The Auckland property market had a strong close to the summer/autumn selling season with sales numbers at their strongest for the month of June in four years, and the average price increasing to its highest in three months.
“June is normally a month when sales activity starts to tail off with the approach of winter, but this June was a strong sales month,” said Stephen Barfoot, a Director of Barfoot & Thompson.
“The median sales price for the month at $981,500, was the highest it has been this year and 5.7 percent higher than last month’s median sales price.
“While this is well below the peak median price established a few years ago, compared to where prices have been over the past few months, it represents a pleasing reversal in direction.
“The strong increase in the number of sales being achieved this year compared with the past two years continued into June.
“We sold 876 properties in June, which was our highest number in the month of June for four years and was more than a quarter higher than in the same month last year.
“While June’s sales numbers were down on May’s, our sales for 2025 year-to-date continue to run 20 percent higher than those for last year.
“The market may be drifting in terms of prices, but when it comes to sales turnover it is stronger now than it has been since sales and prices peaked in 2021.
“New listings in the month at 1,405 were solid, but the lowest they have been for 5 months, with month end housing stock sitting at 5,831. While this number is on a par with stock levels at this time last year it is the first time in four months properties on our books have fallen below 6,000.
“The rural and lifestyle markets to the north, west and south of Auckland also had a strong
month going into winter, with the sales value of properties for June being more than $59 million, the highest sales total in these markets in the month of June for three years.
“Sales by value in the rural and lifestyle markets in the first half of 2025 are running 41 percent ahead of where they were at the same time last year.”

Although the idea of settling in to a new home is very exciting, the actual moving process may sometimes seem a bit daunting - there’s a lot to think of and organise. Here are some tips to make the process as stress-free as possible:
• Your banks and solicitor
• The IRD
• Your workplace, kids’ schools & childcare
• Local utility companies and your local authority /council
• Doctor, dentist, vet and other medical practitioners
• Stores that you have accounts with, hire purchase companies and clubs/ libraries where you have a membership
• Apply to have your mail redirected with NZ Post and leave your new address with the new owners so they can forward mail on
If you’re hiring a moving company, book them as soon as you know the moving date.
If moving yourself, plan your transport.
Hire a rental truck or trailer and start organising boxes.
Enlist the help of family and friends to help you on the big day.
Call your insurance company and make sure your goods will be covered during the move.
Write a list of all your possessions and plan which ones you can box ahead of time.
When filling your boxes make sure they aren’t too heavy to carry.
Label boxes with their contents and the area of the house they are going in. Make sure you clearly label fragile goods.
Make sure you have valuables, paperwork and any other essential items with you on the day of the move.
Discontinue or transfer services:
• Gas, power and water - don’t forget to organise a final reading
• Telephone and internet
• Sky TV, newspapers, magazine delivery or other publications you’re subscribed to
• Alarm monitoring
• Lawn mowing/garden services
• If using a professional cleaner, book them as soon as you know the moving date.
• Try to use up food in the fridge and freezer. Clean and defrost them the day before you move.
• Sell, give or throw away any broken, damaged or unwanted possessions.
• Essentially: Leave the home in the same condition you want to find your new one.
• Remove all fixtures and fittings from the walls.
• Disconnect washing machine and drain water.
• Check tops of wardrobes and in the attic/ basement for any forgotten belongings.
• Don’t put breakables or liquids in drawers to be moved.
• Keep jewellery, money, passports, legal documents or insurance policies with you.
• Take your rubbish with you.
• Leave manuals and any important notes for the new owners.
• Make sure you turn off the lights, hot water system, gas meter and electricity switchboard and lock the door when you leave.
• Leave the keys with the appropriate person or agency.
Think about arranging a pet-sitter on moving day to take care of them.
Update your pet’s details on their name tag, with your local council, and with the New Zealand Companion Animal Register. All dogs are required to be microchipped but if you haven’t already done this, now is the time. Although it’s not a requirement in New Zealand, it’s a good idea to get your cat microchipped too - it’s the only guaranteed way of identifying it if it runs away from your new home.
• Make sure you update your details with your vet. If you have an anxious pet, ask them for strategies to help keep them calm during the move. If you’re moving overseas, ask about vaccinations and special medications too!
