My name is Connor Deacon and I set up Hindhead Property. It is now a multi branch agency which is growing and flourishing. Our success is primarily due to the very hard work of our dedicated team, all of whom have in depth knowledge of the local property market and are professionally qualified. My family has been in Plymouth for generations and has seen huge changes in the Plymouth property market. As a Plymothian my grandfather will challenge anybody who tells him Plymouth isn’t a great place to live, with its combination of coastal beauty and picturesque moors. He instilled in all of us a passion for his home city and I really hope that by setting up Hindhead we can make a positive contribution to Plymouth for years to come. Home Buying Explained Step 1: Arranging Your Mortgage Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase. We can recommend a local financial advisor. Step 2: Register Your Interest The first step to finding the right property is to register with us either by calling us on 01752 875075 or visiting one of our offices where you can discuss your property requirements. Step 3: Finding A Property Regularly check agent’s websites as well as portals such as Rightmove, Zoopla and Primelocation. When you view properties make sure you are asking questions and that you look at everything you feel you need to. Ask to see the property’s EPC. Step 4: Offering On A Property Once you have found a property that suits your requirements place an offer with the agent. If you have any outstanding questions, make your offer subject to these being answered. You may need to demonstrate, if requested, that you are able to proceed (e.g. provide evidence of your mortgage agreed in principle). There are no legal obligations on either side until contracts are exchanged. Step 5: Offer Agreed Once your offer is accepted we will do the following: prepare a memorandum of sale & send to all parties and ask you to confirm your solicitor’s and mortgage broker’s details. Step 6: Conveyancing As part of the conveyancing process your solicitor will do the following: • Raise any enquiries on receipt of the draft contract from the seller’s solicitor • Request their own local searches • Agree on a date for exchange of contracts. We will assist your solicitor and negotiate throughout. We can obtain a quote from a local solicitor.

Moving Checklist

3 Weeks To Go • Obtain estimates & book removals. Ask about packing, unpacking & insurance during your move • If moving yourself, check your contents insurance policy for cover in transit and at your new address • Provide your new address to bank/credit card companies, DVLA, Inland Revenue, Council, clubs and memberships, milk and other delivery services and utility services • Arrange for water, electric, gas, telephone and other accounts to be finalised and sort out the new accounts for your new home.

2 Weeks To Go • Begin to discard unwanted items from the cupboards, attics and sheds • Arrange for the post office to redirect your mail

1 Week To Go • Label any items you are leaving and remove any fixed objects not included in the sale • Gather all keys for your existing property & arrange their handover • Make up a tool kit with screwdriver, pliers, knife, hammer, hooks, bulbs etc and keep it handy • Ensure loft, garden shed and other storage places are cleared out ready for removal/new owner • Advise your solicitor of the expected time of your move so they can ensure all completion money has been transferred from buyer to seller, prior to your arrival

Why Let With hindheadproperty? In 2015 Hindhead Property was born and its goal was to raise the bar within the Plymouth rental market. As landlords ourselves we had first hand experience of other local agents and we believed that there really was room for improvement. In an industry where legislation is constantly changing and new and more onerous regulations are being introduced, we needed to be confident that our properties were in the right hands. We started by assessing what we believed a landlord was looking for when they entrusted a letting agent with their property. We spoke to fellow landlords and the resounding message was that they wanted a hassle free process. First and foremost they wanted good tenants who would look after their properties and pay their rent. But they also wanted to know that we were carrying out regular inspections and addressing maintenance issues as and when required. They wanted to be kept abreast of any changes in legislation to ensure they remained compliant. At Hindhead we have put in place processes to ensure that we look after your property like our own. All tenants go through a rigorous referencing process and once in situ they are subject to regular inspections to ensure the property remains in a good state of repair. Rent arrears, if they should occur, are addressed within 24 hours and at all times we communicate with landlords to ensure they are kept informed in relation to their property. We now manage a number of large local portfolios and many of these have come to us through word of mouth. Our reputation for “going above and beyond” for our landlords has seen the business grow to three offices in just two years. We are proud of what we have achieved so far but we are not complacent. We will continue to invest in all our lettings staff so that every negotiator achieves their ARLA qualification and can offer landlords and tenants the reassurance that they are not only experienced in their field but also fully qualified.

Step 5: Accompanied Viewings Our longer opening hours maximise viewing opportunities for your property. Many of our viewings are carried out after work and at weekends. Accompanied viewings mean we can use our expertise to help let your property. Step 6: Receiving An Offer Hindhead Property will work hard to ensure that we find you a suitable tenant, who matches your given guidelines. All tenants are thoroughly checked, with credit history and previous landlord references. As soon as an offer is received, we will contact you to discuss all details of the applicant enabling you to make an informed decision as to whether you are happy to proceed. Step 7: Preparing Your Property For Tenancy Before you let your property for the first time it is advisable to obtain a professional and comprehensive inventory of your property and contents. If we fully manage your property, Hindhead Property will carry this out on your behalf. When the tenant moves in they are asked to sign the inventory as proof that they accept it as a true representation of the condition of the property and its’ contents. This will be used as a comparison at the end of the tenancy and will ensure that any issues can be resolved fairly.

Responsibilities for Landlords Gas Safety All gas appliances to be certified annually by ‘Gas Safe’ registered engineer.

Electrical Safety Although not a requirement by law, best practice to ensure the safety of your property and your tenant is to have the electrical installation tested along with any portable appliances.

Energy Performance Certificate Every property which is advertised to let must have a current Energy Performance Certificate. From 01/04/18 the minimum requirement for a property being marketed to let will be a rating of E.

Legionella Assess the risk of exposure to Legionnaires disease present in static water.

Smoke and Carbon Monoxide Alarms A smoke alarm must be fitted on every floor of a property and a carbon monoxide alarm in every room where there is solid fuel burning appliances. Although not required by law, we would expect a carbon monoxide alarm to be fitted where there is a gas boiler.

Furniture, Upholstery and Soft Furnishings Must all comply with The Furniture and Furnishings (Fire Safety) Regulations 1988. This includes beds, mattresses, pillows, sofas, scattered cushions etc.

Information for Tenants Step 1: Register Your Interest Register your interest via 01752 875075, lettings@hindheadproperty.com or visit us in person at your local office. Step 2: Finding A Property We will accompany you to all viewings and will try our best to accommodate a convenient time for you whilst being respectful to any tenants in the property. Step 3: Choosing Your New Home When you have found a home you will need to complete an online application form, this will be passed to the landlord for their consideration. Once approved we will request a referencing fee and referencing will commence. Step 4: Once Your Referencing Is Complete Upon satisfactory references being received we will contact you to make arrangements fo the tenancy signing. Keys can only be released when the following has been provided; deposit and 1st months rent, proof of standing order being set up, ID (photographic, proof of address and right to rent documentation). You will also need to obtain an Accidental Damage Insurance policy. Step 5: Signing Prior to the signing, it is recommended that you read the tenancy agreement so you fully understand the contract you will be committing to. Step 6: Inventory & Check In If the property is fully managed we will meet you there following your appointment where we will go through the inventory with you, show you the location of the meters, test the alarms and show you where the stop cock is. We will check your hot water is on and ensure you know how the boiler works. Once we are happy that everything is in order we will leave you to settle in to your new home.
