Our Team

We recognise the high profile and complexity of this project, and propose a team with the appropriate level of skill and experience in commercial and mixed-use projects to deliver the scope of services required. We have chosen a design team with a particular expertise working on complex mixed-use towers internationally, with a focus on workplace, urban realm and mixed-use.

WilkinsonEyre has a total staff of 230 architects and support staff which has been built up to deal with the current and recent workload. The resources are managed by 12 directors, 12 associate directors and 22 associates who oversee the design teams which are assembled to carry out each project. Within this total resource, there is reserve capacity which is allocated to competitions until success brings a new commission. Potential new staff are constantly interviewed and appropriate recruits are taken on when the workload demands require it.

Our team of highly skilled architects are supported by our media, graphics, modelmaking and 3D visualisation team to enable the emerging designs to be critically assessed and developed in 3D, whilst a range of imagery and models to be produced to ease wider consultation and engagement.

We maintain an extensive CAD resource for both 2D and 3D design, drafting and visualisation comprising 180+ CAD workstations. The practice has significant BIM experience of collaboration and interdisciplinary modelling to integrate design with other design partners using live 3D integrated models, as well as our inhouse virtual reality studio.

Our in-house model shop has evolved over the last decade into an invaluable resource which forms an integral part of the way we design. Physical models convey and reveal the design intent as well as providing an opportunity to demonstrate an understanding of the brief. All the models we create are designed to effectively communicate the idea or narrative at the core of our work, and are essential in describing our ideas to our clients and consultees. In our model shop we aim to produce effective, simple and wellproportioned objects through the use of state-of-the-art rapid prototyping technology, complemented by more traditional equipment and techniques.

The WilkinsonEyre visualisation team deliver cutting edge photorealistic visualisations, artworks and live action video for all practice’s future and current architectural portfolio. They work in a variety of platforms and systems, and work directly with the architectural team’s digital design models to visualise the design proposal in vibrant, fantastic artworks.

BIM, and the intelligent processes behind it, present great opportunities for the way in which we design, communicate and build our architecture. The BIM process for WilkinsonEyre is about collaboration, using a 3D model as the basis for intelligent design as well as drawing, document and schedule production.

WilkinsonEyre has been at the forefront of building design through the digital revolution and bring this pioneering, front-end experience to our designs. We have our own dedicated Virtual Reality laboratory that can simulate environments for clients. All are design tools that allow us to be best placed to help clients make informed decisions right from the first stages of our projects.

Technology is evolving at an exponential rate. In every sector, the use of new and emerging technologies is greatly impacting existing business models and ways of working. For WilkinsonEyre, virtual reality, real time rendering, augmented reality and interactive modelling are allowing architects to better express, articulate and visualise buildings through all stages of design development.

In 2016, at the emergence of these new technologies in the design world, WilkinsonEyre invested time and resource into understanding how they can be beneficially integrated into the design process. This rapid evolution of hardware and software in digital coordination required a series of protocols to allow these new technologies to successfully integrate with established workflows. Through rigorous research, we were able to integrate VR in all stages of design with direct integration with our designing tools, from free form modelling software to the more demanding BIM software.

VR has become a key tool in client presentations and design meetings to create a lucid and detailed understanding of individual projects. Our ongoing strategy has led to an increasingly large number of prestigious clients travelling to our offices from across the globe to experience the spatial quality of their projects. The integration of VR into our day to day workflow has further allowed the adoption of real time rendering techniques, enabling us to present a live virtual model tour to clients, design teams and community members, as well as opportunities to deliver innovation and improve sustainability outcomes.

As a practice we have invested in tangible infrastructure to support our widespread use of new technologies: dedicated VR rooms and tablets; portable VR devices; upgrades to hardware to support real time and interactive rendering; knowledge sharing groups; brand guidelines; templates; libraries and full access to gaming engines.

Through early adaptation and understanding of these new technologies, WilkinsonEyre continues to pioneer the direction of VR within architectural design.

Oliver Tyler Director

Oliver Tyler joined WilkinsonEyre in 1991, he became an associate in 1997 and then a director in 1999.

Oliver has led some of the practice’s most important, high profile and complex projects including Stratford Market Depot and Stratford Regional Stations in London for the Jubilee Line Extension; the Dyson Headquarters in Wiltshire; the Audi Headquarters in West London; and the Liverpool Arena and Convention Centre.

More recently he has been responsible for the proposed development of approximately 1.8 million ft² of new commercial space in Aldgate on the eastern edge of the City of London and also oversees a number of other projects within the City including 6-8 Bishopsgate and Leadenhall Street Tower, Crossrail Liverpool Street Station, Bank Station and Oversite Development.

Oliver is highly experienced in delivering well executed projects within demanding timescales and securing complex planning consents on a wide range of project types from commercial office schemes to high profile complex infrastructure projects such as the Emirates Air Line.

Peer Review Since 1995 Paul has led a wide range of large scale projects at WilkinsonEyre with a particular focus on cultural and commercial sectors. At the core of his approach is an interest in how architecture can be integrated into its context across the disciplines of urban design, landscape architecture, planning and environment – and in particular, exploring how this holistic approach can contribute to long-term sustainability and regeneration.

This has proved a vital asset to the practice. His passion for creating spaces that intrigue and delight on both an intellectual and emotional level has led to his continued work with key visitor attractions around the world. His portfolio includes the Alpine House at the Royal Botanic Gardens, Kew, the RIBA Stirling Prize winning Magna and a series of projects for the Science Museum in London including the award-winning Challenge of Materials Gallery, the Making of the Modern World Gallery and the Wellcome Wing.

More recently he has overseen the extensive redevelopment of the Wellcome Trust’s Collection building and has worked with global brand, Carlsberg on the restoration of their historic brewhouse into a visitor centre and brand experience.

Role and responsibilities

As Principal-in-Charge Oliver will who take ultimate responsibility for the project as well as providing the concept and design guidance for the team to develop into the designs. Oliver will maintain a ‘hands on’ involvement on design matters throughout and will attend key strategic meetings throughout the life of the project.

Paul will act in a design review role for the 334 Oxford Street project. Directors at WilkinsonEyre generally work in pairs on larger projects, with one director assigned to lead the design, whilst the other would act in a design review capacity. This allows objective assessment of the emerging design with the benefit of a little greater perspective.

Day to Day Project Lead Geoff joined WilkinsonEyre in 1997, and spent three years working on the Explore at-Bristol project, a refurbishment and extension of a Grade II Listed goods-shed into an interactive Science Centre in Bristol. Following this, Geoff became project architect for the Exeter Princesshay project, a mixed-use commercial development adjacent to the historic heart of Exeter. The design process evolved as a coordinated masterplan, with monthly consultations with Planners, CABE and English Heritage. The project is now complete and has been portrayed as a model for large-scale development within historic centres.

Geoff has over 20 years experience at WilkinsonEyre, particularly in leading projects with complex stakeholder and legislative requirements to a positive conclusion.

Geoff has extensive experience as project architect overseeing the delivery of a number of large scale complex projects in London.

Most recently this has included the One Braham office development, soon to be new headquarters for BT, redevelopment of the Mount Pleasant site for Royal Mail and new facilities at Wisley for the Royal Horticultural Society.

Role and responsibilities

Geoff will oversee the day to day running of the 334 Oxford Street team in particular managing their outputs. Geoff will spend the majority of his time on the project particularly through the early design working closely with Oliver and other senior members of the design team. Geoff will manage both the WilkinsonEyre architectural team within the office but also, as Design Team leader, be responsible for coordinating and driving forwards the design with the other consultants.

Julia Glynn-Smith

Architect

Interior Design Lead Julia Glynn Smith has worked on a range of WilkinsonEyre’s interior, fit out and exhibition component design based projects since 1999, initially working on the Making of the Modern World Gallery for London’s world-famous Science Museum.

Julia led the design team for a ground breaking suite of Medicine Galleries at the Science Museum in London. The £24 million development creates a stunning backdrop for over 3,000 objects that tell the story of how our lives have transformed by the changes in medicine and health over the last 400 years.

Her commercial experience includes working with Oliver on 8 Bishopsgate and Gresham St Paul’s in the development of an interior design scheme.

She was also part of the team that worked on the award-winning redevelopment of the University of Oxford’s world-famous Bodleian Library including a new public exhibition spaces, detailed design of bespoke display cases and accessories. Julia was also part of the team for the redevelopment of the Wellcome Trust’s collection building in London, featuring gallery, exhibition and visitor amenity spaces.

Role and responsibilities Julia will lead on the interior design aspects of the project, working closely with Oliver and Geoff.

Maggie Lan

Evgeny practiced in a series of leading architectural firms in London delivering locally responsive projects of varying scales, prior to joining WilkinsonEyre in 2018. He enjoys exploring the physical and digital at the intersection of design, nature, and technology.

As part of the design team for a series of commercial and mixeduse buildings internationally, Evgeny has developed his understanding of these sectors and how to deliver value and innovation.

He is experience across all RIBA stages with an emphasis on early design stages: competitions and concepts, feasibility and planning.

Evgeny excels at parametric design; using these skills to make design and production more efficient as part of his approach to design, together with developing 3D visualisations, animations, Virtual Reality. He also demonstrates in-depth understanding of Building Information Modelling workflows.

Role and responsibilities Evgeny will be full time on the project providing support to Oliver and Geoff in developing the design deliverables in line with the programme.

Maggie joined WilkinsonEyre as a Part I Architectural Assistant in 2014, spending two years developing her knowledge and experience across a range of projects. In 2019 she qualified as an architect.

Her experience on 8 Finsbury Circus, a high quality commercial project in the City of London, completed in 2016, has provided Maggie with site experience from demolition to construction and creating tender/drawing packages, together with problem solving alongside clients, contractors and engineers.

For Gresham St Paul’s, Maggie has been part of a team redeveloping an existing commercial building, introducing flexible office space and new retail space. The design also makes improvements to the existing external facade.

She is also very adept at producing quick option studies at concept design stage, and has developed her model making expertise over several projects and competitions.

Maggie has an organised and logical approach to her work and is skilled in detailed CAD 3D modelling and CAD 2D drawing In addition to her digital skills, Maggie is proficient in drawing, sketching and modelmaking.

Role and responsibilities

Maggie will be full time on the project providing support to Oliver and Geoff in developing the design deliverables in line with the programme.

WilkinsonEyre offers a breadth of experience gained over a number of different industry sectors and building typologies. Much of this experience can be positively applied to work between these sectors – for example, the high quality criteria demanded by our corporate clients and the creative, innovative and sustainable approaches required by our many award-winning cultural schemes can be equally useful when designing mixed-use and commercial schemes.

Our experience designing commercial projects is varied in scale and type, demonstrating a creative, pragmatic approach which draws the very best from brief and context. Many projects involve the integration of a mixture of uses, such as retail or leisure accommodation. WilkinsonEyre has designed buildings to house some of the world’s leading tech and innovation firms including London HQs for Facebook, Apple and Siemens. British Telecoms, CIBC bank, Deutschebank and Microsoft are also due to make WilkinsonEyre designs their homes in the next 18 months. These organisations set themselves the highest standards for innovation and rethinking the workplace, in order to attract and retain some of the best staff.

Our experience, having designed for the brands themselves as well as speculative tenants, enables us to consider all facets of retail design, as well as the successful incorporate of F&B; from how to attract retailers to a development to creating spaces which will draw customers in and maximise engagement between customer and retailer.

The need to attract and retain the next generation of global talent has overturned long held assumptions about office planning and design. Changing patterns of employment, the proliferation of digital platforms and more nimble, entrepreneurial business behaviours have combined to disrupt outmoded real estate models around the world. As traditional suppliers and operators in the market catch up with these changing expectations, architects are well placed to research, analyse and advocate the freshest ideas in a workspace revolution that place much more emphasis on the space between the desk and the door.

WilkinsonEyre has created a range of retail spaces, including the award-winning Dyson Demo concept stores in London, New York and San Francisco, to regional sales headquarters for Audi in west London. We have also worked with IKEA and Carlsberg in creating brand experiences for the retailers. In addition to one-off boutiquestyle retail spaces and developments centred around a retail component, many of our larger projects include a large retail programme as part of a wider mixture of uses. We are cognizant of the multiple elements to delivery a high-quality customer engagements, including experience, intuitiveness and convenience.

While some more recognisable elements of the shared workspace formula have now become “start up” clichés, there is a clear need and appetite for a curatorial approach to working environments.

Creating spaces that bring colleagues into a natural, unforced, dynamics of spontaneous engagement is now the norm, and the value generator. We are now recognising that chance encounters and creative dialogue are intrinsic to the modern urban economy.

The workspace needs to be considered as an ecosystem where communication and informal exchange are the currency of organic, spontaneous growth. Ideas are facilitated by a clear social infrastructure. This includes circulation spaces where people want to linger, with a string of shared resources from café to event spaces and breakout zones now blurring the boundaries between earning a living, leisure, lifestyle and wellbeing of workers.

Hospitality and shared tech support may become key pillars to the offer.

CIBC Square, which towers will form the new headquarters for CIBC Bank, has been designed to create a ‘campus-style’ development on Bay Street in Toronto with food & beverage and retail amenities and an expansive park.

For One Braham, currently on site in central London, the design features an open ground floor designated for retail but designed more like a hotel reception. This allows much greater flexibility in the type and range of retail.

Working in London

While we work nationally and increasingly internationally, we are proud of our track record of projects in London. We are experienced in working in Westminster, both historically and presently, as well as the majority of other inner London boroughs.

Projects in Westminster include 25 Great Pulteney Street (completed 2011), Arundel Great Court (planning achieved 2003), a scheme for a new coach station in Paddington, the HS2 Euston Masterplan, Lord’s Compton and Edrich Stands (currently on site), St John’s Wood Riding School Redevelopment and the awardwinning Bridge of Aspiration, connecting the Royal Ballet School with the Royal Opera House.

The practice is well versed in developing urban schemes and dealing with the numerous statutory and other constraints that apply when working in those settings. When dealing with inner London sites those constraints by which we will typically asses the development potential of a site will include, amongst others, the London View Management Framework (LVMF), local view constraints, Rights of Light envelopes and Civil Aviation Authority restrictions.

In all instances we have the full capability to import three dimensional digital information related to a particular site, test the constraints and quickly identify the potential development envelope within which to develop the design. We’ve worked very closely with companies such as GIA, Waldrams, GVA, and developed schemes such as 8 Finsbury Circus that fit within complex 3D rights of light envelopes.

The practice has sought to be at the forefront of much 3D software development and for many years had our own digital model of central London development to enable us to commence early studies for schemes with a high degree of confidence of what was likely to be possible. Over the last 25 years we have also worked closely with the well known London based architectural visualisers such as Miller Hare and Hayes Davidson who specialise in the production of ‘verified views’ for schemes. We work closely with these other studios exchanging digital models, refining designs and retesting until we can be confident that we have maximised the building envelope, where relevant, within the defined constraints.

WilkinsonEyre projects in London

On our 21 Moorfields scheme planning consent was initially given for 450,000ft² nett which, in order to meet the tenant’s requirements, had to increase to 510,000ft². Through our good working relationship, design skills and carefully making the case for the larger scheme we were able to secure consent for the client.

The practice also has extensive experience dealing with the other statutory consultees and stakeholders associated with complex inner city projects including Planning Departments of neighbouring Boroughs, GLA, TfL, local interest groups and advisory bodies such as Design Council and Historic England (formerly English Heritage).

Project Saturn, London

WilkinsonEyre was appointed in 2019 for a 1.5 million sqft fitout of the EMEA headquarters for a global investment bank. The project comprises destination amenity spaces throughout the Canary Wharf tower, including a public plaza on the lower levels, staff High Street on the mid-levels and a client suite on the upper levels.

As Master Signature Architect, WilkinsonEyre is developing a cohesive design vision for the overall project, offering a new lease of life to the 1990s tower and enabling new ways of working to its occupants. Central to our approach is creating an identity, together with modern and healthy workspaces. These will give staff different choices of work styles for 10,000-capacity building.

At the heart of the 800,000ft² scheme is the intention to create vertical neighbourhoods with working village centres. A rich number of amenities such as wellbeing, medical, auditorium and F&B are spread through-out the floors encouraging the staff to move around their building enhancing collaboration and chance encounters. Biophilia will bring the outside into the building which connects to villages terraces and winter gardens.

Battersea Power Station

WilkinsonEyre was appointed in 2013 for the refurbishment of the iconic Grade II* listed Battersea Power Station.

The proposed designs are consistent with and sympathetic to Sir Giles Gilbert Scott’s masterpiece, with the chimneys and turbine halls remaining the dominant features of the building.

Retaining the Power Station’s sense of scale and visual drama is key to the project and is achieved through design features such as a full-height glass void behind the southern wall, a vast central atrium and open, unobstructed turbine halls. The careful expression of the contrast between old and new is vital to the success of the project, so that wherever the user is within the building they are reminded of the existence of its original fabric.

The designs respect the integrity of the historic landmark whilst also creating a new state-of-the-art events space; shops, restaurants and cafés; a public viewing platform; large open-plan office spaces; a 60 room boutique hotel, and a series of villas, apartments and penthouses positioned around a garden square above the Boiler House, and to either side of the Power Station.

Apple will be the largest office tenant occupying more than 46,000m2 across six floors of the central Boiler House inside the historic icon.

Exeter Princesshay

WilkinsonEyre designed a major component of this retail based mixed-use development in Exeter’s historic city centre. The design reflects a diversity of uses (including residential, retail and amenity) and has evolved through a contextual approach which responds to the strictly-planned post-war streetscape, and the cathedral and medieval city beyond.

Arranged along the curve of a sloping street, our buildings form the outer edge of the site and provide the new development with its primary external face. They are arranged around a new civic space which has the bastion of the old city wall – a Scheduled Ancient Monument – as its centrepiece.

WilkinsonEyre’s contribution to the scheme is anchored by two key elements which break the archetypical form for their building type – a contemporary multi-storey carpark cloaked in woven stainless steel and a retail building featuring a dramatic glazed elliptical drum.

Dyson Demo, Oxford Street

Following WilkinsonEyre’s design of Dyson’s Malmesbury Campus, we have also worked with Sir James Dyson in the creation of a new concept store on London’s Oxford Street, which is one of a growing number of Dyson Demo spaces planned for other major cities around the world.

It offers a unique gallery-like experience where products are displayed on plinths like artworks, while technical information is communicated on video walls. The 200m² space offers an experience that goes beyond product display, and celebrates the design, engineering and innovation of Dyson products. Customers are able to access a wide variety of information, from the initial conceptual ideas to details of the innovative technology.

The two shop floors are linked by a special glass stair at the back of the space, in backlit white glass which glows in the black space.

This leads visitors to the upper floor mezzanine and explains the importance of design through sketches printed onto the surrounding walls.

The entrance is a double height space with the upper floor set back and a mezzanine incorporating a glazed balustrade balanced on a sharp chamfered soffit to allow visual connections to Oxford Street and Selfridges.

Gresham St Paul’s

WilkinsonEyre was appointed for the redevelopment of Gresham St Paul’s to provide 15,500m² of Grade A office space over nine levels, introducing flexible office environments with a capacity for multitenanted office floors. The ground level is activated with a new entry experience and retail space. New amenities include extensive facilities for cyclists and an improved contemporary architectural appearance.

Two existing levels of the 1990s building will be rebuilt and an additional level will be added to the current footprint. The design provides for a stepping form that offers an excellent opportunity to create roof terraces. It is intended that all setbacks and flat roofed areas be landscaped, where excellent working conditions are also met with extensive views of St Paul’s and the City of London.

Currently on site, the design makes improvements to the existing external façade with new build elements using natural stone to reaffirm the contemporary architectural identity within the ever changing Gresham Street context.

Confidential Commercial Redevelopment, London WilkinsonEyre is redeveloping a commercial building on a prominent central London site. The existing site comprises a 1950s commercial building, configured into two separate buildings arranged over basement, ground and eight upper floors.

In order to maximise the value of the existing site, WilkinsonEyre has explored several options including a light refurbishment; refurbishment and extension; a new build scheme working within the existing envelope; a new build scheme which extends the massing to maximise the site potential.

The open floor plates of our new build options will allow for complete flexibility, omitting ceilings further enhance this as well as achieving maximum ceiling heights. The open plan allows for future flexibility and new ways of working.

The proposal provides open views to all direction sand maximum daylight. The addition of green terraces further enhances ‘well’ workspace. The proposal aims to provide a permeable ground floor, creating a positive public space.

10 Brock Street

10 Brock Street is a £116m commercial development providing approximately 49,000m² of grade A quality office accommodation along with retail and cultural space at ground floor level, for tenants including Facebook, Manchester City Football Club and a major department store’s headquarters.

The distinctive 16-storey landmark development occupies a key site and forms the centre piece of the regeneration of the Regent’s Place estate. The building is arranged around three articulated blocks with a crystalline appearance of dramatic angled façades and roofscapes. The elegant form responds to the local building context, making reference to existing levels of adjacent development ensuring the new building sits comfortably within its surroundings, stepping up to the existing Euston Tower.

A 1,200m² reception space creates an impressive, contemporary environment for the occupiers facing the main plaza, and includes a dramatic full-height atrium space which links through to the rear street. The remodelled public square provides exciting landscaping and space for cultural uses and public performances.

The project has been awarded a BREEAM ‘Excellent’ rating and an Energy Performance Certificate (EPC) rating of less than 40.

The completion of Crossrail in 2021 is triggering a regeneration of the Moorgate area, and 21 Moorfields – located directly above an existing London Underground station and a future Crossrail ticket hall – offers a major commercial opportunity in the form of an ambitious over-station development ( OSD) Currently on site, WilkinsonEyre’s design for the development covers approximately 74,000m² brings forward a site that had been under-utilised for nearly 20 years, incorporating high-quality retail and commercial office space, improved pedestrian permeability via a reconfigured Highwalk and a new public square with retail and improved landscaping; Whilst spanning 60m+ to straddle the live station operations below The development, which will be fully occupied by DeutscheBank’s UK Headquarters, is arranged as two volumes, east and west, related but unique in their architectural language and connected by a podium level. The public realm has been carefully considered to ensure permeability through the site from all entry points.

The existing site presented a number of constraints above and below ground, including proximity to listed buildings and conservation areas with restrictive view corridors, and the London Underground network below limiting space for the new foundations for the development. The structural complexities of the site are reflected and celebrated in the east building’s façade as large steel trusses.

25 Great Pulteney Street

This new seven storey commercial building is the redevelopment of a site on Great Pulteney Street in the historic heart of London’s Soho. The development is within a conservation area and there are several listed buildings in the close vicinity.

The scale and proportions of the new facade relate to the verticality of the Georgian townhouses that characterise the street.

The material treatment is, however, uncompromisingly modern and allows maximum visual connection between the interior and the vibrant street scene outside. The rear elevation is made up of a series of stepped and curving, south/west facing terraces, which reduce the mass of the building. Maximum glazing on the set back upper floors allows long views out over the Soho roofscape.

8 Finsbury Circus

Following a design competition in 2011, WilkinsonEyre was appointed for the redevelopment of River Plate House in Finsbury Circus, working to the client’s overall vision for an ‘exemplary’ new office building for this historic City site adjacent to the listed Britannic House by Edwin Lutyens, with access from both Finsbury Circus and South Place.

The new building provides 15,000m² of grade A, flexible office space with ground floor retail. The redevelopment includes the construction of new contemporary Portland Stone façades and the retention of a portion of the north façade dating from the 1920s.

WilkinsonEyre’s proposals maximise the full development potential of the extremely constrained site, whilst respecting the surrounding listed buildings. Entrances on both the north and south provide access to a generous lobby that runs through the length of the ground floor anticipating the change in the movement of office workers to the building following the opening of new ticket halls at Liverpool Street and Moorgate for Crossrail in 2018, also designed by WilkinsonEyre.

WilkinsonEyre is redeveloping a key site in the heart of the City of London to provide a new high end commercial tower.

The 51-storey tower in the heart of the City, currently under construction, will provide an office-led, mixed-use building with flexible retail space at ground and mezzanine floor levels, and a public viewing gallery at level 50.

Designed for client Mitsubishi Estate London, the 769,620ft² building is conceived as a series of stacked blocks in response to its urban context.

Currently on site, the building will include high sustainability and low energy initiatives and achieved a BREEAM “Outstanding” rating at Design Stage.

Having previously received planning consent for a 40-storey tower, the scheme was updated following the approval of a number of other towers in the eastern cluster that impacted on the original proposal and was once again granted planning permission. The new design adds a further ten storeys, totalling 120,000ft² of space to the previous approved plans.

CIBC Square

CIBC Square will provide major new mixed-use development and transport hub in the heart of Toronto’s financial district. The scheme provides twin 250m-high office towers positioned on opposite sides of a rail corridor, linked at high level by a sky park.

The overall development integrates closely with the public transport system providing a new bus terminal for Metrolinx, as well as new connections into Toronto’s Union Station, subway and lightrail (LRT) systems.

The towers will form the new headquarters for CIBC Bank, extending Toronto’s financial district towards Lake Ontario creating a ‘campus-style’ development on Bay Street. Bridges and walkways will link directly into Union Station.

Both towers feature a lightly folded glazed façade, creating a diamond pattern which repeats every ten storeys, adding a vertical scale and modulation contrasting with the surrounding buildings.

The project is being constructed in two phases, the first phase, the 54-storey 81 Bay Street, is currently on site and due for completion in 2021. It comprises approximately 18,580m² of trading floors as well as amenity spaces including restaurants, retail, conference facilities and the new bus terminal.

Site Context Façade Analysis

Despite the economic difficulties being experienced by High Street retail, Oxford Street remains a main destination for Londoners and visitors throughout the year.

The site is very much characterised by the hustle and bustle of Oxford Street. To the south, the building links directly to New Bond Street and the more select shopping experience. To the north, the character changes quickly as you head towards Wigmore Street.

To the northern edge Henrietta Street, is relatively quiet and calm.

The north east corner of the urban block is addressed by the fine red brick St Peter’s church whilst the buildings on the north side of the street are architecturally generally poor in character architecturally.

With the opening of the Bond Street Elizabeth Line, the site will be even better connected.

The Crossrail & Pedestrianisation The arrival of Crossrail adds a further dimension; Bond Street stations eastern ticket hall exits adjacent to Hanover Square, and the shortest route to Oxford Street and the north will take a great number of people along Dering Street and the rear entrance to the site. Although this is currently a service entrance, this opportunity could be exploited to be a more important address, and take advantage of this footfall.

Dering Street also benefits from Westminster’s proposals to pedestrianise Oxford Street and re-route the buses. These proposals will also greatly improve the wider area and the whole site could benefit as a result.

Site Analysis

The site is located on one of the world’s most famous and busiest retail streets, in an area on Oxford Street dominated by large single occupancy department stores. To the north is Marylebone, an area known for its large grand terraces which are now mostly occupied by private medical consultancies. To the south of Oxford Street are the high-end ‘boutique’ retail stores associated with New Bond Street.

The high street retailer Debenhams has occupied the site as its flagship store since the 1970s, however, significant changes to high street retail and the way that people now choose to shop has resulted in a number of these department stores becoming largely redundant.

The site is largely level and well located for public transport with numerous buses running along Oxford Street, the southern boundary to the site, and the Underground stations at Bond Street and Oxford Circus are close by. The site’s accessibility will be further improved with the opening of the Elizabeth Line, which is expected to take place in the latter half of next year.

The corners of the site have a strong presence, with large pavement areas on the corners of Marylebone Lane and Vere Street. This lends itself to creating strong corner ‘anchors’. Any primary entrances from the two side roads would also be legible from both Oxford Street and Henrietta Place. Any development will also have a strong presence when viewed from New Bond Street.

Existing Building History Vere Street / Oxford Street Corner

The existing steel framed building was built in the 1970s. The footprint of the building is broadly rectangular measuring on average 90m x 60m. The existing building occupies a whole urban block however the drawn information provided suggests that the footprint doesn’t extend to the full title ownership offering the opportunity that in some areas it might be possible to extend the floorplate.

The existing building comprises floors with an approximate height of 4.1m and a structural grid of 6m x 6m. These dimensions are relatively generous and offer the opportunity of a number of uses should a scheme that reuses the existing structure be considered.

The existing ground floor is largely glazed with shopfront glazing whilst above ground a curtain walling system comprising vertical slots of dark framed glazing alternate with slots of precast concrete panels. In recent years the east, west and south façades have been overclad with a decorative ‘screen’ mounted onto the existing cladding and the staircases on the south east and south west elevations reglazed.

In today’s market this column grid is limiting. There may be opportunities to look at transfer structures to ‘open up’ the ground floor but these aren’t straight forward exercises. The regimented grid also makes any diagonal or meandering cross routes challenging.

Improving the Public Realm

Oxford Street has become a more enjoyable place to meadander following measures taken to reduce traffic. Yet the easing of traffic has not created a ‘pavement-culture’ - more a linear pedestrian express way! The joy of walking through the West End is in traversing North-South and engaging with the more relaxed cafeculture that does exist in these route-ways.

The Debenhams site has a clean perimeter with fantastic opportunities to create a strong public realm around it and to create a series of individual spaces that unify the new development.

The High Street isn’t dying - it is in a state of transition - the core element that keeps the high street functioning is still very much alive. The casualties of this change in our shopping habits include some of the nation’s favourite shops, including Debenhams.

Retail needs reinvention and investment to thrive. High streets are becoming more leisure-based, genuine destinations as consumers demand more from their shopping experience.

The retail component of our designs needs to deliver innovation, quality and value. Today’s consumers are digitally active and expect a highly personalised service. Physical shops are set to support and enhance online stores, not compete with them.

This will now include ‘market places’ for product exploration and demonstration. Purchasers want to experience the product first.

Our Dyson Demo Stores on Oxford Street and in New York are a ground breaking new retail concept.

Locals still need service-led offers. Services such as dry cleaners, key cutters, nail bars, hairdressers. The growth experienced in the food and beverage sector is perhaps the greatest beneficiary of these changes, as well as the rise of trampoline parks, climbing walls, and other entertainment and health offers.

If the high street is going to survive, it needs to offer exemplary retail spaces and all the amenities that modern consumers desire.

The key to revitalising the high street lies in the heart of the high street itself – the people who shop, work, and live there. If Oxford Street can mutate to a proper mixed use environment of residential, work-place, recreation, health-care then this dynamic will support a new retail offer.

We believe this means: • A dynamic experience - enhanced by the architecture

• Shopping as an experience - creating a destination an arcade route through the development and a ‘heart’ to the scheme

• Exploit Food and Beverage opportunities - enhanced by strong public realm design and great outdoor spaces • Flexible and variety in retail units.

Our Approach

A. Refurbishment of the existing buildings with no additional mass

The reuse of the existing building should be carefully considered. In order to meet the UN 2030 goals which targets making buildings ‘carbon neutral’ we think that there is a very strong case to ‘reuse’ where appropriate.

In changing the configuration and uses across the building we think that the escalators within the atrium are superfluous and should be removed and the atrium re configured, possibly becoming a lightwell or a new central core could be built in this position to either serve a single large floor plate or multiple tenancies on each floor.

Structure

We understand that the nature of the existing steel frame structure suggests that new openings could be cut, new cores installed and the existing cores rationalised, or removed, relatively easily. This would of course all require corroborating with the input of structural engineers.

Façades

With any scheme that reused the existing building we would expect, as a minimum, to reglaze the existing system however taking into account the potential for damage to the existing cladding with the installation of the overclad system and the possible corrosion of the original fixings we would think it likely one would replace the existing with a much more environmentally efficient façade and in doing so give consideration to extending the perimeter slab, where possible, to gain additional area.

A strategy for reglazing the façades would also look to increase the percentage of natural daylight onto the floors and explore systems that maximise natural ventilation and night-time cooling.

B. Substantial refurbishment/extension of the existing buildings to maximise the net useable space

This option would see consideration given to retaining some or all of the existing structure but remodel and add new accommodation to it.

new build scheme arguably to make the most of a more efficient floor to floor height, reducing it from the 4.5m on the existing building to 3.9m thereby increasing the number of floors in the same volume. 3.9m would work for commercial office and many medical facilities, but not all.

Net Zero Carbon 2030

Structure

• Embodied Emissions - carbon within the material and construction of the building • Operational Emissions - carbon emitted during the life-cycle operation of the building and its users The design will be informed by the strategies we will need to adopt to achieve targets.

It is likely that there is sufficient capacity in the existing structure to add 2 or possibly 3 levels of additional accommodation, in lightweight construction, with minimal localised strengthening of the structure required.

The central atrium This would serve to bring light down into the deep floor plan or have the added advantage of bringing air down to plant relocated from the roof to the basement thereby create the opportunity for amenity by way of roof terraces or space for additional accommodation.

C. Redevelopment that extends the height New Build

A significant opportunity exists to demolish the existing building and redevelop the site with a new, larger, more efficient building.

Our initial appraisal suggests that there could be the potential to significantly increase the gross area on the site.

We would propose a design that responds to the changing context in this part of the city providing positive benefits to the public realm with an enlivened ground plane embodying cafés, bars and new welcoming entrances around the base of the building.

We propose a new exciting architecture that is open and inviting.

Extensive landscaping to terraces, inset balconies and vertical setbacks in the façades will help break down the scale and bulk of the building and assist in giving the building a strong visual identity.

With the use of extensive planting we seek to respond to the ever growing requirement for enhanced amenity and improved wellbeing for building occupiers but we also seek to respond to the Westminster’s emerging agenda for ‘greening’ of buildings.

We propose a lean efficient building that is sustainable embodying the latest thinking in engineering systems, material and energy efficiency, and where possible minimises its carbon footprint.

This approach may be applied to the whole building or to part with a mix of retained structure and a portion being redeveloped with a 32

These are now blurring the boundaries between earning a living, leisure, lifestyle and the self-identity and wellbeing of workers. Service, catering and tech support styled on the hospitality sector may emerge as key pillars to successful operation.

3. Building for PEOPLE

First generation co-working models have now moved rapidly into the mainstream of working experience. Flexibility is key, especially the modulation of space to align with tenant requirements - both corporates and start-ups can see advantages to co-existence if lines can be drawn in the appropriate places.

Serendipity – serendipity is what we find in the between spaces, while waiting for coffee, while sitting in an open plan huddle space, in reset space, on a terrace or outdoor space … as humans we can benefit in these encounters, which spark friendships collaboration and interest in new subjects.

Discreet occupation of an entire floor will meet the needs of one group, but through flexible design ideas employing divisible space are now demanded. Large singular occupier groups will ideally continue to interact with the wider building dynamic – this means encouraging interaction between floors and across diverse organisational and office cultures sharing the same address. The key to this is attractive amenities.

Promoting human interaction, chance encounters, opportunities for exchange, in attractive surroundings Openness: Openness in workspace shows inclusivity, equality and transparency. It encourages human interaction and collaboration.

Proximity; proximity aligns with order, proximity to key amenities is crucial. It is all about curating the perfect flow between different work styles and support facilities as well as nature.

5. Optimising SCARCE RESOURCES Thinking and acting sustainably – environmentally responsible buildings in building and operation 6. Incorporating spaces for WELLBEING, REFLECTION and CONCENTRATION Recognising that we need spaces that make us comfortable and whole, for quiet thought, focus and productivity. Daylight – it is well documented that daylight has a positive impact on people. The visual link to the outside not only connects us with the natural daylight cycle but also to our immediate surroundings. It gives us a break from screens and technology.

Private Medical

The number of people in Britain taking out private medical insurance has risen significantly in recent year and amid fears of the growing Covid19 crises and the crisis gripping the NHS we recognise that Private Medical Care can be a key component in the new design.

A personalised and secure and private design could work well with the notion that the site can roughly be spit into 2 sides,with Private Medical occupying the quieter north of the site. The existing building has generous floor to floor heights but we think it could be acceptable but modifications to suit specific procedural requirements would be necessary. The existing basement is not vehicle accessible which would limit any discreet servicing requirements.

4. Designing for JOY Making places people want to come to and which lift the spirit The ideal workplace will promote joy, through inventive play of light, space, air and colour. It will have variety and a sense of movement.

In the future, rather than being required to go to work, we will want to be there.

We are currently nearing completion of our Garrard House refurbishment project for Stanhope and AFIAA. Not only did we have to create the appearance of a new building but we also were tasked with delivering new Grade A office to BREEAM ‘Excellent’ standards. We modified the central core to create larger washrooms and to add two passenger lifts. We demolished the top two levels and replaced with three new floors. These floors rise above the surrounding developments and offer spectacular views.

External south facing terraces further increase rental values and are also devices that mitigate the massing in the townscape views.

A similar approach would be adopted with a refurbishment proposal; the 6 metre grid of the existing structural frame is flexible and will allow us to create new cores, stairs, atrium openings without significant structural gymnastics.

The facades are long and relatively ‘flat’ so new, replacement cladding can be prefabricated in storey height sections and assembled quickly. On Gresham St Paul’s we have used a mechanically fixed recon stone that closely matches the adjacent Portland limestone cladding. This was an important choice as it is a thin material and allowed us to incorporate thicker, non combustible insulation material within a slim build-up.

A central atrium through a commercial development is a recognised devise for ensuring floor plates gain the maximum possible daylight. The atrium provides visual connections between floors and the potential for dynamic inter-connections. Atriums do impact on privacy but this is typically a requirement from the private bank sector which is predominantly based in the City. An atrium does not have to have parallel faces - it could stagger or step through the building. The increase in daylight and a ‘better’ working environment needs to be measured against the lost of floor area.

Our re-purposing and designs for Battersea Power Station include nearly 65,000sqm of office space that will become the European HQ for Apple. Sitting over 6 floors and at a huge 70x150m plates, we can cut atriums to the top 5 floors. We have cut window openings to the old brick, blank facades and although we were limited to only 40% openings, this new Roof lantern provides excellent daylight levels within these “Boiler House’ plates.

We have explored lightweight, prefabricated construction methodologies across a number of recent projects. Our new undergraduate village and associated student facilities for the Dyson Institute of Engineering and Technology comprises of 62 timber modular housing pods. The project breaks new ground in the design, masterplanning and precision engineering of truly modular prefabricated building technologies for rapid on-site construction. Stacked up to three pods high, the units are innovatively arranged and angled in the campus’ landscape to provide every student with high-quality accommodation. With wellbeing being a prime design consideration, each pod has been designed with natural ventilation and large, triple- glazed windows.

The new floors for 334 Oxford Street would be to the same approach. The 6x6 metre existing building grid gives us a good platform to develop a dynamic roof top that doesn’t necessarily have follow this orthogonal grid.

There could be considerable programme and logistical advantages to only partially demolish and to re-build a new portion on the site.

Empress State

Our redevelopment of the Empress State Building at Earls Court gave a new lease of life to an iconic tricorn building. This 30-storey building in west London is an important local landmark, constructed in 1959 with a distinctive ‘Y’ shaped plan. Our brief was to modernise and refurbish the Empress State in a sympathetic way to provide significant additional flexible office space as well as improving the environmental efficiency of the building. The curved façades were retained, but to the south elevation a new 5.5m deep extension was added to floors 3-26 to create an extended floorplate for the offices within. This extension was a new aluminium curtain walling system which integrated a full-height brise-soleil. This new face reads as an integral face of the tricorn plan, not an ‘add-on’

Empress State, London

Three new floors were also added, topped with a revolving observation bar. At ground level an enlarged entrance lobby leads to a newly landscaped public piazza.

A new build should explore how the maximum possible area yield can be realised. These typologies are synonymous with centre core designs with deep floor plans that radiate around, tight to the site perimeter. The mix of uses gives us an opportunity to explore a tripartite design within this singular block - a form of Jenga. The mix of office, medical and retail could create a dynamic layering within a singular element, similar to our Moorfields development for Land Securities. Currently on site, the development covers approximately 64,000m², incorporating high-quality retail and commercial office space, improved pedestrian permeability via a reconfigured Highwalk and a new public square with retail and improved landscaping.

The development, which will be fully occupied by DeutscheBank’s UK Headquarters, is arranged as two volumes, east and west, related but unique in their architectural language and connected by a podium level. Our approach for 334 Oxford Street looks at a similar separation of the massing.

10 Brock Street is a £116m commercial development providing approximately 49,000m2 of grade A quality office accommodation along with retail and cultural space at ground floor level. The building is arranged around three articulated blocks with a crystalline appearance of dramatic angled façades and roofscapes.

A 1,200m2 reception space creates an impressive, contemporary environment for the occupiers facing the main plaza, and includes a dramatic full-height atrium space which links through to the rear street. We would explore a similar dynamic - a new retail arcade that dissects the site with a central atrium space animated by scenic lifts that service the office floors, sky bridges overhead that connect the north and south floor plates and a new sunken retail courtyard, alluding to Petershams Nurseries, Covent Garden and St Christopher’s Place.

The new arcade would activate and hopefully lead to the remodelling of corresponding public spaces on Oxford Street and to St Peter’s Church, spaces for outdoor dining and gatherings.

Sustainability

Sustainability

The group carries out a range of research and development initiatives, the current focus being on the introduction of environmental modelling during the early stages of a project to audit energy performance. Much of this modelling is carried out using the Ecotect package, although the team is exploring ways that this can be linked to Rhino 3D modelling software to refine the process and encourage wider use of the system. These techniques allow architects to adopt a much more interactive approach to

design, allowing them to gain an immediate understanding of the environmental impact of their buildings.

Other activities include the collection and collation of a large library of environmental resources for use by the practice as a whole, including previous project work as well as external references.

The Sustainability Group provides an important interface between WilkinsonEyre and the wider design and construction industries, participating in a number of lobbying and knowledge-sharing groups such as the Green Building Council. The group also organise regular study visits to exemplar (and non exemplar!) developments, broadening knowledge of environmental best practice across the office.

Engagement with the wider debate on environmental design is essential if WilkinsonEyre is to continue developing innovative sustainable solutions and fully understand the broader technological and legislative contexts of green building. One of the practice’s key commitments is to take an active part in industry groups which deal with environmental issues.

The practice is a member of the UK Green Building Council, which acts as a lobbying group and think tank for environmentally conscious design and construction, as well as the AECB, which promotes sustainable building and develops industry standards, including the use of the Passivhaus standard.

Sustainability Policy WilkinsonEyre is committed to achieving innovative, efficient and beautiful design solutions. Inherent in this approach is our commitment to sustainability in its broadest sense. With increasing concern about the environment, we recognise the pivotal role we have as architects to mitigate future climate change. We therefore aim to design buildings and structures which have minimum impact on the environment, both in their construction and operation and in the way that they are delivered by our practice.

We recognise that sustainability, value and design quality are not mutually exclusive, and that they can only be achieved through creative collaboration with our clients and consultants. In our work, we focus on how low energy design can become the driver for innovative and inspirational architecture. Our work draws from the lessons of nature, but is also based on a celebration of progress and technology, and a recognition of how these can be tools in creating environmentally responsible buildings. At WilkinsonEyre sustainability is both a challenge and an opportunity.

Certification and Standards In order to demonstrate and test our ability to design buildings which perform well environmentally, we have received certification for EMS 14001 - the recognised British standard for environmental management systems. Our certificate appears to the left.

We recognise LEED and BREEAM as important methodologies for benchmarking the environmental performance of our buildings, and have a large portfolio of buildings which have achieved ‘Excellent’ and ‘Very Good’ status.

Wilkinson Eyre has won many awards for its work, including the prestigious RIBA Stirling Prize in two consecutive years. Many design award schemes include sustainability as a key criteria, but the practice has also won a number of awards specific to environmental design, including Bristol Brunel Academy’s shortlisting for the RIBA Sustainability Award in 2008 and the National CCF Earth Award for the Westgate Bridge in Melbourne in 2011. In 2013 we were Highly Commended for Sustainable Practice of the Year at the AJ100.

Many more of the practice’s buildings have gained accreditation via one of the many industry environmental benchmarking schemes, including BREEAM, LEED and Green Mark. Our in-house knowledge means that we recognise such benchmarking schemes as a successful framework for asking questions about sustainability, and providing a breadth of analysis on how a building performs.

BREEAM in particular is providing a tougher audit of green issues with each iteration, and because so much research is carried out by BRE (formerly the Building Research Establishment) itself, it means that the scheme is constantly evolving and improving. However, we try to maintain a balanced approach to sustainability in our work and, although benchmarking can be a very positive part of the process - not least as a way of helping the client to understand the many environmental impacts of a building, it can also become a box-ticking exercise. The priorities for one project can be very different for those of another, and so we aim to use these accreditations as a basic framework for our approach to sustainable design.

Our work across major international projects (London, Toronto, Sydney, Hong Kong) and site satellite offices in London (for Battersea Power Station and HS2 Old Oak Common) prepared us well for remote working, developing the resilience of our remote systems to enable staff to work from home with no loss of productivity from early March.

We have invested in technology in terms of software (Whiteboard) and hardware (tablet+stylus) to maintain same level of design collaboration virtually, as well as providing staff with additional equipment (monitors, power-line solutions for improved bandwidth) to improve and facilitate working from home.

Recognising that gradual easing of lockdown measures and the desire for some staff to return to the office, measures have been implanted around our offices including additional one-way system, tools to reduce touching doors, desk-booking system to ensure appropriate distance between staff, additional bike storage capacity, hand sanitiser stations, etc. Similarly, we have also worked closely with clients to ensure our projects on site remain both safe and deliverable. However, the systems developed early on ensure we can continue to work on 334 Oxford Street with no loss of productivity.

Future collaboration steps we anticipate include the use of VR environments where people can come together to view the same model and interact directly (e.g. InsiteVR, which is an extension of Revit and other BIM environments).

If we enter another period of lockdown we feel that the processes and protocols we have put in place will enable us to better plan for the associated change in working patterns and to ensure a further lock-down would have negligible programme implications.

The first lock-down has been a trial and error process for all businesses and has forced us to address arising problems associated with this change. For instance, we have ensured all staff now have the hardware and computer screens to enable them to set up ‘permanent’ workstations at home.

We have also seen that clients, consultants and other stakeholders have adjusted and are better placed to ensure the procurement process can still work smoothly. For instance, we have been able to take building control officers on inspections of works on site via live video feeds. We have also worked with local authority planning officers remotely, presenting material samples and mock-ups for review and approval.

The central building design model is now hosted on a shared platform; BIM modelling has become established software that is now our day-to-day design platform. All consultants work in this shared environment and the physical exchange of information is no longer necessary. Three-dimensional modelling can be shared with all stakeholders on tablets and iPads and our Virtual Reality capability now ensures we can communicate our visions in ‘realtime’ through commonly available software.

Throughout lock-down WilkinsonEyre has fulfilled all its obligations on our ‘live-sites’ to the necessary site attendance and in carrying out site inspections. We are a very ‘mobile’ office – over half our office are regular cyclists (our practice was winner in consecutive years for the National Cycle Challenge) and this has ensured we have had the right attendance on sites without having to ask staff to use public transport and compromise their own personal safety.

To support this initiative we have installed further bike storage capacity in our office, offer a cycle to work scheme and have implemented a ‘bike buddies’ system for support new cyclists.

Our many clients choose to work in different ways at the current time. We are flexible and will agree and adopt ways of working with you that works for you and maintains safety for all involved.

We are progressively returning to office working in a phased and controlled manner.

Subject to appropriate socially distancing we are happy to organise client and design team meetings in person in our office.

The process of our own internal design review and design development has now been tried and tested and we can now confidently manage larger design teams.
