NOWELL CREEK MULTIFAMILY

W. M. Jordan Company is currently providing Construction Management at Risk services for the Nowell Creek multi-family residential apartment units located on Daniel Island in Charleston, South Carolina. There are two multi-family type V-A residential buildings which are 3-stories and six buildings are 4-stories. There will be two stand-alone 1-story amenity buildings consisting of a leasing center, clubroom, fitness area and offices that will front a common area pool courtyard. Accessory buildings and structures on-site also include a maintenance building, garages, and trash enclosure.

320 W. SOUTH STREET

W. M. Jordan Company is providing preconstruction and construction management services for Capital Square’s new 320 W. South Street mixed-use project. This 20-story tower will encompass 297 unites in a mix of studio, one-, two-, and three-bedroom apartments along with 8,300 square feet of ground-floor retail space. Also included will be a six-story parking structure. Community amenities will include a pool, rooftop lounge, co-working spaces and a fitness center.

THE WATERS AT OAKBROOK APARTMENTS

Located on 12.5 acres in Summerville, South Carolina, The Waters at Oakbrook Apartments project is a 278,565 square foot development complex. Preconstruction and Construction Management at-Risk services were provided by W. M. Jordan Company. The new development features nine apartment buildings that are three-stories tall, a total of 216 units. The complex additionally includes a clubhouse, pool, and an onsite laundry facility.

WINDSOR HILL APARTMENTS

W. M. Jordan Company provided Construction Management at Risk services for Windsor Hill Apartments project. The Windsor Hill Apartments project is $42.5 million*, 375,000 square foot apartment complex in Charleston, South Carolina. The project includes 13 buildings - each building is 3-stories and comprised of one, two and three bedroom apartments. A total of 332 wood framed units with surface parking, a clubhouse and other amenities.

SUMMERHOUSE APARTMENTS AT THE BEACH

The Summerhouse Apartments is a mixed-use building with retail space for restaurants and shops and parking on the first floor. Four floors of apartments sit atop this floor and surround an outdoor courtyard with swimming pool. The apartments come in eight models from studio to three bedrooms, and feature spacious master suites, gourmet kitchens, corner views and balconies. Amenities include swimming pools, a fitness center, outdoor courtyard entertainment areas, and a clubhouse lounge. The apartments are a cornerstone of the 31 Ocean mixed use development along the Virginia Beach oceanfront.

The Sidney Kellam Office Building, part of this mixed-use complex, offers five stories of Class A office space and a fitness center for tenants in its 75,000 square feet. This structural steel building with curtain wall exterior links directly to covered parking. The seven-story precast concrete parking garage is 210,000 square feet with 605 spaces.

This project was given a Merit Award of Excellence in 2014 for Residential Multi-Family projects by the Virginia Associated Builders & Contractors Excellence in Construction Awards.

Partially financed through historic tax credits, The Deco Apartments at CNB offers residents modern functionality and amenities housed in an iconic, historically and architecturally significant building. The Central National Bank building is one of Virginia’s finest examples of art deco architecture, listed on the National Register of Historic Places. The 236,938 square foot project encompasses the main 23-story tower, the adjacent Broad-Grace Arcade, and a fourstory pavilion annex.

The complex offers 200 apartments and numerous amenities, including a fitness center, yoga studio, business center, resident lounge, and Club Room.

An outdoor roof patio on the annex offers gathering areas with wooden decking, fire pits and canopies.

W. M. Jordan Company provided Construction Management at Risk services for the new 42 Ocean Condos, attached to the Virginia Beach Oceanfront Marriott and the Cavalier Resort.

42 Ocean residents enjoy the many benefits of living in the Cavalier Resort, including access to the world-class amenities at the historic Cavalier Hotel & Beach Club, and its neighboring resort properties. Originally built in 1927 and located immediately adjacent to 42 Ocean, the Cavalier Hotel has welcomed ten presidents and notable luminaries from singer Frank Sinatra to actress Elizabeth Taylor.

TECH CENTER

Adjacent to the Jefferson Lab and minutes from NASA’s Langley Research Center, the Tech Center at Oyster Point provides the city of Newport News with a world-class, 100-acre corporate research park and supporting amenities. Tech Center features 1.3 million square feet of research and office space, 300,000 square feet of multifamily residential space and apartments, fitness facilities, and 250,000 square feet of retail outlets.

With 10 planned buildings, workers will have access to walking and bike trails, fitness clubs, gathering spots, and restaurants. The Research Park will offer space for visionaries to connect and innovate, as well as a central green gathering space on the campus. Building One features a two-story open-air lobby with a monumental staircase and high-speed internet service. The building offers co-working spaces for collaboration with open offices, individual offices, conference rooms and a café. Building Two will break ground in late October and is currently pre-leasing.

LUTHERAN SERVICES TRINITY LANDING

W. M. Jordan Company is currently providing Construction Management at Risk services for the Lutheran Services Carolinas Trinity Landing in Wilmington, NC. This $83.6 million independent living development project overlooks the Intracoastal Waterway and includes wood-framed multi-story apartment homes, two-story villas, and a waterfront pavilion and boat dock.

The 514,426 square foot community will span two campuses, offering resort-like amenities. Geared to active senior living, amenities will include a waterfront pavilion and dock with boat slips and kayak launch; three restaurant venues; a wellness center featuring a saltwater pool and spa; walking paths, biking paths, and boardwalks; a dog park; an art studio; gathering rooms for clubs, meetings, and events; an auditorium; a salon and spa; and a library and media center.

PORTSIDE AT GRANDE DUNES

W. M. Jordan Company provided Construction Management at Risk services to LIV Development to build the new campus in two phases. The new building has several components, allowing a senior to begin in an Independent Living Unit and progress to Assisted Living or Memory Care as his or her needs change over time. The campus is located right across the street from the local hospital, Grand Strand Medical Center, providing quick access to acute care.

Phase 1 included a 125,000 square foot, three-story Assisted Living Building offering 80 units in five floor plans connected to a single-story, 32-unit Memory Care Building in two floor plans.

Phase 2 added a four-story, 150,000 square-foot Independent Living Building with 134 units in five different floor plans. Eight single-story, two-bedroom duplex cottages adds 16 Independent Living units in two floor plans, adding 30,522 sf.

W. M. Jordan Company provided complete preconstruction phase services including value analysis, constructability analysis and full cost estimating services. The team used Virtual Construction tools such as Building Information Modeling to visualize constructability options, analyze systems to determine the best approach for the project, and identify conflicts between systems.

W. M. Jordan Company introduced lean planning and construction techniques into the project. The trades met every morning in a Daily Huddle to discuss the project schedule, work plans, safety and quality.

LAKEWOOD MANOR

W. M. Jordan Company provided Construction Management at Risk services to Lifespire of Virginia for additions and renovations to the Lakewood Manor Life Plan Community. The project includes construction of two wood-framed Hybrid Apartment Buildings, with three stories and 10 units each.

The new clubhouse building features a 20,000 square foot underground parking structure, and offers views of a new lake with walking paths, gardens, firepits and a waterfall feature as well as first-floor amenities including a fitness center, a restaurant offering chef-prepared meals, a lounge for informal, pub-style dining, an auditorium, a heated indoor pool, a full-service spa, a convenience store, a coffee shop, a beauty salon and barbershop, a library, a card and billiards room, an art studio and a woodworking shop.

Twenty homes — hybrids between an apartment and a single-family house — are featured in the two mansion-style buildings. These units — all with corner views —have open floor plans, individual garages and private outdoor spaces including covered patios and balconies. Each building has a commons area — a central space for neighbors to socialize and relax.

This expansion allows Lifespire’s Lakewood Manor to continue to meet the growing need for extended care living facilities in the area.
