Bungay WE MOVED TO...

In this issue of The Muskerteer, we’re talking to a few of our customers about their recent house purchases, their experiences of moving process and what life looks like for them in their new homes. Our first couple are Mr & Mrs Johnson who wanted to exchange rural life for a new home in the town. Musker McIntyre’s Will Stopher was on hand to help with the search...

Earsham Street, Bungay, Suffolk.

“We had decided some time ago that it was time to move from the countryside into the town so we approached Will Stopher at Musker McIntyre to help us find somewhere that would suit us in the town.

“We already knew the area and Bungay strikes us as unique among the Waveney towns, being full of interesting history, with a castle and a theatre, and a special community feel where there is always something going on.

“Will knows Bungay very well and knew that we were looking for a period property close enough for us to walk into the town centre. He was very helpful, encouraging and supportive and found several properties for us to view, one of which he said

‘could be a jewel’, and was the house which we knew was for us from the moment we walked through the door. We like old houses that need some care taken of them as opposed to something that needs no work, so we were delighted with Will’s suggestion.

“It is an historic property, right in the town, and has a lot of potential to be a very comfortable and interesting home with more than enough room and, as a bonus, a view of the castle from a good sized garden.

“If you are thinking of buying in this area we would recommend Musker McIntyre as friendly, professional and a pleasure to deal with.”

Wortwell WE MOVED TO...

This glorious cottage along with its enchanting garden is now home to Mr & Mrs Kershberg who, having moved from London, are thoroughly enjoying their escape to the country. Speaking to ‘The Muskerteer’ they shared the story of their move and how they have settled in to their new life

“Working with the staff at Musker McIntyre in Harleston was a pleasure. We were relocating from London, so visits to the property had to be planned ahead and were infrequent due to ongoing commitments.

“The ladies made the process as easy as possible and were very flexible in accommodating our needs. We wanted to bring two vehicles up and store them in the garage prior to our big move, and they made it possible.

“It wasn’t always easy to get a rapid response from the vendor’s solicitors, but the team persevered and made it happen, for which we remain very grateful.

“We made the decision to buy the house very quickly and knew nothing about the Waveney Valley. Six months down the line,

we are still discovering more about the area and loving it more and more – it’s a very beautiful part of the East of England.

“The house instantly appealed to us. We loved the village setting – very quiet, yet not isolated. The garden was a delightful surprise, with many beautiful and interesting trees. It has a large, easy-to-navigate driveway, and the house itself is a beautiful old building, with the mid-section dating back to 1625. It was in excellent overall condition, needing very little work, just electrical and boiler upgrades and some cosmetic changes.

“We are retired, and thankfully our children love it here and visit frequently. We plan to enjoy our beautiful surroundings for as long as we can and continue exploring all that Norfolk and Suffolk have to offer.”

CLARE MARCHANT’S

Inspiring places

Leaving behind the bright lights of London and a career in IT enabled author Clare Marchant to finally pursue her dream of becoming a writer. Now living in East Anglia, the landscapes and figures from the past have provided the inspiration for several of her books. The Muskerteer caught up with Clare to find out a little more...

“I moved to Norfolk in November 2009, and it’s one of the best decisions I’ve ever made. I already had friends and family living here and having left a hectic and stressful career in London I was looking for a greener, calmer pace of life. And that is exactly what I found.

“I love living where I do now, the wideopen skies which lower to touch the distant horizon and the beautiful light fills my soul with joy every day. As I type this I’m watching a kite drifting on the air and I frequently encounter deer and muntjac on the outskirts to the village.

“I can walk from my house to a nature reserve, I can drive to the beach after work to let the sea breeze clear my head, and if needed I can be in historic Norwich, a fine city, in thirty minutes.

“It’s no surprise that I like to set my books here in these peaceful, age-old surroundings from which so many of my

ideas evolve. The numerous monastic ruins and pretty villages with timeworn flint walled cottages dotted across the county, Norwich castle, the medieval city walls and buildings have all given me inspiration.

Being in the same places and walking in the footsteps of ancient people make me reflect on those other lives lived here centuries ago.

“My new book, The House of the Witch is also inspired by my local area and one person in particular, Matthew Hopkins the Witchfinder General. Originally from Essex, in the 17th century he crawled through East Anglia condemning hundreds of innocent women (and occasionally men) to death.

“After reading an account of a haunted home reputed to be where women were held captive and tortured before they went before a judge, and the discovery of a skeleton buried in an Essex garden, I fell down a very deep research hole. It’s an occupational hazard of mine! Once I started to read the accounts of all that Hopkins did, the trauma that he instigated, I was completely hooked.

“The book, a timeslip, is set on the coast of North Norfolk close to King’s Lynn. In the present day a hidden bundle of notes

and a strangely carved stone discovered in the garden draws Adrianna into solving a centuries old mystery. Whilst in 1646 Ursula, who is a midwife and purveyor of herbal medicines, has no wish for a man, but her decision leaves her open to dangerous accusations.”

The House of the Witch is Clare’s fourth novel and this as well as her previous titles: The Secrets of Saffron Hall, The Queen’s Spy, and The Mapmaker’s Daughter can be purchased from all good book stores and online at www.amazon.co.uk.

The guide to... STAGING YOUR HOME

When it comes to getting your home ready for potential viewers, it’s vital to give those viewers the opportunity to see your home in the best possible light? But where should you start? What are the most important factors?

We asked interior design expert, Lorna Raynor, to share her tips and advice...

When you are house hunting which properties grab your attention enough to make you stop scrolling?

I’ll hazard a guess it’s the houses with a strong distinct look (good or bad). When you’re selling your home, you want your property to be one of those – a good one of course. That’s where home staging can help. Using interior design as a foundation we create attractive homes that stand out from the crowd.

Home staging focuses on the emotional side of buying a property. It is so effective because it helps a buyer visualise themselves living in and enjoying your home. Beyond how it looks a home needs to have the right feeling about it. We want a buyer to feel excited, inspired, and welcome when they view your property.

If you are planning on selling your home it is often not enough to just instruct an estate agent and put a board outside your house. Preparation is key, get your house sorted out and have some great photos taken first. This investment will attract more buyers allowing you to sell quickly and for a higher asking price.

To begin with we will work through your home decluttering and restyling it so that it looks its absolute best.

Generally, we work with the existing furniture, accessories and decor, adding a few new items to enhance the look. We will advise you if we feel some redecoration would be advantageous. The goal is to make the biggest visual impact with the smallest amount of upheaval and expense. Once finished your home will look fresh, appealing, purposeful, and coordinated.

Would you like to find out more about how we can help you? Take a look at my website www.neshinteriors.co.uk or get in touch, we are always happy to talk about home staging. lorna@neshinteriors.co.uk 01638 602935 | 07840 984258

The intention for an occupied home is to remove a little bit of your personality from the property so that your buyers can see themselves there instead. With a new build we flip this on its head. We add personality and style to give the property character that buyers can relate to. We fill empty houses with lovely furniture and accessories to transform a blank canvas into a beautiful home.

There are a lot of reasons why buyers find it hard to connect with empty properties, for example:

• They appear smaller – even though it’s my trade I am often pleasantly surprised how much bigger a bedroom looks with a bed in it.

• Knowing where they will place their furniture, simply where will the TV go, will my sofa fit? We want buyers to feel positive at a viewing, staging a property is good way to answer any negative questions.

Even though you know your home inside out your buyer doesn’t. You can verbally answer their questions but seeing is believing – if you want them to know how great your house is then show them!

My top 5 tips:

1 Declutter. Moving house is the perfect time to declutter and filter your possessions.

2 Clean. Give your home a thorough clean, mouldy bathrooms and murky windows are not welcome.

3 Kerb Appeal. Because first impressions do count.

4 Purpose. Ensure each area of your home has a clearly defined purpose, so it’s easy for buyers to see and remember.

5 DIY. Now is the time to finish off all those niggling little DIY tasks.

Inspiring landscapes

Scottish artist Robert Kelsey, renowned for his captivating beach scenes and mastery of light, has exhibited extensively across the UK, including at Thompson’s Gallery in the picturesque Suffolk town of Aldeburgh. His work, celebrated for evoking a profound sense of place through vibrant, light-filled landscapes, reflects the influence of the Scottish Colourists, whom he greatly admires. As Robert marks thirty years with Thompson’s Galleries, his signature style — rooted in personal experience and detailed studies of location — continues to inspire audiences worldwide.

Scottish artist Robert Kelsey has built a remarkable reputation for his ability to capture the nuances of light and atmosphere in his landscape and seascape paintings, exhibited at esteemed galleries across the UK, including Thompson’s Gallery in Aldeburgh.

His art reflects the captivating influence of the Scottish Colourists, whose work he deeply admires and whose philosophy he embraces in his own pieces. “Light is generally the most important quality,” he explains. “For me, the main interest and challenge of painting lies in capturing the particular translucency and clarity of light in different parts of the world.”

Over the past thirty years, Robert’s work has become synonymous with sensitive, atmospheric beach scenes, largely through his solo exhibitions at Thompson’s Gallery.

“I’ve painted beaches and seascapes for more than 30 years,” he says, noting how his subjects have evolved. “Gradually, they have become more welcoming, warm, and sunny beaches, and so I often paint in tropical and Mediterranean locations as well as in the UK. It’s that sort of atmosphere that I am after, preferably with crystal-clear turquoise water and stretches of soft sand.”

Yet, he is equally drawn to the quiet beauty of remote places like the Hebrides and the west coast of Scotland. One particularly memorable trip took him to the island of Barra, a place with personal significance – his father was born there in 1906. “I was immediately overcome by the beauty of the island, with the vast flat beach, sparkling emerald water, and a huge sky,” Robert recalls. “I also often visit Cornwall, where the light is quite different.” Other cherished painting locations include Brittany, Sardinia, and the Caribbean, each offering a unique palette of light and colour that he strives to capture.

Robert’s process is rooted in his personal experience of a place. “I never paint any landscape subject where I haven’t actually been to and experienced,” he emphasises. His work typically begins with extensive reference material gathered on location. “Depending on the subject matter, conditions, and location, I might make tonal sketches or work on colour

studies in gouache or watercolour. If I can drive to the location, I sometimes make small oil paintings on prepared panels, using these as studies for the larger works I complete in the studio.” This dedication to observing and experiencing each location is essential to Robert’s method, allowing him to evoke the “special atmosphere and feeling” he experienced first-hand. A firm believer in thorough preparation, Robert often takes photographs to accompany his sketches, aiming to gather “as much information as possible.” His goal is to recreate not only the landscape but also the emotional impact it had on him. “What I aim to achieve in all my paintings is to capture

a certain moment in time: to convey the subject matter and mood in such a way that other people can similarly share and enjoy the special qualities that inspired me to paint the scene.”

Working primarily in oils, Robert uses prepared Belgian linen canvas for his studio pieces. “Oils are the love of my life; they give me everything I need, especially regarding colour and tone,” he shares. He stretches his own canvases and works directly on the white surface, foregoing a preparatory ground colour to enhance the vibrancy of his oils. This method allows him to achieve the translucency and intensity of colour that defines his work.

Robert’s dedication to his craft has earned him respect and recognition, with his work featured in private, commercial, and public collections worldwide. He has exhibited at prestigious institutions, including The Royal Glasgow Institute of Fine Arts, The Royal Institute of Oil Painters, and The Royal Scottish Academy, and he serves as Vice President of the Paisley Art Institute.

In 2024, Robert celebrated thirty years of exhibiting with Thompson’s Galleries in London and Aldeburgh, a testament to the enduring appeal of his work.

JOANNA M c INTYRE ON MUSKER M c INTYRE’S CHARITABLE WORK

“When Simon and I first opened Musker McIntyre Estate Agents, we wanted to do more than just help people find homes—we wanted to make a real difference in the communities we serve.

“From the start, we knew our success would be tied to the strength and wellbeing of our local areas, so we created The Musker McIntyre Community Fund. Managed by the Norfolk Community Foundation, the fund has helped us support countless local projects, organisations, and charities across Norfolk and Suffolk.

“Being a local, independent estate agent allows us to stay involved in the heart of our communities. Our clients benefit from our deep knowledge of the area, and in turn, their support enables us to give back through sponsorships and donations. For instance, we have proudly sponsored Loddon United’s 1st team for 17 years. We also support community events and venues, including Bungay’s street markets, the Victorian Evening in Loddon, arts events in Halesworth, the Harleston Beer Festival, and local schools and dog shows. Our community focus extends to art initiatives like Art Fair East in Norwich, and we regularly contribute to charities, including the Norfolk Accident Rescue Service.

“Through our Community Fund, we’ve had the privilege of helping several impactful projects. We’re proud to support the Dementia Café in Diss, run by the Alzheimer’s Society’s South Norfolk branch, which provides stress management, memory support, and peer connections for those affected by dementia. A similar café in Loddon offers carers and those affected by dementia a welcoming place to connect and find support.

“We also assisted Beccles Public Hall, which was saved from closure by Beccles Lido Ltd. With our contribution, they were able to purchase lighting and sound equipment to support the venue, which is now a hub for community performances, music events, and shows. Five theatre groups, including youth organisations, benefit from this space, which now serves a broad range of local talent.

“In Woodton, we contributed towards new playground equipment. The project included play forts, swings, and see-saws, creating a welcoming space where families can gather and children

can play, strengthening the community. Norfolk Community Foundation, which manages our fund, has a remarkable mission to empower local charities and groups by providing vital funding and support. In the past two decades, they’ve distributed approximately £50 million in grants, helping nearly 2,000 organisations and reaching one in four people in Norfolk. Their work focuses on critical issues such as food poverty, mental health for young people, and skills development, all of which are essential to community resilience.

“We currently have funds available in The Musker McIntyre Community Fund and would love to hear from local initiatives needing assistance. If you have a project that could benefit, please get in touch.

At Musker McIntyre, we believe it’s about more than just property; it’s about people and the power of communities working together.”

A celebration of British farming

For the Love of the Land II is a beautiful cook book which celebrates our amazing farmers and the food they produce. This timely and topical sequel highlights 40 of the UK’s most influential and innovative farms including Riverford, Yeo Valley, Belvoir and the Michelin-starred Cumbrian restaurant, L’Enclume.

Compiled by Jenny Jefferies, For the Love of the Land II features a delicious range of recipes, from British meats to knockout vegetarian dishes and irresistible desserts, as well as fascinating insights into cutting-edge farming practices that put conservation and sustainability at the forefront of our food production. Suitable for home cooks of any skill level, this book is also the perfect read for anyone who is interested in where their food comes from.

We’re delighted to be able to share two mouth-watering recipes from the book from two fantastic East Anglian farmers: Jimmy Doherty of Jimmy’s Farm who will be familiar to many of you and Norfolk Shepherdess, Olivia Shave.

Crispy Pork Belly, Braised Hispi and Juniper

1kg pork belly, skin on

50ml gin

2 tbsp juniper berries

1 tbsp rock salt (we use Maldon)

1 tbsp black pepper

1 lime, zested

30ml rapeseed oil

1 hispi cabbage

50g butter

300ml vegetable stock

200ml pork stock

100ml double cream

1 tbsp cornflour

“Reconnecting with our food and its production is so important and can only be a force for good. The further we are removed from this, the worse it is for the health of our nation.

“You too can make a difference by backing British food and farming, supporting local and buying from your local butchers and farm shop whenever you can.

“I absolutely love this delicious recipe. If you can, I recommend getting the pork belly from a local butcher. You will be able to tell the difference in the meat; its rich variety of flavour comes from a good life, and you’ll be supporting local farmers just like me.”

Preheat the oven to 130°c. Score the skin of the pork belly, place it in a tray, and pour over the gin. Crush the juniper berries, rock salt and black pepper, then rub this mixture into the skin with the lime zest and rapeseed oil. Place the pork in the preheated oven for 1 hour 30 minutes. Cooking it slowly allows the fat to render and keep the meat soft, while the skin will be crisp.

Meanwhile, remove the outer leaves of the cabbage and cut it into quarters, ensuring the root remains intact as this will hold it together. Fry both sides of the cabbage in pan with a little oil and butter on a medium heat until they have a nice colour, then transfer to a tray and pour in the vegetable stock. Place the tray in the oven to cook for 20 minutes until soft.

After the pork has been in for 90 minutes, turn the oven up to 190°c and continue cooking for 30 minutes to crisp up the skin. Remove the pork belly from the tray, pour off any excess fat, add the pork stock and heat gently to loosen up the juices.

Stir in the cream and cornflour, then bring to the boil and simmer for 2 minutes.

Cut the pork belly into 4 pieces with a serrated knife, then drizzle with the creamy sauce, avoiding the crackling as you’ll want it to stay crisp. Serve with the cabbage and your favourite potatoes (I prefer a fondant or bubble and squeak). A good piece of meat will always speak for itself, and only needs a simple accompaniment to make it shine

“An ode to our award-winning rare breed Norfolk Horn lamb, encompassing our heritage and provenance with a twist. We’ve swapped the traditional white potatoes for sweet ones, which complements the natural notes of pasture and foraging which are evident in this beautiful meat.”

750g lamb mince

1 onion, finely chopped

2 cloves of garlic, crushed

3 heaped tsp dried oregano

2 tsp ground cinnamon

2 bay leaves

Pinch of salt

Freshly ground black pepper

½ tbsp light brown soft sugar

2 tbsp tomato purée

200ml red wine

400g tinned chopped tomatoes

6 tbsp rapeseed oil

3 medium aubergines, thinly sliced

550g sweet potatoes, peeled and thinly sliced

For the bechamel sauce

40g unsalted butter

40g plain flour

400ml whole milk

30g parmesan, finely grated

½ nutmeg, finely grated

1 large free-range egg, beaten

Norfolk Lamb Moussaka

“I am a Norfolk Shepherdess, based in the Brecks, where my ancient heritage breed of Norfolk Horns graze to conserve and restore the natural beauty and diversity of the sandy soils. The area is renowned for its unique geography and the way we farm here aims to restore the delicate ecology of our free-draining soil, while producing Great Taste award- winning lamb.”

Place the lamb, onion, crushed garlic, oregano, cinnamon and bay leaves into a heavy-based frying pan and cook for 8-10 minutes on a medium heat. Break up the mince using a wooden spoon. Once the lamb has browned, drain off any excess fat. Continue to cook the mince mixture as you stir in a good pinch of salt and pepper with the sugar, tomato purée, red wine and tinned tomatoes. Bring to a gentle simmer and then leave to cook for a further 30 minutes, stirring occasionally until the lamb has tenderised.

Meanwhile, heat a frying pan over a high heat. Drizzle the oil over the sliced aubergine and fry for 4-5 minutes on both sides until golden brown. Set aside on kitchen paper to soak up any excess oil.

Preheat the oven to 200°c/180°c fan/Gas Mark 6 and bring a large pan of lightly salted water to the boil. Add the sweet potato slices to the pan and cook for 6 minutes, then drain in a colander under cold running water before placing on kitchen paper to drain.

For the bechamel sauce

Melt the butter in a small saucepan, gradually whisk in the flour and cook over a medium heat for 1 minute. Remove from the heat, slowly adding the milk and ensuring you continue to whisk until the sauce is smooth. Return to the heat and gently simmer for 3 minutes while stirring in the parmesan, grated nutmeg, and seasoning to taste. Let the sauce cool to room temperature before whisking in the egg.

Spoon a third of the lamb mixture into a large ovenproof dish and spread out evenly, followed by a third each of the aubergine and potato slices. Repeat twice more to create distinct layers, then finish by pouring the bechamel sauce over the top and smoothing it out so you have an even covering. Sprinkle the moussaka with extra grated parmesan if you like, then place in the preheated oven for 35-45 minutes or until you have a nicely golden topping. Serve with a delicious herby green garden salad.

Choosing the right school for your child

WHY LANGLEY IS THE PLACE TO BE

Langley School is an independent co-ed day and boarding school in Norfolk for ages six months to 18 years, with not one but two stunning 100 acre campuses. Let’s take a look at each site.

Taverham – 7.5 miles from Norwich city centre

On one side of the long drive that leads to Langley Prep School there is ancient woodland; on the other side, it opens up to parkland where children play in the maze, study wildlife at the pond, play sport on the expansive fields and go fishing via private access to the river Wensum. As you approach the school, you’ll spot the neo-Jacobean Taverham Hall, which has been a home to education for more than 100 years.

There have been new developments too, with a brand new nursery added in 2022 for children from six months to four years. Just two years after opening, in 2024 Bluebell Nursery at Langley School was classed as ‘outstanding’ by Ofsted. A huge demand for places led to the expansion of the nursery, which now has a brand new purpose-built facility for fouryear-olds, supporting their transition into full-time education.

Loddon – 11 miles from Norwich city centre

As soon as you drive into Langley Park you are surrounded by stunning green parkland on either side of the tree-lined drive. Langley Senior School grounds are Grade 1 listed and were originally designed by 18th century landscape gardener Capability Brown.

Into view comes the purpose-built Sixth Form centre, where students thrive as they prepare for life after Langley, helped by strong links with the school’s alumni network. With greater independence in Sixth Form, students can study A levels that secure their place at a top-flight university or BTEC subjects that are perfect for their passions, interests and career.

At the far end of the drive is the Main House, which is home to the tight-knit UK and international boarding family, who range from day and flexi boarders, to weekly and full-time boarders.

At the Senior School you will find the top-flight Langley Football Academy (LFA), directed by Norwich City legend Grant Holt. The academy alumni includes professionals who have gone on to secure playing contracts and international caps.

You may have seen a Langley minibus on your travels, and there are routes to support families from all corners of the county. Once your child arrives at Langley, the opportunities are endless; from Creative Arts to the Combined Cadet Force (CCF) to Leith’s Cookery School courses. Whatever your child is interested in and passionate about, Langley provides space to explore, and also a place to belong. That’s a promise.

Home Surveys A BUYERS GUIDE TO

As you embark on the journey of purchasing a new home, it’s essential to equip yourself with the knowledge and tools necessary to make informed decisions. One crucial step in this process is understanding property surveys. Here, Peer | King Surveyors shares what you need to know…

What is a Property Survey?

A property survey is a comprehensive inspection of a property’s condition, conducted by a qualified surveyor. Its primary purpose is to identify any potential issues or defects that may affect the property’s value or your future enjoyment of it. Here are some key benefits of having a property survey:

• Identifying Hidden Defects: A survey can uncover hidden issues such as structural defects, dampness, or timber decay that may not be visible during a standard viewing.

• Negotiating Power: Armed with the information from a survey, you can negotiate with the seller to address any significant issues discovered, potentially saving you money in the long run.

• Peace of Mind: Knowing the true condition of the property can provide peace of mind and confidence in your purchasing decision.

It’s crucial to engage a RICS (Royal Institution of Chartered Surveyors) accredited surveyor for your property survey. RICS accreditation ensures that the surveyor adheres to strict professional standards and codes of conduct, providing you with reliable and impartial advice.

What types of surveys do Peer | King Surveyors offer?

At Peer | King Surveyors, we offer a range of surveys tailored to meet your specific needs:

1. RICS Valuation: RICS Red Book Valuations are comprehensive appraisals conducted in accordance with the globally recognised Red Book standards set forth by RICS. These valuations are essential for various purposes

such as securing financing, assessing tax liabilities, or determining the fair market value of a property.

2. RICS Level 2 (Homebuyers) Survey: RICS Level 2 Surveys offer prospective homebuyers a detailed assessment of the condition of a residential property. These surveys are designed to identify any significant defects or issues that may affect the value or habitability of the property.

3. RICS Level 3 (Building/Structural) Survey: RICS Level 3 Surveys provide a more in-depth analysis of a property’s structural integrity and condition. These surveys are particularly beneficial for older or more complex properties where there may be hidden defects or structural issues.

When to get a survey on a property?

It’s advisable to arrange a property survey after having an offer accepted on a property and receiving the memorandum of sale. Conducting the survey sooner rather than later allows sufficient time to address any issues uncovered that may impact your decision to purchase the property or require negotiation with the seller.

A property survey is a vital step in the home-buying process, offering valuable insights into the property’s condition and helping you make informed decisions. Whether you choose one of our tailored surveying services or require a specialised survey, Peer | King Surveyors is here to assist and advise you every step of the way.
