The first phase of the Neptune Wharf roofing project was completed in February 2023, with the complete development due to handover later in the year.

The concrete wash water issue The pH of concrete wash water from construction and building sites is highly caustic (pH 12-14) and very damaging to the environment if untreated. It is illegal to discharge without an acceptable pH level (usually 6-9).

Equally, this applies to concrete wagon washouts to sewer and surface drains, where usually illegal to discharge below pH 6 and above pH 10.

This high alkaline wastewater is customarily treated with hazardous chemicals on a batch basis.

NeutraliZer™ CO2 concrete washout treatment

The NeutraliZer™ works by monitoring the caustic washout with Smart Storm’s USM pH meter and based on the readings,

carbon dioxide (CO2) is automatically dissolved into the wash water flow to reduce the pH to a safe level for discharge; this happens on a continuous flow basis.

Smart Storm’s USI, a multiple water parameter meter, provides a 7” touch screen interface for user-friendly operation.

A Magflow flow meter monitors the effluent leaving the unit, which can treat up to 25m3 of wastewater per hour.

CO2 dissolved in water is slightly acidic so is ideal for neutralising concrete wash water and CO2 self-buffers so cannot overdose no matter how much is injected.

Fast Tracking Sustainability

BCR Sustainability Products & Services Award Winner Adveco considers the options for introducing low-carbon water heating into commercial properties…

Buildings are responsible for as much as 50% of the UK’s carbon emissions and addressing hot water generation can affect as much as 30% of a commercial building’s daily energy demands. System choices are typically driven by location, cost, and now increasingly sustainability. The current consensus is that adopting electric water heating is the greener option, but many businesses will wish to retain gas. Either way, it makes sense to add a low-carbon preheat to reduce energy consumption and in turn, reduce carbon emissions and control running costs. Through a mix of cost and simplicity, the best technologies to use to preheat domestic hot water (DHW) systems are either air source heat pumps (ASHP) or solar thermal.

Air To Water

Heat pumps are a technology that operates most efficiently at lower temperatures, making it highly applicable to domestic applications, but commercial DHW systems require 60°C working flow for safe (anti-legionella) operation. Commercial heat pumps, such as the Adveco FPi32 & L70 ranges, can be pushed to deliver a higher percentage contribution, generating temperatures of 45-50°C for preheat. But this is at the cost of performance efficiency, drawing in more electrical energy. Compared to an equivalent-sized direct-electric (ie, from the grid) system, one with an ASHP can achieve carbon reductions of 42-47%, whilst saving 25-35% of the energy costs. The system will still be required to top up heat to the necessary 60°C, using either immersion or an electric boiler. This, combined with the heat pump’s reduced operational efficiency means it will still be much more expensive to run than an equivalent-sized gas-fired system based on a modern and efficient (109% net) water heater.

The recommendation in this case is to keep electrical demand down by increasing the size of the hot water storage which is then heated more slowly. This is very different to the high energy input, low storage seen

with gas-fired systems. A 30kW energy source can heat 750 litres/hour by 34°C, so when the system draws hot water at a faster rate than it can be heated to 44°C for hot showers you start to get complaints that the water is ‘cold.’ The larger volume cylinder helps to overcome this undersizing allowing for a two hour reheat cycle that maintains enough water at 60°C to meet daily demand, whilst slowly heating reserves through the night when demand is minimal to meet the morning peak.

Even so, gas-based hot water applications are, by a factor of 3.8, still cheaper to operate than direct grid-electric systems. Using heat pumps can offset energy costs, but this still leaves a considerable excess operating charge because of the need to provide top-up energy for safe operating temperatures. Historically, additional system top-up was provided by electric immersions, which for backup purposes and occasional peaks in demand whilst more expensive was acceptable. The shift to fully electric systems has put a greater onus on the technology which was never designed to provide primary heat. The costs are excessive and should they be deployed hard water, can rapidly develop scale leading to permanent damage in a remarkably short time. For this reason, we recommend the replacement of immersion technology with smaller electric boilers, such as Adveco ARDENT, that are both more efficient, and, because they operate in a closed loop will avoid the issues of systems scaling up.

Despite this, carbon savings and costs are no longer aligned. However, we can still take advantage of solar thermal which can be employed to offset energy use in gas-fired systems as well as offsetting costs in electric/ASHP applications.

The Power Of The Sun Solar thermal systems are ideal for businesses that use and rely on large amounts of hot water, but it is important to understand that a solar thermal system will not fully replace your existing water heating system and will not provide space heating.

The actual percentage of your water heating demand covered by solar thermal will depend on your site and energy consumption habits (though this figure is typically around 30% for commercial sites). Sized and installed correctly, a single solar thermal collector can contribute up to 1400kWh per annum, providing electricity savings of £300 and more importantly reducing emissions of CO2 by 322kg.

Incorporating Drain Back, a feature of all Adveco solar thermal systems, helps prevent stagnation of solar fluid in the collector which would lead to costly repairs. This gravity flow approach reduces pump capacity requirements and energy use of the pump station to a minimum and will automatically drain fluid if power is cut without the need for working components.

This makes solar thermal systems with drainback low maintenance with long operational lifespans.

A Future Built On Electric?

If your building has a grid connection and has high hot water demands gas remains the most cost-effective option. Additionally, new gasfired appliances operate with ever-reduced emissions, and most, such as Adveco’s ADplus and AD water heater ranges, and MD boiler range are ready to accept the initial proposed 20% hydrogen blends in the gas grid as early as 2024 without requiring any alteration. Should hydrogen be accepted by the government as a function of net zero we would not expect 100% feeds to be in place nationally until 2040 with the grid changeover beginning in the early to mid-2030s. Retaining an existing gas

connection, therefore, provides a degree of futureproofing should green gas technology be embraced.

Perhaps the most detrimental issue we see today as a result of replacing gas with electricity is the propensity to oversize the new electric system, replacing gas appliances with electric alternatives with like-for-like capabilities resulting in unnecessary capital costs for system supply and installation. If an oversized system exceeds a building’s available amperage of electrical supply, project installation costs will inevitably soar, or even stall the project.

This can best be avoided by understanding your building’s actual hot water demands and designing the replacement to meet those specific needs. There is an art to designing hot water systems, but real, actionable data is priceless. When considering options for introducing sustainability the best advice we can give is to understand your needs first. Eco Clipper offers large area mowers that help field managers minimise mowing costs while producing a professional cut. The Eco Clipper mowing system was originally developed to replace the cylinder mower in turfgrass production. Timber cladders should heed ventilation warning

Standfirst: A recent flurry of cladding inspection requests received by the Timber Decking and Cladding Association has revealed that basic, fundamental installation principles for timber cladding are being ignored.

Timber cladding is installed as a rainscreen on buildings across the UK. This means the cladding should be fitted over a drained and ventilated cavity, to allow airflow and moisture to escape and give it the longest possible service life.

Ventilation provision is allowed for at the top and bottom of the cladding, while the batten layer or layers – one or two depending on the orientation of the cladding – creates a continuous drainage plane over a waterproof breather membrane.

Unfortunately, several cases where this guidance has not been observed have recently been brought to the Timber Decking and Cladding Association’s (TDCA) attention, and it seems TDCA is not alone.

In a recent newsletter, NHBC reported that it ‘has recent experience with the design life of timber cladding being less than intended, leading to loss of performance and claims.’ It sites ‘lack of detailing to enable drainage and ventilation’ as one of the key problems, as well as the use of ‘unsuitable film-forming coatings that can trap moisture’ and fixings issues. These are all very important factors that builders and tradespeople must get right to prevent future problems.

“Fixings issues have long since been a bug bear of the TDCA in respect to both timber cladding and decking,” explains Janet Sycamore, Director of TDCA. “Most of the cases, we see feature problems caused by using the wrong type of fixing, fixings made of the wrong material, or their incorrect placement and poor application. If you get it wrong the result could be at best permanent, dark, unsightly rust stains or, at worst, boards becoming detached from the wall and potentially causing harm.”

The good news is that these problems are easily avoided by following good practice guidance available from the TDCA and Timber Development UK.

The project with WMG (Warwick Manufacturing Group) has optimised warehouse layout and movement for the efficient flow of picking, assembly and packing operations across key ranges. It involved measuring processes via time study and motion analysis through site visits, video capture and process flow assessment. Findings outlined cycle times and mapped the movement of people.

The resulting report outlined a series of recommendations to improve process capacity, including quick wins and minor modifications to warehouse and workstations layout to introduce time savings. This has led to the introduction of mobile Kanban shelving within the assembly area to allow components to be picked and assembled more efficiently. The double-sided racks allow bins to be restocked by a dedicated person who conveys stock between Strand's warehouse and its head office on another part of the site.

Steve Marshall, Managing Director of Strand Hardware, said that the project had been ‘thorough and exacting.’

"Strand Hardware has grown over 30 years. Like most companies, while scaling up, we have focused on customer requirements and day-to-day business operations. We felt that the time had come to review what we were doing and whether we could be doing it more efficiently, which led to the opportunity to work with WMG.

“Having experts come into the business with fresh pairs of eyes, ask the right questions and with the knowledge to assess and analyse our operations has been invaluable. It was important for us not to disrupt warehouse activity, so recommendations had to incorporate improvements that would be easy to apply. In the long term, this will make our business leaner and more efficient – the ideal foundation for future growth,” he said.

The project was undertaken with funding from the Digital Innovation for Manufacturing programme.

Strand Warehouse and Production Manager Andy Michel said that it had been fascinating to work with the University Team, "The results will make the job easier for many of the team and help Strand Hardware in its continuous improvement.”

Chris Wang, of WMG SME Group added, “WMG and Strand Hardware have worked collaboratively to analyse their current assembly area in readiness for optimising their production facility. Across the three recommendations put forward, a maximum 50% reduction in cycle times per unit has been predicted which allows for a 5.105% capacity increase.”

Upton Marina, Upton Upon Severn, (now called the Upton Lake Project) is the location for this exciting new development. Ten floating homes are currently planned. This will be expanded to feature twentyeight in total in three further segments. The project has been underway since the start of 2022.

Obviously, floating homes come with some technical challenges. In this case, one of these was working out how to allow them all to discharge black and grey waste to the main foul sewer located some distance away on the far side of the marina.

However, for Warwickshire based Marine Sanitation specialists LeeSan this sort of project is all in a day’s work. Working closely with the developers, the LeeSan team have designed and specified a custom built, integral, HDPE (High Density Polyethylene), transfer tank with single submersible pump (supplied by LeeSan’s parent company Pump Technology Ltd.) for each home. All pipework from the home’s grey and black waste discharges directly into this. A safety operating panel and high-level alarm to warn of any challenges in good time to take appropriate action is also included in every system.

These individual tanks then automatically pump out to a master transfer tank comprising of another larger HDPE tank with, for belt and braces security, twin 3 phase pumps (again from Pump Technology Ltd.), on a duty/standby/ assist arrangement. This can easily cope with multiple homes discharging at once. From here, the system then discharges via the ramp and across the bridge to the main foul sewer.

For the client Tingdene Group an important part of the brief was that each system should operate just like a normal home, and this has been successfully achieved.

LeeSan has currently completed and commissioned the installations for the first five homes.

Tingdene Group have a show home in the marina, which they let out to potential clients interested in buying a home. This is proving to be a great idea as there is nothing like trying before you buy!

It certainly seems that LeeSan are expanding the concept of ‘Marine’ Sanitation into ever more interesting and exciting areas!

Working on a spring-loaded pin hinge means that installation of the door, once the frame has been installed is much quicker than a door supplied with a traditional piano hinge.

Direct Hoist, a midlands-based construction hoist sales and hire specialist, recently expanded its Lincolnshire site to include a bespoke teaching centre. And now, as a further step towards being a one-stop shop for its customers, Direct Hoist is offering tuition at times to meet their convenience.

Rob Wilson, Direct Hoist’s managing director is known for pre-empting a client’s requirements, thanks to 30-plus years in the hoist hire industry. He says, “We intuitively know what our customers need, so we’ve started running courses at select weekends. Last Saturday, for example, we laid on a special day for a scaffolding firm to ensure the company didn’t have any staff downtime.”

Direct Hoist’s expertise in construction hoists ensures all training is industry-specific with up-to-the-minute knowledge of equipment, working practices and regulations. Its facility includes a 10m training tower, capable of transporting a two-tonne platform hoist to full height. The firm’s fully qualified tutors place keen emphasis on safety, to ensure students understand the essentials of keeping themselves and others away from risk.

Courses can be fully accredited to NVQ (National Vocational Qualification) Level 2 in hoist installation. 7th June – Setting up Air Sampling Pumps

28th June – Introduction to HAV Monitoring Hand-Arm Vibration Syndrome (HAVS) is a serious condition that can be prevented with the correct control of exposure.
