Site Context Façade Analysis

Despite the economic difficulties being experienced by High Street retail, Oxford Street remains a main destination for Londoners and visitors throughout the year. The site is very much characterised by the hustle and bustle of Oxford Street. To the south, the building links directly to New Bond Street and the more select shopping experience. To the north, the character changes quickly as you head towards Wigmore Street. To the northern edge Henrietta Street, is relatively quiet and calm. The north east corner of the urban block is addressed by the fine red brick St Peter’s church whilst the buildings on the north side of the street are architecturally generally poor in character architecturally. With the opening of the Bond Street Elizabeth Line, the site will be even better connected.

The Crossrail & Pedestrianisation The arrival of Crossrail adds a further dimension; Bond Street stations eastern ticket hall exits adjacent to Hanover Square, and the shortest route to Oxford Street and the north will take a great number of people along Dering Street and the rear entrance to the site. Although this is currently a service entrance, this opportunity could be exploited to be a more important address, and take advantage of this footfall. Dering Street also benefits from Westminster’s proposals to pedestrianise Oxford Street and re-route the buses. These proposals will also greatly improve the wider area and the whole site could benefit as a result.
