Along the road from humble beginnings in Hays, Kansas to selling eight-figure homes in Boulder, Kim Hullett has worn a lot of hats: industrial engineer; attorney; founder and CEO of a built, run, and sold medical device distribution company; mother of three; wife of three decades; art and design super-fan. A Real Estate career by way of an unconventional path is common among top performers profiled by Real Producers—and Kim certainly fits the bill. Each facet of Kim’s multivariate life is thoughtfully infused into her business, leading to a client base that is all the more fitting of her personality and particular style of buying and selling homes. “My whole business plan revolves around doing it a bit differently,” Kim said. Jill Of All Trades, Master Of Many

The self-proclaimed bookworm with a knack for math and science began her education in industrial engineering, graduating summa cum laude from Kansas State University. She sought a law degree from the University of Texas soon after and worked legal jobs in corporate, non-profit, government, and patent law. But, as a young, female law intern, Kim found herself “on edge at all times” in a male-dominated field that frequently crossed professional and personal boundaries. So when she was struck with the idea to turn her father-in-law’s patented medical device into a distribution business that would indirectly create an entire industry around pelvic floor dysfunction and women’s health, she went for it.

Thus, out of some difficult situations, emerged the entrepreneurial version of Kim that she said has always lived at her true core. Inspiring an Industry and Empowering Women

Essential Control Systems, Kim’s med-tech company, was based on a patented internal sensor developed by her step-father-in-law, John Perry, best known for co-authoring “The G Spot” in 1982. His device was used to measure pelvic floor activity by William Masters and Virginia Johnson (yes, THAT Masters and Johnson) in their famed 1960s research on human sexuality. Expanding the reach of the device to physicians, high-tech body monitoring manufacturers, and other clinical professionals, Kim offered them a tool by which they could further understand the physiology and needs of women in their care. Kim’s work ultimately gave rise to a field of practice where one previously didn’t exist. Today, sufferers of pelvic floor dysfunction can thank Kim, in no small part, for developing a business model and professional training certifications around the myriad treatment options for pelvic floor dysfunction outside of surgery and prolonged suffering.

With a finger on the pulse of creativity through the lens of her deep appreciation for architecture and well-curated spaces, Kim’s passion for art plays a standard role in the staging of every one of her listings. You might call strategic aesthetics and art curation her signature moves when it comes to listing homes. “Preparing a home and making it appealing, you can wildly do that with a piece of impact art. You walk in and you see a really good piece of art and it’s kind of amazing how

“You’re trying to appeal to a broad audience. I like to do that through art and design. And I don’t do it myself. I bring in a lot of other people.” Those people include a deep roster of artists, designers, contractors, and staging professionals, many of whom Kim also promotes via her newsletter and whose work might gain exposure or even be purchased in the process of a listing being shown or sold. It’s not just about making the biggest sale, as Kim attests. She recognizes her ability to create an aesthetic at any financial level. “I’m always reminded of Sharon Stone on the red carpet with the iconic Oscar de la Renta skirt and

white Gap T-shirt. I love that about design. I don’t have to be listing a $3 million home to get excited about making a space really special; I can do it at all price points, and I really love that about this industry,” she said. “I think people who have less-thanluxury homes in Boulder County sometimes don’t get that kind of attention from their agents, and that’s what I’m into.” Staging everything from the tiniest investment condo to full luxury homes, Kim does so only at her own expense. “I’ve never charged a client for staging. I believe that we are in a place where real estate agents need to add value. And I don’t know if they’re thought of that way in the marketplace,” she explained. “When I think of it from a traditional business standpoint, I am just a broker between homes. So, what’s the business? And how can I add value and differentiate myself?”

Impeccable Ethics And A Sturdy Rule Of Thumb

Charging for staging isn’t the only thing Kim will never do. She also has never and will never double-end a deal, comparing it to a divorce lawyer taking on representation for both parties. “It’s perfectly legal according to Colorado rules, but it is outside my ethical boundaries. I refer my sign calls so that everyone has representation.” Her personal rule of thumb for when somebody enters one of Kim’s listings: No speed bumps. “If someone feels interrupted in their experience of viewing your home, then I want to talk about that. I spend hours and hours and hours sitting in people’s homes—if they’ll let me— thinking about how the experience will be for the first person that crosses the doorstep,” Kim said. “How the home presents is my responsibility. It doesn’t mean we renovate the whole home, but what would be the best return on investment? And I bring in a lot of people to help make those decisions.” Kim said her clients are collaborative, intelligent, empowered people—attracted to her for the dedicated and expressive way she shows up. That, along with having the technical know-how of an engineer and the ability to speak legalese on contractual matters, Kim’s rapid growth in Boulder County’s Real Estate world comes as no surprise. Dennis and Jann are both from the heartland of Nebraska and met in Lincoln in the 1970s. This is where their careers initially started. Dennis obtained his real estate license in 1974, while Jann followed suit in 1977. These early years saw Dennis forging a path as a home builder, while Jann became a Century 21 agent. Interestingly, their paths converged through collaboration. Jann began referring her clients to Dennis for the construction of homes, marking the beginning of their partnership in real estate and a partnership in their personal lives.

eight years old and specializes in the discipline of English Dressage. When Dennis retired from Wells Fargo, he had the wonderful opportunity to dedicate more time to accompanying Danielle to competitions, fostering a connection and creating lasting memories that he will forever hold dear. In addition to spending time with their daughter and son-in-law, Dennis and Jann love their time together, whether it is relaxing at their mountain house, exploring Rocky Mountain National Park, cooking, baking, gardening, or staying active with exercises like Pilates. In just a few weeks, they will go on their first vacation in five years, eagerly anticipating their trip to Italy!

Common sense suggests, that if there is one aspect of the Thanksgiving season that lifts our spirits, it is expressing gratitude. The word gratitude is derived from the Latin word gratia, which means grace, graciousness, or gratefulness. Gratitude encompasses all of these meanings. Gratitude is thankful appreciation for what an individual receives, whether tangible or intangible. With gratitude, we acknowledge the goodness in our lives and in the process, it connects us to something larger than ourselves — whether to other people, nature, or a higher power. Gratitude helps us feel the positive emotions of happiness and good 24 • November 2023

experiences, which reduces stress and improves health. We feel and express gratitude in many ways. We can apply it to the past (retrieving positive memories and being thankful for elements of childhood or past blessings), the present (not taking good fortune for granted), and the future (maintaining a hopeful and optimistic attitude). Regardless of the current level of someone’s gratitude, it’s a quality that we can cultivate further. Gratitude allows people to appreciate what they have rather than focusing on what they lack. During the holidays, the one person we often forget to share gratitude with and give thanks for is ourselves. Giving thanks to ourselves and nurturing who we are gives us an opportunity to be grateful while reflecting on the personal growth that we’ve made. Life can be hard and sometimes it’s difficult to feel grateful. It’s easy

Too often we focus on the stuff we’re not capable of doing, which leads us through the cycle of self-doubt that can feed on itself. Instead, we should spend each day being thankful for the things we can do and love to do. Live our lives with joy, knowing that while we can do better, we can still enjoy the things we value. So, the next time that you are doing something you enjoy doing, stop and think about it and be thankful. Our relationships can depend upon how we value ourselves. If we don’t love ourselves, how can we love someone else? If we don’t respect ourselves, how can we make respectable choices? If we don’t value our time, we waste it foolishly.

enough. And, the pain from illness. We can choose to view the pain of these situations as a blessing or a curse. No one likes to feel pain. No one likes to feel sadness. Yet pain and sadness are an inevitable part of our lives. It would be great if we could banish them, but we can’t. “If you stay with the pain and sadness, instead of trying to avoid it, you will learn something important. Sadness softens you. It opens your heart. It helps you appreciate joy when it comes. And pain tells you what is out of balance. It tells you what is not working in your life so that you can make an adjustment, a shift, and come back into balance.” Paul Ferrini, in “Answering the Call of the Soul”. Louise Hay in her book, You Can Heal Your Life, says: “Sometimes what seems to be a big tragedy turns out to become the greatest good in our lives. I learned so much from the experience of cancer and I came to value life in a new way. I began to look at what was really important to me, and I made a decision to change some things in my life.” After experiencing illness, pain or trauma, we learn to become compassionate and have empathy for those who may be experiencing their own trauma. From her book, A Return to Love, Marianne Williamson says:

“Our deepest fear is not that we are inadequate. Our deepest fear is that we are powerful beyond measure. It’s our light, not our darkness that most frightens us. We ask ourselves: ‘Who am I to be brilliant, gorgeous, talented, fabulous?’ Who are you not to be? You are a child of God. You playing small does not serve the world. There is nothing enlightened about shrinking so that other people won’t feel insecure around you. We’re all meant to shine, as children do. We were born to manifest the good that is within us. It’s not just in some of us; it’s in everyone. And as we let our own light shine, we unconsciously give others permission to do the same. As we are liberated from our own fear, our presence automatically liberates others.” Thanksgiving is a time for us to “count our blessings.” To remember all the things for which we are grateful. This is the time of year when we are reminded to be thankful and grateful for family, friends, community, nature, health, and so on. But, like Marianne Williamson says, I wish to remind you to be thankful for YOURSELF, grateful for the role YOU are in the lives of those people, nature, your own health, and so on! She loved and treasures the experience. But moving away also gave the Nashville native the gift of knowing that Boulder, the place she’s called home since 1991, is where she feels a true sense of belonging.

Returned this summer from Telluride, Megan is happy to be back. Through the adventure, she drove or flew to Boulder regularly, continuing to serve her Front Range clients. “It really made me so thankful for the community here in Boulder,” Megan said. “Telluride is one of the most beautiful places in the world, but I think Boulder is a pretty close runner-up.”

Natural scenery aside, Megan’s commitment to volunteering and community involvement are no doubt just as beautiful in the humanistic sense. When she’s not out selling homes, she’s out on trails (though, sometimes taking work calls there, too), spending time with family, or volunteering with organizations that make lives better. While living in Telluride, she donated hours to “every little thing under the sun,” she said. (Read: all those wonderful festivals Telluride is known for and Telluride AIDS Benefit (TAB).) “I’ve realized that is so much for me at this point in my career. I just love giving back to the community as much as possible,” she said. She gets that from her mother (newly 90!), who Megan said instilled in her six children (Megan is the youngest) gratitude and the value of community. “The main goals in life shouldn’t be just about gaining more monetarily or moving up the corporate ladder. What can we give back? What can we teach our kids about our great community and loving where they live? That’s huge.” For Megan, community support runs deep and is also deeply personal.
