You WILL wear a lot of hats when you get into this profession as a REALTOR®. You will be guiding buyers & sellers through a process. Knowing the processes and being able to explain them in a professional manner will quickly establish your value to them. Whether they are first-time home buyers or this is their 10th home purchase, it is still involves a process. The process if they are moving from another state is completely different & can be confusing. They may be expecting keys when they sign paperwork “since that’s how they did it where I’m from.” Explaining the entire process and keeping them informed during this process makes you, their amazing guide.

Sellers think they can wait until “they have money in hand” to move. Explaining the process before they even sign the offer teaches them and helps them understand they can control some of the critical timing. Keeping them informed of the timing of disclosures & their delivery is once again guiding them. Once in escrow, keeping them calm when they get the Buyer’s Inspection Notice (BINSR) so they don’t jump off the deep-end & go ballistic makes you a counselor. This means you don’t scream & yell at the buyer’s agent mirroring your seller’s demeanor – this means you truly are a REALTOR®

It is easy to forget when you are in the middle of the transaction that you still wear all these multiple hats. These are your clients & customers; they are counting on you to guide, teach, & counsel them as this is the biggest investment in their lives. This is your business daily. As long-time homeowners know and new homeowners eventually learn, system and appliance breakdowns are an inevitable part of having a house. Virtually every veteran homeowner has a nightmare tale about the time the air conditioning system failed in record heat or the time the refrigerator broke just after it had been fully stocked for holiday meals. It’s fair to say that household malfunctions are a matter of when, not if.

It's also fair to say that many homeowners underestimate home-related repair or replacement costs when setting their budgets. In addition, rising home costs and interest rates have resulted in many home buyers having less cash on hand for such unexpected expenses. Although it costs an average of $4,886 to care for a single-family home each year, 33 percent of home buyers can’t afford a $1,000 out-of-pocket expense and 25 percent can’t afford even a smaller $500 expense.

Agents may be reticent to broach the subject of unexpected repair or replacement costs when buyers are so excited and enthusiastic about finding a new home. In the happy haze of falling in love with a property, it can be hard to talk about the realities of home ownership. PLUMBING : Up to $1,500

APPLIANCES : Up to $1,700

HEATING : Up to $6,000

COOLING : Up to $5,000

Real estate clients receive coverage at discounted rates and can choose from customizable, comprehensive coverage plans designed especially for home buyers and sellers.
