The Auckland housing market has responded aggressively to improved buying conditions with turnover hitting the highest number of sales in a month for more than three years, and with prices at their highest this calendar year.
“The long-anticipated housing market recovery finally arrived in March,” said Peter Thompson, Managing Director of Barfoot and Thompson.
“We sold 1,213 properties in March, and you need to go back to July 2021, when the market was just off its peak, to find a month when we sold more homes.
“There was also a marked increase in sales prices during the month, with the median price increasing by 4.3 percent to $970,000 and the average price by 3.4 percent to $1,145,045.
“The momentum in the market has been slowly building since the start of the year, and with marginally better economic
news in March confidence in the housing market lifted.
“Although both the median and average prices paid in March were at their highest this year, buyers continued to be cautious, and the prices being paid remain below where they were at this time last year.
“Higher sales number at modestly higher prices is a positive sign that improved market activity is likely to be sustained over the next few months.
“Buyer choice remains at an alltime high despite the high sales in March, and we listed 2,103 new properties in the month through a combination of new builds reaching the market and existing properties.
“At month end we had 6,268 properties on our books, by far the largest number of listings for 15 years.
“Sales activity was strong in all price segments during March, with a notable increase in sales at the top end of the market.
“We sold 28 homes for more than $3 million, the highest number in a month for three years and another 61 between $2 to $3 million.
“Sales activity in the rural and lifestyle markets in Northland and the Auckland region also increased significantly in March, with sales of close to $65 million across 39 properties.
“While turnover in the rural and lifestyle markets was up 48 percent on that for February, it was in line with turnover at the same time last year.”
Peter Thompson Managing Director
We sell across all price brackets and types of property. Here’s proof why people continue to list and sell with Barfoot & Thompson.
Over the last 12 months, Barfoot & Thompson sold more property in our area* than any competitor.
For the period from 1st April 2024 to 31st March 2025 we sold 38% of all properties for sale in the area* – that’s over 1400 sales made by Barfoot & Thompson!
April 2025
The Auckland rental market continued to cool over the summer period, with a slower increase in average weekly rent prices and a quieter season of renter activity recorded during the first quarter of 2025.
The average weekly rent for a home in Auckland registered $691.55 at the end of March 2025. This was up 2.75% or $18.49 on the same period last year, but was just $1.77 more than the average paid in December 2024 ($689.78).
Barfoot & Thompson’s General Manager of Property Management
Anil Anna says the data shows that rental pricing has continued to stabilise following a period of more rapid, demand-driven growth.
“The rate of rental price increases reached a recent peak of 5.69% in March 2024, driven by a combination of factors including population growth bolstered by strong net-migration, the return of visitors and overseas students, and constrained housing supply.
“On the whole, these pressures eased through the rest of 2024,
and we’ve observed a slow downward trend in rental price increases as a result.
The rate of increases was 5.59% year-on-year at the end of June 2024, 4.81% at end September, and 3.89% at end December.
Mr. Anna also noted that while the summer period is typically one of the busiest in the rental calendar, the upswing began later this season, and did not build to the very high levels usually seen.
“During this same period there has been mounting strain on household budgets and tougher broader economic conditions, so it’s likely some renters are holding back from taking on the added costs of moving or a potentially higher rent at a new property.
“Generally speaking, properties are taking a little longer to let and pricing is proving important to generating good interest.
“I encourage landlords to engage a professional property manager to provide the latest insights on pricing in their area.
“For those still wanting to make
a move, now is a good time, with a range of choice available in the market.”
Looking at the various market segments, by size, one-bedroom properties, largely made up of apartments in Auckland central and the city fringe, saw the most price growth year-on-year, up 3.19% or $14.25 to a new average weekly rent of $460.35.
During the same period, threebedroom homes, which make up the majority of rental stock in the region overall, also experienced one of the greater price increases year-on-year, rising 3.01% or by $20.29 per week to an average of $693.93.
By area, South Auckland recorded the strongest annual growth, up 4.10% to an average of $636.10, followed by Franklin/Manukau Rural, up 3.77% and North Shore, up 3.54%. In the south, this growth was driven particularly by pricing of large properties of 5 or more bedrooms.

Summer is often seen as the most ideal time of the year to list your home but it can be smart to wait until autumn to hammer that ‘for sale’ sign into your lawn.
After all, the kids are back in school, the weather is still temperate and people are traveling less creating a more captive audience.
Summer months are meant for relaxing, and spending time with family. Keeping the house clean with the kids home all day coupled with having to work around open houses can really be overwhelming. Wait until the dust has settled and people are closing up baches and coming home from the beaches.
There is something so lovely about the changing leaves and a crisp cool morning with a cuppa in your hand. Have a cookbook open on your countertop to a recipe for a hearty stew next to a bowl full of red apples and home buyers will be able to picture themselves getting cosy during a night in. Plus, the autumn palette on your trees can make your garden more appealing.
In summer, heatwaves make sweltering indoor temperature a glaring issue. Attendees at open homes often find themselves sweaty and uncomfortable while viewing properties, especially during mid-day viewings. Prospective buyers then become aware of how hot a home could be and it might therefore appear less appealing. Autumn temperatures make for a more pleasant period of time with weather extremes less of an issue. Plus, things like heat pumps and fireplaces (more common than air con) become big selling points.
There are fewer homes on the market during the autumn months so your property will potentially receive more attention and have less competition for buyers.
Having the right photographers, salesperson, home stagers and cleaners can be game changers when putting your house on the market. During the summer, these coveted services can be more expensive and the “best of best” can be fully booked. Waiting until the fall means there is less demand for services so you can score an appointment and you may be able to negotiate lower rates.
Autumn home buyers tend to be more focused on what they want. They have had the summer to hone down their property wish list and will be more likely to move quickly to purchase. Another motivation is that few want to brave winter’s cold temperatures when packing and settling in.

As the Branch Manager of Barfoot & Thompson Milford, I lead a dynamic team dedicated to delivering top-notch real estate services to our clients. We help homeowners to achieve outstanding sales results, and help landlords to maximise their portfolio returns while minimising hassles.
My grandfather, Val Barfoot, founded Barfoot & Thompson 100 years ago as a new migrant from England. The company has grown to be the market leader in Auckland, but has never lost sight of key family values like integrity and respect. A focus on performance and service has seen Barfoot & Thompson achieve international recognition as the top real estate agency in Asia Pacific - the first New Zealand agency to do so.
I’m a proud North Shore local, and started my real estate career here in 2009. I’ve also had the privilege of working in our branches all across Auckland as a relieving manager, and I opened our Millwater branch in 2017 before relocating to Milford in 2019.
At Barfoot & Thompson, we believe in looking after our people and supporting our local community, but above all we believe in putting our clients first. I am committed to helping my team deliver exceptional real estate services to our clients in a positive and collaborative work environment. Feel free to reach out to me if you have any real estate needs or questions. I love meeting our clients in person and I always have time to talk.
