan and an ageing structure, it was clear from the outset that this renovation was not going

to be without its challenges. The builders were equal to the task at hand.

From the exterior, wide stairs, a long balcony and tall windows lend a feeling of grandeur while the red roof is a nod to the former bach.

Inside, the layout has been reconfigured. While only an additional two metres was added to the front of the house, the clever new design allowed three bedrooms to become four plus a rumpus room, and the main bedroom gained an ensuite and walk-in wardrobe.

The open-plan downstairs level is inviting with timber ceiling beams, blonde flooring and kitchen cabinetry offset by industrial black steel columns. Sea-green finger tiles on the splashback keep the space fresh. Hurdles aside, the results of this build are clear: ultra-liveable spaces that feel like a permanent holiday. Whether it’s a flambéed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. Bathrooms are one of the few places in a family home where there is true privacy, and with that comes relaxation. With growing understanding of the benefits of self care, bathroom designs are taking inspiration from hotel style. For a touch of Balinesespa style, try rainwater-inspired showerheads, bathtubs with soft edges, wooden and rattan vanities, stone, tile walls or earthen plasters such as Rockcote Marrakesh. For accent colours, use relaxing shades such as grey-toned greens and blues and, earthy pinks and apricots. “To achieve this look, go for organic materials and finishes, such as timber as opposed to coloured Melteca,” says interior designer Kate Alexander. “Look for tapware that isn’t too shiny and has a natural patina such as aged copper or rubbed bronze. Diffused light is very important, so skylights and

frosted glass will help.” For a more European-style resort-look, consider large tiles that will have fewer grout lines, making a small space look bigger. If incorporating two types of tiles or combining tiles and paint, choose colours with similar undertones. “Luxurious bathrooms really lend themselves to tiles, but if you’re not tiling the entire bathroom, think about where they will finish so your eye isn’t drawn to a lip of tiles,” says Kate. “It also pays to really nail the layout first and think about practicalities like how you live in the space and where you want the bin to go. For instance, I’m a big fan of vertical bath rails because my kids don’t know how to hang towels.” For the ultimate escape, consider a washable wallpaper mural placed behind a bathtub so you can dream of tropical locations without leaving home.

Rain or shine

Underplant with a smaller pink-leafed harakeke/flax such as ‘Evening Glow’, or with lomandra, a fresh-green Australian ornamental grass. Complete the vignette with a billowing plant like a dramatic fatsia, sprawling nasturtiums (left) or catmint.

Lawn lore

Time-consuming, water-guzzling and environmentally unsound, domestic lawns are being given makeovers.

To maintain the neat, green openness that makes lawns so appealing, replace the grass with native groundcovers, which tend to be particularly good in damper regions. Once established, these will prove tough, long-lasting and will help suppress weeds.

Kia kaha

Picking resilient plants that tolerate both drought and monsoon conditions is a no-brainer. Stunning combinations are popping up in gardens designed with two rules: they need to look good, and survive — or even thrive — in what the heavens throw at them. Here in Aotearoa New Zealand, we add a third rule: that they won’t go feral in our native forests.

Top tough trees include our iconic tī kōuka/cabbage tree, and the white Himalayan birch, treasured for its snow-white bark and then its autumn glory. These look best in groups planted in places that draw the

Try some of the leptinellas, Mercury Bay weed, an acaena or Mazus reptans. Some like more sun and others withstand drought better, so choose carefully for your site.

In drier zones, stunning shingle and hoggin (sand, gravel and clay) gardens are ideal lawn replacements.

In these, plants erupt sometimes seemingly randomly, sometimes sparsely, out of this coarse material.

In others, plants may be closely packed with clearly defined paths. It’s your choice.

If you select drought-resistant plants, they shouldn’t need watering. Examples include euphorbia, verbena bonariensis, catmint, lamb’s ear (right), lavender, gaura… the list is long.

Ditch it

Swales are swanky ditches that catch rain and run-off before letting it filter back into the soil. This is, of course, preferable to it pooling on both hard or boggy surfaces, or being channelled into the stormwater system, which is all too often overwhelmed in storms. Planted up — with hardy varieties, of course — they add interest and beauty to a garden.

Hard rehabilitation

New permeable concrete is one of the hottest products in home landscaping today. Concrete, like the Brutalist architecture it engendered, has always had fans who love its clean, bold lines and low-maintenance qualities. With recent weather events, a spotlight has been thrown on the hardy material, and the porous versions now available. These allow water to soak through quickly without the concrete losing any of its durability. It’s a win-win.

Think tanks

Gardeners are snapping up water tanks, and not just because they collect rain from roofs and save it for dry spells. There’s an aesthetic component, too. Who doesn’t want an excuse to add something both beautiful and useful to the garden? For a real hit of Kiwiana choose a round corrugated metal tank on a stand. If room is tight, how about a slimline number which doubles as a fence? With staycations commonplace, tanks disguised as Roman amphora or modernist urn, will lend an air of exotica to your backyard.
