FIRST-TIME BUYER TIPS

GETTING IT RIGHT FROM THE START

Taking your first step onto the property ladder is an exciting milestone – but it can also feel like a daunting leap into the unknown. With unfamiliar terminology, a maze of paperwork, and plenty of big decisions to make, it's easy to feel overwhelmed. Here are some key tips to help first-time buyers get it right from the very beginning.

Know your numbers

Before browsing property websites or booking viewings, get a clear idea of your budget. Speak to a mortgage adviser to understand how much you can borrow and what your monthly repayments might be. An Agreement in Principle (AIP) from a lender can give you credibility when making an offer — and help you focus on homes within reach.

Factor in the extras

Remember that your deposit is just part of the picture. You’ll also need to budget for legal fees, surveys, removals, and possibly stamp duty (though first-time buyers often benefit from relief). Setting aside a contingency fund for unexpected costs is a wise move.

Do your homework

Location is everything. Explore neighbourhoods at different times of day, check commute times, and look into local amenities. What might seem like a perfect home on paper could feel very different in person.

Think long term

It’s tempting to look for a “starter home,” but buying a property is a long-term commitment. Consider how your needs might change over the next few years — space to work from home, potential for growth, or access to schools might be more important than you realise now.

Don't skip the survey

It’s not a legal requirement, but a property survey can flag issues that could be costly to fix later. For older properties or anything that looks like it might need work, a more detailed homebuyer or building survey is worth the extra cost.

Take your time

In a busy market, it’s easy to feel pressured into rushing a decision. But this is one of the biggest purchases you’ll ever make. Ask questions, take second viewings, and lean on the professionals around you — your solicitor, mortgage broker and estate agent — to guide you through.

Buying your first home should be memorable for all the right reasons. With a little preparation, and the right advice, you’ll be picking up the keys with confidence.

Trust in over 20 years of solid experience in

Hello, I’m Kevin Macadam, Senior Financial Advisor at 3Q Financial Ltd. I’m delighted to be working with Helliwell & Co to offer expert guidance on structuring your finances when buying or selling property.

Choosing me as your mortgage broker gives you access to an extensive network of lenders and a deep understanding of mortgage products tailored to your needs.

Unlike a bank, I can switch you to a better rate if interest rates change before completion. I also ensure your lender matches both your circumstances and the property type— saving you time, stress, and money.

I can often secure competitive rates and exclusive deals, as well as handling the paperwork and negotiations to make the process as smooth as possible. My advice is always transparent and unbiased, empowering you to make informed financial decisions.

Beyond mortgages, I also advise on buy-to-let finance, commercial lending, bridging loans, life and critical illness cover, directors’ insurance, income protection, buildings and contents insurance, and private medical insurance.

I look forward to helping you on your property journey.

10 STEPS OUR GUIDE TO BUYING YOUR NEW HOME

Buying a home can be both exciting and challenging, so understanding each step is essential. Here’s a straightforward guide from Helliwell & Co. to help you along your homebuying journey.

1

Determine Your Budget

Establish a realistic budget by evaluating your income, savings, and any financial commitments, the Mortgage Calculator on our website can help you with this. Consider all costs involved, including deposit, solicitor fees, mortgage fees, and potential renovations.

2

Get Mortgage Approval

Speak to a mortgage advisor or lender to secure a mortgage agreement in principle. This approval gives you a clear understanding of how much you can borrow and makes you a more attractive buyer to sellers. Why not speak to our Mortgage Partner who is able to offer exclusive rates!

3

Start Your Property Search

Determine your non-negotiables such as parking, garden, kitchen space etc but don’t be surprised if this changes after some viewings. Use our website to explore properties that meet your needs and sign up for alerts to stay updated on new properties.

4

Arrange Viewings

Book viewings for properties that fit your criteria. Take your time, ask questions, and assess the property’s condition, size, layout, and location to ensure it aligns with your lifestyle. Real life is better than online and Helliwell & Co offer flexibility to suit your diary.

5

Make an Offer

Once you’ve found the right property, submit your offer through Helliwell & Co. Based on local market data and guidance from our team, make an informed decision on your offer amount.

6

Appoint a Solicitor or Conveyancer

Choose a trusted solicitor or conveyancer to handle the legal aspects of your purchase. They will conduct essential searches, review contracts, and work with your mortgage lender to ensure everything is in place.

7

Conduct Property Surveys and Valuations

Arrange for a property survey and valuation to check for any underlying issues that could affect your purchase. Your mortgage lender will also require a valuation to confirm the property’s value.

8

Exchange Contracts

Once all checks are complete and both parties are satisfied, you’ll sign and exchange contracts, making the purchase legally binding. At this point, you will need to pay your deposit (usually 10% of the purchase price).

9

Complete the Purchase

On completion day, the remaining funds are transferred, and you receive the keys: nothing gives us more pleasure than handing over the keys in person. Congratulations – the property is officially yours!

10

Settle In and Enjoy Your New Home

Whether you’re planning to renovate, redecorate, or simply unpack and relax, your new home journey begins here. Helliwell & Co. will be there to support you with any questions or assistance you may need.

HOME STAGING SECRETS

SMALL CHANGES, BIG IMPACT

Selling your home isn’t just about listing it online and hoping for the best – it’s about creating a space that buyers can imagine themselves living in. This is where home staging makes all the difference. You don’t need to hire a professional or invest in expensive furniture. With a few strategic, budget-friendly changes, you can make your home stand out, both in photos and in person.

Start with a ruthless declutter

First things first: declutter. It’s the single most effective way to make your home feel larger, cleaner, and more appealing – and it doesn’t cost a penny. Clear surfaces, tidy shelves, and remove anything that draws attention away from the features of the room. This includes personal items like family photos, kids’ artwork, or that growing stack of post on the kitchen counter. Think of it as an early start on packing, and aim to make each room feel calm and spacious.

Let the light in

Buyers are naturally drawn to bright, well-lit spaces. Open curtains wide, clean the windows inside and out, and replace any dim or broken light bulbs. Use lamps to brighten darker corners, and consider adding a mirror opposite a window to bounce light around the room. If you’re viewing your home through a buyer’s eyes, think light, bright, and open wherever possible.

Rearrange, don’t replace

There’s no need to buy new furniture to make your home look great – but repositioning what you already have can make a huge difference. Pull furniture slightly away from walls to create a sense of space and better flow. Remove anything bulky or unnecessary, especially in smaller rooms. Your aim is to show off the functionality of each space, not crowd it.

Neutralise where you can

While character is important, bold décor can put some buyers off. If time and budget allow, paint over particularly loud colours or patterned wallpaper with light, neutral tones – think warm whites, soft greys or muted greens. This not only makes your home feel fresh and clean, but also gives buyers a blank canvas to imagine their own style.

Create a lifestyle feel

Home staging is about helping buyers emotionally connect with the space. Simple, affordable styling touches can really elevate your home’s presentation. Think fresh flowers in a vase, a bowl of lemons in the kitchen, neatly plumped cushions, or a folded throw at the end of the bed. In bathrooms, lay out clean towels and remove any clutter from the sink area. These small touches help build a lifestyle narrative – calm, ordered, and inviting.

Appeal to all the senses

Staging isn’t just about looks. Scent, sound and temperature also play a part in creating the right mood. Make sure the home smells fresh (without overpowering it with artificial air fresheners), keep the heating at a comfortable level, and on chilly days, light the fire or turn on the log burner if you have one. If you’re holding a viewing, a light background playlist can help set a calm, welcoming tone.

Don’t forget the outside

First impressions matter – and buyers often make theirs before they even step through the door. Tidy up the front garden, mow the lawn, clean the windows, and give the front door a wipe down (or a fresh coat of paint if needed). A couple of well-placed pots or hanging baskets can add instant charm. If you have a driveway, make sure it’s clear and easy to access.

You don’t have to stage your home like a show home – just present it in a way that allows buyers to see its full potential. With some thoughtful tweaks and a little elbow grease, you can make a lasting impression and help your property stand out for all the right reasons.
