Award-winning social enterprise rewilding urban spaces In this issue of Building & Facilities News, we would like to congratulate The Green Estate Community Interest Company on being our Environmental Social Enterprise Company of the Month. In recent years Sheffield has reinvented itself from ‘Steel City’ to being crowned the ‘UK’s greenest city’- according to the ‘Green Cities’ 2021 report from NatWest and the University of Southhampton. Sheffield now has more trees per person than any other city across Europe. The Green Estate Community Interest Company is one of those such companies, keeping the focus keenly on education, enterprise and environmental activities, which are hugely beneficial for people, pollinators and the planet. The company was established in 2003 by The Manor and Castle Development Trust and the Sheffield and Rotherham Wildlife Trust and has its headquarters in Sheffield. We spoke to Roz Davies, CEO, to find out more, “We are a social enterprise so our profits are invested in our place and our people, so we can have a greater positive impact on our local communities and on the world. “Our Sheffield HQ is set in 42 hectares of award-winning heritage parklands but we work all across the UK and also in the EU. “Our primary mission is to grow engaging, adaptive and resilient urban places, through our wide customer base: garden designers, landscape architects, specifiers and largescale landowners including the National Trust, universities, NHS and Local Authorities. “We do this through the aforementioned educational activities, our commercial landscaping products and services, which include: Pictorial Meadows,

resilience landscaping (sustainable urban drainage systems, rain gardens, green roofs) and specialist soils and is place-based activities such as hospitality and heritage educational activities, community food growing and looking after our urban green places. “We have a brand-new strategy, structure and focus which is capitalising on 20 years of expertise development in the field of urban landscaping and place-making. This has recently been acknowledged by the King who selected us to be one of only 15 UK companies to receive the prestigious King's Award for Enterprise in Sustainable Development.”

The Pictorial Meadows Turf range is an innovative meadow turf, in pregrown format, encompassing over 100 stunning British and global wildflower varieties. The range comes from a wellestablished partnership between The University of Sheffield and The Green Estate. The high-flowering content is a wonderful addition to local biodiversity and provides a beautiful, calming green space for all. The purposeful inclusion of wildflowers from global areas with more challenging climatic conditions, increases the overall resilience to the recent shift in heat waves and flash floods across the UK. Multi-million-pound makeover for five-star Durham spa hotel Leading UK plant nursery, Johnsons of Whixley, has provided over five thousand plants to a fivestar luxury spa hotel in County Durham, as part of the venue's £8.5million expansion plans. The Yorkshire-based horticultural business was chosen to supply a range of plants and trees to Seaham Hall Hotel's grounds, including its bungalow lodges, 44,000ft2 spa area and hotel terrace, as a project to develop a series of new luxury suites for the hotel also gets underway. Johnsons of Whixley, which worked with Richard Porter of Garden Vision Ltd, supplied the plants for the project, providing a diverse range of plants and trees, ensuring a considered

approach in keeping with the property's Georgian heritage. The supply included Allium hollandicum plants, Allium nigrum, Betula jacquemontii trees, Geranium 'Johnson's Blue', Lavandula 'Hidcote'Magnolia 'Susan' and Nepeta faassenii. Garden Vision completed the designs for the outside spa area, terrace and lodges as well as providing the soft and hard landscaping for the projects. Herbicide-Free Weed Control Manufacturer of the Month

Foamstream: Cutting edge herbicide-free weed control In this issue of Building & Facilities News, we have proudly selected Weedingtech Ltd as our Herbicide-Free Weed Control Manufacturer of the Month. Facilities Show Review – Top Exhibitors

Facilities Show is back! Following a hugely successful in-person comeback in 2022, Facilities Show returned to ExCeL London from 16-18 May 2023 with a packed expo hall, topical seminar programme, inspirational speakers and groundbreaking innovation. The UK's most important facilities event, Facilities Show welcomed thousands of occupational health, safety and wellbeing professionals. Visitors could learn about innovation, legislation and best practice, including formal and informal networking opportunities and over 100 exhibiting companies and key associations. Vacuum Glazing vs triple glazing – which is best? The Future Buildings Standard which is looming over the horizon in 2025 is likely to mean a big increase in the use of triple glazing in order to meet the lower U-values that will be required. However, specifiers are starting to consider vacuum glass as an alternative but which is better? Well, it depends… What does the Future Buildings Standard say about U values? The Government has outlined its plans to deliver a ‘zero carbon ready’ building strategy through its Future Buildings Standard. It aims to ensure that no new buildings from 2025 will require further retrofitting, with an uplift in energy efficiency standards, improved ventilation and requirements to mitigate overheating in residential buildings. A start was made on this last year with the changes to building regs and parts F, L and O which we have covered in previous blogs.

Vacuum glazing takes two pieces of glass with a tiny gap (0.1mm in the case of Fineo) and removes the air to create a vacuum. They used to have unsightly plugs where the air was extracted but the latest technology means this is no longer the case. Ultra thin from as little as 7.7mm compared to 44mm for triple glazing, it’s great for listed historic properties or new builds looking for a sleek slimmer aesthetic.

What are the disadvantages of vacuum glazing? s Typically it is the most expensive option compared with double and triple glazing, this is thought to be due to there being no UK manufacturers making it and the inherent cost of the materials, some use silver for example s Low impact resistance – where micro pillars are used it can put high stress on the glass.

Following public consultation, a Notional Building Specification has been developed which states that window U-values will need to be 0.8 (W/m2.K) down from 1.2 (W/m2.K) currently. Doors will need to be 1.0 (W/m2.K) from 1.2 (W/m2.K) (where more than 60% glazed). This is likely to lead to triple glazing becoming the norm in most windows for new buildings or retro fits that want to achieve the highest performance.

How much does vacuum glazing cost? Vacuum glazing can cost up to 56% as much as double glazing and around 35% times as much as triple glazing (prices may vary depending on size and spec).

What is triple glazing? Very simply, triple glazing is an extra pane of glass added to the two used in double glazing but the benefits can be great. Up to now, many of our clients have opted for triple glazing in areas where they require high acoustic performance, with this comes much better thermal performance, saving money on fuel bills. What are the advantages of triple glazing? s Excellent thermal performance that meets the new Future Homes Standard, will save you money on heating s Great acoustic performance – ideal for blocking out noisy roads, aircraft noise etc s Better security – thicker units are harder to break s Can help to reduce condensation What are the disadvantages of triple glazing? s It costs more than double glazing but usually not as much as vacuum glazing. s The windows are heavy which means they require chunkier frames and stronger fixings, all of which increase the price further. s Aesthetically, some people dislike the look of the triple glazed windows because they aren’t as sleek as single or double glazed ones. s Reduces the amount of heat from the sun limiting thermal gain. We predict that most people will opt for triple glazing unless something drastic happens to the price of vacuum glazing, which may happen as the product becomes more popular and their production efficiencies improve. However, for anyone looking to balance the new regulations with heritage detailing, vacuum glass is the option that makes this possible.

Hörmann high speed 35 years and counting sectional doors for Audi Helping to accelerate the movement of vehicles through a busy handover bay, six high speed sectional doors from Hörmann UK have been installed at Audi in Bradford. The installation was carried out by Hörmann partner Crucial Engineering and formed part of a retrofit programme, with the new doors being chosen specifically as they provide high speed operation, security, and excellent thermal efficiency. Replacing a previous complex installation of a sectional door plus a high-speed door fitted to each entrance and exit, the installation of the Hörmann doors solved the operational issues created by this set up and provided Audi with a simple, fast solution.

Pickfords moves 15 Gorilla Making sculptures to London’s West End monitoring & control mobile of the Piazza in Covent Garden were problematic for using trolleys, so each Gorilla was a four man carry to its place. The team also had to place concrete blocks within the plinths to ensure that the colourful sculptures could not be moved by the public.

Pickfords moved 15 life sized Gorilla artworks to Covent Garden this month as part of the Tusk Gorilla Trail, in partnership with African conservation charity Tusk.

Art curator Chris Westbrook brought together an array of celebrity artists including Ronnie and Sally Wood, Hannah Shergold and Adam Dant to design the sculptures. The artworks will be on display in Covent Garden and Seven Dials during the summer and will be moved from their sites to be sold at auction to raise funds to support Tusk’s conservation projects. The project created some challenges to the removals team. The cobbled streets

Meeting the challenge As our climate changes and our population increases there is an ever-increasing demand for water, particularly where water resources are already under stress. Significantly increased populations in various parts of the country, predicted within the next 30-50 years, and changing lifestyles will only exacerbate this. By 2050 it is anticipated that the UK will have a water deficit of 4,000 Megalitres per day. In some areas, water companies are demanding water neutrality targets for any new developments. That means ensuring that even with the new developments overall water consumption in the area does not increase. The only way this can be achieved is to reduce the amount of water every householder is using on a daily basis, the per capita

consumption (PCC). Combined with water scarcity is the impact of water usage on Net Zero targets. Heating water in the home counts for 1/5th of domestic energy usage. So, reducing daily consumption also benefits occupiers by reducing energy bills as well as their water bills. Contributing to Britain’s water issues is ‘over supply’. That is the water that is wasted when taps are left running or the shower pumps out more water than you really need. The challenge While water efficient products on water fittings is now common, eg. aerators on taps and ‘eco’ shower heads, the cost in modern homes with multiple bathrooms can be prohibitive to developers and premises management.

There is anecdotal evidence that these fittings are not retained in the property, either being removed and/or not replaced during upgrades. The alternative is a ‘fixed’ water management system. Solar thermal: Proven net zero technology

thermal preheat, with afterheat simplified by integrating a packaged Adveco FUSION E electric water heating system combining an electric boiler and cylinder. The all-electric solar thermal approach reduces carbon associated with grid electric systems and aids in lowering operating costs. Capable of offsetting typically around 30% of the energy demands for water heating, solar thermal systems are ideal for organisations which rely on large amounts of domestic hot water (DHW). Modular, high-performance flat plate collectors are by far the most efficient way to heat water with solar energy, offering a smaller footprint compared to equivalent solar photovoltaics (PV) for DHW. A typical 4 kW PV system requires approximately 16 panels covering 25m² of roof to match just three flat plate collectors covering just 6.6m² roof area. This makes solar thermal a prime choice when roof or façade space is limited. Adveco collectors feature a copper meander absorber through which passes the solar fluid (glycol) transferring solar energy as heat to the system’s water via an indirect cylinder. Collectors with an integrated drain

back module, which prevents damaging overheating of the solar fluid, offer a lowmaintenance, more cost-effective (as there is no requirement for large solar storage) and more efficient (as there is no call to dump unused heat) approach to incorporating solar energy into a sustainability strategy. For existing buildings with gas-fired water heating solar thermal is employed as a system pre-heat, reducing demands for gas to actively cutting carbon emissions from the buildings. Commercial new build and refurbishment however are either mandated or opting to shift to direct electric. Though perceived to be cleaner, they are finding the move comes with new financial challenges as electricity remains substantially more expensive to operate than gas – currently by a factor of 3.8. Undisputed carbon and cost savings means we are seeing a definite upswing in interest for new solar thermal systems which can deliver a return on investment within a 10 year period. For new projects, a hybrid approach harnesses solar

The hybrid approach can be further extended with the inclusion of air source heat pumps (ASHP) to provide the initial pre-heat for the system. Operating at lower temperatures with the cold feed maximises the efficiency of the heat pump, reducing electrical operating costs and raising working flow temperatures from 10°C to 40°C. This is not hot enough for commercial applications, so the pre-heated water is then passed to the mid-solar thermal system to boost the working flow temperatures to at least 50°C. Although not operating at maximum potential, there is enough advantage gained from solar thermal to warrant the additional system complexity and capital investment. During summer months it is possible for the ASHP and solar thermal system to deliver the necessary 60°C working flows. But to ensure safe, consistent, and necessary high operational temperatures, the water is passed to the FUSION electric water heater. Here final consistent water temperatures of up to 65°C are assured year-round. Effective waste management to support your ESG goals By Nina Wyers, Marketing & Brand Director at The Floorbrite Group Did you know, having an innovative and effective waste management service can support your business in reaching it’s ESG goals, achieving zero to landfill and reducing your carbon footprint, but how? What is an effective waste and environmental management service? For those who don’t know, waste management these days doesn’t necessarily look like a bin lorry visiting site once a week and removing your waste in one go.

An effective waste and environmental management service will conduct a thorough waste assessment of your premises, analysing the types and quantities of waste generated, potential areas for waste reduction, and assessing recycling opportunities. Based on this assessment, recommendations and strategies to optimise waste management practices should be discussed, such as efficient waste collection schedules, proper waste segregation methods, and guidelines for implementing recycling and repurposing initiatives to ensure an effective and sustainable waste management system. Assessment of individual waste streams can identify opportunities for reuse and recycling, for example, cardboard and plastic. Firstly a route to reuse any waste stream would be the ideal solution. Some waste types will even attract rebates from companies willing to buy waste in order to manufacture and upcycle into new products. The second solution would be to recycle your waste streams. This can be done by individual waste stream and also via a mixed recycling route at a refuse recycling centre. The final option would be to send any general waste that cannot be recycled or repurposed, through a specialised waste-to-energy conversion process. This

method involves harnessing the energy contained within the waste to generate power utilising advanced technologies, waste can then be transformed into a valuable resource, reducing the reliance on fossil fuels and promoting renewable energy alternatives. Food waste too, can be converted into biogas and then energy through the process of anaerobic digestion, ensuring all waste is diverted from landfill. While recycling should be a priority, there may still be some waste that cannot be recycled or repurposed. In such cases, they should be disposed of in a responsible manner, adhering to all relevant regulations and guidelines. Working with certified waste management facilities and disposal sites, any residual waste can be handled properly, minimising environmental harm whilst still diverting all waste from landfill. Award winning examples of innovative waste management solutions Through our zero-to-landfill policy for our customers, the Floorbrite Group’s, Waste and Environmental Management Division are able to share some amazing, award-winning stories to inspire other businesses to do the same.

Since 2015 we have diverted all waste from landfill at Duo Plastics. Amongst other solutions, the introduction of a recycling scheme on site to reuse cardboard cores in their manufacturing process, and installing a compaction and bailing machine, has reduced their waste and skip collections each year from 650 to 38, reducing transportation costs and CO2 around the site also, and in turn reducing their carbon footprint. At Carrington power station, the pump houses create a sludge over time which had previously been classified as hazardous waste. Hazardous waste is expensive and difficult to remove. Samples were sent to our labs for chemical analysis, who were able to determine the sludge was non-hazardous and merely organic waste and water. This waste is now spread on land and

returned to its natural environment. Additionally, the site took delivery of 300 plastic milk bottles each week, creating a large waste issue. Our consultant advised the installation of a cool vending machine to take a bulk delivery of milk each week which eliminated the requirement of plastic bottles in their entirety. A site in Lancashire creates a large amount of waste sand in their process. Previously over 6,000 tonnes went to landfill each year. However, following six months of chemical analysis Floorbrite now have several disposal points including one to recapture the waste sand to a quarry, bringing it back into its natural habitat and another into building products. And finally TIP trailers refurbishes lorry trailers and has sites across the UK. Previously all waste lorry curtains were sent to landfill. However, we now work with a contractor that recycles these trailer curtains. They are washed and cut into sample sizes and sent to Switzerland to be manufactured into waterproof backpacks and fashion bags. Any curtains not up to specific standards are sent to Africa for sheltering. By aligning with our customer’s goals and objectives, Floorbrite ensures an effective and sustainable waste management system. Floorbrite actively promotes recycling initiatives and supports customers in implementing effective recycling programs. We educate and engage employees, providing training on proper waste segregation and recycling practices. The team assists in setting up recycling stations and ensuring the availability of designated bins for different recyclable materials.

The Environment Agency has warned councils that they must now incinerate all upholstered waste domestic seating after an investigation found large levels of persistent organic pollutants (POPs) in seating textiles and foams. Waste upholstered domestic seating containing POPs must not be landfilled, mixed with other nonPOPs-containing wastes, reused or recycled. The furniture affected includes all upholstered waste sofas, office chairs and bean bags, for example. These items must be sent for incineration or used as a fuel in, for example, a cement kiln.

Many companies are still not aware of this change in legislation; however it can cause a costly issue as waste management companies will now refuse skip transportation if contaminated by upholstered office furniture. However, the Floorbrite Group are able to remove these items from site, strip down the components such as wood and metal for recycling and dispose of the foam and upholstered elements in a safe way. toilet selfies to raise awareness of need for Changing Places toilets Thanks to the support of specialist accessible toilet installer, Closomat, Sarah Brisdion, a parent-carer and activist, age 44 from the New Forest, has released four new ‘loo selfie’ photographs of herself sat on a Closomat Wash and Dry toilet, to raise awareness of the need for Changing Places. Changing Places toilets are 12m2 and include an adult-sized changing bed, ceiling-tracking hoist, height-adjustable sink, peninsular WC with space for carers at both sides and a privacy screen. It is also recommended by British Standards that the facilities include a wash-dry toilet in place of a conventional WC, for those who find it difficult or are unable to wipe themselves, as this further enhances a person’s dignity and independence. The facilities are designed to meet the needs of hundreds of thousands people with profound and multiple learning disabilities and/or physical disabilities, throughout the UK, who are unable to use a standard accessible toilet when away from home. Without them, disabled adults and children are being dangerously lifted from wheelchairs, putting their health at serious risk by withholding fluids, lying on urine-soaked toilet floors to have continence items changed, or not going out at all, across the country!
