With an extensive background in property management, many of my first clients were renters just starting out in their real estate journey and investors looking to purchase additional properties or sell current holdings. Today, many of those same clients have bought or sold multiple properties with me and many are people I consider to be good friends. Preparing Your Home for Showings At WK Real Estate, we encourage our clients to make the small investments of time and money that give their properties an edge over other listings. Here are some factors to consider: Curb Appeal P Clean and clear the entrance. P  Polish the door knob and check that the doorbell works. P  Mow the lawn, trim bushes and shrubs, and weed and edge gardens. P  Paint the exterior, trim and front door as needed.

P  Turn on lights, and open blinds and shades during the day. P  Keep the sidewalk and driveway clear of any debris or snow. P Repair broken gutters and eaves.

PREPARING YOUR HOME

Preparing Your Home for Inspection Just as first impressions are important when showing your home, the same is true when your property is under contract and ready for inspection. Again, small investments of time and money can make a big difference. At WK Real Estate, our goal is to reinforce to the home inspector what the buyers liked about your property in the first place. Here are some helpful suggestions: P  Confirm that water, electric and gas services are active, with the gas pilot light burning. P  Pets should not hinder the inspection. Remove them from the premises or secure them outside. P  Replace any burned out light bulbs to avoid a “light is inoperable” report. P  Test smoke and carbon monoxide detectors and replace any dead batteries. P  Clean or replace dirty HVAC filters and ensure they fit securely. P  Remove stored items and debris from the foundation. These can be cited as “conducive conditions” for termites.

P  Remove items blocking access to HVAC equipment, electrical service panels, closets, gates and crawl spaces. P  Unlock areas that require access, including doors, hatched, electrical panels, closets, gates and crawl spaces. P  Trim tree limbs and bushes for easy access to the house, including the roof. P  Fix broken or missing items, including door knobs, locks and latches, window panes, screens, gutters, downspouts and chimney caps.

Services and Fees It is the policy of WK Real Estate agents to charge a professional fee of 6% of the sales price of the property. We cooperate with other real estate companies and agents and encourage them to show your property to buyers with whom they are working.
