THE MAGAZINE FROM FOX GRANT

Hello, I’m Kevin Macadam, Senior Financial Advisor at 3Q Financial Ltd. I’m delighted to be working with Fox Grant to offer expert guidance on structuring your finances when buying or selling property.

Choosing me as your mortgage broker gives you access to an extensive network of lenders and a deep understanding of mortgage products tailored to your needs.

Unlike a bank, I can switch you to a better rate if interest rates change before completion. I also ensure your lender matches both your circumstances and the property type— saving you time, stress, and money.

I can often secure competitive rates and exclusive deals, as well as handling the paperwork and negotiations to make the process as smooth as possible. My advice is always transparent and unbiased, empowering you to make informed financial decisions.

Beyond mortgages, I also advise on buy-to-let finance, commercial lending, bridging loans, life and critical illness cover, directors’ insurance, income protection, buildings and contents insurance, and private medical insurance.

I look forward to helping you on your property journey.

Wiltshire’s reputation for high-quality, artisan food and drink is well deserved. Craft beer enthusiasts should visit Rude Giant Brewery in picturesque Wylye or their pub, The Royal Oak in Great Wishford. Currently offering six beers on their roster, they certainly have all tastebuds covered.

For a taste of handcrafted spirits, Witchmark Distillery in Fonthill Bishop is a must-visit. Set in a Grade II listed barn dating back to the 1600s, the distillery produces premium gins and vodkas inspired by the surrounding landscape.

Utilising local barley and pure limestone-filtered water, Witchmark crafts spirits that capture the essence of Wiltshire. Visitors can tour the distillery to learn about traditional distillation methods and sample their unique creations.

For those looking to explore a variety of local cheeses and locally farmed meat, the area is well catered for with farm shops. Nature lovers meanwhile, will appreciate the nearby Stourhead Estate, another National Trust treasure. Its iconic landscaped gardens, complete with a tranquil lake, classical temples, and vibrant displays of rhododendrons, make it a favourite for visitors every season.

On the edge of Wilton is Grovely Wood offering delightful woodland walks entwined with rich folklore, look for the four gnarled beech trees allegedly planted to mark the graves of the murdered Handsel Sisters, thought to be witches in the 18th Century.

There is truly something for everyone here and we’re excited for you to fall in love with the rich history and life this part of the country has to offer.

Across the counties...

Over the years Fox Grant have honed their expertise to effectively sell country, village and rural properties in the counties closest to the Salisbury Office. Each county offers it’s own charm and attracts different buyers looking for the differing lifestyles each county offers.

WILTSHIRE

This largely rural county is famed for its pre-Roman archaeology, including mysterious stone circles and neolithic burial grounds. Stonehenge on Salisbury Plain needs little introduction, a UNESCO world heritage site, widely considered a wonder of the world. The county is characterised by rolling chalk downs and popular market towns. North west of the county, just south of Bath is Bradford upon Avon, a rare combination of river, canals and Bath Stone Georgian architecture.

Marlborough to the northeast of the county is famed for having one of the widest High Streets in the UK and it’s superb Marlborough School which is as famous for its education as being the burial place of Merlin, reputedly under the aptly named Merlin’s Mound. The city of Salisbury sits to the south, nestled in the chalk valleys and crowned by the incredible Cathedral, a hugely popular place for tourists from all over the world. The southwest of the county sits in the National Landscape, Cranbourne Chase.

HAMPSHIRE

Hampshire offers fast access to London, south of England coastline and one of the country’s most loved National Parks, The New Forest, a 112 acre unenclosed area of pasture, heath and forest. The forest also abuts the coastline and contains some charming towns including Beaulieu, Brockenhurst and Lymington. The port of Southampton famously waved off the Titanic on her fateful maiden voyage and is the favoured departing port for many world cruises. Mid county is the beautiful City of Winchester, a popular location for London commuters for its diverse street scene and excellent education. The gently rolling Hampshire countryside is home to some charming villages and a large part of the South Downs National Park.

DORSET

As diverse as it is beautiful. From the heavily populated coastal towns of Bournemouth, Poole and Christchurch to the breathtaking World Heritage Site, the Jurassic Coast, Dorset also offers some utterly picturesque countryside. A popular tourism destination, Weymouth, Lyme Regis and Charmouth sit in this county as does the beautiful Studland and Swanage Bay. Inland, the chalk downs meet low-lying clay valleys creating an incredible back drop

to the pretty Dorset villages. Popular towns in the County include Sherborne to the North East, Shaftesbury to the North and Dorchester to the south, also the King Charles III led, Poundbury, thoughtfully designed by Léon Krier.

SOMERSET

Predominantly rural with rolling hills rising up from the Somerset Levels. The jewel in the crown for this county is Bath, a spa town with impressive, predominantly Georgian architecture, carved from Bath Stone and home to the Roman Baths. Also in the county you will find the Quantocks, the original AONB and Exmoor with it’s charming native pony distinguished by its mealy coloured muzzle. For the well-heeled, Bruton, Frome and Castle Cary are highly desired locations with Michelin starred restaurants and The Newt. Of course Glastonbury Festival is held here annually outside the namesake town with the hauntingly mysterious Tor watching over.

ADVICE FROM MOORE BARLOW

BUYING EQUESTRIAN PROPERTY

WHAT SHOULD I LOOK FOR WHEN PURCHASING EQUESTRIAN PROPERTY?

Buying equestrian property requires careful consideration. Here are key factors to keep in mind:

With road safety concerns increasing, one of the top priorities should be access to a bridleway network or private tracks that link directly to suitable riding areas. Avoiding busy roads is crucial for both rider and horse safety.

Proximity to equestrian centres is another important factor. Whether you need facilities for training, lessons, or competitions, having an equestrian hub nearby can be invaluable.

Check that the property has the correct planning permissions for equestrian use. Agricultural consent is not the same as equestrian consent, and retrospective changes may not always be possible. Additionally, verify whether the property has been used for private or commercial equestrian purposes, as there may be restrictions on running a livery business.

Good services are essential – ensure mains water is available in the paddocks, as running a supply from the main house isn’t always straightforward. When viewing, bring your horsebox or HGV to test access, especially in areas with narrow country lanes. Finally, confirm that any private rights of way permit equestrian use, not just agricultural access.

COMMON PROBLEMS WHEN BUYING EQUESTRIAN PROPERTY

Finding the right equestrian property is highly competitive in areas with excellent off-road riding. Not only must the equestrian facilities meet your needs, but the house must also suit your family’s lifestyle. Properties that tick every box are rare, making it crucial to be in a strong buying position.

One of the biggest hurdles is financing. Many buyers assume they can secure a mortgage, but lenders can be reluctant to issue loans for land unless a commercial element is involved. Clarify your funding options early in the process.

Stamp Duty Land Tax (SDLT) is another consideration. HMRC closely scrutinises whether a property is residential or mixeduse, which impacts tax liability. Seeking expert advice can help you avoid unexpected costs.

HOW CAN I OVERCOME THESE CHALLENGES?

Preparation is key. Determine whether the property is for personal or commercial use, and have your financing secured before making an offer. A lawyer can advise on planning permissions and legal constraints, including potential easements for water and power supply if necessary. Addressing these issues before purchasing will save you time and money.

CAN I PURCHASE LAND AND CONVERT IT TO AN EQUESTRIAN PROPERTY?

Yes, but there are several considerations:

• Finances: Be realistic about your budget. If the property requires significant work, costs can quickly escalate.

• Soil Conditions: Is the land too boggy for winter grazing? Are drainage improvements necessary?

• Buildings and Planning Permission: Are there existing outbuildings suitable for equestrian use?

• Regulatory Restrictions: If buildings need conversion, do they meet animal welfare standards? Listed properties and those within national parks often have strict planning regulations.

Elevate your style

PERFECTLY PAIRED: THE ART OF MATCHING BAGS AND SHOES

Multi-award-winning brand Fairfax & Favor is at the forefront of British luxury fashion, seamlessly blending town and country style.

Designed for those with a passion for elegance and adventure, their timeless collections are true investments in style.

The rise of Fairfax & Favor has been remarkable. From humble beginnings, the brand has expanded into an extensive range featuring signature loafers, boots, bags, and belts, all exquisitely designed and impeccably crafted. This guide explores the art of pairing bags with shoes, ensuring a sophisticated and polished look every time.

COMPLEMENTARY

COLOURS: HARMONISING YOUR ACCESSORIES

One of the key principles of coordination is selecting complementary colours. Fairfax & Favor’s collection offers a spectrum of hues, allowing you to achieve a seamless, wellput-together look:

Classic Neutrals: Opt for timeless shades like black, taupe, or navy for both your bag and shoes. This refined pairing enhances any outfit with effortless sophistication.

Tonal Harmony: Choose colours within the same family but varying in shades – for example, deep brown knee-high boots with a chestnut bag for a subtly elegant effect.

MATCHING MATERIAL AND TEXTURE: TEXTURED ELEGANCE

Pairing similar materials and textures creates a balanced and cohesive look:

Leather Luxury: Coordinate leather ankle boots with a leather bag for a sleek, polished aesthetic that exudes refinement.

Suede Sophistication: Pair suede knee-high boots with a matching suede bag for a soft, timeless statement.

EMBRACE CONTRAST: A BOLD STATEMENT

While coordination is key, contrast can be equally striking:

Mixing Textures: Pair smooth leather boots with a woven or embossed leather bag to create depth and interest.

Pop of Colour: Add a vibrant bag that contrasts with your shoes, injecting personality and flair into your ensemble.

SUBTLE DETAILS: COORDINATING EMBELLISHMENTS

The finer details can make all the difference:

Hardware Harmony: Match the metal finishes on your bag and shoes – gold, silver, or brasss – for a polished effect.

Embellished Elegance: If your shoes feature buckles or studs, choose a bag with similar accents for a cohesive look.

VERSATILITY AND OCCASION: ADAPTING YOUR ENSEMBLE

Day to Night: Effortlessly transition with Fairfax & Favor loafers paired with a complementary bag.

Formal Affairs: Opt for structured bags and elegant footwear, such as the Fairfax & Favor Regina boots, for a refined finish.

Mastering the art of coordination with Fairfax & Favor’s luxurious range ensures a flawless, fashion-forward look with every step.

A new equestrian property?

WELCOME TO THE AREA!

We’re pleased to introduce you to Pinkham Equine Veterinary Services and provide a few useful tips about moving to a new equestrian property. Our team of six highly experienced vets provide routine and emergency ambulatory services, caring for horses and ponies involved in all types of equestrian activities. We cover a wide geographical area from our practice in Wilton, near Salisbury, and pride ourselves on providing excellence in clinical care and a first class service to our clients.

We can carry out a full range of poor performance and lameness investigations and all our vets have access to high quality, portable digital equipment to diagnose issues efficiently and to treat horses at our client’s yards. Our strong reproduction team has extensive knowledge of thoroughbred breeding operations and youngstock sales, and can also carry out artificial insemination and embryo transfer for sport horse mares (at our dedicated partner facilities).

TIPS TO HELP WITH YOUR MOVE:

VACCINATIONS

Check your horse’s vaccinations are up to date. Immunity levels from a flu vaccination start to wane from 6-8 months so, if it is not a requirement for competing, it may be worth considering a 6-month booster if the horse is relocating to new premises.

EQUINE PASSPORTS

Some breed societies will require you to update the owner’s address in the horse’s passport.

GRAZING

It is important to ‘walk the paddock’ to ensure fencing is secure, there is access to clean water and that there are no hazards such as rabbit holes and dangerous plants or trees such as yew, laurel and sycamore.

WORMING

We can tailor worming programmes for clients’ horses according to their individual situation. Prior to moving, it may be worth assessing a horse’s worm burden using faecal egg count testing, and blood or saliva testing for redworm and tapeworm, and worm accordingly. This ensures you are not contaminating a ‘clean’ pasture.

NUTRITION

Where possible, maintain the same feeding regime for your horse and make a gradual introduction to new pasture.

LIVERY YARDS

As a biosecurity precaution, a new livery yard may stipulate vaccination requirements and require a period of isolation before your horse enters the main yard. Some yards may require blood tests.

MONITOR YOUR HORSE

Keep a close eye on your horse in the first few days following a move. Long distance travel can increase the risk of pneumonia and regular stops during the journey should be taken to allow horses to lower their heads.

SETTLING IN

On arrival, take your time settling your horse in, so they get used to their new surroundings. Turning out with just one other horse initially can be helpful. Medical calmers also can be useful the first few times you turn out if you have an excitable horse and may help to avoid unnecessary vets fees!

Finally, register your horse with a local support team – we work closely with client’s farriers, physios and trainers to help you achieve your ambitions with your horse.

with scenic walking trails, canoeing routes and country pubs on the doorstep. The town itself offers a good mix of traditional and contemporary, from the historic Market House to independent galleries and cafés. With strong transport links via the M50 and excellent access to the Forest of Dean, Ross appeals to those looking for a rural lifestyle that’s still well-connected.

Herefordshire is a county of character and contrasts – where bustling market towns sit alongside peaceful hamlets, and centuries-old history meets a modern way of life.

Whether you’re drawn to the cultural buzz of Hereford, the literary lanes of Ledbury, the antique charm of Leominster or the scenic beauty of Ross-on-Wye, there’s a home and lifestyle to suit every taste.

LAND & NEW HOMES

Having the foresight to see development potential in a property, be it a dilapidated barn, disused farm buildings or bare land, is a skill few agents have.

When Fox Grant carry out an appraisal of a property, we always look at the potential value in what could be attained if a route through planning was considered.

Many times, we have helped realise hundreds of thousands of pounds worth of extra value in property for clients, by identifying further potential for development.

Fox Grant work closely with a planning consultant who assist in assessing the maximum value that could be unlocked in a property.

This has evolved over the years and the Directors at Fox Grant are always keen to secure new sites and unlock the true capital of land.

We also often sell land for more than other agents have, purely by releasing the true value and creatively lotting to maximise interest to buyers. We like to think this is one of the unique skills we possess.

DEDICATED & PROFESSIONAL

“Rose and Charlotte were dedicated and professional throughout. They were proactive and sought the best buyers for our property which sold within one week for over the asking price. They also chased solicitors and enabled the whole process to go smoothly. I highly recommend Rose and Charlotte.” Jennie J.
