ATTIK magazine caught up with Managing Director Katie Mamo-Lewis to learn more about the ethos behind ATTIK City Country Coast and to get an inside look at Katie’s unique approach to property, people, and business.
Hi Katie! You’ve got a fascinating background. What inspired you to launch ATTIK?
“Thanks! After years of working for both independent and corporate estate agents, I wanted to create something different – an agency with a twist. I’ve always been entrepreneurial, and having worked in events and marketing, and as a qualified healer, I felt I could bring something new to the industry. I launched ATTIK with the idea of blending empathy, support, and integrity with a bespoke, design-led marketing approach. It’s all about making the process stress-free and enjoyable for our clients, while achieving the best possible outcome for them.”
That sounds really refreshing. How does your background influence the way you run ATTIK?
“It plays a huge part! Moving house can be such a stressful time, so we really focus on making it as smooth and positive as possible. My background in healing means I’m very aware of the emotional side of things, and that’s reflected in how we interact with our clients. We listen, we empathise, and we aim to create a supportive environment. I even offer reiki sessions to clients who might be going through particularly sensitive situations. It’s about being there for people, not just as an estate agent but as a source of comfort and guidance.”
You’ve built a really unique team at ATTIK. What makes them special?
“I’m so proud of the team! We’re a collective of individuals who share some awesome traits – we’re passionate about property, interiors, and, most importantly, people.
“Our team is incredibly creative, and we’re known for our design-led property marketing, which helps our clients achieve the best price for their homes.
“Excellent communication is key for us, and we make sure to understand our clients’ desires, timescales, and personal circumstances. We’re also flexible in our approach, offering appointment times that suit our clients’ schedules, which can make all the difference during a busy move.”
You’re very hands-on as a Managing Director! What does a typical day look like for you?
“I love being hands-on! My role is really varied, so I can be doing anything from strategy meetings and marketing to viewings, staff training, and valuations. No task is beneath me – I believe in being part of the team, not just managing from a distance.”
ATTIK offers some interesting services beyond just selling homes. Can you tell us more?
“Yes, we offer a range of additional services that really enhance the customer experience. These include property staging, house clearances, and upgraded, bespoke marketing packages. We also offer things like mortgages, insurance, investments, and even will-writing services.
“For clients in sensitive situations, we offer coaching and healing, which can really make a difference. It’s not necessary to book these services, but they’ve definitely helped many clients achieve higher prices for their properties, and they add that extra layer of care to the whole process.”

ARE YOU READY FOR YOUR CLOSE UP?
HOME STAGING
Are you thinking about selling your home but don’t know where to begin, perhaps you’re concerned it might not be ready for the market, worried it could take ages to sell, or that you won’t achieve the price you’re hoping for – don’t panic!
There are plenty of things you can do to give yourself the best chance of a quick sale at a great price.
The key is staging your home, both inside and out, to create that all-important first impression.
Here are six simple tips to get you started on your home-staging journey.
Declutter and Depersonalise
Before potential buyers step through the door, make sure your home feels like a blank canvas. While your quirky art collection and family photos may be meaningful to you, they could make it difficult for buyers to picture themselves living there. Pack away personal items and streamline your space to create a sense of calm and order. Less clutter means more space, and space is what buyers love!
Maximise Curb Appeal
First impressions count! The outside of your home is the first thing people see, so make sure it’s looking its best. Tidy up the garden, mow the lawn, and consider adding a few pots of colourful flowers by the front door. If the paint on your front door is looking a little tired, a fresh coat in a modern, welcoming colour could make all the difference. A neat and well-maintained exterior tells buyers that your home has been cared for.
Light and Bright
Bright, airy spaces are hugely appealing to buyers, so make the most of your home’s natural light. Open curtains and blinds to let in as much sunlight as possible. If your rooms are naturally a bit dark, strategically placed mirrors can help bounce light around. Also, consider using lamps in darker corners to create a warm, inviting glow.
A Fresh Coat of Paint
One of the simplest and most cost-effective ways to freshen up your home is a lick of paint. Opt for neutral tones, such as soft greys or creams, as they appeal to a wider range of buyers and make rooms feel brighter and bigger. Avoid bold or unusual colours – they may reflect your style but could put off potential buyers.
Define Each Space
Help buyers imagine how they could use each room by clearly defining its purpose. If you’ve got a spare room that’s become a bit of a dumping ground, tidy it up and stage it as an office or guest bedroom. This helps buyers see the potential in every corner of your home.
Add Some Finishing Touches
Lastly, don’t forget the small touches that make a big impact. Fresh flowers, a bowl of fruit, or some soft throws can make your home feel inviting and cosy. You want buyers to walk in and feel like they could move straight in, so aim for that balance between stylish and lived-in. With these tips, your home will be market-ready in no time, setting the stage for a smooth and successful sale!

HOME SURVEYS
A BUYERS GUIDE
As you embark on the journey of purchasing a new home, it’s essential to equip yourself with the knowledge and tools necessary to make informed decisions. One crucial step in this process is understanding property surveys. Here, Peer|King Surveyors shares what you need to know...
What is a Property Survey?
A property survey is a comprehensive inspection of a property’s condition, conducted by a qualified surveyor. Its primary purpose is to identify any potential issues or defects that may affect the property’s value or your future enjoyment of it. Here are some key benefits of having a property survey:
• Identifying Hidden Defects: A survey can uncover hidden issues such as structural defects, dampness, or timber decay that may not be visible during a standard viewing.
• Negotiating Power: Armed with the information from a survey, you can negotiate with the seller to address any significant issues discovered, potentially saving you money in the long run.
• Peace of Mind: Knowing the true condition of the property can provide peace of mind and confidence in your purchasing decision.
It’s crucial to engage a RICS (Royal Institution of Chartered Surveyors) accredited surveyor for your property survey. RICS accreditation ensures that the surveyor adheres to strict professional standards and codes of conduct, providing you with reliable and impartial advice.
What types of surveys do Peer | King Surveyors offer?
At Peer | King Surveyors, we offer a range of surveys tailored to meet your specific needs:
1 RICS Valuation: RICS Red Book Valuations are comprehensive appraisals conducted in accordance with the globally recognised Red Book standards set forth by RICS.
These valuations are essential for various purposes such as securing financing, assessing tax liabilities, or determining the fair market value of a property.
2 RICS Level 2 (Homebuyers) Survey: RICS Level 2 Surveys offer prospective homebuyers a detailed assessment of the condition of a residential property. These surveys are designed to identify any significant defects or issues that may affect the value or habitability of the property.
3 RICS Level 3 (Building/Structural) Survey: RICS Level 3 Surveys provide a more in-depth analysis of a property’s structural integrity and condition. These surveys are particularly beneficial for older or more complex properties where there may be hidden defects or structural issues.
When to get a survey on a property?
It’s advisable to arrange a property survey after having an offer accepted on a property and receiving the memorandum of sale. Conducting the survey sooner rather than later allows sufficient time to address any issues uncovered that may impact your decision to purchase the property or require negotiation with the seller. A property survey is a vital step in the home-buying process, offering valuable insights into the property’s condition and helping you make informed decisions. Whether you choose one of our tailored surveying services or require a specialised survey, Peer | King Surveyors is here to assist and advise you every step of the way.
For more information or to book a survey, please contact Peer | King Surveyors today on 01603 605610.
