6 TOP TIPS FOR SELLING YOUR HOME... Selling your home can be a daunting experience but it doesn’t have to be. Here are just a few quick tips we recommend following in order to help boost your chances of getting a quick sale and achieving the best price.

FIRST IMPRESSIONS COUNT First impressions are all important and can make or break the interest in your property. Try to look at your property as if you were seeing it for the first time. Spend time tidying up the outside of the house to improve its kerb appeal e.g. lawn and hedges trimmed and clear of any unneccesary junk. Entrance halls should be welcoming and well lit.

SPRING CLEAN Cleanliness and tidiness should never be underestimated so take time to ensure all surfaces are cleaned, particularly in high impact rooms such as the bathroom and kitchen where a sparkling floor will instantly lift the room. This will also make your home smell fresh and appealing.

FIX IT Noticible defects, even minor ones, will send the wrong message to potential buyers. From repairing skirting boards to replacing damaged door handles, getting all the little and relatively inexpensive problems fixed before putting the house on the market is a smart idea.

ELIMINATE CLUTTER It’s common sense but clutter doesn’t sell homes, it makes them seem smaller and disorganised. Take time to remove as much as possible without leaving the rooms bare.

Neutral colours won’t put any buyer off, whereas strong statement colours or wallpaper can. Potential buyers walking through your home can envisage putting their own stamp on the house without having to remove yours first.

THE LITTLE TOUCHES Appealing to the senses can have a great impact. Coffee percolating, the perfume of freshly cut flowers or baking bread will add to the appeal of your property. Pet aromas won’t! Try to keep your home warm in the winter and well ventilated in the summer.
