Our property portal presence and our Whitegates TV channel give greater exposure to your property to minimise those costly void periods. Of course you don’t just want any tenant in your property. At Whitegates we have access to comprehensive referencing services to give greater clarity on a prospective tenant’s background which all helps minimise potential future tenancy issues. With letting comes inherent risk and this can never be eliminated but what Whitegates can do is help to minimise that risk by getting things right from the very beginning - referencing tenants properly, taking care of safety legislation, compiling a detailed inventory and drawing up a legally-sound tenancy agreement. Our staff are all qualified by ARLA (the Association of Residential Letting Agents) or are in the process of qualifying. The knowledge of our staff is vital to ensuring any situation can be handled in the correct legal manner and resolved as quickly as possible. We are also covered by the ARLA Client Money Protection scheme - giving you peace of mind that your money is protected. Inspecting your property periodically once it is let is a crucial part of our property management service, providing you with the comfort of knowing exactly how the property is being cared for by your tenant. When a tenant leaves your property, Whitegates property management staff will handle the detailed inspection to ensure your property has been left in acceptable condition and will deal with the release of the tenancy deposit - taking away a major ‘hassle’ from you!

Manage and Protect Service... Hassle free letting service - state of the art tenant background checks, guaranteed rental income and no legal bills! Manage & Protect is the complete landlord service. 99% of the landlords we surveyed consider good-quality tenants to be the key to successful letting. They are 100% right. We use state of the art credit referencing checks to test your prospective tenants have both the financial capability to meet their rental obligations and a track record of paying all their bills on time. This means we get good tenants for you from the outset. However, circumstances can change for anyone but we will monitor any siginificant change in the tenant’s credit status. Should the worse happen and your tenants are unable to pay their rent, unwilling to move out when required or delay you regaining possession of your property, we will begin remedial action on your behalf. We’ll take steps to bring the tenancy to an end, repossess the property and cover your legal bill - all at no cost to you. No other agent can offer the same all round cover so the first unique benefit is the completeness of the protection. The Manage & Protect service does not require you to fill in insurance declarations or complete claim forms. The policies are controlled by your local Whitegates office, who adds your interest to the policy. You simply pay one all inclusive commission rate each month to cover a fully managed service and all of the extra features of Manage & Protect.

• Property Damage Protection... We will provide legal assistance if your tenants cause significant damage to the property (over £1000) and pursue the perpetrator to recover the costs of rectifying the damage they caused. Whilst you get the damage repaired and the property fit for new tenants, we’ll pay 75% of your rent for up to 2 months or until your property is relet, whichever is soonest.

• Repossession Cover... If we recommend suitable tenants and they breach their tenancy terms, (including anti-social behaviour) we will manage the repossession of your property and bear all the legal costs. This includes payment of any rent arrears which may arise whilst a tenant, whom we have asked to leave, remains in the occupation of your property.

• Expenses Allowance... If you need to move back into your property before repossession is achieved, we will pay your hotel expenses up to £150 per day for up to 30 days, plus storage costs of up to £10 per day for up to 4 weeks.

Manage and Protect Service... • Eviction of Squatters... We will cover your legal costs to remove residents at your property who do not have permission to be there.

• Legal Representation against Defended Action... We will pay all of your legal costs if your tenants seek to defend a legal action which was initiated by you in your capacity as a landlord.

• Legal Defence... We will pay the legal costs of defending you in criminal court proceedings should an event arise from letting your property which leads to your prosecution.

• Rent Protection... You are guaranteed to receive rent for every month that your tenant occupies your property, whether or not the tenant has paid rent.

• Continual Tenant Monitoring... When it comes to referencing your tenants, we won’t just take one snapshot in time, we’ll continually monitor their credit record throughout the tenancy and alert you to any changes.

• Round the Clock Dedicated Helpline... Access to a dedicated 24 hour 7 day helpline for any legal advice, tax advice, domestic assistance and counselling for any personal matter and not just related to your rental property.

Manage & Protect is available on properties with rents up to £8000 per month and is transferable between tenancies. Your protection starts from day one of your tenancy (or after 30 arrear-free days if a tenancy has already started) and provides legal protection up to £75,000 indemnity limit. If you ever need us to make a claim on your behalf, you have up to 45 days in which to do so and there’s no excess to pay.
