Start your visit by appreciating the town’s fascinating history. Bury St Edmunds has a long and storied past, dating back over a thousand years. It was once home to the Abbey of St Edmund and although much of the abbey was destroyed during the Dissolution of the Monasteries, its magnificent ruins remain. They sit at the heart of the beautiful Abbey Gardens, which are perfect for a leisurely stroll – it’s easy to lose yourself in the tranquil atmosphere. Right next to the gardens is the stunning St Edmundsbury Cathedral. Its Gothic architecture is truly breathtaking, with soaring spires and intricate stonework.

SHOP LOCAL

Shopping in Bury St Edmunds is a real pleasure. The town centre has a wonderful mix of high street brands and independent boutiques, all tucked into charming streets and historic buildings. CULTURE

Theatre Royal Bury St Edmunds, one of the oldest working theatres in the country, is another must visit. It is a presenting and producing theatre, one of the UK’s last surviving, and the only working Regency playhouse.

Theatre Royal produces three major productions of its own throughout the year, with further smaller and community projects throughout its seasons. Under the care of the National Trust, it is a Grade I listed building which underwent a £5.3million restoration in 2005 to return it to its original 1819 layout and design.

In 2019 Theatre Royal Bury St Edmunds celebrated its 200th Anniversary with an extra special programme of events and shows and became an NPO (National Portfolio Organisation) in 2023.

Theatre Royal is owned by the Greene King brewery, leased by the brewery to the National Trust which in turn leases the theatre to Bury St Edmunds Theatre Management Ltd to run it as a working theatre.

Being a charity the theatre is reliant upon support from local businesses and individuals in order to offer all that it does for the community of Bury St Edmunds and West Suffolk. The Story Behind Sheridans Estate Agents

Can you tell us the story behind Sheridans Estate Agents? What inspired you to start your own business?

Before founding Sheridans in 2002 I worked at several local estate agencies. One of them specialised in individual and character properties, which I found particularly fascinating. I wanted to create a business that combined exceptional customer service with my passion for Suffolk’s exciting property market and unique architecture.

My vision was an agency rooted in the traditional values of trust and integrity while embracing innovative property marketing techniques.

My goal has always been to provide an unparalleled experience for both buyers and sellers.

What do you think sets Sheridans apart from other estate agents in Bury St Edmunds and the surrounding areas?

What initially attracted you to a career in estate agency, and how did you get started in the industry?

I’ve always had a love for property and a knack for connecting with people. The dynamic nature of the industry appealed to me – no two days are ever the same.

I began as a trainee at a local agency, immersing myself in the market and learning the importance of excellent customer service.

What’s been one of the most memorable or challenging properties you’ve sold?

A centuries old cottage with a fascinating history stands out. Striking a balance between preserving its character and meeting modern buyer expectations was challenging but immensely rewarding when we found the perfect new owners.

What’s the most significant change you’ve seen in the property industry during your career?

The digital revolution has transformed the way properties are marketed. Online portals, virtual tours, and social media have made the process faster and more accessible, benefiting both buyers and sellers.

Do you have any tips for first time buyers or sellers navigating the property market in today’s climate?

For buyers: Be clear on your budget and get pre-approved for a mortgage.

For sellers: Presenting your property well is essential as first impressions matter.

As a long term resident of Suffolk, what do you love most about living and working in Bury St Edmunds?

Can you share some of your favourite spots in Suffolk?

I live just outside Bury St Edmunds and love walking in the countryside, especially around Ickworth Park in Horringer. It’s a real gem – peaceful, picturesque, and perfect for clearing your mind.

How do you balance running a business with enjoying life in Suffolk?

I make time for what matters – spending quality time with family and friends. Suffolk’s serene environment makes it easy to strike a balance between work and relaxation.

What has been your proudest achievement as the owner of Sheridans?

Watching the business grow and being recognised for our commitment to excellence has been incredibly rewarding. None of this would be possible without our fantastic team, to whom I’m immensely grateful.

Where do you see Sheridans in the next five to ten years?

We plan to expand while staying true to our core values. Embracing new technologies will allow us to enhance our services further. Our focus remains on serving the community with the same dedication and care.

How do you unwind after a busy day running an estate agency?

I enjoy spending time outdoors – cycling or exploring Suffolk’s natural beauty. A visit to a local pub or a trip to the coast is always a great way to relax and recharge.

It’s a dynamic and rewarding role that keeps me on my toes."

What do you enjoy most about working in the property industry?

"It’s the people and their stories. Helping someone find their dream home or guiding them through what can be a life-changing decision is incredibly fulfilling. The variety of properties we handle also keeps the work interesting."

Can you recall a particularly challenging transaction you’ve managed and how you handled it?

"One memorable case involved a chain where one party had lastminute financing issues. It required a lot of problem solving and constant communication between all parties involved. By staying proactive and working closely with a mortgage broker we managed to secure alternative financing and keep the chain intact."

What key qualities do you believe make for a successful estate agent in today's market?

"Adaptability, empathy and strong communication skills are crucial. The ability to listen to clients and understand their unique needs, combined with a thorough knowledge of the market, sets a successful agent apart."

How do you approach helping clients navigate the selling or buying process to make it as smooth as possible?

"I believe in transparency and clear communication from the start. Whether it’s managing expectations or providing detailed guidance throughout the process, my goal is to make clients feel informed and confident. Our team also uses the latest tools to simplify everything from property searches to contract signings."

What advice would you give someone starting out in the estate agency business?

"Be patient and persistent. Real estate is as much about understanding your clients as it is about understanding properties. Invest time in understanding the market, listening to clients, and always deliver on your promises."

"Suffolk has a unique charm that’s hard to resist. The combination of stunning countryside, historic towns like Bury St Edmunds and its close-knit community, make it an ideal place to live and work. The area’s character has also influenced my career by inspiring a deep appreciation for the diversity of homes and lifestyles here."

Do you have any favourite local spots in Bury St Edmunds that you would recommend to someone visiting the area for the first time?

"The Abbey Gardens are a must-visit for their beauty and history. I’d also recommend exploring the independent shops and cafés in the town centre, particularly around the Buttermarket. For food lovers, there is a fantastic array of different cuisines to choose from excellent independent restaurants to several popular and prestigious well known eateries.

What role do you think the local community plays in the success of Sheridans Estate Agents?

When you're not working, how do you like to spend your time? Any hobbies or local activities you enjoy?

"I’m a big fan of exploring the local countryside when walking my dogs with my wife and children. I also enjoy spending time with my family and trying out local restaurants. When I have the chance, I love watching sports or catching up on a good book."

HORRINGER (CONT)

Horringer is a quintessential Suffolk village that offers the perfect blend of historical charm and vibrant community life. Just two miles from Bury St Edmunds, the village is steeped in history, with records dating back to the Domesday Book. At its heart is St Leonard’s Church, a Grade I listed building that has stood for centuries and remains a focal point of village life.

For those seeking social spots, Horringer is home to two excellent pubs. The Bee Hive is a contemporary gastropub known for its creative menus and warm, welcoming atmosphere. It’s a great place to enjoy a special meal or celebrate with friends.

In contrast, The Six Bells, a traditional thatched pub, offers hearty meals, local ales, and a cosy, old-world charm. Both pubs are highly regarded and beloved by locals and visitors alike.

It's easy to feel rushed during a viewing, especially if other potential buyers are lined up. But this could be your future home, so look around thoroughly. If you feel like you need more time, don’t hesitate to request a second viewing.

Office manager, Kathryn Coward has a passion for problem solving, a deep love for Suffolk, and the energy of her retriever Luna. Here Kathryn shares her journey, the challenges of her role, and what keeps her inspired every day.

Role and Career at Sheridans:

How did your journey with Sheridans begin, and what led to your rapid progression to office manager?

My journey with Sheridans began in 2015 when I joined as a Saturday staff while working full-time elsewhere as an assistant area manager. When I went on maternity leave I continued working for Sheridans, gradually increasing my hours during the week. As staffing changes arose I stepped in to address gaps and look for improvements, which led to Tim and Matt offering me the role of office manager.

What does a typical day look like for you as office manager?

There’s no “typical” day in this role! I support nearly every aspect of the business, from covering admin tasks and arranging property viewings to collecting applicant feedback and assisting with the needs of the clients and staff alike.

What do you enjoy most about your role?

What I enjoy most is working with a fantastic team of passionate and genuine people. Helping clients complete a property sale is also

incredibly rewarding – there’s nothing like seeing their relief and excitement when everything is finalised.

How do you ensure the smooth running of the office and support the wider team?

I focus on being proactive and flexible, stepping in wherever I’m needed. Clear communication is key – whether it’s with clients, vendors or the team. I also regularly review processes and tools to identify areas for improvement and ensure everything is running as efficiently as possible.

What skills have been most important for your success?

Adaptability and problem solving have been crucial as no two days are the same. Organisation and time management also play a big part. Strong interpersonal skills are equally important, helping me build relationships with clients and be involved with the whole team.

What’s been one of the most memorable moments or proudest achievements during your time at Sheridans?

One of my proudest moments was completing my first particularly tricky sale many years ago now. It was a learning experience from

start to finish, but seeing it come together and knowing that myself and the team made a difference for both the buyer and seller was incredibly satisfying.

What do you love most about living and working in Bury St Edmunds and the surrounding Suffolk area?

Bury St Edmunds has a unique charm – it’s steeped in history yet full of life. The countryside where I live is stunning and so peaceful, there’s a real sense of community that makes it very special.

Are there any hidden gems in the town or countryside that you’d recommend to someone new to the area?

Yes! I think there are several hidden gems both in Bury St Edmunds or outside in some of the villages – I would recommend a delicious three course lunch or dinner at Wyken Vineyards followed afterwards by a wander around their superb gardens, especially in the summer months.

How do you think the character of Bury St Edmunds influences the work Sheridans does for its clients?

The town’s mix of historical charm and modern vibrancy reflects the kind of homes we handle and the clients we serve. It’s about finding properties that suit people’s lifestyles while celebrating the area’s unique character.

What role do you think Sheridans plays in the community, and how does that impact your work?

Sheridans is more than just an estate agency; we’re part of the community. We take pride in supporting local events and businesses, which strengthens our relationships with clients and adds a personal touch to our work.

How have you seen the area evolve during your time with Sheridans?

Over the years, I’ve seen Bury St Edmunds grow, with more families and professionals moving to the area. The property market has reflected this, with increasing demand for homes that balance character and modern convenience.

Tell us about Luna! How does she fit into your busy life, and do you have any favourite local walks you enjoy with her?

Luna is my energetic and lovable golden retriever! She keeps me active, and we enjoy exploring local walking spots like the trails around Ickworth House, High Lodge and the local footpaths around where we live.

What do you enjoy doing in your downtime when you’re not managing the Sheridans office?

In my free time, I love spending time with my family – taking my daughter to her different ballet classes and we spend a lot of time exploring the local area and travelling to new places. We are working our way through our bucket list of destinations.

How do you balance the demands of your role with enjoying life in Suffolk?

It’s all about prioritising and staying organised. I make time for family and self care, whether it’s a weekend outing or a peaceful walk with Luna. Being in such a beautiful area definitely helps with work-life balance!

What has kept you motivated and passionate about your work at Sheridans over the years?

The team, the clients, and the satisfaction of helping people navigate significant life changes keep me motivated. Knowing that our work genuinely makes a difference is incredibly rewarding.
