How many people does the company employ? 55 How long has it been in business? Our family has been in the home services business for over 30 years.

What prompted you to start your own business? I grew up in the business. My mother was an air conditioning contractor and my father was a painting contractor. My brothers and I were raised in the service business. We learned from a very young age the importance of outstanding customer service.

Being an entrepreneur is basically in our DNA. Describe what your company does: We started Bradbury Brothers Heating & Air Conditioning and over the years working with our mother built a large customer base of happy, satisfied customers. The leaves are changing and the weather is much cooler now; it’s a great time to get some exercise by walking outside.

Please review the policy and keep in mind, it was put into place just to help us insure we are doing all we can to be good neighbors.

If you are a dog owner, chances are you may be taking your dog with you when you walk and that is great! They love the exercise, too.

Animal Control

Please keep in mind, you must pick up your dog’s waste and dispose of it ... and your dogs must be leashed at all times when taking them on walks. They are not allowed to roam the neighborhood freely. This is not just a Bentwater deed restriction but a law in Montgomery County.

In May, 2012, Bentwater POA Board of Trustees adopted the following policy to address the issue of stray dogs and dog barking in Bentwater.

No owner shall permit any dog, cat or other domestic pet under his ownership or control to be left unattended outside such Owner’s lot or allow such animal to engage in loud howling or barking, crying or whining or to conduct itself in such a manner so as to disturb the comfort and repose of any person inside the subdivision. Such pets must be housed inside the residence during the period of time the owner or person responsible for such pet is absent.

Many Bentwater residents took the opportunity to learn the value of some of their precious heirlooms at the first Bentwater Antiques Appraisal Day in September.

Appraisers on hand for the event held at the Yacht Club were Miles Marks of The Oaks of Montgomery, Kelly Cook of Liberty Bell Antiques, and David Turner of Crossroad Antiques. Beautification

The POA has been hard at work enhancing the community with our beautification project. We recently added rubber mulch to the playground in The Park in the Meadows, as well as barbecue grills.

A massive beautification project was completed earlier in the year at the intersection of Somerton and Bentwater Drive and the nearby medians.

As you can see from the size of this crowd, Diane has a lot of friends!

Diane Dill recently celebrated a milestone birthday with many of her Bentwater friends and golfing buddies. Diane has been the BLGA Club Champion many times, as well as a tournament winner at many other clubs around the state. She has always been a true champion!

Thank you for all of the compliments. We are glad you are enjoying them.

Her friends gathered around her and surprised her with a golf themed cake to celebrate her 80th.

Tree Removal

Policy

Bentwater POA has a tree removal policy requiring residents to receive permission from the Architectural Control Committee prior to the removal of any tree. The policy is as follows: The removal of any tree of any type and size located five feet or more outside the foundation and driveway on any lot in Bentwater must be reviewed and approved in writing by the Architectural Control Committee prior to removal. Failure to secure written approval of the Committee prior to removal of any tree of any type and size located outside the setback line on any lot may result in a fine of $2,500 for each tree removed without approval.

The application for removal of a tree should include an aerial view of the lot prior to any trees being removed, two site plans with the location, types and sizes of the trees to remain to be noted on the plan, as well as photographs of the lot reflecting all trees over four inches in diameter to remain. The trees to be removed must be tagged prior to application.

Golf Carts

Bentwater is a great place for golf cart traveling. We have the most beautiful courses to play and nice, wide paths for the commute.

If you own and operate a golf cart in Bentwater, however, you must do so responsibly. There are certain Deed Restrictions you must understand.

You may only drive a golf cart in Bentwater if it has a current permit issued by the Bentwater Country Club.

The Deed Restrictions also require any person operating a golf cart, or any vehicle regardless of type, to hold a current driver’s license valid within the State of Texas.

A Deed Restriction Violation notice and a corresponding fine may be received if the cart is not operated within the deed restrictions.

MUD 18’s regularly scheduled monthly meetings are on the second Tuesdays at 2:30 p.m. in the Country Club Board Room.

Meetings are open to the public. The agenda is posted on the MUD # 18 website and on the message board in the breezeway entrance to the Country Club Grill near the Golf Pro-shop.

The director of Children's Safe Harbor in Conroe, Victoria Constance, was thrilled when Sharon O'Neil and Karen Darcy Pawlak arrived with bags of snacks and toys that were donated by North Shore Republican Women members. Sharon is the NSRW Caring for America chairman and Karen is First Vice President/ Programs. The goal of Children's Safe Harbor is "to reduce the trauma of child victims and their non-offending caregivers by facilitating a comprehensive, multi-disciplinary team approach to intervention, investigation, prosecution and treatment of child sexual and severe physical abuse."

NSRW member, Ann Kate, had what she termed “an experience of a lifetime” when she attended the National Republican Convention as a delegate in Cleveland, Ohio, in July. She met celebrities, heard many interesting speakers and had a fun time around the city.

Interviews with several news agencies and being panned by television cameras were a part of each day as well.

Board Meeting The Bentwater POA recently held the Fourth Quarter (April 1 through June 30, 2016) Board Meeting for the fiscal year 2015/2016.

POA Organization There are three Trustees that also serve as officers of the POA: President Melanie Gonzales, appointed by the Declarant Vice President Terry Bowie, elected by property owners Secretary Dawn Cleboski, appointed by the Declarant The Advisory Board, elected by property owners to advise the Trustees, are: Bruce Sellers, Term expires 12-31-2016 Joe Moore, Term expires 12-31-2016 Sarah Conway, Term expires 12-31-2017 Russ Doerr, Term expires 12-31-2017 Terry Gent, Term expires 12-31-2018 General Manager, Dawn Cleboski Meeting Highlights • The meeting was called to order by Terry Bowie.

• Bowie announced that Rolando Coronado is no longer affiliated with First Service Residential. Dawn Cleboski was appointed to replace him as the third trustee.

• Street Repair Program - John Bleyl, Bleyl & Associates Engineering • Bleyl reported that the 2016 street repair project was approved at $208,074. Pavecon submitted the lowest bid and was awarded the contract at $190,000.

The contract consists of: • Crossbars and striping (Completed as of August 12, 2016) • Pavement replacement (75% completed as of August 12, 2016) • Curb repair

Next Joint Meeting of the Trustees and Advisory Board: The next Joint Meeting of the Trustees and Advisory Board will be held Friday, November 11, 2016, at 1:00 p.m. in the Harbor View Room at the Bentwater Yacht Club.

Architectural Control Committee -- The POA acts as Communicator/Coordinator for the ACC. Cleboski reported on fourth quarter results. There were six meetings held.

Advisory Board Elections: Nominations for Advisory Board elections, which will be held in late December in order to take office on January 1, 2017, are being sought now. If you are interested in learning more about Bentwater POA and serving on the Advisory Board, watch for an invitation to an upcoming reception.

Scholarship Endowment Fund For Bentwater Employees And Their Families The Bentwater Scholarship Endowment Fund, established with a generous $100,000 anonymous seed donation, is for the benefit of Bentwater employees and/or dependents established with Sam Houston State University (SHSU) and Lone Star College System (LSCS) on behalf of Bentwater Property Owners.

Bentwater Golf Practice Facility Parking Lot Grab your superheroes and princesses, ghosts and goblins and head to the Practice Facility’s parking lot on Halloween night for this year’s Trunk or Treat. Sunday Concert Series

Music is Life! The entertainment, engagement and fun will soon begin!

The next season for the Bentwater Sunday Music Series held at the Yacht Club will begin this October. There will be five different concerts, all focused on entertaining you. A cash bar will be open before and after each show and Bentwater catering will provide hors d’oeuvres after the show as part of the ticket price.

Your ticket price covers the show and the food, but it also funds the Sam Houston State University’s School of Music scholarships. Bentwater Life caught up with “Team Champagne” at the Racquet Club one sunny morning as the ladies were practicing for an upcoming match with the North Country Women’s Tennis League.

The league allows Bentwater ladies to test their skills against tennis leagues in neighboring communities including April Sound and Walden.

Plan Ahead For An Emergency With

Individuals and families are encouraged to create a safety profile to provide vital information to 9-1-1 in case of any emergency.

Montgomery County 9-1-1 and its partners have introduced a free service available to plan ahead for an emergency – Smart911. The recent flooding reminded us of why it is important to prepare for dangerous conditions.

Smart911, a national public safety service, allows individuals and families to create an online safety profile, which includes critical information for first responders such as names, home address, medical notes, disabilities, emergency contacts and even descriptions of pets. When 9-1-1 is dialed from any phone number registered to the profile, the information is shown to dispatchers who can relay addresses and current information to first responders in the field.

A safety profile can be created by going to www.smart911.com.

These details in a safety profile can improve the outcome of an emergency in various ways, including: A Medical Emergency Information on allergies, medications, medical conditions or disabilities given to public safety personnel while in route helps them arrive prepared and possibly begin treatment sooner.

Emergency Call from a Child Children probably know how to dial 9-1-1 but they may not be able to relay the information needed to get help quickly. Details such as an address or medical notes on a family member can be included in the safety profile so the dispatcher does not have to rely on the child for information.

An Incident While Driving When someone is in a car accident or experiences a medical issue while driving, the dispatcher will have access to vehicle details to

help responders locate them faster, as well as medical notes for treatment instructions.

An Incident at Home In the event of a house fire, accident or other emergency at home, a safety profiles provides a home address, access instructions, occupants of the house, descriptions of pets so responders can arrive faster and help account for loved ones.

“Members of our community have many concerns when it comes to their health and safety,” said Chip VanSteenberg, executive director. “If they need to dial 9-1-1, it can be a great reassurance to know that emergency responders will have a head start understanding their specific needs and developing the best response plan.”

Individuals and families are encouraged to create a free safety profile at www.smart911.com. They can provide as much or as little information as they like and their profile is private and secure -- the information is only used in an emergency.

Smart911 is a national service provided by Rave Mobile Safety and is available in over 1,500 communities across 40 states.

Don’t Let a Heavy Backpack Ruin Your Child’s School Day! The American Chiropractic Association and Rodgers Stein Chiropractic Center offer the following tips to help prevent the unnecessary pain an overstuffed backpack could cause the student(s) in your household:

The time has come to start clearing out your home of unwanted items for the annual Bentwater Trash & Treasure Sale scheduled for Saturday, October 15, starting at 8 a.m.

Make sure your child’s backpack weighs no more than 10 percent of his or her body weight. A heavy backpack will cause your child to bend forward in an attempt to support the weight on his or her back.

If the backpack is too heavy, talk with your child's teacher. It might be possible to leave the heaviest books at school, and bring home only lighter handout materials or work books.

The cost of a regular size booth (25’ x 25’) this year is $20 for property owners and $60 for outside vendors.

Booths are going quickly, so you’ll want to act fast. To reserve a booth, contact the POA office at 936-597-5532.

When packing your child’s backpack, make sure that bulky or pointed objects are packed away from the area that will rest on their back. An uneven surface rubbing against your child’s back could cause painful blisters.

The POA is furnishing the land, you furnish the tables, chairs, tents and any decorations. Every booth is premium site ...there are no bad locations.

Tell your child to use both shoulder straps, not just one. A backpack slung over one shoulder shifts all of the weight to one side and can cause not only neck and muscle spasms, but also low back pain.

If you choose to rent a regular size booth, you may bring your vehicle to the booth to unload and then you will be directed to park in the designated parking spot across the street. If you have a pick-up truck or trailer in which you will be displaying your goods, ask for a jumbo booth (30 x 32).

If you sell large items and the purchaser needs information on how to pick-up the items, a friendly and courteous POA staff member will be ready to help.

The shoulder straps should be adjustable, so the backpack can be fitted to your child’s body. Shoulder straps that are too loose can cause the backpack to dangle uncomfortably and cause misalignment and pain.

Healthy Living for a Happy Life

Property owners renting a booth will receive two free booth worker tickets when they show up to set up their treasures, starting at 6:30 a.m. Additional tickets will be on sale for $2 each.

A concession tent will have drinks and snacks available for sale at reasonable prices.

Padded shoulder straps are very important. Not only will they be more comfortable than nonpadded straps, but they will also help prevent the straps from digging into your child’s shoulders.

At the end of the event, if there are items that you wish to donate to a charitable organization, you can leave them on the ground near your booth and the POA staff will take care of it for you.

We hope to see you there as your turn your trash into someone else’s treasure.

The POA is pleased to announce that Robert Yetter, Bentwater POA Operations Manager, has been promoted to Assistant General Manager.

Robert joined the POA in 2012 direct from Rockport Police Department working for two years with the Border Patrol and DEA in narcotics and human trafficking. He began his law enforcement career with the Conroe Police Department where he began as a patrol officer and was promoted to Patrol Sergeant. Several years later he was promoted to Lieutenant assigned to the administrative services division, acting as grant writer and administrator and supervising the training facility. He retired from Conroe PD in 2010.

Robert’s first position with the POA was as director of the entrance department, supervising almost 20 greeters. He immediately began his path towards acquiring education and certification in the HOA/POA

industry. Robert currently holds the designations of CMCA, Certified Manager of Community Associations, and AMS -- Association Management Specialist. Next year he is planning on taking his final step to acquire the highest designation in the industry, PCAM -- Professional Community Association Manager.

He also assumed the pivotal role of coordinator/ communicator for the POA’s Architectural Control Committee (ACC).

Later, he was promoted to Operations Manager with continuing responsibility for ACC communications and newly assigned tasks of overseeing maintenance and landscaping.

Robert has a wide knowledge of the workings of the POA and is considered by all who know him well to be a great asset to our community.

Stoppers The new Media Center at the District Attorney’s Building in Conroe was recently christened with a presentation to board members of Multi-County Crime Stoppers on crime in Montgomery County.

Dawn Cleboski represents Bentwater on the Board of Directors. The program, featuring facts and figures on criminal activity in our country, was presented by the District Attorney’s staff.

Montgomery County increased in population more than six percent from 2010 to 2016, larger than Harris County and other surrounding counties. It appears our population will grow even faster in future years.

There are thirteen law enforcement agencies in Montgomery County: Conroe PD Conroe ISD PD Cut and Shoot PD Constables Pct. 1-5 DPS Houston PD Lone Star College PD Magnolia PD Montgomery PD Montgomery ISD PD Montgomery County Fire Marshal Montgomery County Sheriff’s Office At least 650 law enforcement officers operated in Montgomery County in 2015 -- more than 260 were from non-county agencies. The Montgomery County Jail received 22,025 arrests -- 64 percent were from this county and 36 from other agencies.

Montgomery County Crime Stoppers recently changed their name to Multi-County Crime Stoppers as Liberty County and San Jacinto County were recently added to this organization.
