Founded in 2002 by Ian Davies, our estate agency has grown from a modest beginning into a trusted name in the local property market. Ian, with his unwavering commitment to integrity and exceptional service, laid the foundation of what has become a pillar of the community. Over the years, the agency has earned an enviable reputation for its depth of local knowledge and dedication to client satisfaction.
In 2021, upon Ian’s retirement, the business was proudly taken over by his children, Gareth and Claire. Carrying forward their father’s legacy, Gareth and Claire have brought a fresh perspective, infusing the agency with their innovative ideas and dynamic energy. They have continued to uphold the core values established by Ian, ensuring that the agency remains deeply rooted in its tradition of excellence.

WHAT’S IN A NAME?
Everything, it transpires
IN CONVERSATION WITH GARETH DAVIES
In 2021, my sister Claire and I took over the business that our father established in 2002. Since then, we’ve been on an incredible journey, and one that culminated in 2023 with a rebrand that saw us change from Grosvenor Billinghurst to Grosvenor Surrey.
However, our new name quickly caught the attention of an asset management company, with a similar name, and we entered into legal discussions.
Of course, being faced with this predicament so soon after launching a new identity was initially a blow; we had invested a lot of time, money and energy into the rebrand. But after really reflecting on the name Grosvenor in the context of the direction the business is now heading in, this new problem became an exciting opportunity.
Firstly, Grosvenor was simply a name chosen by our father many years ago. It had no real bearing on who we are as a business today. Nor did it have any direct links back to Claire and I as owners. Furthermore, as a secondgeneration family business, it’s our name that is, as they say, above the door. And it’s our name that’s important when it comes to driving the business forwards, not Grosvenor.
So, whilst the decision to change our name for a second time in 12 months was initiated by external factors, we’re glad that it’s happened. Now, the values that form the foundation of the business are no longer ascribed to Grosvenor, but to Davies Property Partners, our new (and final) name.
With our family name now at the centre of the business and this newfound opportunity to celebrate our roots, we feel more invigorated than ever.
As a family-owned and managed business that’s started a brand-new chapter, we now look forward to continuing our journey and being part of yours as you embark on your next chapter, either as a seller, buyer or landlord.
“There’s no substitute for local knowledge that stems from growing up and being heavily invested in the local community.”

AN EAR FOR MUSIC AND A NOSE FOR PROPERTY
IN CONVERSATION WITH CLAIRE FULLER
A thirteen-year career in the music industry gave me the opportunity to celebrate the number one successes of some of the world’s most popular artists including Coldplay and Lily Allen. However, Davies Property Partners is proving to be my biggest hit.
Whether I was working at the globally renowned music company EMI, or media giant Reuters, I have always been in finance.
From debt recovery to the technical world of financial forecast, planning and analysis, balancing the commercial requirements of an organisation with those of its people is my speciality.
When I had the opportunity to work as a part-time bookkeeper in the business my father, Ian Davies, founded, I naturally grabbed it with both hands.
After a time the finance director of 16 years retired and following a series of interviews I got the job and quickly jumped from part-time bookkeeper to full-time Finance & Operations Director.
However, the biggest jump was yet to come. In 2021 my father stepped down. The move saw me become Finance and Operations Director and my brother, Gareth, become Managing Director.
Not only do I get to reassert my big sister role across all things finance, but I also get to work alongside Elmbridge’s most experienced property professionals and a hugely experienced team of sales and lettings experts that currently stands at 18 people.
Funnily enough, I completed my work experience in our Cobham office long before Davies Property Partners opened its doors, when I was only 17 years old. Back then it was Black Horse Agencies Estate Agents, which later became Countrywide before my father launched the business and took over the lease.
It’s great to be back, and after many years of working in London it feels as though I’ve finally come homewhich I have, really, as I spent my entire childhood in Cobham and have nothing but fond memories of growing up in the area.
Now, the focus is to continue growing Davies Property Partners reputation as a community-driven estate agency, delivering a great estate agency service and, of course, building on my father’s legacy.
“A career in the music industry spanning almost 13 years gave me the opportunity to celebrate the number one successes of some of the world’s most popular artists including Coldplay and Lily Allen. However, Davies is proving to be my biggest hit.”

GARDEN TIPS
KEEPING YOUR PROPERTY PICTURE PERFECT ALL YEAR ROUND
First impressions count - and for many potential buyers, your garden is the very first thing they’ll see. Whether it’s a manicured front lawn, a leafy terrace, or a well-kept courtyard, your outdoor space sets the tone before anyone steps through the front door. But a beautiful garden doesn’t just happen by accident. It requires a little planning, regular upkeep, and a willingness to adapt as the seasons change.
With the right approach, your garden can be a standout feature of your home all year round. Here’s how to make it work hard for you, whatever the weather.
SPRING - SET THE SCENE
Spring is all about fresh starts, and there’s no better time to get your garden back in shape after the long winter. Begin by clearing away debris - dead leaves, broken branches, and any tired winter plants that didn’t make it.
Early spring is also the time to reseed patchy lawns, prune shrubs, and start planting. Invest in pots of bright seasonal colour - think tulips, primroses, and hyacinths - for an instant visual lift. And don’t forget kerb appeal: a neat pathway, clean front door, and some wellplaced planters go a long way when presenting your home for sale.
SUMMER - SHOW IT OFF
Summer is when your garden can truly shine. It’s barbecue season, school holiday season, and the time when outdoor space becomes an extension of your living space. Keep lawns mown regularly, and feed them every few weeks to maintain that lush green look.
Container plants and hanging baskets add colour and softness to patios and doorways, while garden furniture helps viewers imagine themselves relaxing there. If you’re selling, consider staging an outdoor seating area as you would a room indoors. It’s all about helping buyers see themselves enjoying the lifestyle your home offers.
AUTUMN - KEEP IT COLOURFUL
As the light fades and the leaves fall, gardens can start to look a bit tired – but they don’t have to. Autumn is a great time to plant hardy perennials and spring bulbs, while adding bursts of late-season colour with plants like heuchera, sedum, and Japanese anemones.
Keep on top of leaf fall and deadheading, and give hedges one last trim before winter sets in. Cleaning patios, decking and garden furniture can make the whole space feel fresher, even as the season cools. And if you’ve got outdoor lighting, now’s the time to check bulbs and create some atmospheric evening glow.
WINTER - KEEP IT TIDY
Even the smartest garden can look bleak in winter - but a few small touches make a big difference. Clear paths and patios of slippery leaves and moss, keep hedges neat, and prune dormant plants.
Add visual interest with evergreen shrubs, winter flowering plants like hellebores, and even a splash of festive cheer in pots by the front door. If you have a garden structure - such as a pergola or firepit area - make it neat and tidy, even if it’s not in use. A well-kept garden in winter tells buyers that the home is cared for all year round.
WHY IT MATTERS WHEN YOU’RE SELLING
A smart garden adds value. Research suggests that a well-maintained outdoor space can increase the sale price of your home by up to 20%. But more than that, it creates an emotional connection – buyers don’t just want a house; they want a lifestyle. A tidy, inviting garden helps them picture themselves enjoying their morning coffee on the terrace or hosting a summer gathering on the lawn.
EXPERT ADVICE MAKES A DIFFERENCE
At Davies Property Partners, we know that presentation is key - and that includes your outside space. Our team offers honest, informed advice on how to get your home market-ready, from front door to garden fence. We’ll help you see your property through a buyer’s eyes and offer practical tips that really make a difference.

LETTINGS MANAGER
Samantha Young
Our lettings team have a proven track record of successfully securing lets on all types of property across the market, both locally and further afield. Led by our Lettings Manager, Samantha Young, Davies Property Partners has built a renowned lettings business based on the following three pillars: proactivity, knowledge and marketing.
PROACTIVITY
We don’t simply list your property and wait for the calls to come in – anybody can do that. We’re continually liaising with our contacts and talking to the local communities in which we operate including residents and businesses.
KNOWLEDGE
The lettings sector is constantly evolving, the result of which means that there is ever-changing legislation and more pitfalls for landlords to stumble into than ever
before. Thankfully, the Surrey lettings team at Davies Property Partners is continually evolving with it. Davies Property Partners is always up to date with the legal landscape, which means our landlords don’t need to worry.
MARKETING
We’re a marketing-focused Surrey lettings agent, which means that it’s our job to make the properties we manage capture the imagination of a prospective tenant. Many lettings agents overlook this – we don’t. As a landlord, it’s essential to obtain an accurate valuation of your rental property.

OUR STRAIGHTFORWARD GUIDE TO
PROPERTY CHAINS
WHAT EVERY BUYER AND SELLER SHOULD KNOW
Buying or selling a home is often described as one of life’s most stressful experiences, and if you’ve ever been involved in a property chain, you’ll understand why. But what exactly is a property chain, and how does it affect your move? Here’s everything you need to know, told straight, with no jargon.
WHAT IS A PROPERTY CHAIN?
A property chain is a sequence of linked transactions, where each depends on the success of another.
For example, if you’re selling your home and moving to a new one, you’ll likely need your buyer to complete their purchase before you can complete yours. This chain can involve several buyers and sellers, meaning if one link breaks, it can disrupt the entire process.
Chains can vary in length. A short chain might involve just three parties: a first-time buyer, a seller moving into a new home, and a developer selling a new-build property. A longer chain, however, could involve multiple buyers and sellers, making things more complex.
WHY DO PROPERTY CHAINS CAUSE DELAYS?
The more people involved in a chain, the greater the chance of delays. Common reasons include:
• Mortgage issues – If a buyer struggles to secure a mortgage, it can delay or even collapse the chain.
• Survey problems – If a survey reveals unexpected issues, buyers may renegotiate the price or pull out altogether.
• Legal holdups – Conveyancing can take time, especially if there are legal complications such as boundary disputes or leasehold concerns.
• Changing circumstances – People’s situations change. A buyer may lose their job, separate from a partner, or simply change their mind, forcing the chain to restart.
MAKE GOOD CHOICES
One of the best ways to keep a property chain moving is to instruct an experienced estate agent.
A knowledgeable agent does far more than list your property—they actively manage the chain, ensuring clear communication and keeping the process on track.
AT DAVIES PROPERTY PARTNERS, WE:
• Keep all parties informed
• Resolve problems before they escalate
• Negotiate effectively
• Minimise stress
A skilled estate agent can mean the difference between a smooth transaction and a collapsed sale.
KEEP ON MOVING
You can’t control everything, but you can reduce delays by:
• Choosing a proactive estate agent – We’ll manage the process and keep the chain moving.
• Getting paperwork in order early – Finances, ID, and legal documents should be ready from the start.
• Using an efficient solicitor – A responsive legal team makes a real difference.
• Keeping in regular contact – Awareness of potential issues helps prevent delays.
CHAIN-FREE OPTIONS: A STRESS-FREE ALTERNATIVE?
Not all moves involve a chain. First-time buyers, those downsizing to a rental, or people purchasing a new-build home can often avoid these complications.
If you’re in a position to buy without selling first, your move may be far smoother.
OUR FINAL THOUGHTS
Property chains can be challenging, but with preparation and the right support, they don’t have to be a nightmare.
Thinking about buying or selling?
We’re here to guide you through every step of the process – get in touch to see how we can help.
ARE YOU SURE YOU’RE INSURED?
When choosing home insurance, more often than not we go for the quickest or cheapest option, perhaps not totally confident but hoping for the best Whilst this approach might seem like the most convenient at renewal, there’s a risk of rushing and not considering

In reality, insurance is far from a one-size fits all scenario
Estimating the value of our homes and contents isn’t something we do regularly and it can be easy to forget or dismiss things. But inaccurately calculating the rebuild cost or the total value of your
contents could leave you open to the risk of being underinsured
Underinsurance is when the amount you’re covered for by your insurance is less than the cost of replacing or repairing your contents or belongings. It can result in claims of damage or loss being only partially met or not at all by insurance
It’s particularly important that those who live in larger, higher value homes or have expensive items –perhaps jewellery, fine art or collections – are mindful that standard insurance may not fully protect them or include features such as agreed values and access to specialist repair/replacement services
So how can you avoid underinsurance?
Go through each room accounting for anything you would need to replace in event of a claim – include things like soft furnishings, curtains and furniture, as well as the high-value items like technology
• Estimate the cost if you had to buy new, rather than the price you paid
• Don’t forget items in storage, in a safe or at the bank.
• Consider whether the value has changed for any antiques or art collections
• Check your policy for any set limits for valuables and single items such as jewellery
• Review your cover regularly and if you’re unsure, talk things through with a professional

HOW TO GET YOUR HOUSE
READY TO SELL
IN SURREY
Alongside essential steps like finding a great local estate agent, never underestimate the impact of presentation. Home staging can make a meaningful difference to how your property is perceived, and ultimately, how quickly and successfully it sells.
Elmbridge properties are in high demand, but with such a strong market comes strong competition. Highlighting your home’s best features can help it stand out and attract the right buyer at the right price.
Here are 12 smart, practical steps to get your home ready for market:
1. MAXIMISE KERB APPEAL
First impressions count. Tidy the garden, repaint the front door, and refresh fences, gates or any worn features. Consider updating door furniture or porch lighting to create an inviting exterior.
2. DECLUTTER AND DEPERSONALISE
Less is more. Remove excess furniture and personal items to create space and help potential buyers visualise the home as their own.
3. DEEP CLEAN EVERYTHING
Give your home a top-to-bottom clean. Pay attention to grout, sealant, floors, and fabrics. Air out rooms and swap used towels for fresh ones for a crisp, clean feel.
4. MAKE MINOR REPAIRS
Address small issues like squeaky hinges, chipped tiles or peeling paint. These little fixes help reassure buyers that the property is well cared for.
5. FRESHEN UP WITH NEUTRAL COLOURS
A simple coat of paint in soft, neutral tones can make rooms feel larger, lighter, and easier to imagine furnished differently.
6. STAGE EACH ROOM WITH A CLEAR PURPOSE
Avoid mixed-use confusion. Set each room for a single function—transform the spare room into a guest bedroom, not a storage overflow.
7. UPGRADE LIGHTING AND MAXIMISE BRIGHTNESS
Use lamps to lift shadowy corners, update dull bulbs and add mirrors to reflect natural light and enhance space.
8. FOCUS ON KITCHEN AND BATHROOM APPEAL
Full renovations are costly, but small upgrades like painting cabinets or replacing worktops can have big impact. Ensure these rooms feel fresh, functional, and clean.
9. TIDY OUTDOOR SPACES
Gardens and patios matter. Mow lawns, trim hedges, clean outdoor furniture, and hide bins to show your exterior space at its best.
10. IMPROVE ENERGY APPEAL
You’ll need a valid Energy Performance Certificate (EPC) to sell. While there’s no minimum rating required, improving your energy score can appeal to eco-conscious buyers.
11. TAKE HIGH-QUALITY MARKETING PHOTOS
Most buyers start their search online. Professional photography ensures your home looks its best and generates more viewings.
12. THE RIGHT AGENT AND PRICE WISELY
Seek personal recommendations, read reviews and book a valuation. While everyone wants the best price, Rightmove data shows that realistically priced homes sell faster and more successfully.
ADDITIONAL STEPS TO PREPARE FOR SALE
Beyond presentation, make sure you’re legally and financially ready. Gather title deeds, ID, and planning permissions. Instruct a solicitor early and complete key forms like the TA6 and TA10. Leasehold sellers should obtain the management pack from their freeholder. And if you’re moving on, consider mortgage advice to plan your next step.
